How much can you earn?
This opportunity really does give you unlimited earnings. Property experts earn 70% of the fees generated, so your income depends on your average fee and the number of properties you sell.
For example if you sell 4 properties per month, with an average fee of £3,000, you will earn over £100,000 per year. You could earn the same amount by selling 2 properties per month with an average fee of £6,000 (see example 1). By selling just one property a month you would still earn £50,000 per year (based on a £6,000 average fee).
You may decide to focus on higher priced properties, for example by listing and selling a property worth £500,000 and charging 2%, the fee would be £10,000 you would earn £7,000 for selling just one property (see example 2).
Earn 80% of the fee
Once you achieve a certain level of gross commission income per year you will move up to the 75% or 80% tier. This will remain in place for 12 months and will continue thereafter if productively levels stay above the threshold.
Recruit an assistant
This additional income could enable you to recruit a personal assistant, to take on some of your work, so you can be more productive or work fewer hours.
Building your own team
Another option is to build your own team of property experts. On their own they would qualify for the normal 70% tier, however as part of your team, you would benefit from 80% of the fee income generated by your team. So effectively you could pass on 70% and keep 10% for providing your personal support and guidance to your team of Property Experts. Based on each Property Expert in your team banking £10,000 per month, you would earn £1,000 per month (10% of £10,000), per Property Expert on your team.
Other opportunities to earn
You can also earn an additional income and help your clients by recommending a conveyancer, mortgage broker or other services.

When comparing self employed estate agency models, it is important to compare commission structures. Also bear in mind you will want to work with a network that will help you win more listings, justify a professional fee and help you get your listings sold and through to exchange. There is no point having a higher commission split if there is no support, you don’t list or sell any properties and you are unable to justify a professional fee.
