Editor’s Note As much as we wish this COVID-19 pandemic and the altered world we find ourselves living in would fizzle out and fade to a horrible memory and some rather large entries in the future history books, the current rise in case numbers suggest it ain’t going anywhere soon. After six odd years of bringing us a rich variety of interesting and informative stories, Nita Wong has decided to put down her writing pen. It was good to see that sales remained steady through May and June, with 14 unconditional sales recorded in both months. This is up from sales recorded in the previous months of March and April, where only 10 unconditional sales were recorded in each month.

We have noted an improvement in the number of buyer enquiries in the market, and median days to sell has come down slightly from 55 days in May to 50, however, buyers are still cautious about paying too much for any property.

It is particularly pleasing to see some properties that have been marketed for some time now selling, with 4 of the 14 sales in June being on the market for over 90 days.

MILLWATER Latest Sales

Our research shows that vendors are generally prepared to hold out for their desired price. At the time of writing, Trade Me showed 88 listings for sale in Millwater and the market has been in a relative period of stalemate, with buyers not wanting to pay the prices vendors require and many vendors not prepared to lower their expectations.

In many cases vendors have withdrawn their properties from the market, accepting that buyers weren’t going to pay what they wanted. Some vendors also noted the subdued nature of the market and have put off selling to a later date, while other vendors have decided to get on with life, agree with the market and sell.

What has been apparent, however, is that houses where the vendors expectations are close to the final selling price from the start are selling faster.

If initial expectations are too high, then it often takes a re-alignment of those expectations before a sale occurs.

For the next few months we can expect that the Reserve Bank will begin to set higher interest rates as it tries to curb inflation, and none of us should be surprised if we get consecutive 0.5 basis point rises at future announcements.

There will certainly be some challenges in the coming year with selling real estate in Millwater and Milldale. It is helpful if you are dealing with someone who has been through poor markets previously and has a long-term commitment to the area. We have been in a buyer’s market for some time now and the increased interest rates mean that buyers simply cannot borrow what they could six months ago on the same income. Lower offers to purchase are the result.

In the past, we may have had a run on property purchases, with buyers accelerating their decisions to purchase ahead of interest rate increases. But, given the effects of the pandemic on businesses and family savings, making quick decisions, or reacting quickly to take advantage of ‘a great deal’ has become more difficult and it takes real effort and patience managing that mortgage approval. We expect to see more properties come to market as this trend continues over the next 12-18 months, with homeowners coming off their fixed term, or low-rate mortgages and the subsequent inability to afford the increased repayments leading to more homeowners looking to sell.

Market Snapshot We publish Ray White Now every month and have done so since April 2020, when continued messages were being communicated to the market based on broad observations and opinions.

At Ray White, we sell 23.47 per cent of all residential property across New Zealand.

In doing so, our listing volumes across May and June saw Ray White as the year-todate number one listing agency across New Zealand. This allows us the scope to bring you data in real-time, data directly from sales we undertake across our 192 offices in New Zealand.

While changes have quickly occurred in the confidence of buyers and sellers to transact real estate across New Zealand, the ability to borrow money has had increased barriers over the past quarter. When this is linked to rising interest rates, affordability has resurfaced as a key issue in buyer and sales rates.

Looking at where the market has come from, it is not a surprise to many that a slowdown had to occur. Some markets have experienced higher increases which changed the average price considerably. Since COVID-19 and post our first lockdown in April 2020, prices have surged an average of 41 per cent during the past two years across New Zealand.

This dynamic in house price increases has never occurred in previous real estate markets in such a short amount of time. Interest rates dropped to record low levels, and borrowing was encouraged. This allowed buyers to enter the market and sellers to take a perceived uplift in price. Confidence abounded in the market in New Zealand; property became very much the talking point, and the success of marketing property increased, which delivered higher sale prices and lower days on market.

Fast forward to October 2021, and the Reserve Bank advises the first upward lift in interest rates since 2014. After 25 progressive statements of either stable or lowering interest rates, this was the first time the market had experienced an upward lift. Although this was only 25 basis points, it was enough to indicate that more interest rate rises were expected.

Since then, we have experienced four further interest-rate rises in November 2021, 25 basis points; in February 2022, a further 25 basis points; and in April 2022, a lift of 50 basis points, and another 50 basis points in May 2022. This lifted the official cash interest rate to 2.0 basis points from 0.25 basis points only nine months ago. It may not seem like a high-level increase in terms of quantum, but in real terms, the lift has been fivefold and is expected to continue increasing.

How house prices affect inflation and maximum sustainable employment Wealth is one driver of household spending, and equity in housing (the difference between what you owe on your mortgage and what the house is worth) represents 55 per cent of household net wealth. A rise in house prices leads to higher household spending, which in turn influences economic activity, employment and consumer price inflation. Rising house prices also influence a number of components of the Consumer Price Index more directly, such as the cost of construction and rents. As a result, rising or falling house prices have an impact on general price stability and maximum sustainable employment.

How house prices affect financial stability When house prices move well above their sustainable levels, they can pose a threat to financial stability, leaving the banking system at risk if there is a sudden shock. If house prices rise too far too fast, that can lead to a sudden correction in prices, which would harm the financial system and slow the broader economy. In addition, a rise in house prices often comes with increased mortgage lending. Mortgage lending represents 62 per cent of total bank loans. If new lending is high risk, where the house deposit is small or where the amount borrowed is large relative to the person’s income, this increases the vulnerability of household and the financial system to future events.

New direction requires us to consider house prices In March 2021, two things happened that made house prices an increased focus for us: 1. The government issued a direction to the Reserve Bank under Section 68B of the Reserve Bank Act in respect of its housing policy objectives. The direction requires us to consider the government’s objective of supporting more sustainable house prices when setting financial stability policy, including bank lending rules. The direction also includes how our actions will dampen investor demand for existing housing stock, which would improve affordability for firsthome buyers.

2. The Monetary Policy Committee’s Remit (or key responsibilities) was amended to require the committee to assess how its decisions on interest rates and other monetary policy instruments affect the government’s objective of house price sustainability. This includes how its decisions might affect investor demand for existing housing stock and affordability for first-home buyers.

Although house prices are considered to be a factor, the increases in inflation rates due to supply-demand and constraints on goods rapidly lifted our inflation rates to record levels in New Zealand. The new record level of 6.9 per cent is unsustainable, according to the Reserve Bank. These are the highest levels experienced in the last 20 years. Given inflation is an average of prices throughout the economy, it means money is losing value. The Reserve Bank has described the underlying cause as the availability of too much money to purchase goods and demand continuing to outpace supply. Combine this with price rises in commodities such as oil and it is not surprising that inflation is the number one target of the government, to reduce it back down to target levels of between 1 per cent and 3 per cent.

This has had an immediate effect on the real estate market. When past markets may have seen a slowing of various indicators, since February 2022 there has been a quick and considerable decline in the number of sales that have taken place. While there is increasing evidence of falling prices, the combination of increasing interest rates, an expectation of high inflation and concerns around the economy have had a compounding effect on the real estate market.

Changing outlooks for sellers have resulted in adjustments of price expectations to meet the buyer’s expectation of price. The supply of property has lifted more than 45 per cent in the last 12 months, emphasised in the last quarter with an increase of 36 per cent more properties available for purchasers to view. Adding the fewer number of sales on top of this has meant a record number of properties on the market, being 70.1 per cent higher than the same time last year. Supply has increased and demand has dropped, resulting in fewer sales and sellers realigning their sale price expectations.

The graph above shows the number of properties on the market at time of writing is 5,198, while at the same time last year, we had 2,977 properties available. This larger number allows current purchasers to not only take their time but also to realise there are value comparisons in the market where 12 months ago there were not.

The market certainly has been different in the last two years. Today we sit in a more normalised market rather than the comparisons of 12 months ago. While it is easy to suggest prices are falling and market supply has increased, pricing prior to the pandemic and stock levels were much more normalised. While prices still have a much higher value than two years ago, the normalisation of stock levels is closer.

This is likely to continue across New Zealand; there will be approximately 25,000 properties available for sale with a long-term average inventory of approximately 12 weeks. This would indicate a much more balanced market favouring those seeking value by comparison. Those positively marketing their property can expect reasonable buyer depth to respond to properties considered reasonable value.

How is Ray White New Zealand responding to the market changes? It is more important for us to convey information on the active market and the properties that are in competition to listings coming onto the market. Today, while the buyer is important, most competition comes from similar properties. While factors including location and build quality are high on the preferred wants of buyers, comparison properties and value sit considerably higher given the amount of property on the market.

While auctions continue to be the preferred marketing method, it is more difficult to encourage under-the-hammer sales. We believe that auction provides transparency for buyers to transact, whether that be before the auction, at the auction or after.

While success rates have changed with under hammer results, the auction marketing method is still the most successful. In market conditions that are potentially declining, it remains relevant for sellers to consider.

Gift, loan or own?

Joe and Bianca have been happily married for thirty years and have two adult children, Mark and Jenna. Their son Mark had recently become engaged to Anna, and Mark and Anna were hoping to buy their first home. They had savings and Kiwisaver to help with the down payment. Unfortunately, it still wasn’t enough to match the market of 2022, let alone account for increasing interest rates.

After discussing all the options with their lawyer, Joe and Bianca decided the money should be a gift. While they both loved Mark’s fiancé Anna, they wanted to be sure Mark would benefit from the funds no matter what the future held. Their lawyer recommended they make the gift conditional upon Mark entering into an agreement with Anna ensuring that in the event of separation, Mark would retain the money they were gifting to him, as well as any commensurate increase in the value of the property.

With the recent passing of a parent, Bianca received an inheritance, giving her and Joe the resources to help Mark and Anna (as well as Jenna in the future) into a first home. Joe and Bianca’s lawyer explained there were several ways of helping kids into property. Purchasing a share of the property was one option, but the bright-line test meant that if the property was sold within ten years, their portion would be taxable.

There were other downsides too, exposing them to liability.

Unfortunately, this was a trap many well-meaning parents were falling into.

Bellyful: more than a full belly I will never forget the relief I felt when I was home with my tiny new baby twins and a local volunteer from Bellyful arrived on our doorstep with a knowing smile and a bag of tasty meals to tide us over for the next few days.

What is Bellyful?

How you can help

Bellyful, founded in 2009 by Jacqui Ritchie, cook and deliver meals to families who have babies or young children and need some support. Jacqui came up with the idea when, after having her second child, she realised how much easier her days were when kind community members dropped off cooked meals to help her out.

Bellyful volunteers fundraise locally, with 100% of donated funds going towards the cost of meal ingredients and packaging. They are very grateful for the support they receive from local businesses and community groups.

Today there are over 25 branches of Bellyful throughout New Zealand. Run by a branch coordinator and team of volunteers, the branches hold monthly Cookathons to cook, package and freeze the meals. Then, throughout the month, the meals are delivered to whānau who have been referred by Plunket nurses, midwives, community social workers, family and friends or the recipients themselves. In the year to March 2022 Bellyful delivered 24,898 meals to 4500 whānau. Our local Hibiscus Coast branch was established in 2017 and last year delivered over 800 meals to local families across the Coast.

But Bellyful are more than just a hot meal to the whānau they support. They are a friendly face at the door, a moment for a mum to have a cuppa instead of standing at the bench cooking, and a message to an often exhausted or overwhelmed family that their community sees them and wants to offer support.

Meal ingredients can also be donated and are gratefully received, however, specific Bellyful recipes are used with set ingredients, so only specific food donations can be accepted. Must we separate?

Finding balance with your home business

around the importance of forming a clear separation between your home business and your family life. Recommendations include allocating a separate space to run your business from, having set hours for working on your business and making sure you’re not still locked away in your office at family meal time.

But is this the best way to create balance for everyone who runs a business from home when all businesses are not built the same and neither are we? Recent research published in the Human Relations journal suggests that trying to create a strict separation between business and home life can negate some of the benefits of running a business from home and, for some people, can actually be more stressful.

Ever not opened a business email in the evening only to spend the rest of the night distracted, wondering what it says when a quick reply could have allowed your full attention to return to your family? With piles of orders to send out, must you package them alone in your office when your kids may enjoy sitting on the lounge floor with you helping get them ready to send out?

Lots of Kiwis run small businesses out of their homes and since the COVID-19 pandemic this has become an even more popular way of making a living in New Zealand.

There are obviously many benefits to running a business from home, including no rent costs for separate premises, a free and speedy commute down the hall, a more flexible work schedule to fit around family commitments and keeping your pets company during the day. You have possibly noticed a long overdue switch to cardboard bread tags on store-bought loaves of bread. This month I’m discussing the best way to dispose of the new bread tags.

I know I harp on about this a lot, but your rubbish bin is no place for any organic matter, including cardboard. It’s still a little-known fact that when anything compostable breaks down in the anaerobic environment of landfill it releases greenhouse gases such as methane and carbon dioxide, which are major contributors to climate change. Your compost bin is a much better option for the cardboard bread tags, as the dyes used to print on them are water based.

Another option for disposing of the tags is to recycle them, but in order for them to be suited to your kerbside recycling, they need to go inside something larger, like an envelope or wrapped up in paper. This is because anything smaller than the palm of your hand can get lost during processing or blow off the conveyor belt. So, a great habit is to save up any paper or cardboard items of this size inside an envelope and then seal it before popping it out with the recycling.

IN UPCOMING 2022 LOCAL GOVERNMENT ELECTIONS Deputy Chair of the Hibiscus and Bays Local Board Victoria Short has launched her election campaign for a seat at the top table to bring proactive change for residents north of the bridge.

I am proud to announce I will be challenging the incumbent Councillors for an opportunity to represent our community around the top table as one of the two Albany Ward Councillors. As the current Deputy Chair of the Hibiscus and Bays Local Board, I have seen first-hand the missed investment opportunities for our area, a council that ignores the views of our residents, and the lack of respect and appreciation for your rates.

Having called the East Coast Bays home all my life, I now have the privilege of bringing up my two daughters in this beautiful part of the world. Prior to being elected to Auckland Council, I was the local eyes and ears for the Hon. Murray McCully and Erica Stanford MP. This gave me a comprehensive understanding of policy, legislation and government agencies and the impacts it has on our local residents. I am a volunteer trustee for Life Education Trust North Shore and a member of the Institute of Directors.

This term Central Government introduced the Three Waters Reform and the National Policy Statement on Urban Development, both of which will have long-term effects and cause significant changes in our community if not managed and monitored correctly.

The Three Waters reform effectively removes control away from the generations of ratepayers who have built and funded our water infrastructure to the tune of billions of dollars and will lump us into one water entity area with Northland.

I have serious doubts that this new water entity will be able to deliver the key water infrastructure investment we so desperately need and seeds control to unelected, unaccountable appointed officials.

The National Policy Statement on Urban Development directs councils to remove existing planning rules to allow developers to build to greater heights and density in traditionally suburban zones. I am extremely concerned about the impact for existing homeowners and the removal

of parking requirements for new developments. We are still heavily dependent on vehicles, and there is still little foresight into mass transport options for the North Shore.

A key reason why I am motivated to win a seat at the top council table is to fight for the reinstatement of critical overdue projects in our area. I was gutted to learn that vital projects have been deprioritised and will likely be deferred unless we have a loud active voice fighting to get this back on the books in Town Hall.

We are fortunate to have some amazing restoration groups who are instrumental in planting tens of thousands of natives each year, keeping our waterways healthy and our bush and residential areas pest-free.

However, with intensification around the corner, it is crucial that we ensure these groups are funded to continue the work they are doing. These spaces will only become more scarce and valuable, so we must protect them.

I strongly believe we should invest more in sports and in the upkeep of the community facilities we already have. Investing and keeping kids in sports is one way to help channel some of the antisocial behaviour we are experiencing into something far more productive. In addition, investing in the facilities they use, helping them with equipment and giving more opportunities to try a different sport attracts more kids and families into a healthy productive lifestyle.

Inflammation

What is it and should we be concerned about it?

Overweight and obesity compromises immune function causing a poor response to infection and increasing inflammation. Abdominal fat generates cytokines that increase inflammation, which is why maintaining a healthy body weight is so important. To reduce prolonged inflammation focus on: • whole, unrefined foods rich in fibre, omega 3 and phytonutrients •

movement – especially cardio

•

maintaining a healthy weight

•

sleep – insufficient sleep increases inflammation

Nutrient-poor foods such as refined carbohydrates, deep fried foods, sugary drinks and junk food can promote inflammation.

Smoking and prolonged stress also increase inflammation.

The immune system is a wonderous thing, but when it is constantly ‘on guard’ we can run into health challenges. It protects us from harmful germs and toxins in the environment, helps to heal injuries and fights disease-causing cell changes, such as cancer. It is an integrated network of cells and tissues that work together like an orchestra. The immune cells communicate to destroy harmful invaders before they cause major tissue damage.

Inflammation is our body’s response to injury or infection.

White blood cells flow to the affected area and cause swelling, redness and heat. These cells are the main ‘workers’ of the immune system and some release cytokines, molecules that signal the immune system to mobilise. Cytokines allow increased blood flow to damaged tissue to promote healing, but if this persists, it can actually cause damage. Prolonged, low-grade inflammation promotes development of type 2 diabetes, heart disease, cancer, dementia, metabolic syndrome, asthma and other conditions.

A nourishing diet provides the immune system with all the nutrients it needs. For a strong immune system make sure you get enough Vitamin A, C, E, zinc, copper, selenium and iron. Antioxidant phytochemicals are protective against chronic inflammation, reducing the risk of cataracts, agerelated macular degeneration, dementia, cancer, cardiovascular disease and arthritis, all inflammatory diseases of aging. Nutrient - poor foods are not innocuous... they come at a cost and equally, nutritious foods have immense benefits.

Boating education With just a month before winter finishes, Coastguard anticipates that many boaties will be starting to prep for getting back on the water, and we’re right there with you! At the moment, we’re fielding plenty of questions around callsigns – the best way for us to easily identify vessels. Here’s a few answers to commonly asked questions about callsigns.

What is a callsign?

A callsign is a unique identification code for your boat.

In New Zealand, callsigns commonly begin with three letters followed by four numbers.

Callsigns are used when there should be no ambiguity during radio communications, such as when making trip reports and making Mayday or other urgent calls.

I don’t have a callsign. How do I get one?

A callsign only costs $50 and it’s yours for life. You can apply for one in a few minutes online at the Boating Education website or by giving the team a call on 0800 40 80 90. Easy!

How do I update the details against my callsign?

If you’ve changed your address, purchased a new boat and want to use your existing callsign, or made a significant change to your current vessel (e.g. name or colour), not to worry. You can update these details on the Boating Education website or by giving the team a call on 0800 40 80 90.

I’ve recently purchased a new boat; do I automatically take its callsign?

If the previous owner of the boat wants to keep the callsign from the boat you’ve just purchased, you’ll need to get yourself a new one (see the info above).

If they don’t want to keep the callsign it can be transferred to you, but you’ll need to get the written consent of the old owner to do so. Head to the Boating Education website for how to do a change of callsign ownership.

If you can’t get the consent of the previous owner that’s okay, just grab yourself a new callsign. Transferring the ownership details or getting a new callsign is the same price.

The winter fishing has been outstanding so far this season. The fish are still holding in their usual areas and feeding throughout the day. The tides have been good through July, lining up with the wind direction and with enough current to make the fishing interesting. Bait and burley have definitely been my ‘go to’, launching at Sandspit fishing around Kawau Island.

I’ve been out three times over the last month and I have to say, they have been the most enjoyable trips I’ve had out in winter months. For some reason the fishing has been more productive than previous years and the average size of fish has increased too.

I’ve found fishing just off the structure and on the sand in about 20-25m produces the best results. Fishing onto the structure and weed finds you snagging your gear and catching trevally and undersized kingfish. As good as this sounds, it becomes annoying when all you want to do is get your baits down to the snapper.

The day I was plagued with kingfish I landed three snapper around 10 pounds and I lost a BIG snapper right at the boat. I was straylining with two 7/0 hooks and kept landing: two trevally, two snapper, a snapper and a trevally, a kingfish and a trevally, all on the on the same rig. Just when you thought you had a big one on, you’d see two different coloured fish appear from the green below. Well, this time it felt like a big kingfish so I put a lot of weight on to turn its head and keep it away from the burley line.

After a few minutes fight I saw colour. It was green with a yellow tail and a big flash of red. I had a kingfish and a huge snapper on the same rig – unbelievable! I managed to get them both to the boat and then the kingfish went wild and snapped my 80 pound leader. All I could see was the tail of the snapper flick and the underbelly of the snapper flash before he headed back to the reef. I’d say the fish was pushing 20 pounds. Gutted.

I’ll get it next time! – Tight lines.

their appearance. We can see how animals that have been rescued change physically when nurtured. How much more so is this true with a complex being such as a human?

This parenting gig is tough. Each phase of our children’s life brings with it new challenges and opportunities. Not just for them, but for us as their parents as well.

Regardless of the age of your children, look for their real, genuine strengths of character. And call them out. It can be hard to see those things in times of conflict. But when you do see those strengths being lived out, compliment and acknowledge it. It’s more real and it’s believable because it’s just happened.

If you get any of the ‘you have to say that, you’re my mum…’ stuff, that is easily defeated by the truth of what just occurred.

Then they start to believe it about themselves. The more they believe, the greater that character quality will grow.

To paraphrase a friend, ‘As parents we have the authority and responsibility from the day our kids are conceived to take them to adulthood. We’ve got two jobs: 1. To help them see their strengths, value and the future.

To have a vision and hope for the future; and 2. To help keep them from going off the rails if you can.

To open the front door to the dream and close the back door to dysfunction.’

If only it was that easy. We have to discipline as well as call out to their strengths. The spoken word has tremendous power.

What are the Healthy Homes Standards?

The Healthy Homes Standards cover heating, insulation, ventilation, moisture and drainage, and draught stopping.

These standards apply to residential rental properties, aiming to provide minimum standards for warmer, drier and healthier rental housing. They have been gradually taking effect since 1 July 2021.

Compliance statement Tenancy agreements for most new or renewed tenancies from 1 December 2020 must include a separately signed Healthy Homes Standards compliance statement. This is a statement from the landlord about how well the rental property meets the Healthy Homes Standards. Read more about compliance statements.

Deadlines From 1 July 2021, rental properties must follow the Healthy Home Standards within 90 days of the start or renewal of a tenancy. All boarding houses that are covered by the Residential Tenancies Act (RTA) must follow the Healthy Home Standards.

Some private rentals have an extended deadline, to 12 February 2023, for meeting the heating standard. Read more about heating requirements for private residential tenancies on our website.

Second-tier lenders and their place in the lending landscape With registered banks tightening up on their lending, we have seen an increase in clients now looking to second-tier lenders to secure finance for their proposed purchase and/or development.

• extensive fees (Usually second-tier lenders require borrowers to pay an establishment fee and a brokers fee [if relevant]. We have seen these fees vary from a few hundred dollars to thousands of dollars. It is important to note that borrowers tend to be locked into paying these fees once a letter of offer or term sheet has been signed [and irrespective of whether or not the loan proceeds]. Early repayment/break fees and fees to extend a loan term can also be substantial.)

Second-tier lenders are non-bank lenders that do not need to be registered under the Reserve Bank of New Zealand Act 1989.

These lenders operate outside the usual banking framework, and as such they tend to offer lending in ‘higher risk’ situations where the registered banks may not be willing or able to lend.

Planning your legacy in the digital age Let’s face it, none of us are getting out of here alive, so live your life to its fullest, but one of the most important things you can do in preparation for your departure is let your family and friends know your wishes in the event of your death. This will relieve the burden from family members when they are already going through a time of grief.

One’s mind turns to the more obvious matters, these being your Will and Powers of Attorney. However, there are other things you can do which can be hugely helpful.

You should document who you would like to officiate, the order and content of your funeral. You may indicate whether you wish to be buried, cremated or maybe an eco funeral. This is often put into your will, but it is quite possible that the will may not be viewed until after the funeral. Please let the family or a trusted person know what you would like.

The other, less obvious matters are what happens to digital assets after your death and what steps you should take to safeguard against misdirection of assets, or loss of valuable materials.

In this digital age you should make a list of all of your digital assets i.e., digital documents, audible content, movies,

videos or other relevant digital data that is stored on digital appliances such as personal computers, tablets and cell phones.

Store internet logins, passwords and accounts in a secure place to be accessed after your death. Facebook and other social media can be very hard to close down without a password. If your service provider offers the option of memorialising your account after death, ensure that your executors know your wishes and any particular message to leave for your friends and followers.

Another password that can be so important is for crypto currency. Without this password it will be impossible to collect.

You may also want to make a list to whom you want to leave your personal chattels. Decide upon a safe place to store these details so that they can be accessed by your executor.

Discuss important information about your belongings, business affairs and wishes when you make a will with your lawyer for peace of mind on how you want your life to be remembered.

National Poetry Day Local event holders want you Thanks to the August Level 4 lockdowns, all the carefully planned events for National Poetry Day last year sadly had to be cancelled at the last minute.

This year, once again, three local poets have put a lot of effort into organising some special local events to celebrate National Poetry Day and they’re hoping Coasties will get out there and participate.

Diane Newcombe is running Poetry at the Pub, an open mic night at Sugarloaf in Waiwera starting at 7pm on Thursday, 25 August. Song writers are welcome too – see the flyer for further info.

Sue Courtney is co-ordinating with Orewa Library for Poetry on the Line, where you can display your own poetry or a favourite by someone else for the day on a line outside the library. Poems must be submitted no later than 9.30am on Friday, 26 August.

Kristin Stock is organising Poetry on the Beach, giving you the chance to write your own original poem on the sand at Orewa Beach from 12.30pm to 1.30pm on Saturday, 27 August with readings and prize draws following from 2pm at Orewa Library.

Beauty sleep This is more than just a phase it is the foundation for having healthy skin.

We have all been there: sleepless nights, from going out or not being able to sleep for whatever reason that might be, can have a real impact on our skin health.

But getting your beauty sleep is often easier said than done.

I know personally as someone who suffered from insomnia for many years. The effect on our skin of not having a good night’s sleep include dullness, wrinkles, dark rings under the eyes and extra fine lines. Emotions are the heart of great photography Today’s mirrorless cameras are technologically light years ahead of any camera produced five years ago.

With their backlit sensors, intelligent auto focus and increasing number of computational features, it’s almost impossible to miss focus or overexposure. All too often people will stop me in the street and comment on how my camera looks expensive and therefore should take great photographs. Whilst it’s true that modern cameras help greatly with technical aspects of creating a photograph, they still require a human with a good photographic eye to operate successfully.

A good

photographer can make the best of any camera, regardless of its age; the best camera in the world is the one you have in your hand whenever you want to create an image.

Whether a photograph is considered ‘good’ is purely subjective and viewers will respond differently, largely depending on

their own emotive response. When the viewer relates to the subject of a photograph, be it a family member, pet or favourite holiday destination, they are always going to respond more favourably than someone who has no connection to the subject. Equally, we find ourselves drawn to photographs of subjects that we don’t see in our everyday lives – images of foreign lands and cultures that present a different way of living to our own experiences. It’s the same behaviour that makes us stop and stare at a car crash. Empathy is such a powerful emotion within a photograph. Think of images of 9/11 where people were photographed falling from the Twin Towers, the man standing in front of the tank in Tiananmen Square or an infant refugee lifeless on a Turkish beach. Whilst we’d rather they not happen, the fact that they did and were captured by a photographer leaves a lasting imprint on society.

When emotions are coupled with strong visual design and technical excellence you have all the ingredients for a superior photograph.

Written by a local author, this novel is set in 2015.

Joy Manville is a New Zealand journalist married to Stephen, an older English husband, and they are enjoying life in Aotearoa. Stephen teaches film studies and Joy writes a regular column.

But then Joy writes a column about ‘Detachment Theory’, partly based on her husband’s experience of being sent to an English boarding school, and she receives malicious texts that are increasingly hostile.

When the anonymous tweeter claims that Stephen is a cold-blooded killer she begins investigating, wanting to prove Stephen’s innocence but suddenly questioning many things about the man she loves.

Her investigation starts in New Zealand and goes to Stephen’s childhood home and boarding school in England. The contrast between easy-going, classless New Zealand and the upper-middleclass British is profound, and as Joy investigates, her investigation turns deadly.

Detachment Theory is a well-written drama that had me reading this novel in one sitting; such is the power of the storytelling.

All you need to know about dog coat matting Without frequent brushing, dog fur often becomes tangled and knotted around itself, which is called matting. Mats frequently occur in dog breeds with curly or double coats. In extreme cases, the dog’s coat will become what groomers call pelted, when matting is very tight to the skin, preventing proper airflow. Matting and pelting prevent adequate temperature regulation, cause skin irritation, hide parasites like fleas or other nasties, and cause extreme discomfort and pain for the dog. The excellent news is mats are preventable.

Mats form when dog fur tangles and wraps around itself, starting wound clumps of loose dead hair and live fur. If not brushed out, they continue to trap more fur, becoming closer and closer to the dog’s skin. Mats tend to form in areas where there is lots of friction, and frequently occur around the neck area where the collar sits, behind the ears (where we lovingly scratch them), under their chin, their armpits, under where their harness usually sits, their feet and on the back of their rear legs.

Regular and thorough combing and brushing is the most important thing you can do to prevent matting in your dog’s coat. However, one of the most common mistakes when brushing a dog’s fur is only combing the top layer, which can cause matting to get worse. If you only focus on the top layer of your dog’s coat, your brushing pushes any loose fur and tangles down closer to the skin.

Some breeds and breed mixes require intensive coat maintenance to prevent matting, such as Poodles, Doodle-mixes, Coton de Tulear and Bichon Frisés. Even with regular at-home brushing, their fine fur becomes matted very quickly, especially after it gets wet. Consider booking a professional brush-out service with your groomer between full grooming appointments to keep matting at bay, or request a partial grooming appointment such as a maintenance groom, which includes feet, face and sanitary areas.

Overall, you can best prevent mats from forming with regular brushing and coat maintenance. Make sure you’ve connected with a trustworthy dog groomer who can give you tips and tricks for managing your dog’s fur and keep your pup gorgeous, happy and healthy.

Fine Travel Destinations Escaping to tropical Rarotonga As the weather gets more wintery a trip to a tropical island can become quite appealing. With a flight time of just under four hours, the Cook Islands is always a great choice for New Zealanders. Here are some tips to keep in mind when booking your Cook Island getaway.

The biggest thing to keep in mind is the International Date Line. As flights to Rarotonga cross the date line, it is important to make sure your accommodation is booked from the date you arrive in Rarotonga, not the date you depart New Zealand.

Time of year is another thing to consider. April through to November tends to be the drier months with an average temperature of 26 degrees. This coincides nicely with our colder winter months. December to March tends to be the wetter season with a high possibility of tropical rainfall.

Thankfully the rain often (but not always) comes in the evening, so you can fall asleep to the sound of rainfall and wake up to a beautiful, fresh day.

If you are wanting to see whales, the best time to go is between July and October. During this period the humpback whales are so close they can be seen from the Rarotonga foreshore.

The Cook Islands are known for their boutique, independent resort brands (in comparison to Fiji, which is home to some big-name hotel brands). You will need to decide whether you want a resort style holiday or if you would prefer to have the independence of a self-catering villa.

Rarotonga is very easy to explore. Its road network consists of a main ring road and a network of back roads that can be lots of

Securing the best insurance terms for you the applicant’s GP. In these circumstances, if the GP’s notes make any speculative reference to an undiagnosed medical condition, the underwriter will invariably seize on that and exclude the speculative condition.

In the current environment we are seeing mental health exclusions regularly being proposed by insurance underwriters on the basis of a GP’s casual medical notes, not backed by actual diagnosis. Here is one such draconian exclusion: ‘No claim will be payable as a direct or indirect consequence of any mental health disorders, including anxiety disorders, depression, stress, adjustment disorders, emotional or behavioural disorders, related to fatigue, including pain syndrome, chronic fatigue syndrome, drug or alcohol abuse, psychosomatic disorders and/or complications thereof.’

In these situations, we at UProtectNZ will push back strongly on any such exclusions that we consider to be harsh and unjustifiable and, we are pleased to say, with considerable success.

Winter glare How lucky are we as Coasties to be able to enjoy such a mild winter? We can still hit up all our awesome local beaches and enjoy outdoor coffees and dining. In fact, apart from an extra layer or two of clothing, it’s sometimes hard to distinguish our winter days from any other seasonal day on the Coast. And how great is it to see people out there enjoying our neighbourhood and supporting our local businesses and community?

With life continuing as normal, it stands to reason that we might not notice the increase in the likelihood of sunstrike. This is when the angle of sunlight hitting a car’s windscreen creates blinding glare; with the sun low in the sky on clear winter mornings and evenings, sunstrike can be dangerous. It is often worse when it’s raining (or has been raining), as the sun is reflected in the water left on the road, making it difficult to see other road users and hazards.

Some great ways to help prepare for glare is to ensure your windscreen is clean, both inside and out (and don’t forget those wing mirrors), drive to the conditions and increase following distances to provide you with more reaction time, use your sun visor, and ALWAYS have a quality pair of sunglasses with you in the car. Running ahead of ourselves Emotional overwhelm occurs when the intensity of our feelings exerts more control than our capacity to manage them sufficiently. It’s that fearful feeling of losing the ability to function emotionally, mentally or physically. Overwhelm is a symptom of stress, anxiety and depression. Overwhelm can also be caused when we fail to achieve an unconscious goal to keep ahead of any negative feelings.

Love, joy, contentment and gratitude are favourable emotions to live our lives by, but they don’t always have to monopolise.

Sometimes allowing ourselves to feel sadness, anger, fear or disgust helps us to fully identify a situation we are experiencing.

Research suggests that making happiness our only goal in life can actually make us miserable.

Studies reveal that people who experience a variety of emotions are able to make better-informed choices with their thoughts and behaviour — and potentially feel happier.

I’ve been enjoying watching the antics of spring lambs in a nearby field. The twins in this photo are chasing each other and in their playfulness, they often swap the lead. This made me think of how facets of our human personality will compete for dominance.

we understand emotions as ‘energy in motion’ the lead position becomes interchangeable in a healthy way.

Sometimes we attempt to outrun parts of our personality when we think there are only certain acceptable traits to lead with. Often the personality traits we run ahead of are the ones that would benefit from a change in the lead role, particularly our emotions. Emotions are not good or bad, they just are. When

What do I mean by this? If we consistently want positivity to be the leading position of our emotions, the negative feelings will continue to chase us — as an extension of ourselves — and we can experience overwhelm.

When we run ahead of an undesired emotion there is also an opportunity to allow that feeling to take the lead for a time. It is not a competition but a collaboration that allows all facets of our personality to run ahead of ourselves, in turn.

Local Recipes Nanny Horne’s Tea Loaf This is a staple in our house, a recipe passed down to me by my mother-in-law, Nanny Horne, who is an excellent baker. I usually do a double or triple batch as they store very well in both the fridge and freezer. Although called a loaf, it’s really a cake – but by calling it a loaf we have the excuse to spread it with butter!

Ingredients 2 cups self raising flour ¾ cups caster sugar 2 cups mixed dried fruit 1 egg

to the bowl and stir till the fruit is completely coated.

1 cup full fat milk

Make a well in the middle of the mixture, add beaten egg, milk and treacle, thoroughly mix through making sure you can’t see any flour.

1 walnut-sized knob of butter

Method

Put mixture into a loaf tin lined with baking paper. Place in the oven and bake until cooked through (approx. 70 mins depending on your oven). Test with a skewer – if it comes out clean, it’s done.

Preheat your oven to 160oC.

Allow to cool then slice and lather with butter!

Place the flour and sugar in a mixing bowl, add the butter and rub in with your hands to break up the butter. Add mixed fruit

1 Tbsp black treacle (or molasses)

Savoury creamed potatoes Ingredients

Serves 8-10

10 medium agria potatoes, peeled

30g butter

Slice the potatoes into 2mm thick slices and wash in cold water to wash off excess starch.

30ml pomace olive oil 8 garlic cloves, finely chopped 2 medium brown onions, finely diced 4 rashers of streaky bacon, diced (150g) 10g chopped Italian parsley 400g button mushrooms, sliced 5g picked fresh thyme 1L cream 100g grated parmesan 300g grated tasty cheddar cheese 2Tbsp Vegeta stock powder 1tsp ground nutmeg Salt and pepper

Method

In a heavy-bottomed saucepan, sweat garlic and onions in the oil until soft and transparent, then cool in a bowl. Add more oil to the pot. On a medium to high heat, sauté the sliced mushrooms until all water is removed from the mushrooms, then add bacon and sauté for 3-4 minutes. Add to the cooling onions. Add the thyme, chopped parsley, cream, powdered parmesan, Vegeta, salt and pepper (over-salt as this will soak into the potatoes). Lightly whisk together until combined.

Butter the inside of an oven-proof dish with sides around 10cm high.

Layer the potato until it sits 5cm below the top. Pour on the cream mixture, until it just reaches the top layer of potato. Add one more layer of sliced potato then sprinkle with the cheese and tinfoil the top. Place in a 170°C oven and bake for around 90 minutes or until the potatoes are soft. Remove the tin foil and grill until top is golden brown.

This can be made the day before and reheated till hot in the middle when required. Perfect served with white or red meat.

Japanese-style brown rice salad (Gluten free, Vegetarian & Vegan)

Ingredients 200g long grain brown rice 30ml tamari soya sauce 130ml lemon dressing (see recipe) 1 red capsicum, deseeded and finely sliced 1 green capsicum, deseeded and finely sliced 2 washed celery sticks (no leaves), finely sliced 1 medium carrot, grated 2 tsp curly parsley, chopped 60g pumpkin seeds, toasted 30g sunflower seeds 50g raisins 40g raw peanuts Salt and ground black pepper

Makes 1kg of finished salad

Method 1. Wash brown rice several times to remove excess starch. Place the drained, washed rice into a heavy bottomed saucepan with tight-fitting lid. Cover rice with cold water 2.5cm above the rice.

Put lid on and place on a medium heat until water just comes to the boil. Turn element down so the water is very slowly simmering.

Simmer for around 15 minutes, or until the water has evaporated and the rice is cooked. Remove from heat and leave in pot with the lid on for a further 10 minutes. Remove lid and gently stir the rice to separate grains without breaking up the rice too much.

Allow to stand for a further 30 minutes or until cool.

2. Place raisins into a bowl and pour boiling water over them until totally submerged. Allow to stand for 10 minutes, then drain well.

3. Place the rice into a flat tray with sides. Add the tamari soya sauce and lemon dressing, and gently combine until all the rice grains are equally covered with dressing.

4. Place all ingredients onto the rice except salt and pepper.

Gently stir ingredients into the rice until well combined.

5. Grind in fresh black pepper to flavor and add salt as required.

6. Serve refrigerated either on its own or as a starch component of a full meal.

It’s a very healthy salad.
