History The Gros Ventre North subdivision is on West Gros Ventre Butte. Other subdivisions on the butte are Bar Y Estates at the south end of the butte and Gros Ventre West, between Bar Y and Gros Ventre North. The Bar BC Ranch is a development of Hillwood, a Ross Perot company; it consists of 1,400 acres at the north end of the butte and in Spring Gulch. The Mountain Laurel subdivision consists of three lots inside the entrance to GVN. The north end of the butte borders the Gros Ventre River. The Walton ranch borders its west side and Spring Gulch borders the east side of the butte.

Gros Ventre North Subdivision

Albert and Anna Pratt owned most of what are now the Gros Ventre North and Mountain Laurel subdivisions on West Gros Ventre Butte. The property was ranched by the Hansen family, who were neighbors to the south and east. The Pratts willed the property to the Pilgrim Holiness Church of Indiana. In the mid-­‐1970’s, Dick Shanor of Sheridan Wyoming bought the property from the church and created the Gros Ventre North subdivision. Shanor sold some lots but was unable to finance completion of the improvements. In 1982, West Jackson Properties acquired the unsold Shanor lots. By 1990, West Jackson Properties finished road construction and installed a new water system, with a second well and a 200,000 gallon buried water tank at the top of subdivision. Wyoming consists of cities, towns, and townships. Townships are identified by their township-­‐range grid coordinates. The Gros Ventre North subdivision is in T41N, R116W. Every township had a school lot which was owned by the state. The third filing of Gros Ventre North in 1990 consisted of lots 72-­‐86. Most of that land was part of the 80 acre state school lot.

Previously the school lot had been leased by the Hansen’s. In 2003, the association built a trash shed to house the trash dumpsters which we share with the Gros Ventre West subdivision. The association also built an entrance and installed bollards to limit access. In 2004, a third well was added to the water system.

The Walton Ranch The Walton Ranch borders the west and part of the north edges of the Gros Ventre North subdivision. The 1,800 acre ranch was acquired by Paul and Betty Walton in 1957. The ranch is currently owned by their children. Between 1983 and 2000, the ranch was protected by several conservation easements. The easements do not allow any division of the ranch and allow only three home sites beyond what existed there in 2000. For many years, cattle were herded from the ranch to their summer range in the Gros Ventre Mountains. When at the ranch, cattle freely roamed West Gros Ventre Butte. After our subdivision was created, a fence was put up in order to keep the cattle out of the subdivision. The conservation easement gift of the Walton Ranch is the second largest private conservation effort in Teton County history, behind only the Rockefeller family’s gift to Grand Teton National Park. We are grateful for the vision of Paul and Betty Walton, and for the extraordinary legacy they gave to Jackson Hole.

Spring Gulch The Spring Gulch corridor separates East and West Gros Ventre Buttes. It has been ranched for over 100 years. In the 1890’s, Peter Christofferson Hansen homesteaded in Spring Gulch. He held the earliest water rights for water from the Gros Ventre River, with a priority dated from June 1894. In 1916, Struthers Burt and Horace Carncross (the B and C in the name the Lower BC Ranch) purchased land on Spring Gulch Road to raise hay and cattle for the first dude ranches in Jackson Hole. The Lower BC Ranch was later acquired by the Hansen family. Cliff Hansen, son of Peter Hansen, was a former US Senator and Governor of Wyoming. Land at the southeast end of the butte was part of the Vogel Ranch, also owned by the Hansen’s. 900 acres of that land, on Vogel Hill and in Vogel Draw, was give by the Hansens to the Teton Science School, to house what is now called the Journeys School. Cliff and Martha Hansen gave the ranch to their daughter, Mary Mead, who died in a horseriding accident in 1996. The ranch was then inherited by her three children, who have sold most of the property. The Jackson Land & Cattle Company, owned by Richard Fields, now occupies over 2000 acres acres across the Spring Gulch corridor, including the property which was the Spring Creek Equestrian Center. The ranch promotes the American Quarter horse and hosts working cow horse competitions. Brad Mead, a son of Mary Mead, still runs cattle in Spring Gulch.

The Lucas family owns land in Spring Gulch north and east of the Jackson Land & Cattle Company. Hillwood, a Ross Perot Jr. company, developed the residential Bar BC community on land acquired from the Mead children, in the northwest part of Spring Gulch and on the north end of West Gros Ventre Butte. The Jackson Hole Land Trust holds a conservation easement that protects 181 acres immediately north of Highway 22 in Spring Gulch. It also holds easements on some of the property owned by Jackson Land & Cattle.
