Due to the economic situation right now, we’re currently offering virtual valuations and viewings. With this in mind, we thought you would find it useful to have some advice on how to prepare your property for these virtual viewings, to ensure that the best results are achieved.

Our handy guide here details everything you need to bear in mind in preparation of putting your property on the market; from simple steps such as cutting the grass, cleaning the windows to staging rooms. It really could mean higher offers and a quicker sale!

The living room

•D e-clutter bookcases and tables by removing toys, magazines • I f you have any carpet in the living room, use carpet shampoo before hoovering, to get them back to looking their best •T he garden is a huge selling point for most properties on the market

The bathroom

• Remove any clutter from outside the property such as toys, bins or hoses •N ow is the perfect time to get into your garden to complete quick and simple jobs to make your property more sellable and aesthetically pleasing in photos •S imply mowing your lawn and trimming your hedges makes a huge difference •W hy not plant some spring flowers in your borders to make these easier on the eye • Fix damaged fencing •C lean any windows i.e. on your shed •G ive fence panels a lick of fresh paint to instantly transform your garden • I f possible, move any vehicles away from outside the property

• Ensure the lid is closed on the toilet • Put a new roll of toilet paper in its holder • Remove any clutter such as shower gels, shampoos, beauty products, toothbrushes, razors, towels • Take off bath robes from the back of the door • Don’t forget to go round the edges of the taps and the bath to remove any gunk, and buff and shine the taps to make them look really impressive

The kitchen

General Tips

•C lose all cupboards and, if fitted, remove any child safety devices •E nsure the dishes are done and the sink and draining board is clear •W ipe down all worktops, removing any clutter such as chopping boards, tea towels and small appliances • Keep bins out of sight – as well as pet food bowls and bed •T ake the magnets off from your fridge and freezer

• Replace any light bulbs that have gone • Remove any net curtains •L et in natural light by opening all the curtains and blinds

•C lean and buff any metallic or windowed appliances, especially the front window of the oven

•C onsider using fresh flowers to stage a room

•A dd fresh and colourful fruit to a fruit bowl

•R emove the personal element from your home – such as the photos from shelves

The bedroom/s

•C lean and polish all windows, inside and out, to make them shine as bright as possible •D on’t forget to clean all doors and window ledges too

•P ut away all clothes into wardrobes and make sure these can close fully • Make the bed with fresh sheets, and remove excess pillows • Check for clutter: ensure no pet/children’s toys are left out of place

•F ill any holes in your walls with some ready mixed multi-purpose filler. Just remember to use the same paint as the walls already are!

•E nsure that any main features of a room, such as fireplaces, are visible from at least one corner of the room •R e-organise furniture if it helps to make the room look bigger
