President’s Message

Welcome to the 2023 Parade of Homes sponsored by Builders Association of Elkhart County (BAEC)! The BAEC is very grateful that you chose to spend your time and money to view the homes in this year’s parade. As one of the builders in this year’s parade I join with the other builders in thanking you as well.

This is the BAEC’s third year to feature a Legacy Builder – a BAEC member who has been building homes in the area for decades. This year’s Legacy Builder is Fireside Homes. Tim Miller (founder) crafted his first parade home in 1985 and has presented beautiful custom parade homes every year since! Following Tim’s retirement in 2019, James Byars purchased Fireside, continuing the legacy Tim created.

I have been proud and fortunate to be involved in and a part of the residential building industry in Elkhart County since the mid-nineties. I have been involved in the BAEC for about the same amount of time and continue to be impressed by what the BAEC does and represents. Niki Groves and her staff of one, Jennifer Meier, deserve a huge thank you! I also want to thank Bill Hays, this year’s Parade of Homes committee chair as well as the entire Parade of Homes committee for the time and effort they have put into the event this year.

Fireside Homes’ 2022 BAEC Parade of Homes entry

Fireside Homes’ Mission is to build relationships, one home at a time.

Recognizing that customers have chosen Fireside, we are committed to serving clients with excellence in every aspect of the building experience and providing the greatest value, with high-quality craftsmanship and on-time completion in each home built.

“Our scope of work includes quality custom built homes, along with custom remodeling throughout Michiana,” said owner James Byars.

Fireside Homes is this year’s Legacy Builder.

History

Tim Miller started Fireside Homes Inc. in 1985 and began developing residential neighborhoods in 1986. Fireside has built over 650 homes and has developed 24 communities with more than 1,200 home sites throughout Elkhart County. Byars purchased Fireside Homes from Miller in 2019.

“Our culture is really good, and we get high marks from our clients. That’s what sets us apart. We are dedicated to being the best builder, developer and remodeler in the Michiana area.”

Timberstone, the area’s premier active-lifestyle community, is currently being built. “We are in phase five,” said Byars. “We will have 60 new lots.”

“The majority of the building we do is custom homes on acreage and lakefront properties. We do specialty building projects. For instance, we built three different gyms, pool houses and indoor golf simulators. We do craft rooms and home offices.”

Fireside prides itself during the design process. First, said Byars, “We sit down with the customer and do a needs assessment. Why?”

“Because everybody’s story is different,” Byars said.

“Fireside Homes is based out of Middlebury, and faith-based principles permeate the culture of the company,” said Byars.

“Once we do that, we start the design process that meets the needs and lifestyles of families,” he said.

“One of the benefits of working with us is our flexibility and the ability to adapt to change.

“We stay up to date on trends. We try to combine trends with practicability. We have a lot of discussions (with clients) about function,” he said.

Another custom home community is Sandy Creek, located in Cleveland Township. With many pond and creek lots to choose from, Sandy Creek boasts beautiful views of the natural surroundings. With a scenic country setting at a location close to everything you need, Sandy Creek is sure to be a great place to raise a family.

The Indiana Quality Assurance Builder Standards provide, for the first time ever, new homebuyers and remodeling customers a way to measure their builder and the project against an industry approved set of standards.

These Standards have been developed as a service to the new home consumers and remodeling customers. These Standards create a series of performance standards that builders and customers can use to communicate and understand other’s expectations regarding building sizable residential home remodeling projects ($5000.00 or more).

The Standards address the most prevalent issues that arise between the builder and the customer before the

project, during the project, and most importantly, after the project is completed. All too often it is the unrealized or undiscovered expectations that create the majority of the problems encountered in the building/remodeling process. The Standards will help eliminate these problems before the project even begins.

The Indiana Quality Assurance Builder Standards provide you with the confidence that professionals in the industry are handling your project. Make sure your builder or remodeler is a member of the Builders Association of Elkhart County and a Standards Builder and/or Standards Remodeler and be sure that you request your Standards manual at contract signing or at closing.

CGP Certified Green Professional is for single family builders, multifamily builders, remodelers, developers, land planners, architects and designers, energy raters, home inspectors, utilities staff, product manufacturer and supplier.

CGB Certified Graduate Builder is an exclusive professional designation designed to emphasize business and project management skills as the key to a professional building operation.

CAPS Certified Aging-in-Place Specialist is a professional designation designed to expand your understanding of the aging-in-place market, provide the necessary technical knowledge and resources, and give tools to gain access to the market.

CGR Certified Graduate Remodelers is an exclusive professional designation program designed to increase a remodeler’s professional credibility by identifying those who demonstrate exceptional business integrity, competence, and a solid track record of consumer satisfaction.

ENERGY STAR is a joint program of the U.S. Environmental Protection Agency and the U.S. Department of Energy helping us all save money and protect the environment through energy efficient products and practices. Look

GMB Graduate Master Builder is the highest professional designation awarded to builders. These courses are more advanced with in-depth instruction geared for experienced building professionals. This designation will enhance credibility as a reliable source of information.

These acronyms represent EDUCATIONAL DESIGNATIONS the builder and remodeler has achieved to improve his/her understanding of the construction industry. They represent many hours of continuing education.
