The use of the facility is generally intended to be limited to owners, their families and their personal guests. The Lodge is generally available for rental for private events by Windermere owners Weekdays (Monday-Thursday) and Weekends (Friday-Sunday). The reservation occurs upon the receipt of all fees and a signed contract agreement. Verbal holds will not be accepted under any circumstances.

GARAGE & YARD SALES Individual or neighborhood garage sales, moving sales, rummage sales, yard sales or similar activities within Windermere are prohibited.

2019 ANNUAL MEETING

NOTICE TO ALL HOMEOWNERS The Board of Directors of Windermere Community Association, Inc. is calling an Annual meeting of the membership for the purpose of presenting the 2020 budget and reviewing the highlights of the 20182019 Board year.

Due to only having one candidate for the one open Board of Directors seat there will be no election.

The Board of Directors for the coming year will be Maureen Brown, Drew Cerruti, Jim Durgin, Monica Hachem, Craig Holmes, Amy Morrison and Richard Tidwell. Officers will be elected in an Executive Session Board Meeting immediately following the Annual Meeting.

Windermere welcomes NEW PROPERTY MANAGER, On September 3rd, Windermere welcomed our new Property Manager, Josh Laskowski!

Josh comes to us from an Assistant General Manager position at the Coosawattee River Resort, in Ellijay. There, Josh was responsible for the day-to-day operations of a 5,500 acre gated community. Coosawattee is a diverse community, with single family homes, cabins, campers, and a tubing operation. In other words, Josh has experience in juggling a community’s varied interests.

Windermere Tennis has transitioned to a new court reservation system Windermere has transitioned our court reservation system to Kourts.com. This new app will allow you to make court reservations, as well as reserving your spot and paying online for Bobby’s drill sessions. Please ensure that your contact information on the association website (www.windermerecommunity.net) is updated to include email addresses and cell phone numbers, as this is required information to register for the new Kourts app.

We encourage you to go ahead and download the app and sign up.

Junior Tennis at Windermere Pee Wee classes for our 5-7 year old hitters is held on Thursday from 4:30-5:15.

We run, we hit balls, we throw balls, we make lots of noise and have fun.

Monthly cost to attend one day per week is $60.

13 and Under and Junior Academy classes are held Tuesday and Thursday, 5:30pm-7pm. These drills are designed for beginners and those considering making tennis one of their afternoon activities. Fun and activity is the main objective. Monthly cost to attend one day per week is $80 or $160 for both days.

High School drills are held Monday and Wednesday, 5:30pm-7pm. These drills are designed for the high school aged player interested in playing on their school team. Each drill features a tactical, technical and competitive component.

The Emotional Side of Home Selling

The decision to sell your home isn’t an easy one. In fact, research has ranked selling a home as second to relationship breakups for the most stressful experience in a person’s life.

The same survey said Americans are more stressed out about selling their home than planning a wedding, getting fired or even becoming a parent.

In other words, it’s perfectly normal to have strong emotions. The good news? Though the experience can feel overwhelming and inspire doubts, it doesn’t have to get in the way of a successful home sale, and there’s always a bright side. Here are three stories from homeowners that prove it.

The Story: Last Minute Memories — Nostalgia seems to unexpectedly hit many sellers like a ton of bricks once they see their home empty and ready for its next owner. Getting caught up in the chaos of moving can only keep your mind busy for so long before you realize what you are about to leave behind. Oftentimes sellers feel the rush towards the end of the process. That’s exactly what happened to Erin, author of The Sunny Side Up Blog.

She says, “I walked around room to room. I could see my baby girls running around in dress-ups. I could see our evening routine – giving them a bath and putting them in matching PJs. I could see so many sweet moments between my kids and how fast they grew right in front of my eyes in that house.”

The Bright Side — “We feel so blessed to be in our new home, we are definitely going through a bit of a transition. I know it will just take time. I also know that someday, much sooner than I can imagine, I will be walking through the rooms of our new house feeling the exact same way.”

The Story: An Empty-Nester’s Adult Kid Confronts The End of An Era — In a story from The Atlantic on navigating how emptynesters navigated the sale of a family home, the story of Alene Bouranova stands out. Bouranova grew up in Kirkland, Washington. She was at school in Boston, Massachusetts when she got the news that her parents had sold her childhood home.

The Bright Side — Although Bouranova was initially emotional about the sale of her childhood home, she came to terms with the decision and understood the reason behind her parent’s decision.

“It’s my parents, and as sad as I was originally, it’s their lives and they can do what they want,” Bouranova says. “I just want them to be happy.”

The Story: Moments Of Doubt — Despite being a Realtor who has guided many clients through the home-selling process, Nancy Perkins was surprised by how emotional she felt when selling her family’s home of 19 years. In an essay for The Alexandria Times, she writes how she and her husband began to doubt themselves throughout the process after realizing the attachment they had not just to the home itself but to the neighbors and neighborhood.

The Bright Side — “Like many of my clients, these thoughts kept me up at night. My fears were alleviated, however, with multiple offers, happy buyers and a quick sale, thanks to smart renovations, good staging and fair pricing.”

The Bottom Line — There’s no doubt that you won’t ever forget the memories you made in your home, but looking forward to the new memories you’ll create in the future and getting excited for what’s to come can put your mind at ease.

The Life Cycle I have recently had numerous friends/pet clients lose their precious fur babies and I cry with each of them as if it is my very own. When we live with a pet for many years, we inevitably have to watch that dog or cat age. Dogs and cats, of course, have a shorter life cycle than we do so we know when we adopt them, their days are numbered.

Cesar Milan has said “This can be a heartbreaking time for many dog owners and families, but one of the things I believe animals come into our lives to teach us that aging and death are part of nature, that in living life, we must experience and accept death as merely another phase of nature’s life cycle. Dogs celebrate life and they are okay with death. In fact, they are much better with death than we are. We need to look at them as our teachers in this department. Their natural wisdom can help us find comfort when we are facing our own human frailty and death.”

I love this! He also says when a dog is diagnosed with a serious illness, he does not perceive this the way we do.

He keeps on living and adapts. They live in the moment every single day.

The decision to put a fur baby down is truly one of the hardest decisions we humans must face. It needs to not be about us, but about when you feel your baby is ready... tired of the suffering. I have personally watched people let their dogs linger way, way too long and while it is not my business to advise owners on the right time, it is excruciating to see.

My best advice when owners are mourning is “one day at a time, cry when you need to, try to stay busy... and then one day, you will smile over the wonderful memories.”

I better remember my own advice with my precious, little Pomeranian rescue, Moe who is estimated to be about 14 years old now. Fortunately, for now, he is still a bit active and you can bet I am cherishing each day with him.

Halcyon: Forsyth County’s Next Big Thing On September 18th, Forsyth County welcomed a brandnew mixed-use development that not only offers restaurants and retail opportunities, but hotels and residential units.

Halcyon will create a significant economic impact on Forsyth County and the metro Atlanta area. With its motto of “Where Celebration Happens Freely,” Halcyon promises to be a fun, game-changing mixed-use development that will provide value to both residents and visitors alike.

Halcyon is the latest mixed-use development that is capitalizing on the trend of suburban residents seeking high-end options for dining, shopping, and living. It is approximately 135 acres and is located on Ga. 400 near Alpharetta.

This $370 million development has a healthy mix of restaurants, retail, offices, and residential accommodations.

The dining options include an eclectic group of cuisines, ranging from Mexican and Chinese restaurants to a dinein movie theater. The shopping options include everything from the Mercedes-Benz Experience Center to Apricot Lane, which is a women’s boutique apparel chain specializing in high-quality fast fashion. Halcyon also includes two future hotels and 650 residential units, which are expected to range from $400,000 to $600,000.

Ultimately, Halcyon’s emphasis is on creating a warm, friendly community centered on not only high shopping and dining but enjoying the natural beauty of Forsyth County. Halcyon complements its natural surroundings while providing a wide range of amenities within the complex. For instance, the developers included paved pathways within the community and a common green at the center as a place where visitors and residents can congregate. These subtle features are important and create a positive, optimistic environment where people want to work, play, and live.

Halcyon isn’t the first type of mixed-use development in Forsyth County or the metro Atlanta area. But having said that, Halcyon represents a massive economic opportunity for both residents and businesses.

One significant benefit from the opening of Halcyon is that it provides a terrific opportunity for visitors to come to Forsyth County. RocaPoint Partners, which acquired the property four years ago, is focused on inviting an eclectic group of retail tenants into Halcyon. These tenants are quite unique and are difficult to find in the metro Atlanta area. Because of this, Halcyon represents an attractive option for visitors who want are looking for a night full of great food and entertainment.

Also, due to the pedestrian-friendly nature of Halcyon, visitors can spend hours browsing the shops or eating a terrific meal at one of Halcyon’s restaurants. Ultimately, residents and visitors of the metro Atlanta area may seriously consider a visit to Forsyth County because of the fun and unique shopping and retailing opportunities at Halcyon.

One of the most compelling benefits from Halcyon, however, are the commercial opportunities. Developers have offered a whopping 500,000 square feet of retail and office space to tenants. And as discussed above, most of these tenants are unique and cater to shoppers with all types of preferences.

Economic Development Across Borders Forsyth County’s State of the County Address, hosted by the Cumming-Forsyth County Chamber of Commerce, saw the roll-out of a new partnership between Forsyth County Government, the Chamber of Commerce, the Development Authority, Forsyth County Schools and Forsyth County’s higher education institutions, called Forward Forsyth. This partnership is serving as the driving force behind Forsyth County’s strategic economic development plan produced in 2018 by TIP Strategies consultants. The plan identified target industries: e-commerce, data services, technology, healthcare and advanced manufacturing, to name a few. It also promoted action items like convention center development, development of commercial product in north Forsyth County, mixed-use developments, efficient regulatory processes and other items.

The plan also recommended meeting with emerging companies in communities like Nashville that may be looking for expansion opportunities in metro Atlanta. To explore this idea, Forward Forsyth’s Vice President of Economic Development, Robert Long, and Forward Forsyth’s Existing Project Manager, Alex Warner, are planning a trip to Nashville to meet with companies in early October.

The tax revenues from these tenants will help advance many important initiatives throughout Forsyth County. Ultimately, the economic effect of these additional tax revenues is meaningful and will play a role in the future of the community.

Since the beginning of 2019, Forward Forsyth’s efforts have contributed to the creation of nearly $62 million in new capital investments and more than 400 new jobs as a result of 54 economic development projects. FOR A COMPLETE COPY OF THE ARC GUIDELINES PLEASE CLICK HERE. Section 1.01 Modifications Requiring Approval Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC. Section 1.02 Submittals (a) Process A three-step process as follows: (i)Complete online Application for Modification form (ii) Gather required supporting documentation (iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM

(b) Fee for the process There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved.

Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order.

If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted - $100 fee payable at the time of submission.

Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission.

At the discretion of the Association Manager, certain projects may not be permitted to be rushed.

Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application.
