THE SPECIFICATIONS

SITE SAFETY Daily on site supervision of all trades to assure work is being completed to NYC Building code and as expected by The Renovated Home.

DEMOLITION | PROTECTION Proposed renovation would require the entire removal of all interiors; including floors, walls, partitions, closet interiors, bathrooms, millwork, and cabinetry, throughout all floors of the home including the basement floor, garden floor, second floor, third floor, fourth floor, and fifth floor.

CARTING | DEBRIS | SITE REMOVALS Continuous debris pick-ups throughout the entire course of construction through completion.

Full debris removal and carting during demolition and a full cleaning at completion of demolition in preparation of work to commence.

Professional cleaning crew at completion of project including full exterior and interior window cleaning prior to clients move in.

HOIST | CRANE This cost includes the hoisting of structural elements throughout the course of the project.

SCAFFOLD | SIDEWALK BRIDGE This cost includes all necessary scaffolding and sidewalk bridge construction as needed throughout the course of the project.

SHORING | BRACING | UNDERPINNING This includes all necessary shoring, bracing, and underpinning as needed at completion of demolition to assure all structural elements are sound and secure.

EXCAVATION | FILL This is the cost to excavate as needed in the basement level of the home.

CONCRETE (SLABS | FORMWORK) This cost includes all additional concrete needed at the foundation of the property.

HVAC This pricing follows the comprehensive installation of the entire HVAC system for the residence.

This budgetary proposal would include all new acoustically lined ductwork and dampers creating a total of 7 zones.

All zones to be controlled on dedicated Nest thermostats and will be programmed to work cohesively with the buildings heating system.

New boiler installation, as well as a duel high-efficiency water heater to be installed with Jet pump installation ensuring high pressure throughout the residence.

APPLIANCES Within this line item is a budgetary placeholder for kitchen appliances given they are a taxable item.

Sub-Zero, Wolf, and Miele are specified to identify the level of quality.

Cost represents a budgetary placeholder.

WINDOWS | EXTERIOR DOORS At this time, we are including within this budgetary proposal the removal, rebuilding of all jams and installation of all new custom wood windows throughout by Kolbe/Marvin or other similar custom wood manufacturer.

All windows to be triple insulated glass, have low E built into the specification and laminated glass for maximum sound barrier.

This line item would also include the replacement of all exterior passage doors both front and back of house.

FRONT FACADE Exterior work to the facade is inclusive of pointing, masonry power washing, and exterior paver work.

STRUCTURAL STEEL This is a budgetary placeholder which provides a price for structural steel support needed to re-enforce the existing structure, levels, and proposed sixth floor addition.

METAL JOISTS This is a budgetary placeholder which provides a price for structural steel support needed to re-enforce the existing structure, levels, and or proposed additions.

EXTERIOR COMPONENTS This price allows for a complete renovation of existing rear exterior elements to the property. A full sprinkler and lighting system will be provided. New concrete sub leveling and decorative pavers included. Landscaping throughout the backyard to completion as per design specifications provided.

ROOFING | SCUPPERS | GUTTERS Price is inclusive of maintenance to all roofing, scuppers, and gutters throughout the residence. Maintenance includes a full cleaning and weather protection.

WOOD DOORS | JAMBS | CASTINGS Includes cost of delivery and tax on elements and all associated installation labor.

Included is the installation of all new doors (1 ¾” thickness), jambs, trims, hardware (passage sets throughout, privacy sets for all bathrooms, and three 4” hinges mortised on site for each door, four 4” hinges mortised on site for living room and dining room).

Door styles to be selected by client.

HARWARE | DECORATIVE All hardware is specified for budgetary as custom polished nickel from Merit Metal and Hardware Corp of Warrington, PA. All hardware styles to be selected by client.

INTERIOR STAIRS | RAILINGS This is the cost for a new custom grand staircase throughout the residence inclusive of structural and decorative elements, and a new basement staircase to the back yard including a glass doors entry from outside, and a stairs leading from the garden to the raised deck.

ROUGH CARPENTRY This line item includes all rough & trim carpentry, partitions as needed, ceilings, drywall, trim, base and crown molding installations, and accessory installations at completion as proposed within the plans.

All support labor for deliveries & cleaning laborers included.

Millwork installations are calculated within the pricing of the individual millwork elements listed below.

CLOSET INTERIORS This line item includes a budgetary placeholder for all closet interiors provided by California Closets.

The Renovated Home has used California Closets exclusively since 1988 for all of its closet interiors absent our own full wood custom closet interiors.

Custom offerings are available but are not included within this budgetary proposal.

Closet interiors by California Closets are considered for the master bedroom dressing area and all closet interiors, basement storage, and laundry room.

BUILDING MATERIALS This budgetary line item includes all building materials, moldings, masonry materials and associated.

Also included is labor to bring all deliveries into the apartment and elevator loading.

ARCHITECTURAL MILLWORK | INSTALLATION Each line item includes all trucking and inside deliveries. These budgetary line items are for product and the associated labor to install each individual element.

Wet Bars All cabinetry to be framed, 1� thick doors and frames, all hardwood construction, all walnut interiors, all upgraded drawer slides, all hinges to be mortised.

AUDIO & VIDEO SYSTEMS | MOTORIZED SHADES | SECURITY SYSTEMS Within this line item, we are including a full installation of Savant, Sonos music system with in wall speakers throughout every room, all rooms will receive solar remote shades and all bedrooms will receive dedicated channel blackout shades also on a remote system.

The lighting system proposed within this budgetary proposal is estimated as a LUTRON lighting system and within the Savant home automation system security cameras will be installed at the front and back of house, all cloud-based for recording and monitoring.

PROJECT | SITE MANAGEMENT Project management throughout the course of the project to assure schedules are met, all trades are continuously working, deliveries are coordinated, accepted, reviewed, and signed for on a daily basis. Site management assures that all outside requests regarding the renovation are satisfied.
