Press into a 10” round pan, bake for 10 minutes at 350° 2 unwhipped cream cheese 1 ¼ cup sugar 5 tbs flour 16 oz sour cream ½ cup Rosebud amaretto liqueur ½ tsp salt 4 eggs Mix well. Bake at 300° for 1.5 hour or until sides are set and center slightly shaky. Cool in oven

To the writer of last week’s letter regarding overdoing protein and a glutenfree diet: I’m worried that people will get the wrong message about protein, based on your letter, however, you did bring up valid points about balance. Let’s clear up the protein confusion. Balance, balance, balance is key to everything in life. Although you can eat more of a certain food for a limited time (for healing or medicinal purposes) the goal is to eat balanced “most” of the time. There seems to be a little confusion about protein intake. What is a normal daily intake? What is considered too high? With so many conflicting studies, it’s difficult to give an exact amount of what’s considered the perfect protein intake. Some people in the arctic live off protein and are said to be the healthiest, longestliving humans. Others will disagree and believe the healthiest people are vegetarians. So let’s go for balance here. On average, an adult that’s not very active (not exercising) can multiply their body weight by 0.7 to get a safe level of

protein consumption. So for example, if you weigh 160 pounds, multiply that by 0.7 and you get 112 grams of protein per day. It would look something like this: 4 ounces chicken or fish is approximately 28 grams of protein. One egg is 6 grams. An ounce of hard cheese is 6 grams etc. Now for adults that are active and exercising it shown to be totally safe to go up to at least 1 gram of protein for every pound of body weight. That’s because your muscles’ food is protein, and active muscles need to refuel. As with any change in your diet, it’s always best to consult your doctor, a nutritionist, or anyone familiar in this field. As for the “kids licking off the floors of the bus,” because they are so deprived of wheat by being on a gluten-free diet, please take into consideration that if there is no specific reason to go off gluten, and your kids’ mental health will suffer, it might be worth it to reconsider, and/or give them gluten-free snacks that they are happy with.

Reading the landlord’s letter last week made me think of my landlord, who, while rent prices are rising all around, did not raise my rent even once in the nine years that I’m living in his apartment. There are many people who do not take advantage of their tenants, and I, for one, am thankful that I’m lucky to have such a landlord. A grateful tenant
Dear Monsey View, Kudos on your amazing, interesting, and varied weekly magazine! I especially enjoy the letters to the editor that touch on sensitive issues such as the one written by “Someone’s Landlord.” That landlord has true compassion and emunah! Yes, It is outrageous that families who do not own a house, but rent, are expected to pay such huge sums. There is a vicious cycle going on somewhere. For example, the city raises taxes, or the schools raise tuitions and then BAM! Homeowners raise their rents. Perhaps legislation could be made for the benefit of those from the private school sector to receive a substantial property tax reduction? A percentage of those taxes are directed toward the public schools. There are countries (such as Canada), that give allowances to frum parents who send their children to religious schools and overnight camps. What’s with the good ‘ole U.S. of A.? Can we have some feedback from any of our dedicated politicians? How and when will this vicious cycle end? A Cry from a Tenant

I went there on a graduation trip a long time ago, but I would love to take my family there and I don’t know where to go. I would also like to see a section on the Catskills. I couldn’t find my cell phone! I had the sinking feeling that I had left it at the high school where I teach. Since I wasn’t going to be there for a few days, I asked my husband if he could drive me back to the school. He said, “No problem,” and we piled the children into the car to return. I went straight into my classroom, but couldn’t find my cell phone. However, I did find my roll book on one of my student’s desk opened up to the page that contained everyone’s grades. Underneath it was my plan book. I had forgotten them when I had gone to shut off a computer in the back of the room before I had left the classroom. I was very glad I went back to the school to look for my cell phone, as I was now able to prevent girls from accidentally seeing other girls’ grades. I also would have been lost planning for the next week without my plan book. Then on our way out of the building, one of my children noticed my cell phone lying on the hallway floor. Baruch Hashem we found it on our way out and not on our way in!

The Relationship Between Stress and Weight I think it’s fair to say that stress and weight are interrelated on a number of different levels, although stress tends to be written off as the sole culprit for many diseases and ailments. There’s definitely some truth to that interpretation, but there’s a whole lot more to the story. I would like to share something with you. Right now, as I’m writing this article, I am going through something fairly stressful. I can cope with the stress now, but just a few years ago, my reaction to stress would have looked a little something like this: food, food, and more food. I would eat cookies, cake, ice cream, and anything else that came my way in order to mask my emotions, using food to cope with my anxiety. I would have felt guilty about overindulging, but that would only make matters worse. And do you know what would happen then? That’s right – I would indulge in even more food. However, thanks to the most awesome technique – the Emotional Freedom Technique (EFT) that Hashem sent us – we can stay grounded during times of stress, connect with our true feelings, and feel empowered no matter what it

HOW STRESS AFFECTS YOUR EATING HABITS

Aside from the fact that many of you may be using food as a coping mechanism to deal with whatever stress you’re under, desperately hoping that ice cream will eliminate all your problems, there are specific hormones that are triggered when you’re stressed out. When you encounter a stressful situation, two hormones are released: adrenaline and cortisol. Normal adrenaline release prepares you to deal with stress, from the small stuff to actual emergencies. Cortisol works in the same way, provided that the release is manageable and not ongoing. When you have a dif-

ficult time dealing with stress, your cortisol level may remain elevated throughout the day. And there’s a good reason why cortisol is referred to as the “stress hormone.” As you may have guessed, this stress hormone is closely related to that stubborn abdominal fat that so many people are trying to get rid of. Your cortisol levels may be rising right now as you’re reading this, and the last thing I’m trying to do is stress you out even more, but I want you to be aware of the connection between stress and cortisol. That way you can be courageous and make intelligent decisions as you go about navigating stressful situations. The proper amount of cortisol we need to deal with stress can easily turn into too much of a good thing. The improper amount causes all sorts of signals to go haywire. If you are under chronic stress (some things are inevitable, and it’s the way you deal with them that makes all the difference), you will have a variety of stress hormones at work, which causes the energy in your body to shift. Cortisol transports your excess calories straight to your gut, leaving a lovely deposit of abdominal fat near your liver so that your body can synthesize it for ener-
gy. Remember that cortisol is a proper function, but only when it’s functioning properly! So, if indulging in food when you’re overwhelmed and stressed will only add to your weight troubles, then what should you do? This is a great question with countless answers. The following are some tips and tricks I would like to share with you today: 1. If you pay close attention, you may find that you are breathing through your mouth and chest, which can really take a toll on your mental and physical health. You need to take deep breaths in through your nose, expanding your stomach as you do, and exhale out your mouth by slowly releasing the air. This breathing exercise is akin to a balloon in that you inflate it when you breathe in and deflate it when you breathe out. You need to do this as many times as possible, ideally on a daily basis, in order to get in the habit of breathing this way. This breathing technique is very powerful, helping to calm you down in the heat of the moment so that you can gain composure and
stay focused. 2. Exercise, exercise, exercise, and exercise again! Physical activity helps to alleviate stress, depression, and anxiety. It also promotes weight loss. In short, no excuse is worth foregoing the benefits of exercise (that is, unless you are medically unable to engage in physical activity). 3. EFT, the widely recognized tapping technique I discussed previously, will help you release your negative emotions, including anger, hurt, sadness, guilt, anxiety, shame, fear, etc. Some of you may have been “eating your feelings” for years, and EFT can help you address that. It’s okay to be skeptical of the technique, but at least give yourself permission to try it out. Your cortisol levels will drop, and so will your body fat. “I just don’t get it! How am I supposed to pass my math final if I can’t even do this one problem?” cried Esty. Shira looked at her study partner sympathetically. The two girls had been studying together for their final exams for over an hour, and the frustration level was rising. “I’m pretty good at math – maybe I can help,” offered Shira. “Thanks, I hope you can,” breathed Estee. “Okay, here’s the problem: If two workers can paint twenty boxes in two hours, how many boxes can four workers paint in four hours?” “Well, it’s all proportions, Esty,” explained Shira. “Twice as many workers will paint twice as many boxes in the same time. So, four workers will paint 40 boxes in two hours. Working twice as long will yield twice the production, for a total of 80 boxes.” “Ah, proportions. Thank you, Shira – you make it so easy to understand!” exclaimed Esty, as she hurried to write out the answer. The physical world operates according to the laws of nature. Unless Hashem makes a nes, these laws are fixed and unchanging. These physical laws can be observed and formalized, yielding fields of

study such as physics, chemistry, and mathematics. Based on these laws, predictions can be made, and the predictions will prove true in repeated experiments. Mathematical proportions feature prominently in all fields of science. In physics, we see proportions in Newton’s Law of Universal Gravitation,
In ruchnius, one plus one is more than two. which states that any two objects in the universe will gravitate towards each other with a force that is directly proportional to their multiplied masses, and inversely proportional to the square of the distance between them. In chemistry, Proust’s Law (also called the Law of Definite Proportions) states that a chemical compound will always contain the same exact proportion of elements according to mass. You do not need to understand either of these scientific principles to see that they both rely on the total predictability of mathematical proportions.
When it comes to ruchnius, these laws do not apply. It says in this week’s Parsha, “Ur’daftem es oyveichem… – You will pursue your enemies, and they will fall by the sword before you; five of you will pursue 100, and 100 of you will pursue 10,000.” (Vayikra 26:7-8) Rashi notes that these calculations are inaccurate according to the laws of proportion in mathematics. One hundred is five times twenty. If five will pursue 100, then, multiplying by twenty, one would think that 100 should pursue 2,000 – not 10,000 as the posuk states. Rashi points out that when it comes to Torah, a larger group accomplishes far more than a smaller group, above and beyond all proportion. In ruchnius, one plus one is more than two. If two men learn together, it brings far more light to the world than the total of what is accomplished by each man learning alone. If these two men then join a night Kollel, so that twenty men are now learning together, then together they achieve much more than ten times what they had achieved when two learned together. Likewise, if two women say Tehillim together, it accomplishes far more than if each would say Tehillim alone. If these
Hilchos Shabbos women would then join a Tehillim group, so that ten ladies are now saying Tehillim together, far more is accomplished than five times what the two women had been accomplishing with each other. Think of it like this. Imagine you have a room with a series of ten light switches, each of which controls one light bulb, and imagine that each switch is adjustable with ten levels of brightness. You start out in a dark room, with all the lights switched off. When you press the first switch, the first light turns on, but on the dimmest setting. When you press the second switch, the second light turns on at level two of brightness, and at the same time, the first light increases to level two of brightness as well. When you press the third switch, the third light turns on, and all three lights are at level three of brightness. By the time you press the tenth switch, all ten lights are on at their brightest capacity. So it is with Klal Yisrael. When any one of us works alone, we bring light to this world. But when we work together, each of us brings more light, and the total is far more than the sum of what we would each accomplish alone. The more people who join together, the greater the effect they have on the world. This is one reason why it is so important that each one of us belongs to a community. May we all join together to bring light to the world, and may we merit the light of the geulah shleimah b’mheira v’yameinu.

Is there any prohibition in following an exact recipe on Shabbos?

Chazal prohibited reading shtorei hedyotos ( )שטרי הדיוטותon Shabbos. Even if one doesn’t touch them, one may not read them. They are considered muktzah even if one doesn’t read them. Some examples of shtorei hedyotos are: • Bills, business letters or documents, statements, invoices, business news, and market updates • Lists of names of guests for a meal • Letters (even non-business ones) once they have been read. (Letters that contain divrei Torah, meshalim, or mussar are never included in this category.) • Invitation lists • Instructions for appliances or gadgets which are assur to use on Shabbos. (The instructions are considered a keli shemelachto l’issur, as was previously explained regarding phone books.) • It is assur to read advertisements on Shabbos. Included in this issur is window shopping and looking at price tags. 1. Circulations or magazines that are mainly for advertisement purposes fall under the category of shtorei hadyotos. As kelei shemelachto l’issur, they are muktzah, and therefore one may not read the advertisements. 2. However, reading the divrei torah or stories, in these publications are muttar, as it is considered tzorech gufo

Some leading Poskim are of the opinion that all newspapers are also considered kelei shemelachto l’issur and are muttar to be used only for reading articles that are permitted. • Recipe books are muktzah (as previously explained with regard to phone books). 1. One should not read recipes that are assur to make on Shabbos. 2. It is assur to read a recipe on Shabbos that one does not intend to make. 3. If one needs to follow a particular recipe that one wants to use on Shabbos, for example a salad, one may follow the recipe. (This applies only if no part of the recipe requires performing any of the forbidden melochos in the process, like צובע, בורר, בונה, לש,טוחן. This is assur even if one intends to use the recipe without violating any of the forbidden melochos.) 4. One should have in mind that a recipe book is a keli shemelachto l’issur, which may only be used l’tzorach gufo. One may only read the pertinent page after which one should treat the book as a keli shemelachto l’issur (as explained in previous article regarding phone books.) 5. It is assur to read recipes from handwritten notes, even if one does not actually touch the book. 6. One may follow a recipe from a printed recipe book. However, if one ever adds handwritten notations to the recipes in that book, it is assur to read any of the recipes on Shabbos, even if one doesn’t actually touch the book.

Chaim Elazar dreamed in white. There was a flood of light, and he was falling, falling, but he never hit the ground, which seemed far below and shrouded in puffy, white mist clouds. He was so comfortable; maybe he was flying. He was too comfortable. One must rise and awaken… With a start, the wide expanse of sky was no more. In its stead, a hospital room, the fluorescent light shining down on him nebulously. “When am I dismissed?” He tried at humor. His father smiled at him and spread his arms in an expansive shrug. The flying feeling still clung and called, but he started remembering. How he’d told his father about Menachem, about the Mashgiach’s words. Shame stole his dream away until he could hardly remember what he had been so happy about. “I think I’m fine. I should go back to yeshivah.” Again, his father remained silent, but Chaim Elazar detected the hesitation, and he knew. waiting for her, and they hadn’t kicked Tehilla or Chaim Elazar out of school. She needed to know, too, what her son was up to, what the doctors were saying. But first, to steady herself. Sara drew a few deep breaths, the air feeling stronger than she was as it filled her lungs, like every breath might topple her. She closed her eyes for a moment, and in the quiet, her mind flew away to green, sun-bathed pastures. She was so, so tired. Resolutely, she turned off the ignition and shook herself into the present. Her kids were waiting for her, some of them looking at her, worried. “Ma, you look so tired,” Bracha Esther said. “The neighbors sent us supper. I served the kids. I’ll bathe them and put them to sleep if you want to lie down.” She smiled weakly. Thoughts of her daughter, so mature, so concerned, perhaps ready for shidduchim, floated around in her like half phrases. She took the offer and fell asleep fully clothed. At six in the morning, she woke up in alarm, but soon realized that an entire evening had been conducted without her, and the kids were all still sleeping peacefully, even their clothes laid out on the bed. Maybe I can trust more? she wondered. On the table, a handwritten note from Bracha Esther: Dear Mommy, I hope you rest up. The kids ate fish, soup, and blintzes. Everyone went to sleep at their bedtime. I read them stories. Tatty called and said not to wake you. He said not to worry, and that you can call him on his cell phone. Good night, Love, BE. It was accompanied by a small crowned heart, smiling sheepishly. Sara opened the fridge to make herself a coffee. On the top shelf were neatly labeled

pans and containers. Salmon. Sea bass. Lasagna. Caesar salad. Caesar dressing. Soup. Kneidlach. Blintzes. Strawberry sauce. Each one had its name written in large, grade-school letters with blue permanent marker. Sea bass? Strawberry sauce? She opened the containers. The food still looked inviting. What was going on? Shrugging, she kicked the fridge door closed and the orange juice bottles and yogurts rattled. She sipped her warm coffee slowly, and the birds, that sound she thought had been chopped down together with her neighboring trees, sang to her. The world was different. The coffee slipped down her throat and warmed her insides. Around her, life was crumbling, its debris smoldering to death. Inside her home, were neatly labeled care packages and a note so painstakingly penned, each letter curve dripping love. She felt rested, more rested than she’d been in a long while. The air she could feel through the open window was wet with dew and fresh with promise. She should call Elimelech. He wasn’t half as rested as she sounded, but he was upbeat. He called her back as soon as the doctors finished the morning round in Chaim Elazar’s

Sea bass? Strawberry sauce? She opened the containers. What was going on? room. “He’ll be discharged later today. They’re saying it’s not a food disorder, but severe stress. It’s all good,” he said in his trademark soft, smile-in-his-voice way. “This story helped me uncover why he’s so stressed. We’ll have to meet with the yeshivah and advocate for our son. So in a way, the fact that this story happened is good.” Elimelech sighed. Sara looked out the window. When she saw the sun rising beautifully, like a child just waking up and stretching from sleep, she knew he’d be fine. It was here, in her kitchen, focusing on her fears, that she couldn’t trust it would all work out. “It will all work out,” Elimelech said. Sara stood up and leaned on the windowsill. It would all work out… maybe. “And if not, that’s how it was meant to work out. We can only do what we can do, the next right thing. Everything else is up to the Eibishter.” When she finished the conversation, she was still perched at the window, watching young men rise early, start their cars, and drive away. So she jumped when Bracha Esther appeared in the kitchen, hair wet and brushed up in a pony, briefcase already under her arm. “Mrs. Friedman invited you for Shalosh Seudos. She said we can all come this Shabbos; she’s making a big thing for the neigh-
bors.” Her daughter seemed excited. “Okay,” she said. “Is Mrs. Friedman the one who sent supper?” “No. That was Eiss.” “Why did they think we needed it?” “I don’t know.” Bracha Esther shrugged, clearly uncomfortable. “Okay, we’ll go on Shabbos. It would be nice to meet the new neighbors. We’ll make an extra Bundt cake.” “Can we make cake pops?” Bracha Esther asked. “I don’t know if we have the ingredients. If we do, you can make them.” Bracha Esther seemed to want something more. Was the peer pressure already working on everyone? She couldn’t blame her young daughter, when she herself was mortified by last night’s supper. “I’ll make them with you,” Sara finally promised. “We’ll make them very elegant.” To be continued...

FISH WELLINGTONS BY SUSSY KRAUS
5x5” squares of flakey dough Tilapia or flounder fillets 3 carrots 1 large squash Mashed potatoes (fresh or from leftovers) Duck sauce Sesame seeds Honey Mustard Mayonnaise Salt Garlic powder Black Pepper
Directions: 1. Grate carrots and squash and sauté until soft. Spice with salt, garlic powder, and black pepper to taste, and mix in 1 T. of mayonnaise. 2. In another bowl, mix 1 cup of mayonnaise, ½ cup of honey, and ¼ up of mustard. Spice with garlic powder and black pepper to taste. This will be your honey-mustard dressing. 3. Place thawed flakey dough on baking tray. Brush on one T. of honey-mustard dressing. Put a piece of tilapia or flounder in the center, and top with a large spoonful of sautéed vegetables. Put a small scoop of mashed potatoes on top of the sautéed vegetables. 4. To close, take two opposite corners and bring them together on the top. Then, take the two other opposite corners and bring it to the center. Pinch the four corners together. Now you will have four open sides. Take one side and slowly pull it towards the top, repeat with all four open sides until the stuffing is completely enclosed. Flip it over, brush the top with duck sauce and sprinkle with sesame seeds. 5. Bake on 375° for 45 minutes or until golden brown. Fish Wellington is really a complete main dish, with side dishes included. The only thing needed at the side is a nice big fresh salad.

ZUCCHINI BOATS BY SUSSY KRAUS
4 zucchinis, unpeeled*, cut in half lengthwise.
1. With a melon-baller, scoop out the center, leaving about ¼ inch. Reserve the insides. 2. Sprinkle with salt, cover, and bake for 30 minutes on 400°. 3. In a frying pan with a bit of oil or butter, sauté: 1 chopped jalapeno pepper 2 large tomatoes, diced 3 cloves of garlic, minced Zucchini insides Salt and pepper to taste
4. Sauté for 6 minutes on high flame, stirring occasionally. 5. In a bowl, mix: 1 cup cottage cheese 1 cup sour cream 1 pack shredded mozzarella cheese – leave a handful for later use 1 tsp. cilantro, optional 1 cup onion garlic or caesar croutons
6. Add the sautéed vegetables and mix well. Stuff the boats generously and sprinkle with additional shredded cheese. Bake on 400° for 20 minutes, uncovered.

GREEK SALAD BY SUSSY KRAUS
1 pack of Romaine lettuce
2 oz. feta cheese, cubed into little squares
1 large tomato, diced
½ red onion, cut into strips
½ cup black olives
Vinaigrette: ½ cup olive oil
1 tsp. pepper
1 ½ tsp. garlic powder
1 tsp. salt
1 ½ tsp. oregano
1 tsp. Dijon mustard
1 ½ tsp. basil
½ cup balsamic vinegar
Directions: 1. Put all vinaigrette ingredients in a container and shake well until combined. Toss the vegetables with the feta cheese and drizzle with 3-4 T. of the vinaigrette or more, according to your taste.

ROASTED PEPPER SOUP WITH PARMESAN TOAST BY SUSSY KRAUS
2 onions, quartered 8 garlic cloves, unpeeled 4 red peppers, seeded and quartered ¼ cup oil Grated rind* and juice of one orange 1 large can chopped tomatoes 8 cups cold water Salt and black pepper 1 cup heavy cream
For the parmesan toast: 2 medium baguettes 4 oz. butter 12 oz. parmesan cheese
Directions:
SEASONED CHEF:
1. Preheat the oven to 400°. Put the onion, garlic, and peppers in a roasting pan. Drizzle the oil over the vegetables and mix well and then turn the pieces of pepper skin side up. Roast for 25-30 minutes, until slightly charred. Allow to cool slightly. 2. Squeeze the garlic flesh out of the skins into a food processor or blender. Add the roasted vegetables, orange rind and juice, tomatoes, and some of the water. Process until smooth. In a pot, add the rest of the water to the vegetable puree and bring to a boil. Add salt and pepper, and simmer for 15 minutes. Add the heavy cream and turn off heat. 3. Make the parmesan toast when ready to serve the soup. Preheat the broiler to high. Cut the baguette in half lengthwise, then cut it across to make four large pieces. Spread the pieces of bread with butter. 4. Sprinkle with shredded parmesan cheese. Put on a baking sheet and toast under the broiler for a few minutes until the topping is browned. 5. Ladle the soup into large shallow bowls and sprinkle with some parsley flakes and plenty of freshly ground black pepper. Place a piece of parmesan toast into the soup and serve.
*Ask your rav before using vegetable peels or rinds.
Now, that Shavuos is after Shabbos, if you have an oven on, you can prepare the parmesan toasts fresh. But if you don’t like to cook on yom tov, butter the bread and toast it until crisp. Keep the toasts in a container or cookie jar on your counter, and on Shavuos morning, just sprinkle some cheese onto the toasts and keep in a warm place. It might not melt fully, but it’ll be delicious in any case.

Directions: 1. Blend 2/3 of a bag of Ostreicher’s cookies until powdery in consistency. 2. Spray oil to coat bottoms of both pans. 3. Press the cookie powder into the bottom of both pans to create a crust. (For a no-wheat option, simply omit the crust, or substitute with a wheat-alternative cookie.) 4. Preheat oven to 350°. 5. Whip the defrosted whip mixture for about five minutes. I used a regular blender.

6. Slowly add in the instant vanilla pudding and mix until well blended. 7. Add in the Tofutti non-dairy sour cream and cream cheese, the vanilla extract, and sugar. Blend again until smooth.
Immediately submerge pan in a large pan full of cold water to prevent cracking.
8. Add in the three eggs and cornstarch, and blend again. 9. Divide cheesecake mixture between two pans. You shouldn’t have anything left over. Optional: Sprinkle with non-dairy caramel chips. 10. Place cheesecakes into oven, then lower temperature to 275°. Bake for two hours or until golden and firm on top. (The cheesecake should still do a little jiggle when lightly shaken.) 11. Remove cheesecake from oven and IMMEDIATELY place baking pan with cheesecake into a pan of cold water. The water level should come up to the level of the cheesecake inside the pan. This will help prevent cracking and puckering. Be careful that the water does not enter the pan with the cheesecake. 12. Allow the cheesecake to set in refrigerator overnight, then decorate as desired. This step is important to allow the cheesecake to take on the consistency of a real cheesecake. This recipe freezes well. Note: If you typically eat only heimishe hechsherim, you may be concerned about using Tofutti products. I also was, but I checked with my dayan and he had no concerns about using their products. Please check with your own dayan before ruling it out!

This recipe was originally created not because there are food allergies in our family, but because we didn’t want to forgo a delicious dairy-like drink for the times when we were fleishig. It was an instant winner and we use it for Shalosh Seudos all the time.

TRUMP CALIFORNIA RALLY PROTESTS Over the last week, several of Donald Trump’s rallies in California were interrupted by thousands of protesters. California is the only state in the US where Latino citizens outnumber Caucasians. Trump’s strong stance on immigration is clearly unpopular among the Latino population, and his appearances have driven many to the streets. More than 100 people attended one protest in San Diego, a border city, and some 35 were arrested for attacking police.
TRUMPSANDERS DEBATE On May 25th, during an interview, Donald Trump was asked whether he would debate Bernie Sanders. He replied, “That could happen. I’ve
been saying that should happen anyway. If he paid a nice sum for charity, I would love to do that.” Sanders immediately responded that he would gladly debate Trump. But on Friday the 27th, Trump issued a statement saying, “It seems inappropriate that I would debate the second-place finisher.” Sanders, who would have gotten a great publicity boost from such a debate, responded by saying, “Trump claims to be a real tough guy; pushes people around. Ah, springtime.
This is the time of year when Monsey really shines, giving us all the opportunity to take advantage of the gorgeous natural surroundings that turn our yards into veritable works of art, with flowers of all colors, shapes, and sizes. Like many who move to Monsey, I needed a crash course in flowers to better understand what plants would work in my yard and how to balance different varieties for maximum color for the longest amount of time. If you, like me, have a husband who not only loves to garden but also has an eye for color and placement, then consider yourself blessed. For everyone else, pour yourself a nice, tall glass of lemonade and let’s talk flowers so that you can start planting ASAP. If you are confused about planting annuals versus perennials, you are not alone. Annuals are varieties that are planted in the spring that bloom all season long. While they only last until the fall in our area, you can count on annuals for a riot of color week after week. Perennials, on the other hand, come back every year, but only bloom for a few weeks. By balancing annuals and perennials in your garden you get the best of both worlds: flowers that emerge faithfully each year for a short period and others that, once planted, reward you with a sea of color. Assuming, that is, that you water them. How much and how often depends on factors including rainfall, sun exposure, and how thirsty your flowers are. Check those little plastic tags that come on the flowers when you buy them, and make sure you aren’t planting shade-loving flowers in an area that gets full sun. Also find out just how often you need to water. Crocuses, daffodils, and tulips are all great perennials to plant in your garden. All bloom in the early spring, when it is still too

cold to plant annuals — so having these guys in your garden is a great kickoff to the warm weather. Generally, by the time we get to the second or third week in May, the danger of frost has passed in this area, making it prime planting time. Which annuals to Go with the ones that will plant depends on many make you smile every factors, most importantly your own taste. Just be sure to select varieties that will work, given the sun exposure in your garden.
Full Sun:
While red is the most popular color for geraniums, these gorgeous blooms also come in pink, orange, purple, salmon, and mixed varieties. They like moist, well-drained soil, according to the experts at Burpee, and are a great choice for hanging baskets. Zinnias are another vibrant annual, with great colors, and different petals configurations. They work well in bouquets or as hedges, and best of all, the more flowers you cut, the more your zinnias will bloom. You can’t beat sunflowers for drama. Cheerful flowers that grow lightning fast, these are the ones you want to pose your kids next to for great pictures. Be sure to suopport any plants taller than three feet or with multiple branches by using a stake, and watch for deer who consider sunflowers to be a great snack.

Petunias do well in both full sun or partial shade. These trum-

pet-shaped flowers in a variety of colors cascade as they grow, making them a perfect choice for a hanging basket. Pansies are another easy-to-please choice, doing well with a variety of sun exposures. Hardier than most flowers, and with an impressive range of colors, you can actually plant pansies a few weeks earlier in the season. Available in a variety of colors and mixes, it’s hard not to be impressed by the coleus flower, whose richly colored foliage is so striking that many people actually cut off the plant’s small blooms.
Shade:
Easy-to-grow impatiens are the superstars of the flower world. With non-stop blooms and a full palette of colors, impatiens steal the show — as long as you remember to water them frequently. Shade-loving begonias are available in several varieties, and with dramatic flower clusters and waxy leaves, they look amazing both in the garden, and as potted plants. It’s hard to kill these guys (and I speak from experience). I think my mother has begonias that are older than I am. With seemingly endless choices and a rainbow of colors, the sky’s the limit when it comes to flowers. Whether you head to Walmart, Home Depot, or are consulting your local landscaper, beautifying the outside of your house is easier than you think, and who knows? You may just find a hidden flair for gardening that you never knew you had.

Come springtime and my appreciation for our little hamlet with grass and blooms and sweet country air is multiplied. Where else can one be welcomed by sprightly blossoms and the heady scent of lilac trees when meandering through the streets? And even for those who may live three flights up, with just a little patch of grass in front, Monsey is so full of beauty and nature to take advantage of, with parks and gardens just minutes away. And what a world there is out there, beyond the borders of our town! Enjoy this sampling of the heart-stopping floral beauty from all around the world.
DESERT GARDEN If you want to get a feel of desert life, consider visiting the Desert Botanical Gardens in Phoenix, Arizona. You will no longer think of the desert as an arid, lifeless plain of land after exploring 140 acres housing a collection of over 4,000 species, and close to 30,000 individual desert plants, among them rare species that they are conserving.

GARDEN OF VERSAILLES The Garden of Versailles is the most visited public site in France, at six million visitors per year. It is the grounds of the opulent Palace of Versailles, whose famous residents were King Louis XIV and Marie Antoinette — the latter famous for saying, “So let them eat cake,” when she was told that French residents didn’t have bread. Surrounded by such luxury and opulence, is it any wonder that the concept of people going hungry went over her head? Work on these gardens commenced in 1662, with many enhancements made along the way. Its almost 2,000 acres feature parterres of flowers, manicured lawns, rectangular pools, fountains with their original hydraulic systems, and a canal running through the grounds — and all that can be accessed at no cost.

THE WORLD’S MOST DANGEROUS GARDEN The Alnwick Garden is one of Northern England’s most beautiful attractions, where acres of colorful plants invite visitors to wander through rows of fragrant roses, manicured topiaries and cascading fountains. But kept behind black iron gates, is a place where visitors are explicitly told not to stop and smell the flowers — the Poison Garden, home to 100 infamous killers. Visitors are warned not to touch or smell any of the plants, because the intoxicating species growing are dangerous, some even deadly, as the warning on the gates read, “These plants may kill.” Last summer, seven people reportedly fainted from inhaling toxic fumes while walking through the garden. The most dangerous plants are locked behind bars. The Dutchess of Northumberland, whose garden this is, became enthralled at the idea of creating a garden of deadly plants. A visit to the infamous Medici poison garden was her inspiration, and she feels that it sets the Alnwick Gardens apart with something different.
ROOFTOP GARDENS So, who said that just because you live towards the top of a skyscraper you are to be denied the pleasure of a garden nearby? Roof gardening is by far not a new concept. They are found on the roofs of historical buildings and palaces. Rooftop gardens are that breath of fresh air in urban life, an oasis of nature to escape to in the hustle and bustle of city noise, traffic, and fumes. There, high up, the air feels clearer, the pace is calmer, and you can pretend that you’re in a rural setting. The oldest rooftop gardens in New York City are in the Rockefeller Center, where for the last 75 years impeccably manicured shrubs, flowers, and lawns are maintained. Unfortunately, access to these gardens are rare and it is not currently open to the public. Although it takes a complex irrigation system, there are even agricultural fields atop buildings! In Brooklyn, just ten minutes away from Williamsburg, Eagle Street Rooftop Farm grows organic vegetables three flights up! *There is a shaila regarding reciting the bracha of Ha’adama on veggies that don’t actually grown on the ground.

Does it ever make sense to ignore credit cards with no annual fee? IS AN ANNUAL FEE WORTH IT?
There was a time when I would have scoffed at all annual fees. Why pay a creditor for the privilege of putting their card in my pocket? What nonsense! Besides, aren’t they charged to people with damaged credit, for whom the amount is a slap on the wrist for misbehavior? The answer to that depends on several factors. With credit cards, “no annual fee” is not always best. Believe it or not, there might be a time when choosing a credit card that has an annual fee over a credit card that does not have an annual fee might be in your best interests. How? Well, it depends upon the perks that come with the card. The fees on highend cards are similar to VIP admission charges. So, is an annual fee worth it? If it gives you enough privilege. Sure, you dish out some cash, but what you gain in exchange may be well worth the price. To understand if annual fees are worth it, understand how they work.
SOME BASICS Annual fees vary dramatically, from less than $50 to $500 and beyond. Always carefully read the rewards program that comes with these fees. You will want to know exactly what you get for the expense and calculate its worth to you.

Consider some times when you have to spend money to get money – or at least have the potential to spend money. You might be considering credit cards at two home improvement stores that you frequent. One card offers a zero APR for 12 months on all purchases. The other card offers you 5% off every time you use it. Which is better? Well, it depends on you and your habits. If you are one to pay your card off each month, it’s a nobrainer — you want the 5% off card. But if you tend to do big projects and carry the balance for a few months as you pay it off, then the zero APR card is better for you. Is the zero percent APR credit card always best? What if one of those cards had an annual fee and one was one of the credit cards with no annual fee? Say the 5% off card had a $29 annual fee. Is it worth it? Well, on this card for every $100 you spend you will save $5. So, if you spend $600 in a year, you would save $30. That’s enough to cover the annual fee. Thus, this annual fee would be worth it to you if you know you are going to spend $600 or more.

Stay on the phone, be nice, and cover all possibilities. If you’re a good customer, chances are they want to retain you, so are willing to be flexible. • You may be able to downgrade. Creditors typically offer a variety of cards with different membership fees. If you have one that is too rich for your blood, ask if you can downgrade to one of their products that is similar, but not quite so costly, or even free. A $95 fee may be within your budget, and it may provide many of the rewards associated with a card that costs ten times as much. Again, get on the phone and ask the company’s representative what you can do to remain a customer while also getting the most bang for your buck. So is annual fee worth it? No longer will I say “no way” to all, because I have enjoyed benefits on multiple cards. Now it’s your turn to decide: is an annual fee worth it on a credit card?

Something is fishy with the salmon we eat, and I mean it more than literally. Even if you are not a fish fan, you most likely delve into it at least once a week, on Shabbos. And that’s mighty often to consume toxins at such a high degree. Let me clarify. The subject at hand is farmed salmon, specifically those hailing from icy Norway. Ecologists and toxicologists have recently tested Norwegian farmraised salmon, cod, and tilapia – and the results, published in a prominent medical journal, were shocking! This led to many other investigations, and for several months an acclaimed French journalist studied the fishing industry from the inside. His examination revealed the truth that the fishing industries are trying to hide. He started the investigation in the west side of Norway, where rural areas have many commercial facilities that raise aquatic animals, including salmon. The journalist met with Norwegian activists, environmentalists, and the founder of the Union of Conservation of Nature, Kurt Oddekalvom, who studies the outrageous facts that lurk under the waters of the Norwegian farms. Kurt Oddekalvom has long been waging war with the farms that grow salmon in Norway. “The situation is catastrophic: on a small, undersized farm, they grow two million fish which breed illnesses such as pancreatic necrosis and Infectious Salmon Anemia. But it is hidden from consumers,” says Kurt. For the past ten years, he’s been collecting evidence to prove the dangers of fish farming. He has records, which show how fish farm workers pour a powerful pesticide into the water that contains a strong neurotoxin (a chemical which is toxic to the nervous system). The farm workers themselves have to wear masks and protective suits to avoid the side effects of these harsh chemicals, which they use against

fish parasites in their reservoirs. These chemicals are found in the salmon meat, which we ingest guilt-free... Fishing in Norway brings $4 billion per year, and it is second only to oil; thus it is understandable why farmers try to get an easy way out… To unravel the secrets of these farms, Kurd uses spy equipment. “The bottom of the farms are covered by toxic substances, fish excrement… It is teeming with dangerous bacteria... The level of contamination is very high. The seabed is completely destroyed; it’s like a chemical factory. The water contains methane, pesticides, and other harmful substances.” Not only is the salmon affected — 50% of cod fish on farms are born with a genetic mutation. Many are born with various physical damages, but the customer cannot detect these flaws, for the fish is sold filleted, or without the mutated part. Another sign of genetic mutation is that meat of farmed salmon will always fall apart. This should not happen by healthy fish; the meat must be elastic. Wild salmon contains 5-7% fat, while artificially grown salmon contains 15-34% fat. The toxins accumulate in the fat tissue. (Note that fish oil is also produced from this fat tissue.) “Accordingly, such fish are the deadliest food in the world!” Kurt says bluntly. Toxic farmed salmon doesn’t only lurk far away in Norway’s borders. In our global world, it comes here, too. The FDA warns US citizens of its risks, saying that it should not be consumed more than once a month.
Omega 3 and 6 I won’t expand on the benefits of omega 3 and 6 here. Omegas can be found in a wide range of natural products — both vegetarian and animal derived — however, the ratio between omega 3 and 6 is best when taken from fish oils. If you need to take this supplement, I would advise cod liver oil (wild catch). But — and it’s a big but — because this supplement is recommended for women and children, it should be taken only after careful research; you must know the source from where they obtain the oil you’ll be ingesting. Most companies that sell fish oil supplements produce it from farmed salmon or farmed cod fish. Before purchasing your “healthy” omega supplements, please make an intelligent choice. Call the company and ask from where they’ve derived it. Is it farmed or wild catch? If you find that the company produces their omega supplement from farmed fish, yet they claim that their manufacturing process cleanses it from toxins — don’t buy the story! And of course not the supplement! It’s impossible to purify the fish oil from the toxins.

WHY I LOVE MY DAUGHTER’S LOVEY You’ve seen the kid in the grocery with a little tattered piece of cloth. You shot weird looks at the mother, but when you have your own child, all you want is for her to have her own lovey. My daughter asks to go into her crib so she can twirl the faded pink ribbon of her doggy as she relaxes. In fact, she taught her little sister to say “doggy” as one of her first few words. So, what is a lovey? Loosely defined, it’s an object that provides comfort, A.K.A. “comfort object” or “transitional object.” Most loveys are what you’d think of as comfort items – blankets or stuffed animals. Why would you want your child to attach to a piece of cloth? Some babies learn to self-soothe without objects, using habits such as thumb sucking or twirling hair. What about those who don’t? Let’s think about times when you can’t be there with your child. A lovey can be a lifesaver. Contemplate bedtime, once she’s out of your room. How about at the

babysitter? Or even times when you need help comforting your child, such as at the doctor’s office after a shot. Because the lovey always stays the same, it is soothing. And don’t think that your child likes it more than he likes you. Experts say that a transitional object is often an indicator of a strong parent-child bond. Essentially, the object is meeting baby’s need for love and attention even when Mommy or Tatty are not actually there. When do you introduce a lovey? Some babies will attach to a blankie early on. I waited until my daughters were a year old before putting anything in the crib, to avoid the SIDS risk. Another consideration: think about choking hazards. Don’t give your child anything with small, detachable pieces (even pieces that are sewn on but could come off, such as plastic eyes). You may want to purchase more of the same style comfort item, once your child settles on something. Use it interchangeably, so your child learns to love them all. Go for something lightweight, wash-

Use it to play peek-a-boo, or snuggle with you. You can sleep with it or put it under your shirt to impart your smell. Incorporate the lovey into bed and naptime routines. Not every child will connect with a transitional object, so if your child doesn’t want it at first, don’t fret. Some children will adopt an object as they grow older. Don’t ask your child to share the

Even when they get older, there are some things they won’t share. Would you share your diamond ring? You can avoid this issue by putting the lovey away during playdates. The lovey should not turn into a punishment. It’s an attachment object to be relied on during stress. Your child will have an easier time
calming down from that tantrum if she can have her lovey. Don’t worry about taking it away as your child gets older. He won’t go to yeshivah with the tattered edge of his blanket!

WHAT MOTHERS DO BEST “Do you know what animal this is?” I ask threeyear-old Chayala, pointing to a photo of a bear in the book. “A giraffe?” she half-questions with a dimpled grin. I allow guilt its warranted entry into my breathing space. What kind of a mother am I? How could I not have taught her all of the animals by the ripe old age of three? My oldest daughter Shevy, now five years old, knew all the animals, colors, numbers, and AlephBeis by the time she was two and a half. Isn’t it enough that Chayala is a classic middle child, sandwiched between a loquacious five-year-old and needy baby? Need I have neglected teaching her something as simple as recognizing animals? We pore over the zoo book, page after page. I show her the elephant, and Chayala enthusiastically wonders about its long nose, more so over the special Mommy Time. Shevy chooses that minute to saunter into the playroom, and my conscience makes me aware of her forlorn expression at being excluded from the activity. I wave her over, and pat the floor next to me, showing her that she can take a seat. I shift the book a bit so that we can all have a good view, as my innards are reduced to shreds over the invitation. Why did I allow Shevy to interrupt Chayala’s individual attention? “Look at this animal,” I gesture at a tiger with claws ready to pounce, pointy teeth clearly visible in the close-up photo. off her big-sister knowledge. She might even help Chayala along. We meander across the pages as I try to squelch my guilt over not even looking at the baby in the past fifteen minutes. Chayala is enjoying the activity immensely and is actually learning a thing or two in the process. Her gaze is transfixed on the monkeys’ antics, and she tries mimicking their flexible pose, but lands in a heap of tangled arms and legs. The giraffe’s neck make her befuddled, yet amused, and she shudders and squints when we find the lion on the final page. I lift myself off the floor rather ungracefully and stretch my cramped legs. I then shoo away any remaining feelings of remorse over not extending the pleasant family time, and scoop up the baby from the bouncer before her whimper turns into a scream. One-handedly, I start the supper and bedtime routine amidst misgivings of not letting my kids get away with squirting ketchup across the kitchen, and being too lenient when they need their third drink in bed.
Several hours later, I finally manage to sink into my own bed. A small smile of accomplishment tugs at my lips as I think of the activity of the evening. Chayala will finally fit into her three-year-old society, now that she is aware of which animal face goes to which name. Finally drifting into Never-Never Land, I bolt upright as I hear crying from the children’s’ bedroom. I hurry over, and find Chayala rubbing her eyes, crying that she’s afraid. I softly edge onto her bed, patting her, and asking what the matter is. “I dreamed that a tiger is fighting with me and biting me,” she tells me between sobs. I raise my hands in defeat and let guilt take over once more. Why did I show my children animal photos so close to bedtime? And couldn’t I have chosen a book with less graphic details?

Got a running toilet? Don’t let your hard-earned money go down the drain! Fixing a leaking toilet is easy. Carefully lift off the ceramic lid on the toilet tank. The inside will look like the pictures shown here. Don’t be concerned about handling the parts. The water is clean! The flapper is a rubber seal that covers the hole from the toilet tank to the bowl. When you flush the toilet, the handle raises a chain that, in turn, lifts the flapper. When you release the handle and the water has drained out, the flapper should automatically drop down and reseal the hole. First, check if the chain is too taut. If so, it may keep the flapper up, allowing water to leak out. Reattach the chain to the rod between the handle and the flapper chain to lengthen it, leaving just a little slack. Sometimes, the chain is too long and gets caught between the flapper and the hole. This leaves a gap in the seal. Simply pull the chain out of the way and let the flapper drop down. To fix this, you can: 1. Connect the chain to a different hole in the handle rod to stretch the chain out. Use pliers to open and reclose the links. 2. Trim the chain, using a wire cutter or tin-snips. Over time, the flapper may accumulate scale/lime deposits from the water. Soak the flapper in vinegar or a commercial lime/scale remover and then scrub with a brush. Also, check the rubber gasket and pipe on which the flapper sits to be sure it is tight, and free of scale. If this does not solve the problem, you may need to replace the flapper.
How to replace the flapper 1. Turn off the water supply valve located under the toilet tank. 2. Flush the toilet to empty the tank. 3. Remove the old flapper. 4. Install the new flapper following the instructions on the package. Reconnect the chain.
Float: If the flapper is not the problem, next, check the float. After a flush, the tank begins to refill with water. As

the water level rises, it raises the float. When the float reaches the desired level, it causes the fill valve to shut the water off. If the float is not adjusted properly, the water level can get too high, causing water to spill into the overflow tube. Then, water flows from the tube into the toilet bowl, but water continues to flow into the tank. To fix this, you must lower the float to activate the shut off valve. If your float is like the one in Figure 1 turn the adjustment screw above the float to the left. If you have a float ball, as in Figure 2, you may want to remove the ball, and be sure there is no water inside it. If so, replace the ball. If the toilet still runs, there are two ways to lower the level of the float ball: 1) Bend the arm of the float ball downwards. Be sure
the ball is not touching the sides of the tank or any of the other parts of the mechanism. 2) Adjust the screw holding the float arm. Make an adjustment, flush, and check the water level. The water level in the tank should be ½ -1 inch below the opening of the overflow pipe. When changing the level of the float, it may take several attempts to achieve the ideal level. If the float does not rise when the tank fills, you may need to replace the fill valve.
Fill valve replacement If the float does not trigger the fill valve to stop the flow of water, you may need to replace the valve. Here’s how: 5. Empty the toilet tank, by shutting off the intake valve underneath the tank and then flushing. 6. Put a bucket under the tank below the intake valve to catch any water remaining in the tank. With a wrench, unscrew the nut on the outside of the tank that holds the fill valve in place. 7. Pull out the fill valve. 8. Put the new valve into the tank, following the directions on the package. 9. Adjust the float to give a water level that is ½ -1 inch below the overflow tube.
Money Saving Tip Most toilets use far more water than is necessary to flush the toilet. If there is no ½ flush option on the handle, put a brick inside the tank. This will displace some of the water. Check that the water level did not rise too high. If so, readjust the float level. This simple trick can result in big savings. You are now a “flow pro!”

As Shavuos comes closer, everyone thinks of cheesecakes. Here are some creative Shavuos-themed decorating ideas. You can use the featured cheesecake recipe or your own recipe.
BASIC CHEESECAKE INGREDIENTS: • • • • • •
1 package tea biscuits 4 oz. butter 2 8-oz. cream cheese, softened (either whipped or unwhipped) ½ cup sugar ½ tsp. vanilla extract 2 eggs
You will need a springform pan for the cheesecake, and a 1M Wilton open tip and piping bag to decorate the cheesecake with the rose effect. Note: If you want to make both cakes, double the cheesecake recipe.

Mix the butter and cookie crumbs.
Add chocolate leaves, circling the outside of the cake.
Add more circles, until you reach the center.
Mix the sour cream and sugar until it is smooth.
Press mixture into springform pan. Bake for 10 minutes on 350°.
Garnish the center with an edible flower.
CHEESECAKE INSTRUCTIONS: Spread on top of the cheesecake.
ROSE EFFECT:
INGREDIENTS:
Blend the cream cheese, sugar, vanilla extract, and eggs.
Pour it over the crust, and bake for an hour on 350°.
Bake cheesecake for another 10 minutes.
Allow to cool.
• 1 8-oz.package cream cheese, at room temperature • ½ cup confectioners sugar • 1¼ tsp. vanilla extract • ¾ cup heavy cream
Beat the cream cheese until smooth.

Continue to mix until the mixture thickens.
Sift the confectioners sugar into the cream cheese. Mix and add the vanilla extract.
Slowly add the heavy cream in a thin stream while the cream cheese is mixing.
Starting in the center, pipe double circles to make the rose effect. Continue piping the circles all around the cake until it is covered with roses.

When Does a Homeowner Start Paying His Mortgage?
by Ann Zeilingold You might think this is a silly question, but many people ask me this. Buying a home is new to many people, and they have no idea of what the process is all about, and what happens when; just the basic procedure. I understand this confusion. It happened to me last summer when I leased a car for the first time. At the time that I signed the paperwork, I had to provide a payment. I assumed that it covered the first month. About a month later, I got a phone call from Nissan informing me that my first payment was overdue. I hadn’t gotten a payment coupon yet, and I had no idea that the payment was due. Nowhere on the paperwork was there a payment coupon or even a phone number. Maybe in the super-fine print! After going through the whole process; all the paperwork, all the details, all the back-and-forth, all the gift letters, and all the explanations, you finally find yourself sitting at the closing table. The closing is when the sellers, the buyers, the attorneys, and the title company will finalize the deal. The buyers finally get the keys to the house and they are new homeowners, able to move into the house! But when is the mortgage payment due? Do you have to pay the next day? The first of the next month? The answer is none of those! The first mortgage payment is due not the month you close, not the following month, but the month after. Example: someone closes in June. The first mortgage payment is not in July but in August. the reason for this is that a mortgage is paid in arrears — the opposite of rent. When you pay

The buyers finally get the keys to the house and they are new homeowners, able to move into the house! But when is the mortgage payment due?
your rent for the month of June, it covers rent from June 1st through June 30th. When you pay your mortgage on June 1st, it covers the month of May. So, when you buy your home, at the closing table, you pay what is called “per diem interest.” This is the interest from the date of your closing until the end of the month. You skip the next month. The following month when you make your mortgage payment, it covers the previous month that was just skipped and so on and so forth. This is why when one refinances or sells a home, the monthly mortgage statement might state that the balance is a certain number, but the payoff might be higher. The reason is that the payoff includes the interest for the month that you’re closing in, which wasn’t reflected on the statement. Once a mortgage closes, a lot has to happen with this new loan. Usually the first one or two payments are paid to one lender and then it sometimes gets sold to another lend-
er. Even if the loan is not sold, it takes a month or two for the loan to be assigned a permanent loan number and to be settled into the servicing department. It can get really confusing. In our office, we send an email to the clients, letting them know that the first payment is due, and we attach a temporary payment coupon which they also get at the closing table. This lets the clients know where to pay the mortgage for the first one and two months until they get something in the mail telling them who they will pay in the future — what their new loan number is. This time of year it can get tricky. Any taxes or bills that are due in the first 60 days after closing are taken care of by the title company. The reason for this is that it is unlikely that the servicing department will be in place, and the lender has to ensure that these bills are paid. In our area, the biggest tax bill due is the one due September 1st. The annual school taxes. This affects anyone closing between July 1st and September
1st. Since the mortgage company will not have a servicing department in place most likely by September 1st, at the closing table, the title company will take an escrow for the school taxes which are due within the next 60 days. Because the bill is not yet generated and we are not sure what the taxes actually will be (and they always go up every year, of course), the title company usually takes 20% over the previous year’s taxes and they are responsible to make the payment when due. That is why this time of year when I estimate people’s closing costs, I estimate taxes slightly higher. So, to sum up what we just spoke about in two sentences: When is the first mortgage payment due? It is not due the month you close or the next month, but the following month!
