PET NEWS

Please don't over exercise your pup! We all know some form of exercise is great for us AND our pets, but there ABSOLUTELY is such a thing as too much exercise for any moving body. We often see these people at the gym - overdoing the weights, the running, showing up at the gym more than once a day. Excessive exercise is not good or wise for humans or for our fur babies! I run races each Saturday and quite often, dogs are allowed to join us (on leashes, of course) I tend to worry if they truly want to be there and just got dragged along with their owner regardless of their energy level. KNOW YOUR PET!! Plus, it’s not always great on their paws... whether hot or cold pavement. And in

the heat, they get ridiculously hot. Simply take a nice walk... even two... or three a day with your pup if possible, but it doesn’t have to be a long walk. A walk benefits both of you! If you work a long day, hire a pet sitter to take him for a midday walk. This is a huge part of my pet sitting business. The owner feels at ease knowing their baby is getting some exercise along with chances to potty! Pay attention to these symptoms if you are walking him: • excessive panting during or after exercise • extensive thirst • lagging behind when normally raring to go • seems overly tired or sleeping more than usual after a walk

• any lameness or limping or reluctance to move in ways they are normally comfortable • reluctance to go out for a walk • missing cues or commands they know well Cut back if you see signs. And remember as a pup ages, his exercise needs will change. Senior dogs may get excited at first when you grab the leash, but keep the exercise level appropriate. And always, always remember to give your baby plenty of water. I personally love the sound of pups hydrating! Awareness and moderation have to be your goal. If so, you will be able to exercise with your dog his entire life and by doing this, you will increase his longevity. And isn’t that the very best reward to have our babies for many years!?

SWIM TEAM NEWS

Come join us in the swim team fun this summer registration for the 2024 season opens on March 1st! The Waves swim team is a recreational team open to all children 5 years or older who can swim 25 yards unassisted. We focus on building stroke technique, team camaraderie and enjoyment for the sport. A MESSAGE FROM THE TREASURER

The Windermere Finance Committee Needs You! The Windermere HOA Finance Committee is looking for new members to join our team. You don’t need to be CPA; if you have relevant experience or a strong financial aptitude, coupled with a desire to serve your community, we need you. The Finance Committee is tasked with reviewing and approving Monthly and Year End Financial Statements, contracts, and operating and reserve expenditures. We also develop annual budgets, and work with financial institutions that hold our funds. Approvals that we make usually are presented to the Windermere BOD for their review and vote. We typically meet on the third Tuesday of each month at 10:00AM (usually 9-10 times/year) at the Lodge, and the meetings generally are about 1 to 1 ½ hours in length. If you are interested, or would like more information, please contact me at gfaubrey@gmail.com. Thank you, George Aubrey Windermere HOA Treasurer

Do you need a closing letter? What should the For Sale sign look like? How much are the fees?

Please visit our website for answers to these questions. Amenity Cards: the amenity access cards should be given to the buyer at closing from seller. If not, the buyer or seller may purchase them from the association for $10 per card (maximum of 2 cards).

Our listings sell for more In 2023, our Windermere listings sold for 103% of asking price! BUYERS ARE SEARCHING IN WINDERMERE But they aren't looking for a project. Homes in need of repairs and updates are languishing while homes with desirable finishes and features are selling at or over asking price, sometimes with multiple offers.

CONSIDERING A MOVE? If your home needs a refresh before you sell, ours is the only brokerage that can front you the money for minor repairs and updates with no fees and no interest. You simply pay it back at closing. What are you waiting for? Let's talk!

Other materials must be paintable and kept within accordance to the ARC Guidelines. (Refer to Sec. 2.07 (f). Glazing must be clear. No tinted glazing is permitted. For solar consideration, “low E” glazing is encouraged. Window grilles are optional. Each elevation of the residence (front, sides, rear) must be consistent; that is, if one (1) window has a grille, all windows on that side of the house must have grilles. The use of “TDL” (True Divided Light) grilles or other fixed forms of grilles are preferred on all street and golf course elevations. Any approved “snap in” grilles shall be 7/8” thick. Replacement windows or doors of the same or different type (including grilles) as originally installed by the builder require an Application for Modification. 27 Approvals will generally specify that replacement windows have the same grille type and configuration as originally installed or as approved for the neighborhood in which the Unit is located.
