Welcome to the 2024 Parade of Homes Plus hosted by the Builders Association of Elkhart County. The Builders Association of Elkhart County celebrates 56 years of building excellence and proudly presents to you the 2024 Parade of Homes Plus.

As chairperson of the 2024 Parade of Homes Plus and vice president of the BAEC, I am excited to present 17 outstanding homes with their unique styles, design, craftsmanship and the newest trends in the industry — all set in beautiful surroundings. We are excited to present five of these homes to you at one central site in the Bristol area Chelton Glen neighborhood, with the remaining homes scattered across Elkhart County and just over the state line in Michigan.

I would like to recognize Kevin Yoder with K.W. Yoder Construction as our Legacy Builder of the year. Kevin has been a member of the BAEC since 1994, has served as past president of the association and is a leader in the building community. Thank you, Kevin, for your commitment to our industry and all that you have done to promote and be a part of its progress.

Finally, a huge thank you goes out to BAEC Executive Officer, Niki Groves, and her office manager, Jennifer Meier, and to all the members of the Parade of Homes Committee as well as those faithfully working behind the scenes. President’s Message

On behalf of the Builders Association of Elkhart County (BAEC) and its members, I would like to welcome you to the 2024 Parade of Homes Plus.

This year’s Parade of Homes is exciting in many ways. For the first time in many years, we have a Central Site with five featured homes and one home under construction. The central site is unique with all six homes all within walking distance of each other in one neighborhood.

We are also featuring 11 other homes throughout Elkhart County and surrounding areas including two Remodelers Showcase projects as well.

K.W. Yoder Construction, owned by Kevin Yoder, is this year’s Legacy Builder. K.W. Yoder Construction has been building homes in the Elkhart County area for 37 years and has been a member of the Builders Association of Elkhart County for 30 years. Thank you, K.W. Yoder Construction, for your years of membership with the BAEC and congratulations on being this year’s Legacy Builder.

Another thank you goes to Emerald Chase Land Development for the opportunity to have a neighborhood host a central site this year, as well as to all the builders that have homes in this year’s Parade. Of course, the Parade of Homes would not be possible without the hard work and dedication of the Parade of Homes Committee, BAEC associate members, sponsors and Niki and Jennifer from the BAEC.

Being involved in the Parade of Homes over the years myself, it is always great to see everyone out observing the trends, craftsmanship and getting ideas for building or remodeling. My personal favorite is hearing about how many folks make an annual tradition of going to the Parade of Homes and how much they enjoy it every year. Kevin Yoder, owner of K. W. Yoder Construction, knew as a teenager what he wanted out of life. “I knew when I was 16, that I wasn’t getting married until I was 25, owned my own business and owned my own home”, he said. While in high school he started working in a grocery store and soon was promoted to produce manager at the age of 17, then he moved into the RV industry, but knew it wasn’t for him, he wanted something different.

Not yet knowing what that was Yoder and three friends decided to travel, and left Elkhart and traveled west camping in the Rockies and at multiple camp sites across many states. They traveled to the west coast in Northern California, then south to Mexico, finally ending up, 6 months later, on Padre Island, Texas, broke. Fortunately, for them there were construction jobs on the island and Yoder got them all a job with an excavation company a mile down the road from the campsite. This was his first step toward his career in construction. Yoder remained in Texas, as his friends moved on, and worked as a heavy equipment operator for another year before Elkhart called him home.

Once back in Elkhart, Yoder returned to RV work, but knew this wasn’t his path to take.

He answered an ad in the paper that read “Framers needed” with a phone number. He was hired, even though he knew nothing about framing houses. “But I understood hard work and was prepared for it” he said. The day he started he was one of six hired. At the end of the day, he was the only one left. He was 20.

Within a year he was leading a framing crew for his employer. “I knew once I started framing, I was going to be a builder,” he said. This was in the early 80s when nails were driven by hand, roofs were stick framed, and framers moved all the lumber by hand. The work was hard, but Yoder developed a team that worked together and would frame a home every week.

In Nov. 1986, Yoder purchased his first home, started K W Yoder Construction Inc. in March 1987, turned 25 in May, and was married in June.

Yoder knew he wasn’t college material. He made a point of taking business courses in high school, so he had some idea of how to handle business basics, contracts and filing taxes. The rest, Yoder

noted he would figure out as he went. Jokingly, he stated he attended the school of “Hard Knocks”.

As a contractor, Yoder learned quickly how to deal with subcontractors and scheduling. He learned more about each and every trade, including finish trim work, cabinetry, plumbing, electrical, HVAC and the permitting and inspection process. In 1989 Yoder built his first home for his family. Yoder used it as a learning experience, so he could be prepared when working with clients.

What Yoder loves most about being a contractor is working with his hands and being out on the job site with the crews. Yoder loves the building process and interacting with his clients and is constantly looking for ways to improve the process. “I like taking the project from the design to the completion and seeing our clients happy.”

He said he dislikes being stuck in the office behind a computer.

When he first started out, he wanted to build high-end custom homes, and targeted the best high-end builders in the area as his competitors. Yoder put his name on the company because he stands behind what he does and it’s important to him that the client knows that. It’s that philosophy that led to his company logo “Exceeding your expectations.”

Clients

K. W. Yoder has truly been blessed. Yoder and his team have had the best clients to work with. Yoder noted the building process involves 10,000 decisions, the first is deciding to build a home. Second is deciding who they will trust to build it. K. W. Yoder holds that trust firmly and close to his heart. Doing so leads to long happy relationships. “We communicate sincerely and honestly with them. Doing so makes the whole process more enjoyable,” he said.

The Team

Yoder said, “The process of building and maintaining a great team is necessary”.

Yoder recognizes that his wife Judy is his MVP. “She is by far my biggest supporter, and I am a better man because of her,” he said.

Judy also supervises the final cleaning and punch list for the home. “This is important because this is what our clients see.”

“It takes a lot of skilled individuals to do what we do.” Yoder feels confident in his employees and holds them in the highest regard. “We are a Family.”

His team includes Mike Devenney- construction foreman for 19 years. Dan Schaubert- VP of operations for 11 years. Connie Fortsonoffice manager of 6 years. “Each one of these individuals provides a great service every day for our clients,” Yoder said.

Yoder also employs some high school age men. Cadon Musser- home schooled and aspiring to be an architect, and Ben Rohm- currently in the second year course at Penn Building trades. He has a promising career in home building. Both of these young men are critical to the future of the home building industry. With the average age of a construction worker being Yoder’s age of 61, the industry needs programs like “Building your Future” which is promoted by the Builders Association of Elkhart County. This is a great industry to work in.

Yoder is also very proud of the team of craftsmen, tradesmen and suppliers that work in the homes. “They know the level of quality and expertise we expect, and they deliver” he said.

Yoder looks forward to having you visit his Parade Home and the new properties available at ReYo Ridge. All the properties are 10 plus acres and will be a gated community. We are sure you will enjoy the trip.

Looking back through the years of owning and operating K. W. Yoder Construction, Yoder said, he feels that this was what he was meant to do. ‘There have been many challenging years, but never has he felt differently. God has his hand on all of us, and sometimes we don’t know exactly what the next step is, but he does. I have always trusted that”.

We want to thank the BAEC for acknowledging K. W. Yoder as the Legacy Builder. “It was an unexpected surprise and we have always appreciated the work that is done by the Builders Association as they continue to advocate for all builders and associate members”.

These acronyms represent EDUCATIONAL DESIGNATIONS the builder and remodeler has achieved to improve his/her understanding of the construction industry. They represent many hours of continuing education.

The Indiana Quality Assurance Builder Standards provide, for the first time ever, new homebuyers and remodeling customers a way to measure their builder and the project against an industry approved set of standards.

These Standards have been developed as a service to the new home consumers and remodeling customers. These Standards create a series of performance standards that builders and customers can use to communicate and understand other’s expectations regarding building sizable residential home remodeling projects ($5000.00 or more).

The Standards address the most prevalent issues that arise between the builder and the customer before the

CGP Certified Green Professional is for single family builders, multifamily builders, remodelers, developers, land planners, architects and designers, energy raters, home inspectors, utilities staff, product manufacturer and supplier.

CGR Certified Graduate Remodelers is an exclusive professional designation program designed to increase a remodeler’s professional credibility by identifying those who demonstrate exceptional business integrity, competence, and a solid track record of consumer satisfaction.

CGB Certified Graduate Builder is an exclusive professional designation designed to emphasize business and project management skills as the key to a professional building operation.

GMB Graduate Master Builder is the highest professional designation awarded to builders. These courses are more advanced with in-depth instruction geared for experienced building professionals. This designation will enhance credibility as a reliable source of information.

CAPS Certified Aging-in-Place Specialist is a professional designation designed to expand your understanding of the aging-in-place market, provide the necessary technical knowledge and resources, and give tools to gain access to the market.

ENERGY STAR is a joint program of the U.S. Environmental Protection Agency and the U.S. Department of Energy helping us all save money and protect the environment through energy efficient products and practices.
