SHEILA FEST 2020 – A TRADITIONS OF BRASELTON EVENT

We have been gearing up for our main event and fundraiser for the year. We are so very excited to be hosting this event for the 4th year in a row! Last year we raised $10,100 for iServe Ministries and we are looking to top that this year! We will kick the event off with a Golf Tournament on Friday, October 23rd in the morning and a Charity Auction Dinner that night. Then, join us on Saturday October 24th for a day for the whole family the Music Festival and outdoor activities!

FITNESS CENTER

• The fitness center procedures will remain unchanged.

• We need at least 24-hour in advance notice to ensure that your key card is activated. Jennifer programs the amenity key cards for the following day around 9 pm each night.

• If you made your reservation the day before and have an issue with your amenity access key card, please text Jennifer Giacin at 404-414-6806. If you have any other questions regarding registration, please email Jennifer Giacin at manager@traditionsofbraselton.org • Please be mindful of other residents in the community when making reservations for the Fitness Center. If you know that you will not be able to attend the Fitness Center at the time that you made your reservation, please cancel your reservation as soon as possible so that time can be available to other residents in the community.

CLUBHOUSE

Since reopening, the clubhouse has been booked up for most weekends. If you have a date in mind that you would like to reserve the clubhouse, we encourage you not to delay in booking your time.

ONSITE MAINTENANCE PROGRAM

As we near the end of the growing season, we would like to thank our CMA Onsite Maintenance Team Chance Reynolds and Joseph Fricks for working hard to keep the lots mowed down and responding to requests so quickly.

There are several projects that we have scheduled for after the growing season is over to enhance the appearance of the property: • Stop sign replacements – there are many stop signs Traditions of Braselton

• Curb cleaning – we plan to start at the front of the neighborhood and work through the property.

• Lay sod at the main pond.

• Pressure wash perimeter fence and.

• Re-painting traffic lines at the front entrance.

FINANCE

Year to date, we have collected $858,523.60 towards 2020 dues which is 93.7% of the annual budget.

Below is a summary of the total delinquency which shows collections progress. The annual dues posted to accounts on February 1st, 2020. As August 31st, 2020 we have collected $298,611.33 toward the special assessment (which are being refunded to owners). The 2021 budget draft has been submitted to the Board of

ARB/CONSTRUCTION IN PROGRESS

There are currently 59 homes under construction, of these there are 17 pre-sales and 42 specs (19 of the specs have been sold). This is a lot of activity which naturally can cause some inconveniences for owners and your patience is appreciated while driving through the neighborhood and as construction is taking place near your homes. If you have an issue to report regarding construction in progress please email: arb@traditionsofbraselton.org; ARB management is very quick to respond and have issues corrected.

GOLF COURSE

Thank you to all of the members that attended our first State of the Club meeting. We enjoyed some delicious hors d’oeuvres provided by Jack’s while sharing a recap of all of the improvements made since new ownership and all of the exciting improvements ahead. For those of you who were unable to attend, we have provided a summary of the information below.

Directors for review; it is recommended that due will remain the same at $850.00 per unit. *The special assessment delinquent amount increased because the developer lots were assessed at the end of May. The charges did not automatically post due to the accounts being marked as no fee, so the charges were added manually.

GROUNDS

The grounds committee would like to remind residents of the Golf Cart policy for the neighborhood. All Golf Carts must be registered, and drivers must comply with Traditions of Braselton

Membership • Traditions GCC now has 227 members which is a 137% increase from where we were before the ownership change.

• We are halfway to our membership goal and closing off access to nonmembers.

• Member Referral Incentive: Refer a new member and you will receive a free month of dues* (See our Membership Director, Casey Haney, for more details) Charter Memberships Only 60 Charter Memberships are available to current Traditions members in good standing. As a Charter Member, you will be entitled to the most exclusive privileges and recognition at the club. Please see the benefits listed below.

Staffing • Retained all of the existing personnel and doubled the overall amount of turf care professionals and pro shop staff..

• Hired a new food and beverage team to provide constant course service.

• Instituted a course marshall team to improve the pace of play, experience of our golfers, and accountability of individuals on the course.

Equipment Acquisitions • 66 Yamaha golf carts with numerous upgrades including Bluetooth speakers • 3 Greens fans to improve airflow resulting in better putting conditions • 2 Precision cut fairway mowers which are being used to stripe fairways.

• Hybrid riding greens mower • Greens roller • Rough cutting unit • 5 Umax utility carts • John Deere ProGator • Mega Twister blower • Cart path edger

• Beverage Cart • Range picker and cart Programming • The 2020 Traditions Invitational was the largest attended member tournament in the history of the club. 104 members/guests competed in a 2 day round robin tournament, 9-hole putting contest, par 3 contest, and enjoyed multiple social functions throughout the weekend.

• Members have enjoyed our weekly/monthly golf programming that includes our Monday Night Putting League, Tips and Sips, Ladies Advanced Golf Clinics, 555 League, and Couples Golf.

• We have rolled out our new Golf Genius tournament and league software that has taken our events to a new level. One of the favorite features of the software is mobile scoring and the live leaderboard.

Projects • Installed speakers around the exterior of the golf shop to create ambiance and a more social vibe.

• Converted the bag drop into a temporary refreshment stand affectionately referred to as the Par Bar. • Created a designated personal cart parking area.

• Installed 150 yard markers in the fairways and over ½ mile of rope stakes around greens and tee boxes.

• Hosted two very successful divot parties where we introduced the new green sand divot mix.

• Pressure washed the stained concrete area around the golf shop.

• Extensive clean up around the ponds on holes 5 and 17.

• Filled in hundreds of ruts around cart paths and storm water management drains.

Practice Facility • Installed 30 foot tall driving range net to prevent the loss of range balls off the back of the driving range.

• Constructed target greens on the driving range for an improved practice/warm up experience.

• Implemented a new range bag program to prevent non members from exploiting your practice facility.

• Restored function to the driving range irrigation system that has not been used in over 5 years.

• Fertilized the driving range multiple times which has not been done in many years.

Restaurant Members attending the State of the Club meeting were very excited to get the first look at the rendering and layout drawing of our new restaurant. Now that the plans are finalized, we intend

Below are some of the features.

• Premium members only dining room, bar, and lounge • Exclusive members only rooftop patio that overlooks the 1st hole.

• Dedicated take out area with a seperate entrance • Expanded commercial kitchen to seamlessly execute dinner service for the increased seating.

Upcoming Projects • We are very excited to start our bunker renovation project this winter. The current bunkers will be replaced with a capillary concrete bunker liner system. The capillary concrete system provides exceptional drainage to mitigate washout and provide premier playing conditions.

• Expansion of the hitting areas on the driving range and rerouting of the cart path leading up to the range.

• Our turf care team will be hard at work this winter working on many projects around the golf course resulting in a more detailed look and better playing conditions.

• Raising the canopy of the trees lining each hole.

• Cleaning up the surrounding areas of the ponds.

• Removing trees and brush in the forced carry revines bringing the creeks into view.

• Repairing and detailing areas along the cart path.

Thank you to all of our members who make Traditions Golf and Country Club so special. The success of any club is dependent upon the members who support it and in that respect we are very fortunate. We look forward to many more State of the Club meetings in the future where we can all share in the success of Traditions Golf and Country Club.

COVENANT ENFORCEMENT In the past 30 days there have been a total of 148 violations generated. Of these 84 violations have been cured/ closed, 11 were pre-existing or escalated, 6 were re-opened and 47 were new. Below is a diagram which

shows the percentage of each type of violation. Most common for this time of year are landscaping violations but you will also see that there has been a problem with vehicle violation parking, trailers, recreational vehicles, etc.) and trash and debris storage.

As a reminder from the last two updates we will be sending letters out for mailboxes and roofs that are not in good condition during our next property inspection. Please be proactive with these and all exterior maintenance items.

Please be mindful of the following:

Trashcans must be stored out of view from the street or neighboring properties.

• Individual yard/garage sales are not permitted. The Community hosts two community wide sales during the year.

The next one will be September 26, 2020.

• Please submit a modification request for any changes to exterior of your home.

• Please keep your property in a clean, well-kept manner (yard tools, debris etc. should be removed promptly). This is including the rear of your home when your yard is visible from the golf course, any street or neighboring property.

Please ensure that your lawn has been properly treated for weeds and fertilized; lawn maintenance should occur on a regular basis and your lawn • and landscape beds should be free of weeds and grass and ample pine straw or mulch should be installed at least twice per year.

• Automobiles, trucks, and vans must be parked in garages or driveways and may not be parked elsewhere on the property.

Unlicensed or inoperable vehicles are considered a nuisance and will be removed. No motorized vehicles are permitted on pathways or unpaved common areas. For example, golf carts should not be operated on sidewalks.

• Recreational vehicles including but not limited to motor homes, boats, jet skis, trailers, motorcycles, minibikes, scooters, go carts, golf carts, campers, buses, commercial trucks and vans must be parked in garages or be subject to removal from the property. Recreational vehicles may be operated on the streets within the neighborhood by a licensed driver in accordance with Georgia law.

• The exterior of your home (to include the roof) should not have any rotting wood, missing shutters, peeling paint, mold, or any other unsightly condition.

• Yard signs are not permitted. If you have a contractor working on your home, please make sure they do not place a sign in your yard.

• All pets should be leashed or otherwise controlled by the owner when outside a Unit and shall not be allowed to become a nuisance by barking or other acts. Owners must clean up after their pets.

• Mailboxes should be properly maintained. You should have brass numbers on both sides of your mailbox, paint should not be faded or peeling, and post should be strait.

Special Assessment Refund Options

Dear Residents, As many of you are already aware, the Association will not be investing funds in the golf course as the parties were not able to come to a perceived mutually beneficial agreement. With this being said, the Association and the Golf Course fully intend on continuing to work together on Community events and the Association will continue to promote membership in the golf course to our new and existing owners and throughout Jackson County. We are very pleased that the Club will be able to move forward with their plans for improvements without the HOA’s investment. Earlier this week, the golf club did share their plans for the restaurant expansion with golf club members and the plans can be viewed on their website at: http://www.traditionsgcc.com/. You can also find information about membership and up and coming events on their page or by contacting the club at: 706-363-9963.

We do have many owners that have paid the special assessment fee and we are offering options for those funds to be refunded to you. The CMA accounting team has already done a batch reversal for the special assessment charge so if you have paid you will now see a credit balance on your account (you can manage your account at: www.traditionsofbraselton.org). Any funds received have been held in the HOA’s reserve account and will be moved to the operating account so that they can be properly dispersed per our owner’s preferences. I have set up a form that will just take a few minutes for you to complete so that we can handle request in bulk rather that individually in an effort to be efficient with the process. You will have the following options: 1. Apply the funds to your 2021 assessment. If you choose this option you will have a credit balance on your account until the assessments post to your account on February 1, 2021. Please note that the payment coupons that are mailed out in December are not account statements so they only reflect the amount that is due for the 2021 assessment and not your account balance (they do not reflect credit balances or amounts that you owe). You will simply need to deduct the $400.00 from your payment (assuming that you do not owe for other fees). You can check your current account balance at: www. traditionsofbrselton.org.

2. You can request that a check be mailed to you for your refund.

3. You can request that the funds be sent to the golf club toward your golf club membership.

Please let us know your preferences by completing the form at: www.traditionsofbraselton.org/forms/refund If you have purchased or sold your property since May 1, 2020 there will be an extra step necessary to receive your refund. You will need to send a copy of your executed settlement statement so that we can determine how much of the funds need to be sent to the seller and how much are due to the buyer.

Fa 2020 Newcom Meet & Greet

It is so exciting to see all the new homes being built and to see so many moving vans bringing new neighbors to our area. To all our new Traditions residents, we want to extend a warm “Welcome Home” to each of you! As our long-time residents will tell you, Traditions is a wonderful place to live and to meet wonderful neighbors who will soon become friends.

You will quickly discover that there are lots of activities available for our residents from golf to tennis, water aerobics (in the summer) and pickleball, to yoga, Bible studies, card playing groups, sewing groups, Empty Nesters, homeschoolers, and much more. We encourage you to explore all the activities that might interest you.

One of the things we do for new residents is to host periodic “Newcomer Meet and Greet” gatherings, and we have one of those events coming up on Sunday, November 15th, 2020 from 3:00 pm to 5:00 pm at the Owner’s Clubhouse. Please come drop in to enjoy some refreshments and can chat with many of our current residents and community leaders. We usually have most of our neighborhood committee chairpersons on site and you can also pick up information about the neighborhood, golf and social memberships and Jackson County.

If you have not already done so, you can also get your amenity keycard photo ID badges made that will give you access to the pool and fitness center. Maybe you will even learn about a neighborhood committee in which you would like to become involved!

RECIPE EASY ROAST TURKEY WITH NO-ROUX GRAVY It’s important to follow the measurements for the salt and to use a low-sodium stock (or, better yet, a homemade one) for this recipe—otherwise, the gravy could wind up being too salty.

RECIPE PREPARATION

· 2 teaspoons dark brown sugar · 2 teaspoons ground fennel seeds, coriander seeds, aniseed, and/or celery seeds, or favorite spice blend (optional) · 1 teaspoon freshly ground black pepper · 3 tablespoons Diamond Crystal kosher salt or 4½ teaspoons Morton kosher salt, plus more · 1 11–13-pound turkey, neck and giblets removed and reserved, patted dry · 6 tablespoons unsalted butter, room temperature · 1 pound turkey or chicken wings (optional) · 2 large onions, unpeeled, quartered · 4 celery stalks, halved crosswise · 1 head of garlic, halved crosswise · 2 cups dry white wine · ¼ cup all-purpose flour · 6 sprigs thyme · 4 cups (or more) low-sodium chicken broth · 3 tablespoons soy sauce

Step 1 Mix brown sugar, spices, pepper, and 3 Tbsp. or 4 ½ tsp. salt in a small bowl to combine; sprinkle all over surface and inside cavity of turkey. Place turkey on a V-shape roasting rack set inside a large roasting pan (if using a disposable pan, place it on a rimmed baking sheet). Chill, uncovered, at least 8 hours and up to 1 day.

Step 2 Let sit at room temperature 1½–2 hours.

Step 3 Place a rack in middle of oven; preheat to 450°. Smear butter all over outside of turkey. Arrange turkey wings (if using), neck, and giblets, then onions, celery, and garlic around turkey and pour in wine. Roast on center rack until skin is golden all over, 25–35 minutes. Reduce oven temperature to 300° and continue to roast turkey, rotating 180° halfway through, until an instant-read thermometer inserted into the thickest part of breast registers 150° (temperature will rise as the bird rests), 1½–2 hours.

Carefully transfer turkey to a cutting board and tent with foil.

Step 4 Increase oven temperature to 450°. Push vegetables, neck, giblets, and wings (if using) into center of roasting pan and sprinkle flour over. Roast until flour is very lightly browned in a few spots, 12–15 minutes. Scrape contents of roasting pan into a large saucepan. Add thyme and broth. Bring to a gentle boil and cook, stirring occasionally, until reduced by nearly half and gravy is thick enough to coat a spoon, 25–30 minutes. Strain mixture through a fine-mesh sieve into a medium saucepan; discard solids. Stir in soy sauce; season with more salt if needed. Bring to a gentle simmer over low heat while you carve the turkey. Thin with a bit more stock if needed.

A delicious recipe for Rosemary Chicken Thighs with Roasted Grapes! Chicken is pan seared in skillet, for crispy skin, then baked in the oven with grapes and shallots. A fast and simple weeknight dinner. #rosemarychicken #skilletchicken #bakedchicken #roastedgrapes #chicken #chickenthighs Prep Time: 5 mins | Cook Time: 25 mins Total Time: 30 minutes | Yield: 4

INGREDIENTS · 1 tablespoon olive oil · 1 garlic clove, smashed · 4 chicken thighs, skin-on, bone-in · salt and pepper to taste · 3 fat shallots, sliced lengthwise · 1 tablespoon balsamic vinegar ( sherry vinegar, or apple cider vinegar, or any flavorful complementary vinegar) · 1 lb seedless grapes ( red), divided into small clusters · 1 tablespoon chopped rosemary Serve with Ginger Whipped Sweet Potatoes INSTRUCTIONS · Preheat oven to 400F · If making the Ginger Whipped Sweet Potatoes, get them simmering in a pot. · Heat oil in an oven-proof skillet over medium high heat. Add smashed garlic clove and swirl, to season the oil. Season the skin side of the chicken generously, with salt and pepper, and place skin side down in hot skillet. Season the other side of chicken with salt and pepper, and remove the garlic. Sear skin side until golden and crispy, 6-7 minutes, turning heat to medium. Flip. Place the shallots between the chicken and drizzle with the vinegar. Top with the grape clusters, nestling between and around the chicken.

Sprinkle with rosemary and place in the oven for 20 minutes or until internal temp reaches 170F. · While it’s baking, finish making the ginger whipped sweet potatoes. · When chicken seems done, place skillet back the stove and bring it to a quick simmer (just to make sure juices are cooked.) Spoon the whipped sweet potatoes onto plates, top with crispy chicken and divide shallots and grapes among the plates. Spoon some flavorful pan sauce over everything.

DEAR GOLF AND SOCIAL ENTHUSIASTS, Thank you for your interest in the various membership opportunities Traditions Golf and Country Club has to offer. Now is an exciting time

Currently, the ladies have standing tee times are Mondays at 11 am and Tuesday through Friday at 10:20 am. You need to call the pro shop 48 hours in advance to reserve your spot. You can make reservations for up to two weeks at a time. Do not worry about handicaps since the skill levels vary widely. These women golf for fun.

SENIOR MEN’S GOLF GROUP

The senior men gather to play an organized format of stroke play on Monday, Wednesday, and Friday. You never know who you will get paired with on these days, so it is a great opportunity to meet your fellow neighbors and make new friends. On Tuesdays and Thursdays, it is just playing with whomever you like (assuming they want to play with you too). Our block of tees time starts at Monday at 11 am and at 10:30 am Tuesday through Friday. You need to call the pro shop 48 hours in advance to reserve your spot. You can make reservations for up to two weeks at a time. Play as often or as little as you like. This is a social group with members of varying skill levels. WHAT’S HAPPENING AT TRADITIONS GOLF & COUNTRY CLUB INVITATIONAL | AUG 21-23 What a fun filled weekend! We had 102 golfers, a record number of participants, compete in our 3-day event. The festivities kicked off Friday with everyone giving their best efforts while competing in the putting contest, par 3 challenge, invitational matches, and enjoying a shrimp broil afterwards.

The beautiful conditions Saturday allowed for a great day on the course. Three of the 9-hole matches were played followed by a great dinner catered by Jack's. A wonderful time was had by all of the players and their wives! Along with good music by the DJ another entertainment standout was an impromptu pitching “lesson” by the putting green with Stephen Brock, a former UGA pitcher, showing everyone he can still bring the heat!

Sunday featured the final two 9-hole matches and an exciting shootout to determine the Invitational Champion! After two grueling shootouts, Lee Botts & Mike Rubio prevailed as our 2020 Invitational Champions! Thank you to everyone who came out to support Traditions Golf & Country Club 2020 Invitational!

Ladies Tips & Sips has been our most well attended event and is a great escape for all the ladies! Due to high demand, we have recently added a Ladies Advanced Golf Clinic for our more experienced ladies. Couples Golf is a great way to spend date night while socializing with other couples!

IMPROVING NUTRITION: TIP # 1 Consume more fruits and vegetables. When it comes to foods high in nutrients and closest to their original form, fruits and vegetables can’t be beat. They contain fiber, which helps with satiety, and they also aid in digestion. Research shows a highfiber diet can reduce the risk of disease. The recommended daily intake for fiber is at least 25 grams. For example, a diet high in fiber can help prevent cancers and cardiovascular disease. In addition, veggies can help with elimination or irregularity and have vitamins and minerals are bodies need. Berries have anti-oxidants. Well, I could just go on and on about the benefits of fruits & vegetables. Mom, you were right!

Put it into practice: • Add some spinach and a banana in a morning smoothie.

• Snack on raw vegetables. Think: carrot sticks, peppers, sugar snap peas or celery sticks.

• Use dips such as peanut butter, ranch, or hummus to enhance the taste of vegetables, if necessary.

• Batch cook a large pan of vegetables to add to other meals.

Try roasting broccoli, asparagus, onions, sweet potatoes, or bell peppers after drizzling with olive oil and sprinkling with garlic powder, salt, and pepper. To spice it up, add balsamic vinegar or herbs such as basil or rosemary.

• Wash or slice fruit after shopping so it is ready to go for easy snacking. I try to eat them when in season. Fall is upon us, so apples are a good choice. Winter is citrus fruit.

• Choose fresh fruit over dried as it is much higher is sugar content.

• It has been shown that frozen veggies are just as potent as fresh so go ahead and stock up. I like the microwave in a bag for convenience.

• Start with one meal or snack at a time adding one fruit/ vegetable to a meal.

• When preparing meals, include one fruit/veggies and add more as you go.

• One great way to add veggies is to eat a big salad with a meal or as a meal adding a protein such as chicken or beans.

Use in moderation or avoid high fat/caloric salad dressings though.

Here is my go-to non-fat salad dressing. I even use it on coleslaw! o Apple cider vinegar o Maple syrup or agave o Dijon mustard o Bit of salt o Pepper o Celery seed optional o A couple of garlic cloves pressed discard the skins o I did not put quantities so you can be creative. The vinegar is strong so add more sweetener if needed.

As the Holidays approach we are completely caught up with the hustle and bustle that comes with them. Planning, shopping, preparing, cooking, etc... It can be easy to become so completely distracted that we lose sight of our bodies need to slow down...

Meditation can be so beneficial and rewarding but who has the time and some even ask how do I mediate?

Meditation does not have to be rocket science. It can simply be a few minutes in time that you shut off the mind and to direct all your attention inward.

In yoga class one is invited to direct awareness toward the breath, or a specific body part, or a particular sensation.

Cultivating this kind of attention builds an inner strength that helps us resist distraction on and off the mat.

Here are a few pointers to get you started: Whether you are sitting or lying down, just take a few minutes to begin to tune out the world so you can tune in. Start by relaxing your body as much as possible. Close your eyes, release tension in the face and jaw, relax your shoulders, try not to control your breath.

Notice the natural rhythm of your breath and the subtle rises and falls of your chest and belly as your breath in and out.

This is where you really begin to shut off the mind and to tune in to the body. Letting go of the past, not thinking about the future, just coming in tune to the present moment.

Now think about your nervous system as it begins to calm, think about the blood flowing through your veins, think about the sensation of the heart beating under the chest.

You may notice that the more you tune in, the more you tune out. The more you tune out, the more you tune in... Make sense? Just a few minutes a day can really help you calm the mind, thus relaxing tense muscles in the body and recharge at the same time!

We meet at the Traditions of Braselton Owner’s Clubhouse at 1665 Traditions Way, Jefferson, GA 30549 every third Friday of the month from 9:30 am to 3:00 pm.

Bring your projects, lunch, drinks, and other equipment like a sewing machine, additional lighting, a power strip, and extension cords. An iron, ironing board and cutting mat will be provided.
