THE AFRICAN LION SAFARI When reading your coverage on Niagara Falls, I couldn’t help but add one truly awesome attraction that we visited while there. While it is over an hour away from Niagara Falls, it was well worth the travel. The African Lion Safari in Hamilton, Ontario features over 1,000 animals and birds from all over. There are seven reserves with the most fascinating free-roaming animals that can be observed from one’s car or a tour bus. Many different types of lions, cheetahs, giraffes, zebras, camels, kangaroos and wallabies, deer, donkeys, bison and elk, to name just a few. I would recommend this trip to anyone visiting the area. IDEAL FOR A GETAWAY When I read your Food and Family feature in the weeks leading to Pesach about the Betty Crocker pizza maker, I knew it was an idea I wanted to hold on to. It seemed so practical to have the ability to cook and bake in a little machine, with the whole mess contained in this covered pot. Before setting out on our three-day vacation, I got hold of such a pizza maker, and boy did it make for some great and stress-free vacation meals. In it, we fried eggs, grilled cheese sandwiches, baked waffles (bought frozen in the box), warmed up frozen pizza and cheese blintzes for supper, toasted our bagels and bread, and our hotel kitchenette

BARUCH HASHEM, my family was growing, with new children being born. Unfortunately, my house had only so much room. It was time to enlarge to match our growth. After speaking to the building department and getting our permits, we extended the house and added on some rooms. We also had the contractor raise the roof to allow for better storage in the attic. I moved out of my house with my family and went home each day to check up on the progress. Then we went away for a few days in the summer during bein hazmanim. When we came back, I was horrified to see how high they had raised the roof. It looked like we had added another floor to the house! I could hear in my head all the whispering and comments people would make. It caused me to have trouble sleeping at night. Little did I know that a few years later, I would be thankful that the mistake occurred. We once again needed more space and were able to make more rooms in the attic without having to move out of the house again.

A FEW YEARS AGO I attended a great event called the Jewish Women’s Entrepreneur Conference. My goal in attending the conference was to learn ways to grow my small nutrition coaching practice, in order to make a full-time career out of something I was doing part time. I came filled with passion and idealism, but lacking branding, marketing and basic self-promotion skills. While there, I chose to attend a panel hosted by three successful women who had built businesses from the ground up. I chose it because one of the women on the panel, Tanya Rosen, had her own busy nutrition practice. I was familiar with her column in other magazines and she seemed to have a lot to offer. During the panel discussion I raised my hand and posed the following question. “How do I know if I have what it takes to do this full time?” Though there were three women on the panel, Tanya fielded my question with the following response: “I can tell within thirty seconds if someone has what it takes to do this for a living. In fact, I would be able to hire someone on the spot just by speaking with them for thirty seconds.” In front of the entire room of approximately 80 people, I responded “Would you hire me?” Tanya laughed and said yes, and invited me to come meet with her after the session. And thus, my career at Nutrition by Tanya was born. So what does it take to be a manager and nutrition counselor working for Nutrition by Tanya? Mainly, it takes passion. Passion to see clients day in and day out, sometimes forty or fifty clients a day, and care about each client’s journey as if it is your own. Passion to stay up late at night and wake up early in the morning answering clients’ messages so that they don’t need to wait until their next weigh-in to find answers or some inspiration. Passion to work odd and crazy hours because many clients can’t come weigh

in during the traditional 9–5 workday. They have their own 9–5 jobs! Passion to constantly look for ways to improve upon what already exists to maximize our clients’ success. The rewards are tremendous. On an almost daily basis I have clients telling me that their doctor finally approved reducing or eliminating their blood pressure medication. We receive dozens of messages weekly, unsolicited, from clients so thrilled with their success that they just have to share. Clients regularly report to me that for the first time ever they were able to take a vacation and it wasn’t all about the food. Many clients will share that they went to a simcha and ate moderately instead of using it as an excuse to derail their diet. Mothers call to tell me that their daughters regained their confidence once they lost the extra weight that crept up during elementary school. Although there are many different ways to lose weight out there, there is no other nutrition practice that is even remotely similar to Nutrition by Tanya. Meeting Tanya at the JWE conference launched a journey that I could never have anticipated. In the three years since we met, our company has grown from three locations to nine. A YOUNG MAN WAS SENT to America to raise funds on behalf of one of the great yeshivos in pre-war Europe. He was given a list of names, addresses and the amount of previous donations for each donor, and he was instructed to remind each potential donor of the previous years’ donations in the hopes that they would give at least the same amount again. One potential donor, when “reminded” of the previous years’ donations, informed the young man that the information he had been provided was inaccurate. He presented evidence from his checkbook that the amounts he had given in the past were far less. The young man realized that might have been provided inflated numbers, perhaps as a means of inspiring larger donations. He quit his job on the spot. He then struggled to find a way to pay his own return fare to Europe as he was no longer willing to accept any payment or benefits from that job, such as travel expenses. The young man later became a great Rosh Yeshiva. It says in this week’s Parsha, “Tzedek tzedek tirdof… — Justice, justice you shall pursue…” (Devarim 16:20) The Sfas Emes cites the Yid HaKadosh of Peshischa that the word tzedek is repeated in this posuk to emphasize that in the pursuit of justice, one must proceed justly, without any dishonesty. One might wonder how there could be any way to pursue justice that is not just. There are two aspects to the pursuit of justice. One aspect is the goal. In the above example, the goal was to raise money to support Torah learning. The second aspect is the means through which one pursues the goal. In the above example, the means may have included dishonesty. The Torah is enjoining us to pursue the goal of justice in just ways. The Sfas Emes quotes from his zeide, the Chiddushei HaRim in the name of the Yid HaKadosh of Peshischa regarding the posuk, “Tzedek, tzedek tirdof…” that the Torah does not use such language anywhere else, repeating the word tzedek and commanding us to pursue it. Likewise, nowhere else in the Torah are we commanded to stay far from something other than sheker, as it says in Parshas Mishpatim: “Mid’var sheker tirchak… — Stay far from a false matter…” (Shemos 23:7) Indeed, the Midrash (Devarim Rabbah 16:20)

brings a quote from Mishlei, “Oseh tzedakah umishpat... — To perform charity and justice is more desired by Hashem than sacrifice.” (Mishlei 21:3) The Sfas Emes points out that the Torah enjoins us to “pursue” tzedek because one can never truly attain it in this world. There is no ending point in the pursuit of tzedek; it is an infinite goal. When it comes to the pursuit of tzedek, we must dig deeply within ourselves and be honest with ourselves on every level regarding our actions and our intentions. When R’ Aharon Kotler, zt”l, founded the yeshiva in Lakewood, an artist was commissioned to render a drawing of the yeshiva’s building, and this image was printed at the top of each receipt in the yeshiva’s receipt books. The artist, seeing the imbalance in the number of trees lining the path, decided to add one more tree for a more balanced appearance. When R’ Aharon Kotler saw the receipt books, he discarded them and had new receipt books printed, this time with the correct number of trees. He explained that he wanted his yeshiva to be founded upon emes, so he did not want even the slightest hint of dishonesty to play any part in the foundation of the yeshiva — not even one additional tree in an illustration. With every mitzvah that we do, we can pursue tzedek on deeper and deeper levels. When a person davens Shacharis, perhaps part of him is doing so in order to then be “permitted” to eat and drink. Digging deeper, perhaps an aspect of this person sees all mitzvos as a set of obstacles to be overcome in the “pursuit” of physical pleasure. Rather than feeling ashamed of these possibilities and hiding from them, the person should bring them out into the light and face them. If he can acknowledge his imperfect intentions and resolve to continue davening anyway despite his own flawed nature, then he has taken his davening to a much higher level. He has added an aspect of “lishmah” to his tefillah, because his resolve to continue despite his flaws is an admission that he is davening because it is the right thing to do. May we all have the strength and clarity to examine our actions and intentions on ever deeper levels in the pursuit of tzedek.

From Shadows in Monsey to Total Darkness in Other Areas, Solar Eclipse an Epic Event Nationwide IT WAS A HISTORIC EVENT this past Monday as a coastto-coast total eclipse swept the United States, the first to do so in 99 years. In the days leading up to the eclipse, and even the last frantic hours, area residents did their best to get their hands on eclipse glasses in order to view this scientific phenomenon without causing permanent damage to their eyes. While glasses were distributed at no cost at Refuah Health Center and public libraries, they were also available for sale at multiple local stores including Wesley Kosher, Evergreen, Lishkas Hasofer and 7-11.

Throughout the area, people took time out of their day to view the eclipse, which at its peak in our area had the moon covering 70 percent of the sun. Locations that were in the 70-mile-wide band that saw the sun completely blocked attracted thousands and traffic jams were common. Some people used the opportunity to mark the eclipse in unique ways. The Casper Star Tribune reported that a San Diego man drove more than 1,100 miles to Wyoming to see the eclipse, marking the occasion with a blast from a long Israeli shofar.

First Span of New Tappan Zee Bridge Opening This Friday THE NEW TAPPAN ZEE BRIDGE, one of the nation’s largest infrastructure projects, will finally be opening for traffic partially. Rockland-bound traffic will begin to shift to the new lanes this Friday night, August 25, as reported by The Journal News, and all lanes are expected to be open to traffic the next morning.

Cakelets a.k.a Muffins

Original muffins were dense, slightly sweetened and with minimal fat. They served as a breakfast fast-food. With time, many muffins have been upgraded in taste and calories and downgraded in wholesomeness. Two of these recipes are more of mini cakes than actual muffins. CAPPUCCINO FUDGE MUFFINS Yields 32 Simple enough for young kids to whip up on Friday afternoon, special enough to be served to the most honorable company.

INGREDIENTS: 1½ cups oil 1⅓ cups cocoa 4 cups flour 4 tsp. vanilla sugar 8 eggs 1½ cups sugar 1½ cups brown sugar 1½ tsp. baking powder 1 package cappuccino flavored chips

DIRECTIONS: 1. Preheat oven to 350°. 2. Place oil, eggs and sugars in a bowl and mix by hand, using a spatula or wooden spoon, until smooth and creamy. 3. Add rest of ingredients and mix until well-combined. 4. Fill muffin cups ⅔ full. 5. Bake for 25 minutes. Do not overbake!

1 tsp. coffee, diluted in a bit of hot water

⅓ cup flour 2 ½ tsp.cinnamon

Measurements are to give an idea how much to put; it is not necessary to measure each muffin!

DIRECTIONS: 1. Preheat oven to 350°. 2. In a mixing bowl, beat eggs and sugar. 3. Add the rest of ingredients, except for the cocoa. 4. Divide batter in half and add cocoa to one half. 5. Place 2 ounces of the brown batter in each muffin liner or greased muffin cups.

WHOLE-WHEAT PB&J MUFFIN An upgraded breakfast sandwich Yields 2 dozen Although this has more sugar than a typical breakfast muffin it is not very sweet, but feel free to adjust sugar according to your family’s preferences.

INGREDIENTS: 2 cups whole-wheat flour 2½ cups white flour (Or 4½ cups light wheat flour)

¾ cup sugar 3 eggs ½ tsp. salt 1 cup seltzer

2 T. baking powder

1 cup orange juice

1 cup brown sugar

¾ cup oil

FILLING: ½ cup creamy peanut butter

½ cup jam of your choice

DIRECTIONS: 1. Preheat oven to 350°. 2. Combine dry ingredients in a bowl. 3. In a separate bowl, mix all liquid ingredients. 4. Combine the dry and liquid ingredients, mixing just until there are no lumps. 5. FIll muffin pans ⅓ with batter. 6. Swirl peanut butter and jelly in a soup bowl. 7. Drop 1 heaping teaspoon onto the batter. 8. Cover with batter until cups are ⅔ cup full. 9. Sprinkle with oats. 10. Bake for 25–30 minutes. 11. Serve with a glass of cold milk.

any names were chosen by the town, while some have commemorations and stories behind them — plenty of which are lost in the annals of history or stored away in the archives of Town Hall. And then there are those streets in Monsey whose histories are actually known to us. Thank you to all the residents of Old Monsey and developers, who so generously gave of their time to share the origins of Monsey street names.

WHO NAMES A NEW STREET? Until the mid-1980s, the town was the one to determine how streets were named, and while the developers’ or owners’ preferences were sometimes honored, the decision was not up to them. In approximately 1985 that law changed, and the developers of a new street became the ones to name the street. SO HOW DID MONSEY GET ITS NAME? Monsey is named after the Native American tribe that inhabited Rockland County, the “Munsee” Indians. Many artifacts of that era and signs of their presence were excavated in the Monsey Glen (Now Monsey Glen County Park), a previous Indian encampment located at the corner of Route 59 and Saddle River Road. Currently, Monsey Glen County Park is a peaceful area with hiking trails and an Indian shelter that can be seen.

FANLEY WOODS, the first housing development in the Town of Ramapo, which in the ‘50s and ‘60s encompassed the entire area around Suzanne Lake, was owned by the Alfred J. Ellish. Ellish Parkway was named for his family. Many of the streets in the Fanley Woods area were named for members of the Ellish family, among them Warren Court, Howard Drive, Ronald Drive, Elaine Place, and Milton Place. Fanley Drive is presumably named after the Fanley Woods development. Ronald Drive at that point, in the 1960s, had Chinese-style homes, and you can still see that architecture when look-

ing at the eaves on that street of the homes from several decades ago. Warren Court was originally called Waterview Island, and connected to Suzanne Drive with a sturdy bridge (In fact, the connecting road still is a bridge over the water.) Maple Avenue, prior to the 2007–2008 construction that widened the road was lined with towering maple trees. Trees from either side met in the middle of the road, forming a shady canopy over the entire avenue. (New maple trees were planted after the roads were widened, but they still need some growing to do.) Maple trees being so common in Monsey, and the fact that these streets

are right off Maple Avenue was what inspired Maplewood Terrace, Maple Terrace, Maple Leaf Road, and even Acer Court — “acer” is Latin for “maple.” Elyon Road was originally built for the talmidim of Bais Medrash Elyon, and the name describes just that. Mr. Louis Schwartz owned a large tract of land at the corner of Maple Avenue and Route 306, encompassing what is now Vilchovitz (formerly YSV boys), across the street where the Satmar yeshiva is and the entire area until the brook, including the current Kaser Terrace, Route 306 development and Phyllis Terrace. He was the owner of Schwartz Bungalow Colony at this location, and before retiring, he donated the Satmar “Chareidim” building to the heimishe Monsey community. He even fixed the roof before doing so. Phyllis Terrace was named for his daughter, Phyllis. Ashley Country Club was a bungalow colony with a lake, camp, swimming pool, wooded areas and bungalows off Route 306. Many Monsey pioneers from Viznitz spent their first few years living in its bungalows, and had the opportunity to swim in the pool. The street was renamed “Ashel Lane” (aptly named for ‫ )אשל‬and developed. Until several years ago, there were two pillars visible from Route 306 between Phyllis Terrace and Rita Avenue that used to be the entrance to Ashley Country Club. On Nesher Court, there was a day camp called “Eagle Day Camp” and that is why that name was chosen. Bais Rochel school was even housed in the day camp building for one school year. Adar Court and Nissan Court were named for those two months. Monsey Boulevard was home to The Monsey Park Hotel, where is now the Satmar Shul. Yeshiva students used to rent their pool to enjoy a summer swim. Across the street on Monsey Boulevard, close to Maple Avenue extending to the area of Edwin Lane and Walter Drive was a beautiful farm. Hopal Lane is a combination for the names “Hoffman” and “Pal” who built/owned that deadend. Off Saddle River Road, Harvest Court is a combination of the names of Rabbi and Rebbetzin Wachsman, Harvey and Esther. Nearby Emes Lane was named for their children Meshulam, Mayer and Sima. Albert Drive was named for a Mr. Al-

While Lane Street’s name origin isn’t known, it is interesting to note that this street teeming with Yiddishe kinderlach was once a private, blocked-off road which had a sign forbidding any dogs or Jews from entering. Up the Hill Monsey has names that symbolize their location and the views that are available when higher up. That gives us Grandview Avenue off West Maple Avenue, from where gorgeous views can be seen; on a clear day, there are distant views available. Highview Avenue is similarly named, as is Hilltop Road, Mountain Avenue and Overhill Road. Wallenberg Circle, and Raoul Court right off it, is named in honor of the Raoul Wallenberg, a Swedish architect who risked his life during the Holocaust to save tens of thousands of Hungarian Yidden. The entire Concord Area off Viola Road was an orchard — and when developed — streets were named after different fruits. Grapes grew in the area of Concord Drive, Ribier Court and Tokay Lane. Pears where Bartlett Road and Anjou Lane are now. The oranges were commemorated with Valencia Court. In Forshay, where the apples grew, you have some streets named for different varieties. There’s Cortland Road, Macintosh Lane, Quince Lane, Winesap Lane and also Orchard Hill Road. It seems there may have been plums in the area too, with a street named Plum Road right there. Willow Tree Road needs no explanation. Bluefield Drive, off Union Road, got its name after the school on the street that was known as Blue Hill Public School. Aron Court was named in honor of the grandfather of a developer of the street. Pearl Drive was named after a daughter of someone involved in its naming. Gel Court, on which the owners of Gel Spice Company lives was named for their company. Is there anyone else who wonders how Wits End got its name? The orchards in the Airmont area gave us Cherry Lane, Appleland Road, Blossoms Road, Woodland Place and Farmer Lane.

Independence Lane and Patriot Drive in what is now the Radishitzer area of Airmont were named the year the Bicentennial of America was celebrated. “The Birds” area in Chestnut Ridge is so named for its street names: Bluejay Street, Hawk Street, Robin Road, Wren Street, Lark Lane, Swallow Avenue, Eagle Street, Sparrow Avenue and Oriole Street. Throughout the years there were plenty of rumors as to how Hungry Hollow Road got its name, among them a scenario of cold and hungry THE JOURNAL NEWS: OCTOBER 3, 1969 people starving to death arriving to a desolate patch of land. Another rumor tells about Revolutionary War soldiers trapped in the hollow for the winter. Historians have researched it without coming up with any evidence, concluding that it must’ve been a translated word and not meant to mean what it sounds like. Route 306, Route 59 and Route 45 are named like that because they are all NY state highways: New York State Route 306, New York State Route 59 and New York State Route 45. This means that things like plowing the roads is the state’s responsibility as opposed to the town’s. UNTIL THE MID-1900S the location that is now Lake Suzanne was swampy farmland. The swamp was fed by a small stream and springs at its north. It was Alfred J. Ellish, owner of the 85 acres surrounding the lake, a development called “Fanley Woods,” who turned it into a lake with a dam. (Fanley Woods is further discussed in this week’s feature “What’s in a Street Name?”.) It was in the 1940s, (probably 1944 — unfortunately, there’s no documentation for the construction of the lake or its dam) that Mr. Ellish decided to build the lake, to increase the value of the homes in the surrounding area which he was developing. Naming the lake was simple; the lake took on the name of Suzanne Drive, which it was flowing alongside, and Lake Suzanne was born. The lake was then owned by Mr. Ellish, with homeowners of the lakefront homes having easements to the lake. Residents purchased boats and dinghies for summer recreation right in their backyards, and built docks off their properties out to the lake. They also enjoyed skating on the water’s surface in the winter. A few years later, the Fanley Woods Civic Association, a group of 40 families who had purchased homes in Fanley Woods and had an easement to the lake, formed a committee to establish a beach. They cleaned the laked, and brought truckloads of sparkling white sand to be placed onto the “shores” they had contoured. Suzanne Lake then became a proper swimming area: A section was roped off, a pontoon was built for diving, a shallow area was established for children, and a lifeguard was put on duty. The swimming didn’t last for more than a few years, as pollution ruined the water, especially since more houses were coming

up all around the lake. Even with purifiers being added in larger quantities, the lake was no longer safe for swimming. In 1973, a group of ten families living near the lake bought 17 white Pekin ducks for the lake. They bought them as ducklings, raised them in their backyards and then put them into the lake to join the wild ducks, geese and swans that were already there. Many of them were killed by muskrats, poisoning, and possibly even hunters, and residents would buy more ducks every year. When plans to build homes on Waterview Island, which would later be known as Warren Court, were in full swing, the residents near Lake Suzanne were very opposed, knowing it would bring more litter and pollution and the lake would lose some of its beauty. The Ellish Family went ahead and developed Warren Court, giving the county permission to access Lake Suzanne for drainage purposes. As more homes sprang up all around, silt made the lake shallower, and debris, tires and crates piled up in the lake. Except for being unsightly and dirty, the lake was now a flood threat, as a shallower lake is more likely to flood nearby yards and homes in a storm. Throughout the years many cleanup attempts were made on Lake Suzanne.

shore its banks. These improvements allowed the lake another 18 inches of water. Ramapo’s highway department stepped in to help. They even used some of the dirt that they scraped off the lake bottom for fertilizing the landscaping in Eugene Levy Memorial Park. In addition to the cleanup efforts, which happened every little while, in 1998, the county got busy with Lake Suzanne again. In response to the flooding that residents of Francis place had (their backyards were so swampy that they

were real safety issues. Finally, in 1984 repairs were planned and in 1985 they were underway. Money was earmarked to repair the dam, dredge and clean the lake and remove silt that traveled from Lake Suzanne all the way to the Pascack Brook. The state chipped in with the repairs, too. The new dam, completed in 1986, raised the level of the lake, which made it so much nicer, and made paddle boating possible. But not much was done about the rest of the plans. The years of neglect had taken its toll on the lake

and even when dam repairs were finally completed the lake still was swampy, with trees and bushes growing all over, and unfortunately, many still used it as dumping grounds, having grown used to it serving that purpose.

New signs were put up reading: “No Parking,” “No Dumping or Littering” and “Don’t feed the waterfowl,” and guardrails were installed to discourage from parking on the shore and creating grooves that would become stagnant puddles. In 2008, Ramapo’s Highway Department worked on beautifying Lake Suzanne and its shoreline, in the hope that it would encourage people not to litter and to keep it clean. They placed garbage cans around the lake for litter, cleared away brush and dead trees. They added fresh topsoil and grass seed,

as well as fencing and bales to stabilize the shore. They took a skiff out onto the lake to collect debris. They also installed plates at the drains, so debris and dirt from other areas could no longer enter Lake Suzanne. (Residents near the lake felt that this was a large part of the reason for the litter in Lake Suzanne.) A clock was also installed at the shoreline and a water fountain was placed at the center of the lake, truly making it beautiful. Today, Lake Suzanne unfortunately still gets its fair share of debris, but it shouldn’t be that way. Let’s all unite together to keep the area clean, to teach and encourage our children never to litter, and not to let our bags or bottles float in the water, so that we can enjoy this beautiful historyrich lake in our midst.

After thinking about what would match the hall’s floor, chairs and general dÊcor, we decide to recreate the tavern of centuries ago. From the orange lighting to the brick and wood props to the costumed waiters, we bring the tavern of old back to life.

This calfskin rug at the entrance, reminiscent of an antiquated decorative style, reveals the evening’s theme as soon as our guests enter the hall.

Can there be a tavern worthy of making its way onto the map if it doesn’t boast a brick oven to keep lodgers toasty on winter evenings? These brick-look panels above a stone colored tablecloth help us convey the warmth of a brick oven-without the fire safety hazards. Since we’re going buffet-style, table settings aren’t necessary. Instead, we place chocolate and nut-filled glass dishes alongside carefully chosen water bottles.

Wrapped in peeled bark, these towering vases gracefully carry oversized green leaves and elongated flower stems.

Service stations are enclosed by some more of the bricklook panels. For additional authenticity, we pile actual bricks around the skillets at the wok station.

The center tables have a similar bouquet of red and orange, yet these are a lot smaller so as not to conceal the food court or music stand.

Tall, natural twigs splayed to an imposing height above the food stations hold hanging bouquets; a rare combination of rustic and majestic.

What’s a tavern without some drinks? We play up the bamboo bar with wood and metal candlesticks, drinking glasses in an overhead rack, and all things alcohol, of course. An oversized wine barrel fills in as an additional drinking glass display.

The waiters, too, are dressed the part. With their light brown shirts, oldstyle caps, leather skin vests, and rope belts they fit right in.

Days to Serenity

HI EVERYBODY! I like to keep everything in containers. I know! I know! Shocker! So when I get first-time visitors in my house and they ask in disbelief, “How? How do things stay so neat?” I very gently tell them that it’s not always neat. They just came at a good time! Because that’s the reality of life. The second answer? That one is “Yes!” You do have to be on top of things if you want them to stay neat. You can’t expect to buy the containers and shoin — your house is done! However much I love containers, I’ve never seen stuff jumping into them by themselves. Listen, grass needs to be cut, kids need to be bathed, the fridge needs to be restocked, I need to be fed (by me, constantly) and the home needs to be cleaned and organized. It’s part of the privilege of having your own home/apartment.

THURSDAY, AUGUST 24: OFFICE/DESK Papers, oh, glorious papers! The files take a long time to go through. If you’re overwhelmed with this task, do one folder at a time throughout the week whenever you have a few spare minutes. But to kickstart the campaign against PAPERS, challenge yourself to speedily throw away things at least from the decade when typewriters were still being used. Whatever you keep in the office is totally your call. Luckily I’m only calling you out on the desk today. Pens, pencils, erasers, white out, stapler and staples, scotch tape, rulers, paper clips, scissors, hole puncher, and white paper; those are the basics that a home office desk should have, neatly, in the drawer. Keep the top clear of clutter. Have a tray for papers that can’t be dealt with at the moment. FRIDAY, AUGUST 25: STROLLERS What’s in your diaper bag? I suggest spilling all its contents on your kitchen table. Ohhhh, Here’s Yossi’s fidget spinner that he’s been searching for all over the neighborhood. You found it a week too late. It’s out of style by now. So are the mashed banana and yogurt.

And the bottle with formula. And no, Bamba crumbs do not come with the carriage. Here’s what you should keep in the diaper bag: wipes, pampers, tissues, pacifier, bottle, toys (just one or two — no need to lug around the toys for a baby aisle in your bag), a spare undershirt or change of clothing, and small snacks that aren’t too crumbly or can turn sour or get smashed. SUNDAY, AUGUST 27: YOUR TRUSTY VEHICLE. If your husband is king of the car, leave it for him. I don’t need phone calls from angry husbands demanding justice. So! What are you waiting for? You know you are the queen of the car, so let’s start! You can’t turn the contents of the car over on your kitchen table, but do the next possible thing and empty all the garbage and junk, I mean, stuff, from your vehicle. Get a container for the trunk. There are hundreds of special car organizers, but a regular one will do as well. Really. If you follow these steps, there’s nothing to it. Empty, sort, throw — and whatever’s left put in the container. Vacuum, and you’re good to go to Vermont.

Give it to your friend that shares your size but don’t let her give it back to you after six months of her not using it. The purple shoe that was on sale six years ago? Donate. You wear it, keep it. You don’t, out. Undecided about one? Put it in your kids dress-up box and see if you miss it.

Real Estate Flood Zones: Living Near a Lake AH, THOSE DAYS OF YESTERYEAR: growing up in Monsey, living very close to Suzanne Lake. I remember one morning in the summer, leaving my house on Maple Avenue, walking down Howard Drive, turning onto Elaine Place and walking to the island in the middle of Suzanne Lake. I found a small turtle, and I picked it up and brought it home. Boy was my mother mad; she made me bring it back, which I did, and I then had to wash my hands over and over again with soap! There were houses whose backyards surrounded the lake, and of course Suzanne Drive, which had the view of the lake from the front yards, and geese and ducks roamed throughout the area. Growing up, I didn’t think about buying homes, mortgages, maintaining yards while battling waterfowl, turtles and frogs; I just enjoyed myself with my friends. One of the extra costs that sometimes comes with purchasing a home near a lake, like Suzanne Lake, or even an area where a lake used to be, is the requirement to maintain a flood insurance policy. Mortgage companies check the FEMA (Federal Emergency Management Agency) map, and if a home is in specific zone, where it is likely or even moderately likely to flood, the borrower will be required to purchase an additional flood insurance policy, since flooding is generally not covered by a regular homeowner’s policy. This insurance costs more and adds to the monthly costs of owning a home, making the home more expensive on a monthly basis, which, in turn, makes it more difficult to qualify for a mortgage. When qualifying someone for a specific house, a very important question for a lender to ask is whether flood insurance is required, so that we can add the costs to the monthly payment. Unless a property is on the water, we may not know that the home is in a flood zone. This is also a question that real estate agents should be asking their sellers, because it is a crucial piece of information that could be a deal-breaker to a potential buyer. Growing up, I didn’t think about buying homes, mortgages, maintaining yards while battling waterfowl, turtles and frogs; I just enjoyed myself with my friends.

home for an investment in Spring Valley. In order to close within a 30-day time period, I started the file a bit early, prior to contracts being signed. Since I had the address, I actually got the AUS approval, and I ordered a flood certificate, which came back that the property was in a flood zone. The client backed out of the house and couldn’t stop thanking me. He was going to a sign a no-contingency contract, and if he had, the deal would not have been profitable. In 2008, FEMA completed its first review in 23 years of 90,000 flood hazard maps, which includes our area. Therefore, homeowners may not always know that they are in a flood zone because they had never been in one in the past. I have seen this on quite a few occasions in the past 9 years. We have had clients get flood insurance quotes as high as $4,500 per year and when they had an engineer do an “elevation certificate” the insurance was reduced to as low as $300 per year! This was required because this was a property that had just become part of a flood zone. Although our area is not located in a CBRS (Coastal Barrier Resource System) there are some mortgage programs that will not approve and fund a loan that is on the coast and in the highest probability of flooding. After Hurricane Irene and Superstorm Sandy in recent years, flooding is something that we have seen and we understand. What should you do if you are purchasing a home? • Ask your realtor if the property is in a flood zone. • Have your mortgage lender request a flood certificate — this takes just a few moments. • Check with an insurance agent for the cost of the insurance to determine if you want to proceed.
