BUILDING REGULATIONS. Debriefing the design regulations of the given plot in the waterfront residential district, I concluded in creating a high-rise building that will consist of: A. Basement car parking and MEP areas.

B. Ground floor double height floor that includes: • • • • • • • • •

Drive through and drop off zone Valet parking service point Entrance lobby Reception area Clubhouse F & B areas Building administration offices Access to the sea front pool area and garden Outdoors F&B areas and swimming pool

C. Gym and SPA Mezzanine floor.

D. Twenty-two floors of residential areas that are divided into two types of typical floors: • Typical floor with 6 dwelling units – 2 two bedrooms and 4 one bedrooms.

• Typical floor with 6 dwelling units - 2 one bedroom and 4 two bedrooms including 2 duplex flats.

E. Roof area with open swimming pool and open air seating areas and a separately MEP area.

F. TOTAL F.A.R = 20.160 SQ.M. G. TOTAL DWELLING UNITS = 120 including one bedroom, two bedrooms and two bedrooms duplex flats.

H. TOTAL PARING SPACES REQUIRED = APPROXIMATELY 160 (including F&B areas and visitors)
