ENERGY PERFORMANCE CERTIFICATES

An Energy Performance Certificate (EPC) measures the energy efficiency of a property on a scale of A-G. Energy Performance Certificates were introduced in England and Wales in 2007 and are a legal requirement for a building to be sold, let or constructed. Once obtained, an EPC is valid for 10 years.

DOMESTIC LEGIONELLA REPORTS

Legionellosis is a collective term for diseases caused by legionella bacteria. The bacterium Legionella Pneumophila and related bacteria are common in natural water sources such as rivers, lakes and reservoirs, but usually in low numbers. They may also be found in purpose built water systems such as domestic hot and cold water systems, spa pools etc.

The Health and Safety Executive published guidance on legionnaires disease which advise those ‘in control of premises’, including landlords, have a legal duty to ensure that the risk posed by legionella bacteria is properly assessed and controlled.

Paul Cooper is also a qualified assessment officer and would be delighted to hear from you if you have any questions relating to this matter or if you wish to arrange an assessment.

ELECTRICAL SAFETY GUIDANCE

As from the 1st July 2020 there will be a requirement for any property rented out in the private sector to have electrical installation inspections and testing at least every five years by a qualified person, which meets national standards.

The regulations will come into force for new lets and renewals of tenancies with effect from 1st July 2020 and for all existing tenancies on 1st April 2021. It will be unlawful to rent a property which breaches the above requirement and, as a result, a civil penalty of up to £30,000 may be imposed.

For most landlords this will mean that they will no longer be able to rent out a property without a safety test being carried out. Landlords will be required to provide a copy of the electrical safety report to their tenants, and to their local authority if requested. Where the report shows that remedial or further investigative work is necessary, this must be completed within 28 days of issue.
