We are getting to the end of our summer season and as every REALTOR® will tell you, WHEW, we have been busy this summer. Typically, we have a booming fall real estate season as well. If you didn’t find the home of your choice this summer, don’t give up, we still have plenty of properties on the market. We are starting to see a reduced number of foreclosures and more land selling at a much better price than a few years ago. So, you might like to think about finding a builder and build your dream home. According to a CNN Money article, it looks like not only is our area of the US improving, but possibly the rest of the country as well. The article stated that if a buyer is willing to “stay put” for a few years, that buying a home is becoming a much better deal than renting in almost every major housing market in the nation. Homeowners can reach a “break-even” point, where owning the home makes better financial sense than renting, in three years or less. This is especially attractive considering that rent has increased by about 5% over the past year. This survey was done by Zillow’s Chief economist Stan Humphries. This is the first of Zillow’s buy-vs-rent analysis incorporating all homeownership costs, including down payments, closing costs, mortgage payments, property taxes, utilities and maintenance costs and compared them with the rental costs. It also took into consideration projected home price appreciation and rent increases, as well as tax deductions and inflation. Zillow’s findings support other reports that show that rising rents, record low mortgage rates, and falling home prices have made homeownership a more attractive option. OUTSIDE THE BOX Doing Real Estate in our area is never dull. I don’t get to sit in some model home and wait for buyers to come in each day and show a few different homes in the same subdivision and ask them to pick out flooring. My job is much harder. It’s very challenging. I have to be Sherlock Holmes. I need to figure out what folks really are looking for.

The market is so odd right now. You have so many folks open to ideas, like never before. With the help of a few great attorneys, I can legally be creative. I can find owner financing options, I can do lease options, I can do lease purchases, I do whatever it takes today to service both buyer and sellers.

In many cases the buyers are not really aware of what different kinds of homes are even available. We have everything from Chalets on top of grand mountains, to farmhouse down in the valleys. It’s my job to LISTEN to what the buyers want and then I have to fit the right home or property for my buyers and AND always try to find buyers for my sellers. Too much fun!!!! Thinking outside the box can sometimes make the difference.

As a buyer you may have to figure out what will work best. A few months ago I have a buyer with a lot of toys. All the homes he liked didn’t have the space he needed to tinker. I suggested buying a warehouse close by. Commercial property is so cheap right now. It turned out to be a great fit for him…now he has a future investment and a place to work out his stuff that doesn’t clutter his house.

I always like to have a real “sit down” with both buyers or seller to figure out how to help them best. Listing is the key to the success you will have. After I hear what the want or better yet, need…I try to then “put my thinking cap on” and get to work. Being creative has been a huge difference in this market.

Happy 75th Birthday, Appalachian Trail!!! On August 14, 1937 the Appalachian Trail was opened as a “continuous footpath” that spans about 2,180 miles from its southern terminus at Fannin County’s own Springer Mountain to Mt. Katahdin in Maine. While close to 2,000 hikers a year attempt to walk the entire Trial, known as a thruhike, only a small percentage succeed. The total number of hardy souls that have actually made the complete hike from start-to-finish in one attempt -which usually takes between five to seven months -- is fewer than 10,000. But for those of us who are far less ambitious, the Trail still beckons, offering the opportunity to find serenity and to escape the pressures of daily life in just an afternoon.
