editor’s note...

Removing my staircase’s carpeting has proven to be my most tedious endeavor yet. The copious amount of staples keeping it affixed have turned the project almost into a Sisyphean task, and more than once, I’ve asked the air why the installer of the ugly beige and seriously dated carpet needed so many staples? Seriously, who needs this many staples?

I often do a step and then engage in a week or so break; after all, my time is limited as is my motivation sometimes. Unfortunately, this approach has allowed carpet fibers to spread throughout my home, sticking to bags, clothes, cats, etc. Remnants of the ugly beige carpet have become the albatross around my neck. In the back of my mind, I worry that, even after the carpet is gone, the fibers will still appear … years down the road.

To encourage perseverance, I look at the photos that initially sparked the project: colorful, joyful book spine stairs. Each front is painted a different color before vinyl decals are applied, turning each step into a “book.” Some people forgo the decals to paint book titles and other adornments themselves. It seemed like a suitable replacement for the hard-to-clean staircase carpeting that was showing its age.

When we officially reach spring on March 20, I hope to have the carpet gone, if not have the faces painted with their solid colors. When

it comes to the actual “book” creation part, I will probably wait until summer. I often feel solar-powered, and I expect more bursts of productive energy as the days become longer.

Much like New Year’s, spring’s arrival often stokes greater ambition, whether for cleaning or undertaking home improvement projects. Last year’s COVID-19 stay-at-home orders heightened homeowners’ awareness of home elements they don’t care for, spurring a surge in renovations.

In our March “Spring Forward” edition of Michiana House and Home, writer Kathleen Moran shares tips from financial institutions, remodelers and builders associations on what everyone needs to know if they are hoping to do a down-to-the-studs remodel.

Other featured spring projects include installing statement windows, creating an outdoor bar and renovating porches. The Ultimate Series also continues with tips for the perfect Zoom wall.

As many have noticed, the pandemic has inspired a wave of home remodeling projects going down to the studs. With such an undertaking, it is important for homeowners to not only anticipate the unexpected but be financially prepared to address any surprise situation that may arise.

PLANNING Bob Penrose, executive officer for the Home Builders Association of St. Joseph Valley, encourages homeowners to take the time to outline what the intended finished project will ultimately look like. He explained, “The first step is to really decide on what needs to be done and to know what you’re getting yourself into … so spend some time dreaming, drawing and measuring to know what you want.”

Additionally, Niki Groves, executive officer of the Builders Association of Elkhart County, invites homeowners to research potential contractors for the best fit by checking company websites, reading company reviews and viewing company pictures on Facebook and Instagram.

However, keep in mind “builders may be slow to respond because they are very hands-on at their sites, which makes them hard to reach initially.”

FINANCING Understanding one’s available budget for a home remodel and/or renovation can be made all the easier with the help of local financial institutions that can guide and streamline the process for a homeowner. According to Interra Credit Union’s Senior Vice President of Mortgage Services Todd Potter, “Families and individuals alike are utilizing space in their

homes more frequently and recognizing their current space is no longer effective for them. If interested in upgrading their current residence, Interra’s construction loans can be utilized for large home renovations.”

Ron Yoder, senior vice president, mortgage loan originator, with First State Bank’s Middlebury branch, also offers services to homeowners interested in remodeling. He understands surprises are sure to happen, especially when working with an older home.

“There are a couple different options — like a construction loan, home equity or a cash out refinance — depending on how much of a rehab a homeowner is doing and what the cost is.

The amount of equity homeowners have in the property prior to the rehab would be considered when deciding what loan to do.”

POTENTIAL CHALLENGES No two situations are exactly alike when it comes to home remodeling, and that includes issues that can arise. “The unexpected even happens on HGTV shows,” indicated Chris Doncaster, owner of Doncaster Flooring and Design in Mishawaka. There is a wide range of potential delays when a homeowner discovers termite damage, a leaking toilet or something that is not up to code. “The important thing is to properly fix the problem once known to avoid future concerns.”

Kelly Weaver with Ideal Coatings in Middlebury further indicated flooring is not as easily changed as the paint on your walls, such as when you find uneven floors in an older home. “Depending on the severity, it can become a structural concern. Fortunately, products can be used to help with leveling when the situation is minor.”

The word “remodeling” typically conjures images of indoor upgrades — new kitchen counters, trendier colors, new walls and floors. However, this term can also apply to outdoor spaces, including an outdated porch.

THE CONSTRUCTION PHASE Porches serve as a focal point to a home’s exterior. Whether remodeling or rebuilding from scratch, Matt McFarland of Home Evolution Services LLC, Plymouth, recommends consulting two or three contractors before making a decision.

Do not necessarily settle for the lowest estimate, he said, as the homeowner will want a quality product as well as a fair price.

Once a contractor has been selected, maintaining good communication is a “must.” While a porch seems simple, there are a lot of details a professional needs to know.

For the initial structure, McFarland recommends pressure-treated lumber, which will withstand the Michiana seasons. For the main surface,

pressure-treated lumber or composite decking can be a great choice. Both can last for many years.

“Composite decking — if it is taken care of, kept clean and installed correctly — will last as long as you own the home,” McFarland said.

Covered porches add considerations, like tying into the existing roof’s pitch in addition to matching roofing materials and the door’s location.

“Your contractor is going to be able to tell you what you can do,” McFarland said, adding homeowners should verify the contractor is registered in their municipality, as permits and inspections are required.

Railing choices depend on individual preference. Ideas include treated wood, wrought iron or vinyl. Styles and colors are seemingly unlimited, so keeping the finished product in mind is essential.

LIGHT IT UP A poorly lit porch can be a liability, and proper wiring is a safety must. Adding lights may require a new circuit and the installation of a new break-

er on the existing box. The idea is not to overload the home’s electrical system. McFarland warns against adding excess outdoor outlets, as too many can overload a circuit.

Whether choosing wall sconces or overhead lights, there is a design to fit any look. FURNITURE AND DECOR Once the porch is finished, it is time to personalize it. Amanda Heater, a design assistant at Sweet Water Interiors, Goshen, advises homeowners to “make every little corner count” by adding accents and color wherever appropriate.

A porch swing or a glider provides a comfortable spot for relaxing and entertaining guests. An attractive side table completes the look and provides a place to set beverages down.

“You have those great accent pillows tying your color pops together, but just as much, you have a really eye-catching planter with your favorite herbs or flowers, just a great centerpiece to welcome your guests,” Heater said.

She also recommends using the home’s natural surroundings as inspiration.

“We do a lot of lake homes, so we utilize that in pulling in the colors,” Heater said, adding the caveat the pieces should be chosen to withstand local weather conditions.

Aluminum is durable and can go with various styles and color schemes. It is lightweight, making it easier to move around. Treated wicker features a coating that makes it more durable than ever.

Wood furniture should be treated to prevent weathering. A natural finish will give a more organic look, Heater said.

For an enclosed porch, flooring options include laminate, wood or linoleum. Whatever the material, it should be easy to clean and strong enough to withstand shoe traffic. Alongside these shadow lovers, hellebores, hydrangeas and anemones will grow. The hepatica can create a desirable border in a shadowed area.

The striking features are not only the hairy stems but triple rounded or pointed lobes. They grow in areas just as the snow melts. Their nickname of liverwort is given because they mock the rounded lobes of the liver. The flowers have a fresh, delicate scent, and their fragrance promises spring is just around the corner.

What appears to be the petals are technically the sepals. Three bracts surround each flower. The number of sepals on each flower usually varies between six and 10. Occasionally, complete double forms are found.

Older plants form clumps with 20, 30 or more flowers, which open to their fullest on sunny days.

The floral display lasts for several weeks. After the petals fall, the new leaves emerge. At first, each leaf is neatly furled. The leaf turns shiny and bright fresh green, then darkens as it matures. Some variations of the species may have speckled or marbled leaves and may be maroon on the undersides.

Hepatica

Hepatica, the springtime beauty that shares ranks with snowdrops, aconite and squirrel corn, is a beauty to behold. If you can find this plant, it is an Easter promise for sure. I first found it growing on the north slopes on our property at Papkeechie Lake, and there it remains today.

Flowers appear alone and completely leafless. Each flower warms the heart of all who see it, and their color does change from dark shades to lavender or even white. They even shimmer in the rays of sunshine that reach the forest floor through the branches of leafless trees.

Hepatica hybridizes quite easily. Once established in a good location, it will live for many years. They form colorful little clumps of flowers that will bloom with some of the first spring flowers, such as the crocus.

There is also a shrub, Hepatica nobilis, that is evergreen. It can be found growing in rich eastern United States woodlands. Anemone, in the same family as hepatica, is also a herbaceous perennial growing from a rhizome in the buttercup family; it is native to woodlands in temperate regions of the northern hemisphere.

Many plant nurseries have grown Hepatica in greenhouses and treat it as a florist flower rather than a garden plant. These connoisseurs have enlivened their beauty with hybridization techniques.

Because of its nature, hepatica will move around a bit, and new ones may pop up in gardens when the bees get busy.

Outdoor equipment dealers are planned for an outdoor display featuring lawn equipment and heavy equipment.

The TRAC is perfectly sized to meet health guidelines, and Rhoades noted, “The health department has been working with us on this. We will have 30-foot aisles, so there is a lot more space for personal distancing. We’ve got plenty of room to spread out, and we’ll have hand sanitizer available. Masks, at this time, will be required.”

Rhoades added, “We would like to thank Kosciusko REMC for sponsoring this year’s show. Their commitment to our community is much appreciated!”

General admission is $5 per person, and kids 12 and under are admitted for free. The show runs from noon to 7 p.m. Friday, March 26; 9 a.m. to 6 p.m.

Kosciusko, Fulton and Marshall counties band together to form BANCI

Following a challenging year, the Builders Association of Kosciusko-Fulton Counties and the Marshall County Builders Association are combining their resources and their local building industry members’ passions as the newly formed Builders Association of North Central Indiana.

“Our journey toward the merger all started with the Indiana Builders Association 2020 President Brett Harter,” Doug Harvey, president of BANCI, explained. “During President Harter’s tenure, he visited several local associations across the state. He quickly realized the passion that the local MCBA has toward the building industry.

The officers of the MCBA wanted to grow their association but were struggling during a difficult year.”

Harter set up a meeting for the presidents and vice presidents of BAKFC and MCBA to meet and discuss a potential collaboration or a merger. During that time, common ground was found as were potential growth opportunities for both associations.

Harvey noted, “The process started through the NAHB (National Association of Home Builders) and the IBA around late summer of 2020. By the first of the year in 2021, we had our new identity: The Builders Association of North Central Indiana, or BANCI, serving Kosciusko, Fulton and Marshall counties.”

Together, the associations offer an exclusive network for the building industry. “When hiring a builder or an associate, as a property owner, you will be assured to have a professional who is knowledgeable and held to a higher standard of services,” Harvey said, adding

BANCI members will have more networking opportunities as well as a bigger pool of building industry service providers to choose from.

BANCI will continue to support all three counties within its territory. Harvey said the association’s 2021 goals include: • Holding monthly membership meetings scattered around local businesses within the territory.

• Meeting jointly with the Builders Association of Elkhart County for networking.

• Holding home and outdoor shows in both Kosciusko County and Marshall County.

• Having the Coats for Kids Golf Outing and Youth Scholarships Golf Outing.

• Participating in the Marshall County Brew Fest, which promotes local brewers and networking with the community.

• Organizing a scattered-site Homes on Parade fall event.

• Releasing a BANCI builders magazine in the fall of 2021 and again in the spring and fall of 2022.

Combined with NAHB and IBA, there will be continuing educational classes for builder and associate designations, Build Your Future programming and collaboration with the Construction Round Table, which brings programs to local schools that promote youth trade

opportunities. On the legislative side, BANCI will support the IBA Voter Voice Program, which works with current local and state officials.

Alongside NAHB and IBA, it will monitor and influence International Residential Code Building Codes, which impact building code reviews and applications.

“With the support of the IBA and NAHB, the Builders Association of North Central Indiana will continue to educate members, encourage youth opportunities within our industry and support affordable housing in Indiana,” Harvey said. “All of the IBA members across the state of Indiana stay in constant contact with our local and state leaders to support and protect our building industry. It does not matter if you are building a new home, renovating an existing home or doing it yourself. Your first call should be to a local builders association member for supplies and services.” n

It was just this time last year when many were familiarizing themselves with Zoom video conferencing. Now it seems hard to imagine a workday without such an integral piece of technology. Nevertheless, there is room for further user refinement with the following advice, all of which is sure to make an individual the envy of all other meeting attendees.

PROPER POSITIONING Tyrus Tucker, Mighty Mics’ tech guru in Goshen, encourages Zoom users to situate themselves in such a way to give the effect of an individual sitting across from another at a table with four feet of space between them. “In other words, try to have the upper half of your torso, along with shoulders and full head, in the frame and a couple of inches above your head visible when looking at the Zoom video.”

TIPS Tucker further outlined some helpful reminders concerning Zoom etiquette: 1. If you don’t have access to a webcam, make sure to have a picture of yourself in your square so people will know who is speaking when it’s your turn.

2. The same conventions of face-to-face conversations apply in Zoom meetings.

Try to look into the webcam/laptop camera when speaking to get as close to maintaining eye contact with colleagues as possible. Do the same in return when others are talking to show you are actively engaged and listening.

3. Avoid the issue of overlapping dialogue by allowing time before speaking after someone else because there will always be some lag from person-to-person.

4. Try to keep meetings to no more than an hour in length to hold participants’ attention.

Total time: 30 minutes | Yield: 6 fajitas 2 large portobello mushroom caps, sliced into 1/4-in ch strips 2 medium yellow onions, sliced into 1/4-inch strips 2 large red bell peppers, sliced into 1/4-inch strips 2 tablespoons vegetable oil 2 1/4 teaspoons taco seasoning 6 flour tortillas (6 inches), warmed 1/4 cup roughly chopped cilantro avocado (optional) salsa (optional) hot sauce (optional) lime (optional)

Preheat oven to 400 F. Line large 18-by-13-inch baking sheet with parchment paper. Set aside.

In large bowl, toss mushrooms, onions and peppers with oil and taco seasoning. Distribute on baking sheet. Roast 25 minutes, tossin g halfway through, until veggies are fork tender and edges are slightly brown ed.

Serve with warmed tortillas and garnish with cilantro. Top with avocado, salsa, hot sauce or lime, if desired. n
