Association Manager Fall is in the air What does that mean? It’s time for the 4 P’s of home ownership. It’s time to get outside and take a 360 walk around your home. What do you see? Is your Paint fading or peeling? Do you need a fresh coat? Is your driveway and sidewalk filthy and moldy? How about a good ole fashion Pressure washing? Let’s not forget landscaping.

Now is the time to Prune trees and trim overgrown bushes.

Additionally, it is time for that spring application of Pine straw (mulching material).

As we head into fall these are a few areas we will be looking at during our covenant inspections. Make sure you don’t receive one of those pesky notices by being proactive and checking off those maintenance items now.

• EXTERIOR PAINTING - IT’S MORE IMPORTANT THAN YOU MIGHT THINK You can save a lot on the extent of necessary painting and repairs by catching failure early. Keep a close eye out for spider cracks, fading, and on the overall health of your older paint in particular. (** Please remember all painting projects require prior approval/an ARC application must be submitted) • PRESSURE WASHING Did you know that routine pressure washing will increase the lifespan of your paint and stain? And, it can transform your exterior surfaces, washing away corrosive residues, mold, mildew, and more from your deck, patio, walkways, driveway, and siding.

• Pine straw & Mulch Article I. Pine straw & Mulch –there are many benefits to using pine straw as natural garden mulch. First and foremost, pine straw is a natural by-product; meaning pine straw is discarded by pine trees naturally. Pine needles (straw) help provide excellent growing conditions for healthy trees, plants and shrubs.

Here are some benefits of pine straw and mulch installation besides the appearance.

• Pine straw and mulch installation are essential to the survival of your landscape during a drought. They will reduce the amount of water that evaporates from your soil, greatly reducing your need to water your plants.

• Pine straw and mulch improve the quality of your soil by breaking up clay and allowing better water and air movement through the soil. Also, mulch provides nutrients to sandy soil and improves its ability to hold water.

• Pine straw and mulch act as an insulating layer on top of soil, keeping it cooler in the summer.

• Pine straw and mulch keep weeds down, and the weeds that do grow are much easier to pull.

• They are also a great deterrent against weeds, insects, and rodent free.

• Pruning Landscape Trees Proper pruning of landscape trees improves their structural strength, maintains their health, enhances their beauty, and increases their value.

Why Should Trees Be Pruned?

Pruning is advisable if: • trees have crossing branches, weak branch unions, or other defects • branches are dead, dying, decayed, or hazardous • lower branches interfere with people or vehicles, or block visibility of signs • branches are growing into buildings or utility wires • limbs have been broken by storms • trees have grown too large and might injure people or damage property Landscape trees not only make homes and communities more beautiful, but they also improve our environment and can increase the value of a property up to 20 percent. Trees are truly assets that need to be enhanced and protected. Proper pruning is definitely a worthwhile investment!

ARC REQUESTS

Does your home need some work?

Are you thinking about renovating? ...Not sure if your project needs approval?

Most projects that are performed to a home or lot require prior approval from the Association.

FOR A COMPLETE COPY OF THE ARC GUIDELINES PLEASE CLICK HERE. Section 1.01 Modifications Requiring Approval Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC. Section 1.02 Submittals (a) Process A three-step process as follows: (i)Complete online Application for Modification form (ii) Gather required supporting documentation (iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM

(b) Fee for the process There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved.

Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard

additions may require review from a licensed architect.

These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order.

If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted - $100 fee payable at the time of submission.

Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission.

At the discretion of the Association Manager, certain projects may not be permitted to be rushed.

Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Please contact us at windermereactivities@ comcast.net if you do not receive a decision letter.

Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.

Last month, the Community held its Annual Meeting.

During the meeting, Board President Craig Holmes delivered a State of the Community presentation and Treasurer George Aubrey gave the financial presentation. Details from the meeting are available on the homepage of the website! 236 total votes were cast (18.5% of the community).

The results of the Board elections were also announced.

Reminder on Holiday Decorations With the upcoming holidays, we would also like to remind everyone what the guidelines say regarding decorations. Holiday decorations for holidays recognized in the United States are both permitted and encouraged and will not require approval by the ARC. However, such decorations may be installed no sooner than 30 days prior to the holiday and must be removed within ten (10) days after the holiday for which they are intended. The sound level associated with holiday decorations shall not exceed 80 decibels measured from the front door of any adjoining dwelling, and all sound shall be turned off between the hours of 11:00 pm and 8:00 am.

NEWS FROM FORSYTH COUNTY CHAMBER resiliency at the Forsyth County Chamber’s 2020 Annual Celebration – VIRTUALLY the best event you’ll attend all year, presented by Northside Hospital Forsyth. On Friday, November 6th we will celebrate the successes of our community and the Chamber, despite the tumultuous year 2020 has been. Additionally, we will recognize Forsyth County’s most impactful citizen with the prestigious Charles Welch Award!

Moving Forsyth Forward – 2020 Transportation Summit A virtual Forsyth County Transportation Summit was held on Wednesday, September 30, 2020. The event, co-hosted by the Forsyth County Chamber of Commerce and Forsyth County Government, featured transportation project updates from local and state officials.

Speakers at the event included: • John Cunard, Director of Forsyth County Engineering • Russell McMurry, GA Department of Transportation Commissioner • Kelvin Mullins, GA Department of Transportation District 1 Engineer • Roy Rickert, Forsyth County Public Transportation Director • Chris Tomlinson, Executive Director of SRTA, ATL and GRTA • Garrin Coleman, Forsyth County Government’s Assistant County Manager “This summit is a great opportunity for Forsyth County residents and businesses to hear directly from those who are working diligently to improve transportation and mobility in our community,” said Vice Chair and District 4 Commissioner, Cindy Jones Mills. “We value the working relationships we have with state agencies to keep Forsyth County moving forward. 615 Businesses Apply for the Forsyth County CARES Small Business Grant Program The Forsyth County CARES Small Business Relief Grant Program closed the grant application portal as planned on August 19, 2020 at 5:00 PM. When the application portal closed, a total of 615 grant applications had been submitted totaling $2,765,000 in grant requests.

On behalf of Forsyth County Government and the City of Cumming, the Forsyth County Chamber anticipates awarding 319 grants to qualified applicants at this time.

The grants receiving an award are given on a first come, first served basis, based on the time stamp the applicant completed their grant application (assuming the grant applicant met the qualifications and was eligible). Grants will continue to be awarded in the order in which they were completed by the applicant. Checks are being issued

by Forsyth County now for the first group of applicants receiving an award.

The Chamber is extremely grateful to the members of the Volunteer Oversight Committee, appointed by the Forsyth County Board of Commissioners, who have worked extremely hard to review all of the grant applications to ensure transparency and accuracy of the applications.

“I am very grateful to the Forsyth County Board of Commissioners for their unanimous support of this phenomenal business support program. It is a very prominent and important display of Forsyth County Government’s support of the local business community and policy goals of making the growth of our local economy a top priority. Welcome to our new Pickleball Specialists!

The Tennis Committee would like to officially welcome Robin Wolfe as our new Pickleball Coordinator. The pickleball courts have seen A LOT of action over the last six months, even during this never-ending quarantine!

But we realize many of you are still wondering what this game is all about and how to get involved. Even though we are limited in our social activities right now, Robin and Bobby will be working on creating some fun, socially distanced ways for you to enjoy this increasingly popular sport.

In addition to adding a Pickleball Coordinator to the Tennis Committee, Bobby has secured coaching from the premier pickleball expert in the Atlanta area, right here for you in Windermere.

Many of you have already met Robin’s son Chris Wolfe. Chris is a

professional pickleball instructor who loves to assist players of all levels and ages improve their game. He has been playing and teaching pickleball for more than seven years and is certified by the Professional Pickleball Registry (PPR) at “Pro Certification”, the highest level of PPR certification. Chris is a 5.0 Paddletek sponsored player who has played in pickleball tournaments around the country. He received his bachelor’s degree in Sports Management from Florida Southern College and he currently lives here in Cumming. Choosing The Best Vet

Whether you are a new pet owner or have owned several pets for years, it’s a good idea to select a veterinarian BEFORE you actually own a pet. Feeling comfortable and having that good rapport is extremely important.

It requires the same diligence and patience that you would devote to any other kind of professional such as a pediatrician, dentist, real estate agent, etc.

The 5 steps below may be helpful: 1. Ask for Recommendations - There are plenty of resources for recommendations for a good vet. Other pet owners will truly be honest, as well as animalcentered organizations such as pet shelters, boarding businesses, and grooming salons. Remember to inquire about the staff, rates and location… not JUST about the actual doctor himself. Check online reviews as well.

4. Personal Visit to Meet - You may want to meet the vet alone first and then take your fur baby. See how he handles him and observe how your pet reacts. Sadly, some pets are nervous no matter who you choose, but pay close attention as to how they put him at ease. A good bedside manner is important!

2. Check out the Website - Look at each vet’s website for a glimpse of the vet’s personality, staff and capacity. While some can certainly be an excellent vet and still have less than an impressive website, it’s a quick way to review the location, rates and possibly the number of employees. Are they prepared to handle an emergency? That is a BIG deal to me. This happened to us last month and our dear Dr. Reddy at Windermere Animal Hospital met us on his day off within 30 minutes to help with our older dog, Moe. Incredible service and always with warmth and a smile. Also check to see if they are accredited by AAHA (American Animal Hospital Association).

3. Understand how the Clinic Operates - Vet clinics can be operated using a range of business methods so you want to find out who best suits your needs. Call the clinic and speak to the Office Manager or similar authority figure. Ask about the hours, overnight care practices (if interested), billing details, and any other services associated with the clinic. Not only does this give insight into how the clinic works, it gives you a chance to interact with the staff members on their

Lodge & Fitness Center The Fitness Center was re-opened in June on a limited basis. We are glad to announce that we have been able to open the gym back to its full operations. Please read all posted signs before entering the gym. Although we have increased gym cleaning by our professional cleaning company to 3 times per week, as a courtesy to other residents of your community, please remember to always clean equipment before/after usage, and employ social distancing.
