mulch this year. Hopefully I’ll get it before all the bags get completely soaked with rain.

Turquoise has been enjoying those days when its warm enough to have the windows open. While she is truly an indoor kitty, she loves laying on one of her perches soaking in the sun and the fresh scents from outside.

Be sure to check out this month’s edition which is packed with fun articles. The next big show coming up is the Home Builders Association of St. Joseph Valley’s Builder’s Showcase. This event, which spans two weekends and a Wednesday evening, highlights 12 different local builders and developers. And this year, Penn High School’s Building Trades Class will have a home in the showcase. This is a first since often the building trade homes aren’t completed until closer to the end of the school year.

While the Builders Showcase highlights the future in home construction and design, we have a feature on restoring a historic home.

There’s also information on where and when to splurge when doing a home renovation as well as a more in-depth feature regarding high school building trades classes.

And we continue our Brick by Brick series by discussing when to sell your existing home while building your dream home.

I don’t know about you, but March seems to be acting more like a lion this year than a lamb.

We’ve had excessive rain, snow and ice and days when Mother Nature seems to be teasing us that spring is really on the horizon.

I’ve been to a few of the home shows in the area and it’s been a blast meeting readers, hearing about what they love about Michiana House and Home. I’ve also had fun meeting some of the magazine’s advertisers.

Be sure to check out Chef April’s recipes, she made these at the Elkhart County Builder’s Association Show. The deconstructed egg roll was truly delicious and so flexible when it comes to adding in your favorite veggies. I didn’t try the salmon recipe, but it looked really good and the recipe isn’t that hard to follow. So have fun with both those recipes.

Now that the weather is getting warmer, I’m thinking outdoor chores. I really need to get the lawnmower in for spring service. I am way way behind on getting that done. My dad and several of his neighbors usually drop their mowers off late December, early January and they usually are not the first ones to do so.

And with the rain and windy weather we’ve had, I have a lot of branches that have fallen and need to be picked up. My little half acre of lawn has about 10-12 trees on it, so there are always branches to pick up throughout the year not to mention leaves to mulch in the fall. Although to be truthful- I still have dead leaves that need to be attended to. Not to mention the front landscaped bed needs new

Homeowners usually fall into two basic categories: those who like to build from the ground up (that would be my parents) and those who like the history of old houses and prefer to restore as much as possible (that would be me.)

There are pros and cons either way, of course. When you’re dealing with an old home, there’s the possibility of materials no longer deemed safe–lead paint, asbestos–and other things that simply need to be brought up to current codes, such as wiring and heating.

Todd Zeiger, director of the Northern Regional offices of Indiana Landmarks Foundation, has a special fondness for old homes too. He said, “Renovating starts with what you have, and analysis is the extra step. It adds a layer of process not found in construction of new homes, because you’re determining what you want to keep of the historic design and materials, and what needs to go away. That analysis determines what needs to be updated for safety.” But he went on to say that, “The fear is usually more pronounced than the reality. Yes, there are still times you’ll come across unsafe materials from bygone days, but that’s only sometimes, not every time. Approach with knowledge and information; asbestos is easy to figure out, and the abatement process isn’t all that cumbersome.

It’s not like it hasn’t been done before. Electrical and plumbing must be up to code, and that’s where you bring in qualified workers to walk you through.”

there is much to be said, investment-wise, for buying an old house with good bones. Even if you’re doing a lot of renovating, the old materials may well be better–solid wood in the cabinetry instead of particle and composite board, for example. And old cabinets, if solid and well made, can be refreshed with new doors and hardware. Zeiger also said, “Plaster is a great wall surface; it’s durable, repairable, and much more resistant to damage than drywall. Tile is recommended for bathrooms for its water resistance and there are a lot of very good vintage looking products on the market.” It’s true too that old chandeliers are usually crystal, where a lot of today’s similar styles are glass, and the difference is quite visible even in the most beautiful designs.

Personal taste and style is exactly that, but if you’ve invested in a historic home simply with the intent to flip it, it’s important to work with the existing details rather than switch it up to modern styles. Zeiger explained, “People who like historic homes aren’t going to want to see them modernized, because if that’s what they wanted, that’s the style they’d be looking for.

Keep the character standpoint intact; it’s less expensive and has already stood the test of time.”

But what if you do need or want to combine old styles as well as new? Are there ways to do that which will showcase the charm of both? Zeiger said yes. “Wall colors, like paint, or wallpaper, is one way to freshen it a bit.” Light

fixtures, doors and trims are more expensive, though if you have good sources of recycled materials they needn’t be. This is important with bathroom fixtures, too; today’s hardware may not fit your antique sink or tub.

Wood floors and rugs may be a better bet than carpeting. My own parents won a low bid on old gym flooring when a YMCA was being torn down, and the costs of solvents and finishes to remove many layers of paint cost less than the least expensive hardwood flooring; the blonde maple, when refinished and installed, was one of the most beautiful features of the home they built. You might want to make regular rounds at the salvage yards and shops!

Zeiger said you should never try to make an old house something it’s not, nor should you completely ignore the original design. “An old house will cost less and have a longer life span; I wouldn’t recommend gutting it and starting over. Just build something new, if that’s your taste.” I asked him if there were home shows devoted strictly to old homes, something maybe in tandem with a Parade of Historic Homes.

“No,” he said, ‘but that would be a good idea, wouldn’t it?”

What about the exteriors? Zeiger said that alternative siding is not recommended.

“Maintenance free is overstated; aluminum siding can fade and vinyl can crack and break.”

Good paint jobs will show the detailing of your exteriors as they were originally intended, such as the Painted Ladies so popular in certain areas.

And don’t forget to document this interesting journey with lots of photographs, illustrating your story and preserving the memories. n

Courtney Barber of Cressy & Everett offers a few tips and tricks to make sure you’re getting the best offers.

When selling a home, make sure you’ve got an honest and efficient realtor, she explained.

“Obviously you want to get your house out there and marketed as best as possible,” she said. “Choose somebody that’s gonna be quick and honest and is going to work for you to get the top dollar for that house.”

For Barber, the immediate next step after choosing a realtor is scheduling a photographer.

“We always say take down stuff off the walls, especially personal photos,” she explained.

“We’ve seen people get too involved in the pictures on the wall and if they know them and it definitely detracts from the home itself. Especially the kitchen and the bathroom if you could take everything off the counters that would be key. It distracts people if they see a bunch of small appliances or makeup. It just looks cleaner and they can actually look at it. Get more of a feel for what it will look like when they buy it rather than what it looks like 8 | Michiana House and Home | April 2022 |

when that person owns it with their stuff.”

After that, Barber gets all the details on the home from the owners, the MLS and even tax records, so she can make a proper listing. The sign goes out the week before the listing goes live.

Here’s where it gets complex.

“If you are a lucky one and you get multiple offers on your house, if you get a cash offer, that’s going to be the easiest to go through. The next best would be a conventional loan. There are times when conventional buyers choose to not do inspections and that’s best. The most difficult loans would be FSA, USDA or VA loans.

The inspection process is going to be tougher. If you have stuff that needs to be repaired, you’re going to want to go with conventional.”

Once you’ve got a buyer lined up, there are inspections and appraisals that make things all the more complicated.

“Appraisers, they are backed up,” Barber

said. “They are very busy right now so sometimes that’s the last thing you are waiting for. If you get an offer that has good financing you’re going to get the appraisal sooner and the whole process will go smoother.”

On average, closing procedures take 30 to 60 days depending on the type of financing and necessary inspections.

With the housing market so tight, Barber explained homes are generally not on the market for more than 10 days, and if they are, they’re aged.

“They’re selling very quick,” she said.

“There are some that aren’t and that would depend on the price range. The $100,000 up to $200,000, they’re still selling quickly but if you have over that amount, it might not sell as fast.“ She added a warning of caution for those trying to sell in this market.

“Even though the market is very good for sellers right now, just keep in mind the [competitive market analysis] for your house.

You might get lucky and find a buyer who is willing to pay more than it’s worth but in the end, if you get a loan, it has to appraise for the amount.” n

At Elkhart Area Career Center, both boys and girls participate in construction trades classes which help them learn about carpentry, residential wiring, plumbing, roofing and many other areas of the trade. After the completion of the introductory course as a junior, they can enroll in an advanced course as seniors that allow them to participate in the construction of a residential home over the course of a school year.

“These homes use the latest construction materials and techniques to meet today’s building codes and energy efficient requirements of the home building industry,” said Steven Shively, construction trades 2 teacher. “The skills students learn give them some experience that will help them enter the construction industry, work with others and follow directions.

Interest has been high in our courses and there is usually a waiting list to get in.”

Once upon a time, vocational skills and practical arts were taught alongside the three R’s to provide students with a solid foundation as to how the world was built and maintained. However, a few decades ago, many of these programs went by the wayside as schools placed more emphasis on a four-year, post-secondary education for all students. This led to a generation gap in several industries that saw a huge wave of retirements with few skilled laborers to take their place.

Thankfully, area high schools have worked hard to reintroduce or reinvigorate their building trades programs to give students the practical skills they need whether they plan on going to college or not.

SOMETHING FOR EVERYONE Mike McComish, engineering tech education program chair at Concord High School in Elkhart said as educators, it is important to look out for every student and to give them a path for success. The building trades programs do this by giving students real world skills that can lead to

a good paying job right out of high school. With approximately 270 students enrolled across their building trades classes, he says it is a program that will continue to grow in the coming years.

“This is our third year in our new (larger) shop, and we have had a lot of businesses reach

Like Elkhart, students enrolled in Fairfield High School’s program have the opportunity to build an 1,800-3,000 square-foot home over the course of the academic year while also earning college credit.

“We offer a dual credit program with Ivy Tech in which they can earn up to 12 credit hours,” said Jeff McClure, vocational building trades instructor at Fairfield. “It is a great way to get their foot in the door of an industry that is in need of high-quality employees.”

He said while building trades programs have ebbed and flowed over the years, there has been an uptick in interest and he says it is a program that students can take advantage of and leverage into a great career.

“If you are motivated, engaged and passionate about the work, you can find a job immediately,” he said. “In fact, a starting plumber can make more than a first-year teacher so it’s definitely something to think about.” n

HOME RENOVATIONS AND REMODELS: WHERE TO SAVE AND WHERE TO SPEND SOMETHING FOR EVERYONE

When it comes to renovations and remodels, homeowners are only limited by their imaginations and their budget. However, it is important to know where to save and when to spend in order to get the biggest bang for your buck.

An investment now can pay off over the years and those beautiful elements that seem like a must-have in the moment may cost more over the long run.

Here are a few key things to keep your priorities straight.

THE PERSONAL TOUCH Chris Doncaster of Doncaster Flooring and Design says it’s important to splurge on those items that are going to get the most wear and tear while looking for savings wherever you can.

This starts right inside the front door where they often splurge on stair runners and quality lighting while saving on their flooring choices.

“These areas see a lot of traffic and are the first thing people see when they come over, so homeowners want these spaces to evoke their personality and style,” she said.

“However, when it comes to flooring, there are so many choices out there that look great, they can choose waterproof laminate or vinyl plank which cost a lot less than wood and can transfer that savings to a dazzling chandelier.”

The kitchen and bathroom remain the top places to renovate and remodel because they offer homeowners the highest return on investment. Experts say it’s not wise to skimp on cabinetry or on quality fixtures such as water efficient toilets and shower heads that will save money on utility bills in the long run, but you may be able to score incredible deals when it comes to appliances and countertops.

“If you look around, you may be able to find a granite, quartz or marble remnant that will cost far less than a stone that is cut for your specific project,” Doncaster said. “That leaves you more money for upgrades in areas such as the master bath where people are creating that spa-like feeling in the home.”

Another great area in which to splurge is in organization, specifically closet systems and mud room elements that give everybody a place for everything, but you don’t have to go all out on fancy trim work to finish off the job. Closets are rarely seen by anyone who is not in the family so save the finish for the public areas of the house and those elements that add function rather than fashion to your life.

Of course, it’s also nice to add some convenience to it as well, such as smart home technology. Not only is it increasingly popular, but the prices have come down a lot making this upgrade a lot more affordable than it has been in years past. Doncaster says home sound systems are more popular than ever as are app-controlled thermostats and other tech-related options that can really improve your lifestyle as well as your home’s ambiance.

“Everyone has Alexa now and you can really find some good deals through local companies who can get you set up,” she said.

Although it is easy to get carried away when starting a renovation or a remodel, setting your priorities, doing a little at a time and emphasizing quality/durability in areas that get the most use, you can get the most for your money and have a great looking end result! n

This year HBASJV is bringing back its traditional Builders Showcase that everyone loves. People can also garner a lot of information off the builders association website, www.hbashowcase.com which will be launched Friday, May 6.

The website will provide an opportunity for those who aren’t able to visit the showcase in person to do a virtual tour experience.

This year, the homes will be competing for prestigious awards in multiple categories, including: Best Curb Appeal, Best Kitchen, Best Bath, Best Floorplan and, of course, Best of Show. The winning homes will be announced online Friday, May 13.

Judging for the awards is done by an invited group of experts from outside the area. There is also a People’s Choice Award based on votes from visitors on the tour that will be announced after the event concludes.

HBASJV Executive Officer Bob Penrose said, “This year’s homes range from about $350,000 to over $1 million. “ Twelve different builders and developers will showcase homes and neighborhoods in South Bend, Granger, Osceola and Niles, Mich.

Penrose said, “This is a great opportunity to meet our builders, see what they have to offer and start planning your dream home.”

Show times for the showcase are Wednesday 1-6 p.m. May 7-8; 1-6 p.m. May 14-15; and 5-8 p.m. May 11.

Spring Ephemerals

In the next few weeks plant lovers are awaiting an annual treat that we experience only briefly. I am referring to the annual show of ephemeral spring wildflowers.

An ephemeral is a wildflower that emerges early, flowers early and disappears by mid or late spring. These long-living native plants are in a race against time to complete their life cycle before the light dims on the forest floor.

They emerge early when the spring sun shines through the bare branches of the trees to give them much needed light to initiate their early growth.

True spring ephemerals completely disappear after their life cycle is complete. There are other spring flowers that perform much like ephemerals, but they may retain some of their leaves longer into the season.

These are a few of the true spring ephemerals. One of the first to appear is Cut-leaf Toothwort (Cardamine concatenate) so named because of the toothlike projections on the underground stems.

The white flowers, with subtle shades of purple, have four petals and hang loosely from a central raceme. The yellow anthers attract bees and early-flying butterflies.

Another early riser is Dutchman’s Breeches (Dicentra cucullaria) with its unusual flowers of white that appear like pants hanging upside down on a line created by a central stem growing taller than the feathery-looking leaves underneath.

Appearing about the same time are spring beauties (Claytonia caroliniana), five-petaled white flowers with pink veins and five stamens that are topped with pink anthers. On warm sunny days their cup-like flowers open fully to the sun, but they close up on cloudy or rainy days and at night. They have linear leaves with a central vein running down the middle of the entire leaf.

Coming a little later in the season is the dramatic foliage and blue flowers of the Virginia bluebells (Mertensia virginica) which grow much taller than many of the other 6-8 inch spring flowers. Their leaves are roughly heartshaped and support the growth of clusters of bell-shaped, sky-blue flowers. They spread by reseeding often creating a carpet of blue flowers surrounded by green foliage.

Not so dramatic but offering its own distinctive beauty is the yellow trout lily, adder’s tongue, or dogtooth violet (Erythronium americium).

Growing about six inches tall it produces two lanceolate leaves mottled like a trout’s body and a single stem bearing a yellow lily-shaped flower whose petals and sepals are curved backwards exposing six brown stamens. Its cousin is the rare white trout lily.

Blooming at the same time as many of the true spring ephemerals are a myriad of equally beautiful wildflowers whose leaves may persist well into the summer.

Two especially delicate beauties are the round-lobed and sharp-lobed hepatica whose flowers look very similar. Both appear with

leaves of three rounded lobes, one on which the lobes are smooth and the other with a point at the end of each lobe. To early botanists they reminded them of a liver; hence the common name liver leaf or liver wort. Delicate, velvety blue flowers are supported on a single stem.

Another outstanding white flower is bloodroot (Sanguinaria canadensis) whose shallow corms are red and whose sap is an orange-red.

In addition to these unique features the leaf completely enfolds the flower bud as it emerges from the ground and opens into a white daisy-like flower with five to seven petals.

The name comes from sanguinarius which means bloody. According to the Doctrine of Signatures, a belief that certain plants can help heal maladies associated with the body, liver leaf was good for treating the liver and bloodroot was good for blood disorders.

Another early treat is the marsh marigold (Caltha palustris) whose flower appears more like a buttercup, the family it belongs to, than a marigold. These can be seen in shady wet areas near water.

Finally, trilliums cannot go unmentioned when talking about spring wildflowers. There are many kinds of trillium, but all have three leaves and a central flower. Two of the most eye-catching ones are large white trillium (Trillium grandiflora) and nodding trillium (Trillium flexipes).

One of the best places in northern Indiana to see these outstanding beauties is Bendix Woods County Park on Timothy Road south of US 20 near New Carlisle. East of Goshen where the Pumpkin Vine Bike Trail intersects with CR 31, along the trail west of CR 31 spring flowers bloom abundantly. Going east from the parking lot at this spot there are hundreds of marsh marigolds near the trestle bridge that crosses the trail.

We, like the wildflowers, are also in a race for time if we want to celebrate the end of winter by viewing these short-lived treasures before they go dormant. However, if you miss it this year, you can anticipate a similar show next year. n photos: Shutterstock.com
