I really appreciate reading your magazine and the useful information found therein. I also am grateful for the voice you give your readers allowing us to bring important issues to the fore. And it’s for the purpose of the latter which I am writing now. Many of us women shop in the morning. As soon as the last kid is on the bus at 9:15 am, I am ready to go. But most stores only open their doors at 11 am or so. The earliest time I’ve seen a non-food store open in Monsey is 10:30 am. Many of us work in the afternoons. Many of us have little kids coming home from playgroup at 2:30. Why must we postpone our errands and clothing shopping for nearly two hours?! I, and many of my friends and family members, have had the experience of waiting outside a store at 11:10 with a sign posted on the door that hours are 11-6. At 11:20 the salesperson, with a bright smile on his/her face, saunters to the door, unlocks it grandly, and graciously asks if I’ve been waiting long, after which s/he profusely apologizes. Please, Cut it all out; if you’re opening the door so late in the day, at least be on time! Your apologies will not give me back my time. We keep on hearing how Monsey is changing. I needed a Shabbos outfit and went to the local heimishe shops. It was Friday and the parking lot was filled with cars. As I headed towards the clothing store, there was a man collecting tzedakah. I gave him a dollar and continued on my way. Although it took a while, I finally found a top I liked. I paid for it and shopped at a few other stores. Once I was finished, I headed home. As I was unloading all my packages from my car, I realized the Shabbos top I had just bought was not there. I drove back to the mall and retraced my steps but I didn’t find my top. Exhausted, I went home and accepted that it was bashert for me not to have that top. I stepped into my house and went to listen to my messages. One message was from a lady who said she found my bag in a shopping cart outside. Although I usually put my receipt in my pocketbook, this time, by hashgacha pratis, it was in the bag with my name and phone number on it! Maybe it was the tzedakah I gave the man? Who knows, but a big thank you to the lady who did the right thing!

Limiting Beliefs: Part II I would like to share two stories that I heard a while ago. There was once a woman who attended a weight-loss seminar and complained to the keynote speaker that despite “trying everything,” she couldn’t lose weight. “You’ve tried everything?” asked the speaker. “Everything,” the woman replied. “What were the last hundred things you tried?” asked the speaker. “Well,” the woman admitted, “I haven’t actually tried a hundred things.” “Then what were the last 25 things you did?” asked the speaker. “I haven’t exactly tried 25 things really, either,” the woman responded. “So how many things have you actually tried?” the speaker asked. “Maybe five or six,” said the woman sheepishly. Here’s the second story: Another woman complained bitterly to her doctor that obesity runs in her family, so the doctor replied, “No, the problem is that no one ‘runs’ in your family.” He went on to explain that while some people actually try 100 things in their effort to lose weight (though it depends on how they define “trying”), and while there is definitely a fat gene that runs in certain families, overweight people are typically influenced by their environment and are more a product of their family’s eating habits than their genetic coding. When you have heavy parents and are brought up eating the same portions and ingredients as they do, chances are that you will be heavy as well. The good news is that genes don’t have to control us; rather, our habits and actions are what affect our genetic expression. The food you eat, along with your attitude and overall lifestyle, affect which genes will be expressed and which ones will be suppressed. It’s all in your power,

Our beliefs are ingrained in our subconscious, and although you can say with your conscious mind, “Of course I want to lose weight and stay that way,” if your subconscious mind doesn’t believe you can, you risk abandoning your goals. And when that happens, you say, “I knew it; I always cheat and go off diets,” or you decide that something isn’t working properly in your body. The irony is that it’s all in your mind, and 99.99% of the time, it’s not related to your body in the least.

This is why you can go from one diet to the next, and blame your shortcomings on anything and everything around you. I would say that one of the scariest things for people is to challenge themselves and actually change their habits and behaviors. They think that because they’ve been doing something for years, they need to stay there. So, write down these two questions, and respond to them with as many answers as you possibly can: 1. What’s really holding me back from losing and maintaining my weight?

What is the best way to cut up a vegetable or fruit salad on Shabbos? The issur of tochen is when one takes an item that grows in the earth (‫ )גידולי קרקע‬and breaks it up into multiple pieces. Although in the mishkan, tochen was when the kernels were ground into fine flour, Chazal teach us that breaking up anything grown in the earth into multiple pieces is tochen, whether done through grinding, chopping, cutting or crushing. According to halacha, the issur of tochen applies even if the food was edible before the grinding and the food did not become more edible through the grinding process. Tochen applies also to nonfood objects such as wood, lead, rock, stone, etc. Tochen does not apply to foods that do not grow from the ground such as eggs, meat, fish etc. Therefore when making egg salad (eiyer tzievbel) the issur of tochen applies only to the onions. It is therefore assur to cut fruits and vegetables into small pieces. The poskim did not specify exactly what is considered “small” pieces, so two conditions have to be met in order for it not to be considered small pieces. 1. One should cut it into much larger pieces then one would do so during the week. 2. The size of the cut fruits or vegetables would be considered large pieces by most people. One should be machmir not to cut small tomatoes, peppers,

scallions, etc. into very thin slices or circles (even if they are not being diced). The Rama rules that one may cut vegetables into small pieces using a knife in the middle of the seudah or within a half an hour before the seudah. However, according to the Mishnah Berurah, one should be machmir and not cut into very small pieces, even in the middle of the seudah. Spreading avocado on bread, crackers etc., or mashing bananas is assur, because the food becomes small pieces, and then solidifies into one piece. It is muttar to mash foods such as bananas, avocado, or other fruits or vegetables in order to feed babies or elderly people. However, this should be done only right before eating. But according to the Chazon Ish, mashing of bananas and avocados is a stricter form of tochen and is always assur, without the above leniencies. Therefore where there is a need to feed the elderly or infants one should do so with a complete shinuy, using the handle of a fork on the back of a plate. There is no issur of tochen on foods that are fully cooked, such as potatoes or jam that has pieces of fruit in it. Therefore; • One may cut potatoes into small pieces in order to make a potato salad. • One may mash potatoes with oil or mayonnaise. • One may smear jam although it has pieces of

fruit in it. (The above applies only to tochen. As far as losh (kneading) is concerned, it will be discussed in the next article IYH) The above apply only if the food is fully cooked and softened to a state where the surface becomes a little mushy, and the cooked food almost falls apart when pressed with the hand. Food that was originally ground and then stuck together as one unit, is not considered tochen. Foods like bread and cookies etc. may be broken up completely. It is also muttar to mix them with any liquid. However they should not be crushed as fine as matzah meal. If salt or sugar became clumped together it is muttar to break it up into fine pieces, the way they were before they got clumped together, but not to break it up into finer pieces like confection sugar. All the above leniencies do not apply with regards to grinding, chopping, cutting or dicing food with a utensil that is specifically for these purposes (keli meyuchad l’tchina). It is assur to use such utensils on Shabbos. The definition of a kelei meyuchad l’tchina is any utensil that is able with one act to cut the food into small pieces that are considered nidchan. Food choppers or dicers are considered a keli meyuchad l’tchina because one chop cuts the vegetables to small pieces. The food chopper is therefore muktza and is a keli shemelachto l’issur. An egg or cheese slicer is not considered a keli meyuchad l’tchina because the food would have to be put into the slicer a few times in order for the food to be considered small pieces. It is muttar to crush pills with a pill crusher. Thick dried mud may not be removed from one’s garments or shoes if the mud will crumble, as this is considered tochen. Although the mud was originally separate pieces, since it got stuck together by the rain and not through the act of a human being it is considered like a grown kernel.

Reb Shlomo Hill

Long-time Monsey resident Reb Shlomo Hill, an ambassador of Yiddishkeit in the entertainment world, passed away last week at the age of 94. Born Solomon Krakowsky in 1922 and the grandson of a Rachmastrivka chasid, Reb Shlomo began his career working in the film and theater business, in addition to spending four years in the navy. Highly regarded as an up-and-coming talent, Reb Shlomo seemed to be headed for fame and fortune in the entertainment world, when a line about religion in a play ignited a spark in Reb Shlomo’s neshama. “I slowly became aware that there was something more profound going on in the world,” Reb Shlomo would later tell others, adding, “I was provoked to explore my religion.” That exploration involved into a full-fledged commitment to a life of Torah and mitzvos. Despite the difficulties, Reb Shlomo refused to compromise on his Yiddishkeit, passing up important roles that would have conflicted with Shabbos or yomim tovim and making tefilla b’tzibur a priority. One member of the entertainment industry who worked closely with Reb Shlomo praised him not only for his remarkable intelligence, but also as having “more moral authority than anyone else” in his field. Reb Shlomo built a close relationship with the Skverer Rebbe, Rabbi Yitzchak Yosef Twersky. Asked once to share what drew him to the Rebbe, Reb Shlomo said that seeing talented dancers in Skver, who danced with their neshama, not their bodies, had affected him profoundly. Over time, the Rebbe advised Reb Shlomo how to grow spiritually in his career and he successfully managed to continue in his chosen craft while remaining unflinchingly committed to a Torah lifestyle. Reb Shlomo delved into the real estate business while also immersing himself in his study of Torah. A beloved father, grandfather and great-grandfather, Reb Shlomo was highly respected as a speaker and as a true role model who inspired many with his emunah and his avodas Hashem.

Significant rainfalls over the last few weeks means good news for Ramapo residents as Rockland County takes its water conservation policies down a notch. Water restrictions have been lowered from Stage II to Stage I, allowing residents to hand wash cars and to wash paved surfaces, including sidewalks, driveways, and patios. Properties with odd number addresses can now water lawns, gardens and plantings on odd days of the month, with even numbered properties to be watered on even days of the month. While watering with a hose can take place at any time on designated days, watering via automatic or in-ground irrigation systems should take place only between midnight and 6am or 4pm to 10pm. Restaurants can still serve water by request only, and the use of non-recycled fountains, artificial waterfalls, and reflecting pools is still prohibited. (Rockland Times)

Community Emergency Squads Pitch in After Two Boys Get Lost at Bear Mountain State Park

Members of Hatzolah, Chaverim, and Misaskim were among the many volunteers who flocked to Bear Mountain on Thursday night and Friday morning after word went out that two 16-year-old boys from Brooklyn went missing on Thursday afternoon. The two 16-year-olds were part of a large contingent from Camp Karlin Stolin that went hiking at Bear Mountain on Thursday and were among a group of six who got lost. While four boys managed to find their way to Seven Lakes Drive, the remaining two spent the night in the park as members of the New York State Parks Police searched for them throughout the night. Volunteers were allowed back into the search area on Friday morning and their situation began looking up when they met a hiker with a cell phone. After using the phone to call for help, rescuers managed to track the phone and located the two boys near the Perkins Tower area. The teens were slightly dehydrated but were otherwise in good health.

In a complete departure from his previously strong stance against illegal immigration, Donald Trump said last week, “There certainly can be a softening because we’re not looking to hurt people. We want people — we have some great people in this country.” This remark was made while answering a question about deporting illegal immigrants currently in the United States. Trump’s policy throughout the campaign had been that he would deport illegals, going so far as to call for a deporting force, and then build a wall to keep them out. His perspective seems to have changed drastically over the last week. In one interview he said he would “work with” immigrants who are paying their taxes. In his words, “I will be making a major speech on ILLEGAL IMMIGRATION on Wednesday in the GREAT State of Arizona. Big crowds, looking for a larger venue.” If he does indeed suggest a policy that includes amnesty of some sort, it may help him win the Hispanic vote but will most likely hurt him with the alt-right, who have been his strongest supporters all along.

Stone By Chany Rosengarten Recap: Malka’las parents reluctantly give her their bracha to go to America, because the only alternative is sending the children to the orphanage. Malka’la turned her head to the window, because the woman in slacks sitting right next to her didn’t have to see an ugly face, emotions ravaging its landscape. Also, because the terror that gripped her as the metal holder of seats and passengers lifted off the ground was offset by watching it happen, how far from the ground, how small the land became, until it was just a sand-colored carpet knocking at the Mediterranean waters. This was the first time she had left the earthly grounds of the Holy Land, the land that could have held her her entire life until it accepted her back into the arms of her grave. But the Land had not provided for her. Or was it she who wasn’t able to provide for herself, was it she who needed to be spit out? The question didn’t matter so much, because she was a mother of children and she needed to feed them. Any mother is willing to do anything for her children, and this is what she had done, only she knew nothing of

the greatness of her acts, only the devastation. They had lost a father. Now, for a time, they had lost their mother too. But they hadn’t really. They had their mother’s courageous love. Only she could barely acknowledge that. Recha’le and Esther’ka, unlike at the orphanage, went straight into the arms of their grandmother, and it was Aharon and Perale who refused to let go of the fabric of her skirt. They remembered too well the morning after Nachman left them forever, how they woke up waiting for their father to water down their chocolate milk, but he never came, and Malka’la, exhausted, told them to take whatever they wanted, which for those two, was an invitation for drink up all the milk and eat the bread and spill… until Nachman’s siblings arrived at the house to sit on low stools, and when they saw the spilled milk, they yelled, and told the children, “Your father isn’t here

anymore, but that doesn’t mean you can do whatever you want!” and Malka’la, too spent to protect her children, started her decline into widowhood at that exact moment. The decline that led to mothering with a heart empty of joy and operating out of instinct, barking orders like a dog, cleaning them like a cat, all by rote. “Where are you going?” The woman in slacks turned to her, when the bird was safely midair, and carts with food were being rolled out. “I’m going to America.” “That much is obvious,” the woman said, as she unpinned her tray. “I’m going to New York.” “Do you mind if I ask why? You don’t look the type to be a traveler.” Tears welled up in Malka’la again. It wasn’t clear that this woman was asking out of compassion, but her words acknowledged what Malka’la knew. She wasn’t the type. She had torn herself away from her home, from her children, from her family,



from her city, from the Land, the Holy Land. Torn away. Only an airplane, going against the force of gravity, almost chutzpadik with the very laws of nature, could yank her away from what was hers, her type, her identity. The yank had started not today, but when Nachman, one night when they were going to sit together and talk, just didn’t arrive home. He was taken, brutally taken, and that happening continued to unravel until now, until this moment here in an air-

Let the carefree summerday-barbeque feeling stay, even as the girls are in uniform. Marshmallow, chocolate, and cookie — all in one… yum!

½ cup old fashioned oats 2 cups flour ¾ teaspoon cinnamon ½ teaspoon baking soda ½ teaspoon salt 2 sticks margarine

¾ cup brown sugar 1 egg 8 ounces bittersweet chocolate, cut into 30 squares 15 large marshmallows, halved

1. Preheat oven to 350°. 2. Combine all dry ingredients in a bowl. Slowly incorporate margarine and egg. Beat until just combined. 3. Drop by tablespoon on a parchment paper lined cookie sheet. Top each with a square of chocolate. Bake for 12-13 minutes until cookies are golden. Top each cookie with a half of a marshmallow. 4. Turn the oven on broil and broil cookies for 1 minute until marshmallows are lightly browned.

RICE KRISPIES BAR WITH PEANUT BUTTER AND CHOCOLATE

A cute twist on the standard peanut chew. It is simple enough that your children can make it on their own and the best part: it doesn’t need an oven!

1/2 stick margarine 1 bag mini marshmallows 2/3 cup peanut butter 1 teaspoon salt 12 cups crisp rice cereal 2 bags chocolate chips, melted ½ cup salted peanuts, chopped 1. Spray a 9x13 pan with cooking spray. In a large pot, combine margarine, marshmallows, peanut butter, and salt. Cook over medium heat until everything is melted, about 7 minutes. Add cereal and stir to combine. Press half the cereal mixture into the greased 9x13 pan. 2. Spread half the melted chocolate on top of the cereal. Repeat with remaining cereal and remaining chocolate. You should have cereal, chocolate, cereal, and chocolate. Sprinkle top layer of chocolate with chopped nuts. Cut into desired size bars.

when I was growing up in Queens, anytime you heard about anyone living in Monsey, the question was always the same: Do they live up the hill or down the hill? Years later when I moved to Monsey, I found out that the hill was actually West Maple Avenue and that Monsey had expanded way beyond its humble roots to encompass a far wider area. Today, the area that outsiders call “Monsey” encompasses an ever-widening circle of neighborhoods, including Spring Valley, Pomona, Wesley Hills, Suffern, Chestnut Ridge, Hillcrest, New City, Hillcrest, and more. Moses Einhorn, a licensed real estate salesperson for Keller Williams Hudson Valley Realty, said that price is a main reason for the explosive growth in the surrounding areas. “People can’t afford to live in ‘Old Monsey’ anymore,” Einhorn told The Monsey View. “People are looking at New City, Chestnut Ridge, and near Good Samaritan Hospital in Suffern.

Nothing will stop.” The only possible exception, at least for now, could be those who prefer to stay in the East Ramapo School District to avoid the potential conflict, as the Ramapo Central School District attempts to limit the number of busses used for students who live within its boundaries while attending East Ramapo schools. While there are some who prefer to live in more tightly clustered areas, Einhorn has found that most of his clients prefer a home that takes advantage of Rockland County’s more spacious vistas. “Anyplace that is affordable, where you can’t build multifamily houses, is what people want,” said Einhorn. Most buyers actually put the horse before the cart when it comes to buying a house, looking at properties before ascertaining just how much they can afford to spend.

“A house has nothing to do with you if you aren’t qualified to take out a mortgage,” explained Einhorn. “You need to contact your mortgage broker before you start looking at houses. Anything else is unrealistic, because why look at a house that lists for $600,000 when you can only afford $350,000?” Assuming that if you qualify for a car loan, you qualify for a house, is another mistake that people make when they start house hunting. “People may know their credit score and think that they will qualify for sure, without understanding that there are many things that factor into a mortgage,” said Einhorn. “If you don’t qualify for a mortgage, then why would you be going to look at houses?” Once that determination has been made, buyers can begin their search for a home of their own, armed with a realistic price range that can further narrow the field. Einhorn

No, acknowledges Einhorn. But having a professional involved in the process is a smart financial decision, despite the associated costs for both buyers and sellers. In addition to having extensive experience in the process of buying and selling — something that most people do just a handful of times in their

lifetimes — brokers have extensive databases of both available inventory and motivated buyers. Brokers can also be veritable fountains of valuable advice, and Einhorn himself has used a broker when buying and selling his own properties in order to take advantages of the many services they provide. “There are always new laws coming out, and it is important to have someone who is familiar with the latest legal issues guiding you in the right direction,” said Einhorn. “Real estate brokers are well acquainted with the paperwork and other requirements and can protect you from other problems that can arise during the process.” The benefits of sticking with



one broker, instead of working with multiple agents, cannot be overstated, said Einhorn. When you work with a single broker when either buying or selling a house, you build a relationship and have someone who is giving you their full attention. In addition, because all brokers are working with the same pool of houses, there is nothing to be gained by contacting various agencies. It is important to find a broker you’ll be comfortable with. Different brokers have different styles and it is important to find someone whose approach works well for you. “There are two kinds of people,” explained Einhorn. “Some are fast and want to be in and out of a house in 15 minutes, while others are like slow-moving vehicles and prefer to spend an hour checking things out. It is the same way with brokers, so it is important to find a broker who matches your needs. Investors might prefer a fast broker, while those in the market for a house might want someone who will spend a little more time with them.” Equally important is making sure that potential homeowners allocate enough time to see a house. “Don’t look at houses on a 30-minute lunch break,” advised Einhorn. “You are going to spend a few hundred thousand on a house. Milk you can buy on your lunch break. A house is something you need to understand, and you can’t see three houses in half an hour.” Those who move to Monsey with an eye towards further developing their property should look for an area that hasn’t changed its zoning qualifica-

Those neighborhoods would typically be more receptive to additional development than those villages or towns that have tightened up their zoning codes in recent years. Another important factor to consider when buying a house in Monsey, or anywhere else, is property taxes. “There are no areas that have

cheap taxes, but in certain areas they can be very, very high, with some as high as $20,000 to $25,000 a year in taxes,” remarked Einhorn. “If you see a house that is going for $500,000 in an area where others are going for $700,000, check out the taxes, which can be double from one house to another in similar locations.” A selling price that is significantly lower could also signal

By staying in touch with your brokers, you can often gain a lot.” Finding a broker you can trust is no less important when it comes to selling your home. “Whatever your situation you are likely to get better results if you sell through a broker,” noted Einhorn. “He can protect you from a variety of issues, can show your house so that you don’t have to take off from work to show the house to potential buyers, and can save you endless hassles by taking care of paperwork.” While there are those who elect to try to sell their homes on their own, statistics show that nine home sales out of ten go through a broker. Einhorn noted that a significant portion of the homes that he has sold were originally listed as “for sale by the owner,” before they decided they were better off going the professional route. “You get better results and value when you use a broker,” said Einhorn. “You get a smoother deal, even at the same price, and generally bring in 10 to 15 percent more on a sale that an owner would get selling on their own.” The most important part of choosing the right broker is exactly the same, whether you are buying or selling a house. “Find a broker that matches your needs,” reiterated Einhorn. “Once you do that, everything should go smoothly.”

By: B. Gordon On the surface, it may seem like a great idea: carve out a portion of your home, rent it out, and receive a steady influx of cash to cover your mortgage or bills. But it’s never so simple. “Renting out a house should be perceived as a business,” says Samantha Brooks, founder and CEO of a mortgage company. Like every business, sometimes you stand to gain, and sometimes you lose. Aside for the obvious benefits of renting out your home — such as increased cash flow and potential tax benefits — it’s also important to be aware of the potential pitfalls, down-sides, and losses. What are common landlord mistakes to be avoided? How do we determine whether renting out our place will be a successful endeavor or a failed investment? Learn from the common landlord mistakes listed below, which can determine whether you will emerge a winner or a loser.

NOT PROPERLY CALCULATING INVESTMENT COSTS

Like any investment, renting out your apartment comes along with a price tag. Obviously, maintenance and repairs, both for standard and aesthetic reasons, is necessary if you want to keep a steady influx of responsible renters. And even the most conscientious of renters will not leave your home or apartment in the same condition you would. Anticipate that a significant amount of profits will be used for fixing leaky roofs, pipes, and broken heating or airconditioning units. Most responsible landlords will consider switching from homeowner’s insurance to landlord’s insurance, which is approximately 25% higher than regular homeowners insurance. Keep in mind that after all is said and done, a chunk of your end-of-year profits will be going directly to Uncle Sam. This is not to mention even less anticipated, but relatively common, occurrences, such as irresponsible tenants, hefty fines for not keeping up with the zoning or rental laws of the municipality, and insurance claims. Sit down with a calculator — or better yet — an accountant, and write up the costs of renting out your apartment in order to determine whether the gains will be worth your while.

NOT BEING ADEQUATELY PREPARED Be prepared. Not everything will go perfectly smoothly all of the time. It is advisable to switch your homeowners insurance policy to a landlord insurance policy, which although more costly, offers an extra pillow of coverage, including any legal fees and lawsuits which might crop up during your tenure as a landlord, and any damage incurred as a result of a renter’s negligence. If you live far away from the rental home or don’t want the headache that comes along with renting out, you might want to hire a property manager. Many offer services which include taking care of your paperwork and taxes, checking up on the tenants, and handling regular maintenance and emergency repairs. Before renting out your home, inspect it thoroughly to avoid a possible future lawsuit. Check that the boiler is in good working condition, the driveway isn’t cracked, and the furniture, roofs, and floors are sound.

NOT FINDING RESPONSIBLE RENTERS OR ACTING LIKE A RESPONSIBLE LANDLORD Do your homework and make sure that the strangers you are letting into your home are not unsavory ones. Do a background check on their history, ask them to provide social security numbers, and check their credit scores. Don’t be shy; it is perfectly acceptable and advisable to ask prospective tenants what their monthly income is and why they are moving, as well as contact numbers of their employers/employees for references. Be sure to ask for a security deposit to cover the costs of potential negligence on their part. Considering renting out to a close family or friend? Think again. “Know the tenants, but not too well,” says Mark Burrage, director of home advice for USAA National Bank. It might become very difficult to enforce rules and payment deadlines for a relative or close friend or acquaintance.

NOT WRITING OR KEEPING SCRUPULOUS RECORDS

Do yourself a favor: Don’t ever rely on a handshake or word of affirmation to settle agreements. Write up a contract that is clear and all inclusive. This should include all your rules and expectations, including deadlines for payment. Penalties for not paying on time should be stated clearly and explicitly. If you want to make sure that the contract is halachically sound (in case you might ever need to present it to a beis din), it has to be free of erased words and cross-outs. Throughout the rental period, file away all important documents and forms of proof, including tax returns, receipts, records of eviction notices, and photographs.

You don’t want to get caught in the clutches of the IRS or become knee-deep with fines and lawsuits. Speak to your attorney or real estate accountant to become acquainted with the tax and local property laws. Just to touch base, here are a few examples of some laws you will need to be aware of: • The Fair Housing Act stipulates that every tenant has the right to normal living, maintenance, and repairs. Everything under this category is the landlord’s legal responsibility. • New York law dictates that a renter who doesn’t pay his rent be given at least a three-day eviction warning. • In New York, it is your legal obligation to inform a prospective renter whether there is any noticed mold or lead paint in the home or building. • Profits derived from renting out your apartment is considered income which must be recorded on your tax return (you will probably need a 1040 form). Learn from your lawyer or accountant which repairs can be deducted from the income and what is the maximum deduction amount you are privileged to. • Federal Law forbids landlords to decline renting their home or apartment to anyone because of his or her race, gender, orientation, religion, or country of origin. To avoid getting into trouble with the law, be smart about where and in which papers you choose to advertise your home. • Steering, or trying to steer someone in the direction of renting out your property is illegal. “Saying something like: ‘There are a lot of kids in this area who are the same age as yours,’ violates the law,” says attorney Kristi Bunge. Refusing a prospective renter by telling him that the home is no longer available when it is, in fact, available, is against the law and can bring about an unpleasant lawsuit. Like any business, much of the success in renting out your place lies in conscientious planning, responsible action, and continuous reassessment. Renting out your home can be profitable if you learn the art of mitigating the risks of the trade.

My Wonderful and Amazing Neighbors By Itta Shayowitz Moving into a new community is always a little stressful. You wonder who your new neighbors will be and what the community is like. In my opinion, the best way to judge the character of anyone, including your neighbors, is to see how they respond in times of crisis. Just a few months after we moved in, we had a family simcha down in Florida. The events of that fateful day proved to me that even when I’m not home, my wonderful neighbors will come through for me long distance! I’ll never forget that beautiful Friday morning. The sky was a brilliant blue and the roads to the airport were clear of traffic. It may have been January, but it was so beautiful out, it almost felt like summer. It doesn’t get better than that! My husband and I were relaxing in the car, listening to a CD that we had just purchased. We had dropped off all three kiddies at my brother’s house (he was gracious enough to have them) the night before, and we were on our way to the airport early in the morning, soon to join the rest of the family at the Shabbos bar mitzvah. As we sped along the highway, I did a mental checklist in my head. “Let’s see… Did I remember to pack a snood? Check. My

Shabbos sheitel? Check. Shabbos outfit? Check. Driver’s license? …. Driver’s license?! Oh no!!” My heart starting beating like crazy. “Umm, Dovid…?” “Hmm?” “Ummm, so I think I forgot my driver’s license at home.” My husband doesn’t panic easily. “C’mon,” he said. “Check your pocketbook. I’m sure it’s in there.” So here’s a little secret. I have this habit of leaving my pocketbook at home whenever I go out with my husband. That way I know I get to keep the pretty cash in my bag. (Hee, hee.) “Uh. You’re right. It’s in there. But I left my pocketbook at home.” It was a surreal conversation to be having as we were speeding closer and closer to the airport, and far ther a n d farther f r o m m y I D

that was sitting at home. Oh, and I believe I mentioned that it was Erev Shabbos! In January! With very little choice, we had to come up with a Plan B, and quickly. We had totally different thoughts on how to proceed. My plan? I would be a good wife, drop my husband (and his ID) off at the airport, and send him off without me. Then, I would drive back to Monsey and spend Shabbos with my brother’s family and my kids. Not my favorite option, as it meant I would miss the simcha, but in such situations, it is what it is. My husband had a totally different plan in mind. When all else fails, he proclaimed, you consult with other people. So we pulled over and started making calls. Luckily, we found somebody that told us without a doubt, that it is possible to travel

without the proper documentation, as long as you can present two pieces of ID with your name on it. Ahh, easy enough, I thought. I’ll just show them my credit cards… Yikes! My credit cards! They’re all in the pocketbook together with my license! (By the way, in case you are all wondering: I have since then never, ever left my house without my pocketbook. Lesson learned.) It was then that I thought about calling our neighbors, the Kleins. Maybe, just maybe, they could help. I wasn’t really sure how, but I was getting desperate. I called Shoshana Klein from the car. “Hi, how are you? Are you home now, by any chance?” “Hi Itta. I’m actually on my way to work. Why? What’s up?” So I told Shoshana the whole story, how I was on the way to the airport, but my ID was back home. Finally, I said, “Look, forget about it. I don’t want to bother you if you’ve left your house. I’ll call someone else.” But Shoshana was having none of it. “Oh Itta, how awful! Don’t even think of calling anyone else. I’m turning around right now. Just tell me your combination and I’ll take care of it.” Wow. I was overwhelmed with gratitude. “Thanks so much Shoshana. You’re amazing! Uh, just one more thing…” “Yes?” “Don’t look at the mess, okay?” Within minutes, Shoshana had located my pocketbook as well as my license. It was sitting on the kitchen counter where I had left it just the day before. But now what to do? How was it going to get to

the airport? We continued making calls, my husband on his phone, and me on mine. We asked everybody if they knew of anybody going to La Guardia airport that morning, and asked them to make more calls on our behalf. I knew we would need a miracle. A few minutes later (although it seemed like two hours) our miracle happened! A neighbor called in: “Hi, it’s Nechama Rosenberg. My husband is leaving to the airport in half an hour and I heard you were looking for someone. Does somebody need a ride?” I couldn’t believe this was happening! I told Nechama our story. Meanwhile, Shoshana drove over to the Rosenbergs and dropped off the license. (I never did get to find out if her boss actually believed her story of why she was late to work that day.) And an hour and a half later, Gershon Rosenberg pulled in at the Delta Terminal with our precious cargo. We ran to catch our flight, having arrived just in time to hear the ground crew announce: “Last Call for David and Itta Shayowitz, Flight 293 to Miami, departing from Gate 6.” And we made it! Tearful, joyful, and more than a little stressed out — but we made it. The simcha was absolutely beautiful. But not as beautiful as the heartwarming feeling I get everytime I think about this story and my wonderful and amazing neighbors. I know I am truly blessed to have found a one-of-a-kind community where people really care for each other and go out of their way to help others. Only in Monsey.

The Air Force “Thunderbirds” will present precision aerial maneuvers to exhibit the capabilities of modern, high performance aircraft. Their demonstration is a mix of formation flying and solo routines, which will demonstrate the training and precision of Air Force pilots.

The U.S. Navy F-18 Hornet Demo will feature the full capabilities of this twinengine supersonic fighter jet, which can be launched and landed onboard an aircraft carrier. Having a top speed that is almost twice the speed that sound travels, or approximately 1,200 miles per hour, this show will be fascinating.

The West Point Parachute Team will showcase their unique skills with freefall demonstrations by West Point cadets.

As commemoration of the 70th anniversary of the end of World War II, the B-25 Mitchell Bomber will be featured at the show. The world-famous Geico Skytypers will perform precision maneuvers, as well as “type� giant messages in the sky. Skytyping produces a letter every four seconds in a dot-matrix pattern. The messages are as tall as the Empire State Building and are visible for 15 miles in any direction! Among the other demos are a U.S. Coast Guard Search and Rescue demonstration, and fascinating aerobatics performance that leaves spectators mesmerized, as airplanes flip over, leave colored trails, and stay hanging in the air, or landing on an RV. There will also be an exhibit area of over 50 acres, with military and a civilian aircraft on display, including bombers, helicopters, and tanks. Come early enough to see the stuff on the ground before the flying starts.

Make Moving Easier on Your Kids Moving is hard on everybody, but especially young children. To toddlers, moving is like having their entire world taken apart, which literally is what’s happening. Although toddlers don’t have to face the financial and logistical stresses associated with moving, it can still be a difficult transition. Two-year-olds often struggle with mundane changes in their routine. If parents are sensitive to their children’s needs and fears, however, many stresses of moving can be mitigated. Tell your toddler only what she needs to know. Until you’ve finalized your moving plans, there’s no need to let your child in on them. Moving is a pretty big concept for toddlers; that little brain can comprehend only so much. Plus, if you change your mind, or a potential deal falls through, she may be even more confused or upset for no reason. HOUSE-HUNTING: Try to schedule appointments at a time when your child is fed and rested; mid-mornings or mid-afternoons are often a good time to try. Bring along a toy that doesn’t make noise or have small parts, and is lightweight enough for your child to carry. This way you and the realtor can talk easily. If it’s a nice day, you don’t

even have to bring your child indoors. Wait out in the yard with your child, while your spouse makes the rounds inside, then switch off. (It’ll take longer to see the house, but you’re less likely to miss something.) PACKING: When it comes time to start packing, ask your toddler to help you pack up her room. This will reassure her that all her toys and treasures are coming with her, and she’ll also be more comfortable knowing where her things are. You may have to repack later, but when you bring your kids into the process, it gives them a sense of ownership and control. Label her boxes clearly, and put them with the items that you plan to unpack first. If you are going to arrive at your new house before your furnishings and other belongings arrive, you may want to pack a small suitcase or box with your toddler’s most important paraphernalia and take that with you in your car. those people. Get them to give your child as a keepsake. Create a small photo album, or do something else creative to help your child feel connected. Once you move, call frequently and revisit pictures of old friends. Use photos strategically. Take pictures of every room in the old house. Is there a particular nook that your tot enjoys hiding in? Document all of it for posterity, and collect the photos in an album that she can flip through whenever she wants. When you put an album together, put a picture of the new home last. EMOTIONS: To a young child, the world is a big place filled with concepts that are hard to understand. They rely on objects they recognize to make sense of everything else. After a move, they may become clingy and fearful. You might want to let them carry around their “lovey” more as they adjust. Give your child extra attention. This is challenging when you’ve just moved and there are so many things to do, but remind yourself to slow down and give your child lots of attention. Put it on your todo list if that helps. If you work, take some time off or get up a little earlier in the morning so you can give the extra attention. TOURING: If possible, take your kids on an advance tour of your new house and point out sites

that will matter: the playground, school, and grocery. Doing so will help take some of the mystery and apprehension out of the move so your kids will worry less. If your children will be attending a new daycare or school, go and visit before the first day. Meet their teachers and let them see the classroom. On your last day at the old house, accompany your toddler on a tour of every room so she can say goodbye. While this exercise may seem silly and time-consuming to you, it means a lot to a toddler, and enables a smoother transition. MOVING DAY: When my sister recently moved, she let her children see the moving truck in the morning. Even if you don’t have the children with you the entire day of the move, the image of the truck helps them concretize the idea of moving. Children’s basic needs are pretty simple; they want shelter and sustenance. Once you’re at the new house, set up their room first. Make sure they have access to the possessions they love and use all the time, such as favorite books. That way, they have a safe haven to go to when they feel overwhelmed. Unpack the kitchen next, so your children know they can get something to eat whenever they want. Provide as much continuity as you can by maintaining the same bedtime rituals.

If possible, keep the old crib and sheets for the little ones. REGRESSION: Temporary regression is a natural way for young kids to deal with a stressful situation. Intense feelings about a move can also lead to sleep disruption, appetite change, clinginess, and tantrums. Some children become afraid to sleep by themselves, or become fearful. Usually, children will return to their normal selves after they’ve had an opportunity to adjust to their surroundings. If those feelings persist for more than a few months or interfere with everyday activities, check with your pediatrician. Call Wellspring for any concerns of you may have. Plan Ahead for Your Purchase by Ann Zeilingold What should one expect when he meets his mortgage professional for the first time? Is there a fee? What should one bring? What information should he make sure to walk away with, and even before all that, when is the right time to initiate contact with a mortgage professional? A person should reach out to a mortgage professional in the very beginning, even before he is quite “ready.” This initial meeting, which can take place in person, on the phone, and even (not optimally) via email, should be a fact-finding meeting. Potential borrowers need to know if their credit is where it needs to be, how much money they will need to be able to purchase a home, and if they earn enough to be able to be approved for a mortgage loan. They also need to know what to do if they are lacking in any of the above areas. Possibly, they need to strengthen their credit, and pay off some balances. Maybe they need a co-signer and need to figure out who is eligible to be one. Will any of their family members help them with a gift, and if their money is coming from a source not acceptable for the mortgage, what should they do? After this meeting, clients should be clear with where they stand; what the maximum purchase price they should be shopping for is, what they need to do, what the time frame is, and what the monthly mortgage payments will be. They also need to have a good estimate of how much money is needed to close. The paperwork required in order for the mortgage professional to answer all these questions is the following: The last two years’ personal and business federal tax returns, last one month of pay stubs, and last two months’ bank statements. If there is going to be a co-signer, the same

information is required along with the co-signer’s current housing cost (rent or mortgage). The meeting is normally ½ hour to 1 hour, depending on the complexity of the situation. Since it is all hypothetical at this point, the numbers are estimated, as are the taxes and insurance figures. Once the client starts shopping for a home, then the figures will be fine-tuned. Jay L. was looking into moving to Pomona. He was coming from Brooklyn. When we reviewed his documents, we realized that his credit score was low, mostly because he had allowed his credit to go dormant, meaning he had not used any credit cards for years. He also had very little of his own money in the bank, and he had been on his current job for less than two months, with no prior work history. After a lengthy discussion, Jay knew exactly what to do. We figured he would need three months to get on track. Over the next three months, Jay used his credit cards, minimally. He called his parents and grandparents who gifted


him money in order to purchase a home. He got letters from the kollels that he had been learning in for the past few years, who wrote him letters stating his affiliation and length of time he’d been there. Only then did he look for a home. He just went into contract and plans to close in the next 45 days. Yoel F. actually found a home. The sellers liked him, and wanted to sell to him. The problem was that his co-signer and his assets were not in place. He was under a lot of pressure because another offer had come in. Yoel could not put everything together in time and he lost the house. While disappointed, he understood that he had simply not been ready yet. Had he prepared prior to finding a house, this would not have happened, and he and his wife would not have needlessly suffer disappointment. Sharon L. wants to move from Brooklyn, but her credit

score is low. She contacted a real estate agent who actually found her a home to see. When a pre-approval was not forthcoming, the seller did not allow the home to be shown. Sharon wants to buy, but she will need a year to clean up her credit and to file their next tax return, since her husband is self-employed just short of two years. Sharon is waiting until next year. She knows what she needs to do and she has a clear plan. Since most initial consultations are free of charge, there is no reason not to plan your mortgage and the purchase of your home. Careful and advance planning can save you money, anguish, time, and anxiety.
