Editor’s Note

On Tuesday, when Jacinda stepped up to the podium in the beehive theatrette and massaged sanitiser into her hands, it was the first time I wasn’t entirely sure what I wanted to hear her say. Of course I wanted to leave level 4, but with the numbers of new cases refusing to march in a constant downward direction, the unpleasant idea of rebounding back to level 4 sullied my thoughts.

As we all now know, she took that leap of faith and by the time this October mag slips its way into your letterbox we’ll be online ordering and click and collecting to our heart’s content. It’s a great opportunity to treat ourselves after the tough times at level 4 and support our local businesses at the same time. I hope you are enjoying the extra bits of freedom that come with level 3 and I have my fingers crossed that we will soon be safely in level 2. Who knew we would one day look forward to the mere act of crossing the threshold of a store??

This issue has some great information on how the real estate industry is operating through the various lockdown levels, a home facial guide to help keep your skin in tiptop shape until the local beauty therapists can start operate again and a couple of recipes to try out and share with your bubble. There’s also a number of great suggestions for supporting and getting involved with local organisations and charities.

Dental Care for Pets over their teeth with a finger and then finally using a brush. It’s a good idea to get your pets started young with getting them used to you looking in their mouth, so it’s less of a hassle when they are bigger.

Ever had your pet come in for a cuddle and found yourself pulling away from the stench?

Then it’s possible your pet has dental disease.

Despite the familiar term ‘doggy breath’, animals’ breath shouldn’t actually smell, so this can be a sign of dental issues.

Unfortunately dental disease is very common in pets, with 80% suffering with it at some stage. They often won’t go off their food with dental pain, so other signs to look out for are excessive drooling, chapping lips together and dropping food.

Because of this, we always recommend home dental care for our pets – just like our teeth need cleaning daily, ideally so do theirs! There are a number of options available to keep their mouths healthy, to try to prevent them needing big dental work in later life.

The gold standard for keeping teeth clean is brushing their teeth, ideally at least three times a week. There are special enzymatic pet toothpastes that are great to use with a soft toothbrush. To get them interested in brushing, start by offering the paste as a treat to lick initially, then progress to wiping it

There are prescription dental diets that can be given too, like Hills T/D or Royal Canin Dental, that are designed to provide support for dental care.

They can reduce gingivitis and plaque formation, have anti-bacterial properties and the biscuits are designed to be crunched and help scrape teeth clean.

These options are fantastic if your pet doesn’t tolerate brushing but are prone to dental disease.

Some special dental treats in moderation can help – Healthy Mouth is an additive for water that may help improve oral hygiene, Greenies for cats and Pedigree Dentastix are good alternatives if brushing isn’t possible.

If all else fails and there are signs of disease, we advise doing a scale and polish under anaesthetic to fully clean the teeth and start afresh – dental disease can be painful and if left, bacteria can spread around the body and affect other organs.

Younger retirees, in particular, love our apartments. Some have a holiday home outside of Auckland and then sell the house to buy a ‘lock up and leave’ apartment at The Botanic.

These are extraordinary times. Of that there can be no doubt.

All of us are challenged in different ways when we’re confined to our homes for long periods of time. For me, the restrictions in Auckland have meant I’ve been balancing home schooling and trying to think of fun things to do with my daughter. Mum is only ‘cool’ for so long.

What I have enjoyed is catching up on the phone with some of our new residents at The Botanic. I’ve realised that one conversation can change the course of your day, and I’m so grateful for the kind and connected community we’re developing at our Silverdale village.

Initially, when Auckland went into lockdown, I thought there would be some new enquiries but that sales would be very slow. How wrong could I be? Three of our apartments sold in the first three weeks and we continue to field enquiries from all over the country.

There are now only five two-bedroom apartments left in our first apartment building. The Nikau apartments are modern

I couldn’t agree more.

The Botanic team has been hard at work in the background coordinating the arrival and delivery of all of those final materials, so the first stage of villas will be ready to move into soon after the alert levels drop. Once that happens we’ll be popping the champagne corks and welcoming in our new residents. I can’t wait!

Helping seniors stay social You need to be either 65+, or 55+ if you are Maori or from the Pacific Islands, or have age-related needs. You need to be able to move around with minimal assistance for participation in activities and be able to participate in a social environment. For this month’s issue I got to have a virtual chat with Kiri Beven from the Companionship and Morning Activities for Seniors (CMA) organisation.

The CMA is a non-profit organisation that assists the isolated elderly with transport and activities to get them out of their houses and interacting within their local community. The CMA currently have eight centres across the north shore, in Mairangi Bay, Sunnynook, Albany, Birkenhead, Belmont, Glenfield and up here on the coast, where the CMA is located in Red Beach and Stanmore Bay. Some of the activities the CMA include are arts and crafts, games, physical exercises, local guest speakers and off-site excursions.

How can you become a member?

Kiri says ‘We aim to be as inclusive as possible, so there are just a few minimum requirements to meet.’

So, if you meet the above criteria then sign up and become a member of your local CMA. It will help you get to know more people and you’ll be included in some fun activities to keep you motivated and inspired. Take hold of this chance to help you stay social.

Or keep dentist bills low and avoid sweets altogether by gifting items such as stationery, coins, opp shop trinkets or books your children may have grown out of. A thrifty option is to put out a bowl of pretty shells with a sign declaring ‘Trick or Treasure’. Mandarins make great mini pumpkins and are fun to decorate and give away. We have Halloween-themed cookie cutters so it has become a ritual for us to share home baked bikkies with our neighbourhood.

As for setting the scene, you can use chalk to decorate your driveway instead of balloons and record ghoulish howls on your phone to play through a bluetooth speaker. In supervised areas, candles can light up decorated jars imitating pumpkin lanterns.

You can also wrap repurposed tin foil around old jars and poke holes in the foil to create letters so that three jars say ‘BOO’.

Ignoring this festivity altogether may be the ultimate zero waste approach, but since Halloween has grown in popularity here in Aotearoa it’s nice to have some eco-friendly options.

In these uncertain times it can be hard to forecast how acceptable it will by the end of this month to be knocking on doors and sharing treats. But because Halloween is approaching I thought I would share some tips on how to keep this event low waste.

Making your own out of upcycled materials could become a fun tradition for your tamariki, or find some preloved outfits second-hand. Mortgage Matters Buying a home during COVID-19 alert levels For those wanting to buy soon, use this time to look at what’s available. Speak with a local agent and widen your search to see what surrounding areas have to offer.

Alert level 3 Settlement and moving is permitted at alert level 3. So, if you have a transaction underway speak with your real estate agent about how to proceed.

When house hunting you won’t be able to attend open homes or inspections in person. However, private viewings may be available for serious buyers. Property inspectors and valuers can visit properties and it’s important that buyers do their due diligence when searching for the right home.

Alert level 2 With alert levels in place across the country, purchasing property has become more challenging for Kiwis to navigate. Although these measures do impact the way the industry operates, there is still activity in the real estate market.

If you’ve chosen to continue your buyer journey, here’s how New Zealand’s alert levels may impact your plans.

Alert level 4 If you purchased a property and settlement was due to occur during alert level 4, you first need to talk to your mortgage adviser or lawyer. It is advised to defer settlements until moving homes is permitted, so you will likely need to contact the other party and agree how to move ahead.

At alert level 2 you can attend open homes, auctions and private viewings. Keep in mind that agents organising these events may limit numbers to help with physical distancing, so it’s best to register ahead of time.

Buyers and sellers who deferred settlement during alert level 3 or 4 may now settle if both parties agree.

‘When the going gets tough, get creative’. This is true for many Kiwis feeling the pressure and stain imposed on us with the severe COVID-19 lockdowns. Creativity can take the form of anything from gardening to baking, sewing, painting, decorating or writing. When we engage in these pursuits we calm the mind and find a peace that gives us a great escape. Estuary Arts has been closed under level 4 lockdown and will only be able to open its doors again when we enter level 2. Like all creative small businesses, every lockdown puts a major strain on our resources and pressure on our creative community.

What’s so amazing about nuts?

Part One

• plant sterols – prevents the body from absorbing cholesterol so can help lower cholesterol levels • folate – overall healthy functioning of all cells in the body and prevention of neural tube defects (Spina Bifida) in foetuses of pregnant women • selenium – important for a healthy immune system and healthy thyroid function (New Zealand soils are low in selenium. Just one or two Brazil nuts a day will provide all the selenium you need. It’s important not to eat more than this on an everyday basis as selenium can be toxic in large doses.)

Nuts are an incredible, nutrient-dense food. They are full of good fats, vitamin E and a substance called arginine. Once arginine enters your body it is converted to nitric oxide which relaxes the walls of your arteries, making them more flexible. Arginine also helps prevent the formation of plaques. This is pretty significant because plaque formation on the walls of the arteries causes a narrower gap for blood to pass through. Any clots that may form could cause a blockage that will result in a heart attack. The risk of heart disease is lower in countries where nuts are eaten as part of the everyday diet. There is evidence that nut consumption also lowers the risk of type two diabetes in women and the risk of prostate cancer in men.

Nuts are also great sources of: • omega 3 oils – fantastic for heart and brain health (Walnuts are especially high in omega 3. Nuts don’t contain any dietary cholesterol, are very low in saturated fats and are one of the best plant-based sources of omega 3.)

• protein – especially good for vegetarians • vitamin E – an anti-oxidant that mops up the free radicals which form in our bodies and prevents our cells from damage (It also prevents plaques from forming on the walls of the arteries and so protects your heart. Almonds and walnuts are especially good sources of vitamin E. Thirty grams of almonds provides all the daily requirements of vitamin E for adult females and almost all for adult males.)

• fibre – known to help lower cholesterol levels in your body (Peanuts – a legume, not really a nut – almonds and hazelnuts contain more fibre than other nuts.)

Great first year for Pets in the City Silverdale A structured day awaits each dog, with a daily activity including games such as chasing bubbles, tennis balls or ripping up cardboard. In addition, photos of the dogs having fun are posted on Facebook each day for the owners.

‘Personal attention is a priority and the dogs are under constant supervision to ensure they have a great day and remain safe,’ Layamon says. The purpose-built facility includes a room for puppy play and a series of play parks and ‘apartments’ for resting in. There are also on-site grooming and training services.

Last month, Layamon and Laura celebrated their first year as owners of Pets in the City Silverdale. Rewind 18 months and both were serving in the Navy but looking for business opportunities. Drawn by the area’s ongoing growth and the chance to work with dogs, they decided Pets in the City Silverdale was the perfect business opportunity for them.

As owners of a cavoodle called Mabel, Laura says they understand how much people love their pets. Their doggy daycare service takes the hassle out of dog ownership, providing flexible drop-off and pick-up times and no need for pre-booking. ‘Our focus is on giving each dog the best day possible,’ she says.

Critical to their success is the drive to maintain high standards and ensure staff are well trained – factors they credit to their background in the Navy. ‘We have managed to build an amazing team who genuinely care for every dog as if it were their own,’ Layamon says.

Hey, it crashed”. *Beep Beep* “Umm Katey, what’s that light?” I asked. “Let’s go see” “No it will be dangerous” she said. “Come on you need to be fun for once, stop stressing all the time!” “Fine but I am fun!”

“Race you! Go!” The cave was damp and cold but the light turned out to be the way out! A long tree branch was hanging over a frosty river on the other side, which we had to cross to get out. “DON’T GO!!” shouted Katey, but it was too late. “It could be dangerous up there”. “So, you’re not my mum” I snapped back. “I’m only saying that because it’s cracked. Do you want to risk your life for something like that?” said Katey. “Be fun for once” I said. “Ok just don’t fall” Katey replied. “Don’t jinx it” I said. As I climbed the shaky tree something leaped out of the icy water! “Aaaahhhh!” We both screamed.

“Phew!” To our relief it was a young boy who offered to help us find our way back to camp. He told us his name was Albert Partridge. He looked about 12 years old but he wore the kind of clothes my Grandpa would wear. We were relieved to get back to camp and we had an early night. The next day we went on an adventure and came across an old cemetery. It felt spooky but we wanted to read the names of the people buried there. We walked past the Smith family, the Ward family, the… Partridge family? Katey and I froze… RIP Albert Partridge Born 1908, Died 1920. We just stared at each other in horror.

“I don’t think I like camping anymore” Katey said.

THE HORROR CAMP “Mum I told you I want to go with Katey to the camp at Omaha” I said to my Mum. “Lilly, we are going to be here for 6 weeks so I’m sure you will spend lots of time with her.” Mum said. “We are here and Dad and Beth are home. It is only us, now eat your food”.

It was bedtime when the noises started. *WOOOHH Scratch scratch* “Stop Lilly!” Mum yelled. “It isn’t me!”

I replied. *creek* “It’s just the wind Lilly, just the wind” I said to myself. *Awooooo awwawawooo* “Mum muuum mum” I shouted fearfully. *Uggg zzzzz snort* “Mum you’re snoring! Muuuuuuuum!” *Creeeeeeek awwoooooooooo awww awww awooooo* “That’s why I’m scared of this place!” “Ahhhhhhhhhhhhhh Lilly it’s just me!” Katey said. “Katie,, don’t do that! I said. Where are your parents?” We went to find them but before long we became lost as it started to rain. “Maybe we should go into the cave?”

“How long do you think we will be in the cave for?” I asked. “Umm 1 hour?” said Katey in a bored voice. *Bring bring* “It’s my Dad. What should I say?” “Just

DRAGONFLY FARM All the dragonflies were bored.

Especially Amethyst, the senior lady dragonfly. “Whatever is causing humans to be around all the time is a mystery,” she said in a stressed voice. “We used to be able to fly peacefully ANYWHERE during the week, but now there are humans around ALL of the time!”

The other dragonflies agreed – but didn’t understand that the humans were also stressed. “I will listen to the humans next

time they sit outside,” said Amethyst, “and find out the reason.”

The dragonflies were certainly interested – and had a secret that the humans would never learn: dragonflies can understand what humans are saying, but humans can’t hear dragonflies when they talk to each other. And, even if they did, they would never be able to understand dragonfly language.

After sitting quietly on the pergola, Amethyst learned that there had been a strange disease creep into the human population, which caused them to be concerned – and that almost everyone was staying safely at home until the danger was past.

After returning to the reed bed by the muddy pond where all the local dragonflies lived, Amethyst told them, “I heard the mummy and daddy say to the two girls, who are called Emily and Georgina, that they would be doing school work at home and that the mummy would also be working from home – but the daddy was doing something called front-line essential work.”

Now that all the dragonflies understood the reasons for the human stress, they hatched a plan to cheer them up. “Let’s surprise Emily and Georgina with a vortex of colour the next time they’re on the trampoline,” suggested Ruby, the youngest Dragonfly. “Good idea,” said Amethyst, “and let’s invite all the neighbouring dragonflies, too!”

Once Amethyst was sure that everyone was ready, she waved her antennae and they all took off as one buzzing circle and flew through the bottom of the trampoline’s safety netting. “Form a vortex and swarm after me,” she commanded. Well, the surprise attack was exactly that! The girls, mid-jump, were suddenly surrounded by a whirling and buzzing mass of kaleidoscopic colour. Sunlight flashed off almost a thousand dragonfly wings, and the noise was immense.

Emily and Georgina tumbled into a heap on the trampoline and didn’t know what had happened – until they looked up and saw a rotating circle of dragonflies.

“That was not any form of coincidence,” concluded Emily, “that had to be a deliberately planned and coordinated attack.” Georgina agreed. “Just look at them,” she said, “they are moving up and down together like a giant hula hoop – they seem almost to be laughing at us.”

And that is exactly what was happening. The dragonflies had achieved maximum surprise and were happier than they had ever been. Soon, they all dispersed back to their own neighbourhoods and told the tale of the great adventure, which would remain the most famous and repeated story for a long time… …but not forever!

closed to save a lot of lives. What ??? I think about how it could save a lot of lives. Then the lady says I know what you’re thinking and I will tell you why. There were so many people who used this very station but then suddenly people started dying randomly. The news had spread across town so no one wanted to use the station anymore. Detectives were hired to find out what was happening. But none could solve it. Then I came all young and ready. I went on every train there was and found what was happening there was a person behind all of the deaths. Andrew Harper, a young man who had a little house around the city, was kicked out of his little house to build this very station and he felt mad at the people who made this station. He wanted his little house to bring back all his memories with it too. So he started fighting but no one helped him, they just stared at him and walked away.

That’s why he started killing people with poisonous gases and got his revenge but he is alone. I am telling you this because you need to make the future the best for everyone.

Wow, I will make sure the world knows about this. Thankfully, the lady says now I can die in peace. And then she disappears into thin air.

I went back into my room knowing that I can sleep peacefully now.

CLOSED STATION Every night I hear the sound of a train, but the railroad closed down years ago… I decided to check it out one night as the thought crossed my head. Where is the sound coming from if the railroad is closed ? I take my coat and boots and set off to the train station. All I could see was dust and spider webs. The atmosphere felt creepy. I felt like I heard a voice saying Finally you have come to where I expected. Who is that I said back to the voice what do you want. Nothing, I need to tell you something which is why I put train noises in your room so you get thinking . Umm okay I felt a little scared but I knew how to defend myself in any situation so then I felt fine. I saw that the person was a young lady who looked like she had lived here for some years.

I wondered what she was doing here and why she was here. I wanted to ask everything but then it felt awkward to ask. So I followed her to the track and suddenly she said do want to know why I am bringing you here?

Yes I answered finally I was going to know something I needed. This place has been

THE NORTHERN WOODS Tom was a computer nerd in lockdown.

He didn’t, however, like all the morning zoom meetings. One day, he opted to sleep in and miss his call.

Expecting to have a good night’s rest, he lay his head on the pillow.

------------------------------Eyelids fluttering, Tom woke up, towering, bulky trees surrounded him.

This wasn’t home. With claustrophobia settling in, exploring was his only choice.

Not long later, he rounded a boulder and stumbled backwards in amazement.

Ahead of him was a tree village, however, for someone really small. Suddenly, he heard some whispering. “Who is he?”

Tom whisked his head around and saw a band of elves, about half his height, wielding sabers and polearms sitting on a broad tree branch.

“Oh, he saw us.” An elf piped up.

“What do we do?” Now, a plump elf spoke up. Silence followed.

“What brings you to our land?” Said a tall elf. Tom jumped, not knowing how to answer. Hours had passed by and Tom was having the time of his life, he had arrived for a big feast and the elven tribe was very welcoming. As night time came, however, a panicky voice broke the boisterous atmosphere.

“Tonight’s the night! It’s the blood moon!”

The whole crowd was now bustling with panic.

“What’s wrong?” Tom shouted to an elf who was scurrying around.

“It’s the blood moon! Every time a blood moon comes out, the most dangerous monsters are awakened!”Monsters?

Awakened? Tom thought. Why’d I have to arrive now?

“Hide behind the trees.” a wiry-haired elf commanded.

As Tom watched behind the trees, he got more tense. All of the elves darted around, slicing and shooting all the enemies they could. Tom couldn’t hold it in any longer. He ran out from his hiding spot and grabbed a sword from a fallen troop. The clashing swords and cries froze him on the spot. It was a losing battle. Suddenly, Tom found himself surrounded. Instinctively, he waved his weapon around awkwardly, taking down a few monsters before he felt a sharp pain in the back of his neck. Pain pulsated through his body and he fell to the ground, in semi-consciousness. He was being pulled towards the dark boss. Shadow lines tied him up and he got immobilized. He was suspended in the air, hopeless. Glancing around, he noticed that all the other elves that got bitten were with him too, hung in the air. Then, a blinding light dazzled Tom’s eyes. The sun was coming up.

Rolling his eyeballs around, he noticed the monsters were dissipating into the air. The sun was burning them up. Suddenly, a fizzing sound occurred and the taut lines binding him faded away and he dropped to the ground with the other elves, gasping for air.

Everything went black.

------------------------------When he came to, he found himself lying in bed, breathing heavily, heart pounding. Glancing at the clock, it was only late morning. His class meeting was just over.

Whilst we had never used zoom before, we were determined to bring our club online. Even though we made many mistakes, we eventually mastered it, thanks to the positive and encouraging environment at the club. This month, Toastmasters clubs celebrate the founding of the first Toastmasters club. That one club has grown to over 16,000 clubs worldwide. In our area we have three clubs, SilverdaleOrewa Toastmasters, Orewa Lunchtime Toastmasters and Hibiscus Coast Toastmasters.

Since the first Toastmasters club meet in 1924, Toastmasters International™ continues to incorporate modern communication trends. Our approach is learning by doing, where clubs provide a safe and supportive environment where members can work at their own pace. Our education system is based on projects ranging from basic speaking skills to contemporary ones, like managing online meetings and social media skills.

Since the advent of COVID-19, Toastmasters clubs have needed to adapt. Worldwide, more than 11,000 clubs went from meeting solely in person to meeting online. Our members

Initially I joined toastmasters to help overcome my fear of public speaking. The TM system, designed to be both supportive and challenging, really worked for me. What I didn’t expect was the enjoyment I felt supporting and observing fellow toastmasters grow while on their own public speaking journey. Spending time with like-minded people, what’s not to like? Home brand versus branded food items We have all noticed the up-surge of home brand food items in your local supermarkets over the years and it has certainly added some welcome pricing competition to the food shopping market and savings to the final bill.

The main thing is to do your homework and the best way to find out is to try the product yourself.

I have seen several TV shows around savings for a family on their shopping bill and most people tend to buy a product because of the branding, packaging and provenance of a product. I’m not going to suggest what to buy either way but just say that with some experimentation of the brands you buy, you may be pleasantly surprised by the quality and price of some products.

I remember my mother taking my favourite tomato sauce bottle and filling it with a home brand alternative and being very surprised that when I poured it on my meal I knew it was different straight away, just from the consistency. Good try Mum! Being a commercial caterer, the most important thing for me is the quality of the product and I won’t compromise on this. If I am purchasing a home brand product it does need to taste the same and have a similar nutritional value as a branded product, but who doesn’t want to save some money where possible if the same result can be achieved?

When buying your household food shop, it isn’t necessarily the case that branded food is better than home brands. I’ve found many home brand dried goods staples such as flour, sugar and cereals that are very similar to branded products, but then found other home brand products that don’t do the same job for my needs, such as cling wrap or greaseproof paper.omeH When changing brands with food products make sure you check the nutritional value carefully as they can differ quite considerably. A great example is some home brand sliced ham has a high sodium content (salt, which keeps it shelf-stable for longer periods). In saying that, many home brand items may have less sugar and salt than the branded products. For me, the three key nutritionals to check are the fat (unsaturated is better in your diet than saturated), sugar and sodium content.

Menopause in the time of lockdown as well. Some may feel little to no affects, others varying and yet others have the unfavourable position of experiencing all the glory menopause has to offer.

Hot flashes, night sweats… yes… but what about the uncontrollable hormones – crying one minute, wanting to run and hide the next, everybody else better run and hide the next.

Once driven, women now struggle to get out of bed before 9am – that could be the insomnia (another effect) or it could be the absolute lack of motivation she is now feeling. Headaches… ah headaches… you come, you go, you knock us out for days sometimes. Sore joints, sore muscles, weight gain…. and all sorts of lady parts stuff I won’t even get into.

Now imagine all of this is happening to you and you are in a level 4 lockdown. Going out now consists of trips to the grocery store. The make-up you used to wear for work or going out stays forgotten in the drawer. The clothes you wear are sweats and t-shirts and let’s face it – bras are optional. You can’t get your hair fixed after you butchered it trying to tidy it up and the YOU you were barely keeping up with has totally disappeared. Enter Identity Crisis.

Let’s be real. As a society we are only just starting to talk about menopause openly. It was a taboo subject best left behind a curtain of hot flashes and night sweats with the occasional giggle.

If you’re a woman who hasn’t yet reached this monumental change, which is second only to pregnancy (debatable), keep reading and you can understand what your mum is going through and be prepared for what could be your experience or that of a close friend. If you’re a man, well done for continuing to read after we’ve said menopause three times already!

Knowing and trying to understand what women in your life are or will be going through will keep you sane, help you support them and possibly save your life…oops, I mean relationships.

First, just like pregnancy and in real life, no two women are the same and the way we experience menopause will be different

Our dreaded friend Identity Crisis who we keep at bay most days. We do this in spite of the all the media images reminding us what we used to look like (or never have and never will). Those images working hard to convince us we’ve passed our best before date.

To you menopause and everything you bring with you, to you lockdown with your limitations only highlighting all the emotional, physical and mental changes menopause brings, I say…

You can suck it!

I will find ways to motivate myself and remind myself who I am, what I bring to the table, my value and worth. And on days I can’t manage that, I will surround myself with badass boss ladies who lend me their strength. Kia Kaha!

Back in 2018 the Ministry of Education confirmed funding had been approved for a new primary school on the Hibiscus Coast (along with a second, proposed new primary school in Milldale and a proposed new secondary school in Wainui) to help meet the demand of the rapidly growing local population.

Earthworks for the new school, located on the western border of the Pacific Heights development in upper Orewa, began back in March this year. Logistical difficulties have caused some delays, but Orewa North West Primary School is now scheduled to open its doors at the beginning of 2023.

The school zone and enrolment schemes have yet to be finalised, but the Ministry of Education says they will be working with the school to establish these. As part of that process they will be working with neighbouring schools to ensure the growth across the schools is managed to make best use of the capacity within the local schooling network.

Facilities at Orewa North West Primary at the time of opening will include a central, two-storey block of classrooms, a hall, fields, courts and playgrounds.

The school will have an initial capacity of around 400 with space for more classrooms to be built later, increasing capacity to 700. Expectations are that the roll will be around 155 for the first year, rising to around 300 the following year.

A governance facilitator and establishment board for the school have recently been appointed as follows:

The role of establishment principal will soon be filled too, with applications for the position having recently closed.

The team are currently working with the Ministry of Education to establish what the interior of learning spaces will look like and with local iwi to establish a cultural narrative for the school. They are also working on creating a vision for the school and are keen to receive input from the local community, especially from families likely to be attending the school, to help create that vision. They will also be setting up community consultations to facilitate this.

So, we’ve had a month of sales strongly impacted by COVID-19 lockdown rules, which meant for nearly half the month viewings were not allowed. What is interesting is that even with that half month of activity, sales for the area are still down on normal activity in terms of sales volumes. This can be attributed to the ongoing shortage of listings locally, a situation also being seen throughout the country.

What we did see for the month was a solidification of the medium sales price above the $1.4M mark. While we saw a record high median for August at $1,603,000, we would suggest this is probably more distortion based on low sales volumes and a mix of larger than normal houses being included in that low sales volume. That said, we now have a market where a good four- bedroom single-level home can be expected to sell for around $1.5M and we expect, based on recent demand, that this will continue to be the case for a few months to come. Expect the median to float in the $1.4M to $1.6M range for a few months, dependent on sale mix.

Speaking of what is coming, at the time of writing we are still hoping for a reprieve from level 4 jail, with a move to level 3 looking likely.

This means private viewings can recommence, although we will be waiting for level 2 for open homes. We anticipate the small number of listings currently on the market will be snapped up quite quickly at level 3, with strong sales prices likely. The Government has indicated it is prepared to spend to prop up the economy again, and the Reserve Bank has delayed plans for interest rate rises so we see no immediate reason for there to be any slowing down of the local market.

We are expecting that this lockdown period will have left many market participants with time to consider their options going forward. It is likely that once again this will be a cue for some to want to increase the size of their property (or wine cellar). We anticipate some will want to sell up and head out of Auckland, being disheartened with either the local market or the ongoing lockdowns. It seems unlikely that there will be any significant sell down of property caused by vendors suffering financial distress, nor do we expect any large divestment of rental properties.

We do see that some vendors who were considering a sale this spring may now be considering delaying this to the new year. While we can understand some concerns over issues such as timelines, there really is plenty of time left to prepare, market and sell a property before Xmas and we anticipate with the shortage of property for sale currently and the solid demand in the market, those who do sell this year will be rewarded with strong sales prices.

At the time of writing this article we hope we will be dropping down to alert level 3 on Wednesday, 22 September. The latest Real Estate Institute (REINZ) statistics show a somewhat fragmented month for August 2021 due to the country being in lockdown. See the table beside this article.

When we come out of alert level 4 we can expect to see a fresh flurry of new listings and buyer activity. As with past lockdowns, these have created pent-up activity. With viewing restrictions under levels 2 and 3, I thought it would be helpful to outline some important points on how real estate agents must operate. There could be some slight changes down the track as the government relaxes or tightens the way we must operate.

Naturally at level 4 we cannot conduct any viewings. At level 3 a maximum of two groups per day can view a property at separate times and no open homes are permitted. At level 2 we can conduct private viewings and open homes up to a maximum of 50 people. Agents must ensure strict health requirements are in place including contract tracing, regular sanitising of common areas, physical distancing and measures in place to allow for physical distancing. For the average three bedroom home, depending on its size, it may be practical to have no more than 15 people at a time in the property. At this point it will be mandatory that you wear a mask and sanitise at all viewings, open homes and inspections. This time can be a very unsettling for homeowners, some of whom may be elderly or immune compromised, so we take steps to ensure that viewings are contactless if possible.

We are not far away from Christmas, less than three months away in fact.

When you are looking at buying or selling you should keep the Christmas period in mind. If you want to be sold and moved out of your current home by Christmas you should be lining up an agent as soon as possible and ready to be on the market in the coming weeks. Solicitors are normally closed from around 23 December to mid-January. If your settlement could be close to Christmas or in early to mid-January, please check with your solicitor to see what dates they close and reopen for the holiday period.

On a personal note, I am very proud to have cracked the $2,000,000 mark for two separate properties in a row in Orewa. These happened during level 4 using an online auction for one and offers received electronically for the second. The first property received an acceptable pre-auction offer just prior to lockdown and we held the online auction with 14 registered bidders who were all phone bidders. I want to thank the 13 other Mike Pero Real Estate agents who helped manage each online bidder.

Fishing Spot with Tim This month has been a tough one to swallow with all our boats landlocked as the spring work ups commenced, the scallop season opened and all while watching some beautiful calm days from the beach. Facebook memories popping up with pictures of prize hauls of snapper, crayfish and scallops nestled beside a cold beer, or past trips to Vava’u and Kona chasing marlin when overseas travel was a privilege, all add to the torture. As I write this, we are currently in level 4, hopefully about to go to level 3 for an unknown period. If things go well, we should be back on the water as early as mid-October, which means we still have plenty of time to capitalize on the spring work ups before the water gets too warm.

In the meantime, I have been doing some maintenance on Yee Haa, such as scrubbing the deck, cleaning the fuel filter, polishing glass and charging batteries. I’ve even booked a service for the engine as soon as we go to level 3. My tackle box has been reorganized and restocked (purchased prior to lockdown) and my reels have been cleaned and lubricated.

Let’s be honest, there’s not much else to do for 5 weeks in lockdown.

The only thing we need to do now is decide on where our next mission will take us. Will it be a launch from Omaha to dive for crayfish and scallops before heading out to the middle in search of work ups? Or will we head straight for Great Barrier

What is Dermaplaning?

Dermaplaning is a skin resurfacing procedure that gives the skin a smoother appearance by removing the surface layer of dead skin cells and vellus hair (peach fuzz). It’s also known as epidermal levelling or microplaning.

Dermaplaning uses a small surgical blade held on a 45-degree angle to gently scrape the outer layer of the skin, which consists of dull dead skin cells. It is pain free and a great way to brighten your skin.

The continuous exposure of the top layer of skin to UV rays and environmental toxins means that it may begin to appear dull. Dermaplaning removes this top layer to reveal newer skin cells, leaving the skin smoother and glowing.

At Bella Brazilian we like to incorporate dermaplaning into a relaxing and beneficial facial treatment. Allow yourself 45-60 minutes. Each client will be assessed and each treatment will be tailored to suit your skin care needs. Having this treatment will look a bit like this: cleanse, dermaplaning, hydration.

If there is any coarse hair on your face we will wax those areas first. This is included in the treatment as well as an eye brow wax/tidy. There is no down time after a dermaplaning treatment so you are free to carry on with your day with fuzzfree brightness.

During level 4 lockdown most people were at home, some of them working and others relaxing. Quinovic Millwater manned its phones for urgent maintenance calls.

A couple of times we needed to call upon our ‘tradies’ to fix an emergency issue. In each instance our tradespeople responded to urgent calls and sorted the problems. We, our tenants and our property owners are thankful for the response that we received from our partners in maintenance.

At the same time, we had a couple of tenancies that were not permitted to end and a couple more that were not allowed to start. The affected tenants and owners saw the big picture and readily adjusted their expectations, going with the flow. Thank you for your patience.

New Zealand has had a couple of COVID-19 shocks recently. First was the lone visitor from Sydney who stayed a few days, did some looking around and then returned to Australia, where he was diagnosed with COVID-19. Then, from the current Auckland community cluster, a handful of people returned to Wellington after being infected by community transmission. In both instances the people involved are due a big vote of thanks for getting tested, owning up to their touch points and enabling the COVID-19 tracing people to track down their close contacts. Step 5: Condition/Tone Being stuck at home during lockdown means lots of us have missed out on our monthly facials, so I thought sharing how to do a good home facial would be appropriate. This is an easy six-step facial routine we can all do at home.

After your skin absorbs the nutrients and goodness of the mask, toner helps close and clean the pores. Shrinking and tightening pores leaves the skin clean and bright. It also restores the balance of the skin. Gently move the cotton pad all over the face and then let the product dry on your skin.

First and foremost start with a clean canvas. It’s important to cleanse your face thoroughly to remove every ounce of dirt, makeup or product build-up before you start your facial, giving you a clean slate to work on. Doing a double cleanse is even better. Rinse off with lukewarm water.

Wrap up your six-step home facial with a soothing moisturiser.

Cleansing dries out the skin and thus the facial needs to end with moisturising your skin. This hydrates the skin and helps to retain and seal in the moisture. Make sure your hands are clean then apply the moisturiser to your face and neck using your fingertips and let it absorb into the skin. If you’re performing the facial at night apply your eye cream and serum first, then your moisturiser.

Step 2: Exfoliate Exfoliating skin with an enzymatic exfoliant helps remove all dead and dry skin cells. It will polish the skin and make it nice and bright. Take a pea-sized amount of your face scrub and rub it gently onto face and neck in a circular motion. Rinse the scrub off with lukewarm water. Tip – scrub the nose and chin area to deep cleanse and get all blackheads and impurities out of the skin.

Millwater Ladies visit to the Warkworth Museum Eleven of us visited the Warkworth Museum on the Wednesday, 17 August. Victoria Joule, the managing curator and I shuffled arrangements to make a visit fit with their volunteers.

Someone to give us a talk, take us on a tour and provide what was a sumptuous morning tea spread. We had anticipated tea and scones but this really was above and beyond – homemade, delicious and served in beautiful china by kind volunteers who were amazing.

Then we were given a great talk by Maureen Young, the wellknown Warkworth/Auckland Botanist. Maureen spoke to us at length about the locally born, famous Lucy Moore, a botanist for whom the Warkworth Lucy Moore Memorial Park is named.

Lucy was born in 1906 and lived very close to the museum. The house is still there. Maureen gave us a lovely overview of Lucy’s life story and her achievements and struggles as a woman botanist in a man’s world. I encourage you to read all about her – see the link below.

She was indeed a woman whose history, thesis and publications are those we can, as New Zealanders, be inordinately proud. Maureen talked about the ‘two Lucys’, both of whom were botanists and spent many years together struggling to be recognised and making inroads into all sorts of places as they chased up mountains, into bush and down rivers to discover and document plants. Lucy Cantwell is the second Lucy.

Maureen shared so much detail with us and we were enthralled.

From there we were taken to the archives and were able to see Maureen’s herbarium. This is quite simply astonishing and world

class. There are two of these, with one housed at the Auckland Museum.

Warkworth Museum is totally funded by donations. I encourage you to visit and support this wonderful local museum staffed by over 80 Volunteers.

Is it time to wind up your trust?

It is important to consider whether the purpose of your trust is still relevant today. You should also seek advice on whether your trust is still useful for achieving your desired purpose. For example, in some cases trusts may now offer less assistance if their purpose was to assist with residential care subsidies, due to a tightening of the eligibility rules.

If your trust has met its purpose, or the purpose is no longer relevant, it may be time to wind it up.

Your accountant can provide essential advice on any tax or accounting implications that would arise from the transfer of the trust’s assets to the beneficiaries. Shared cover medical insurance plan How to enhance yours to $48,000 per claims year for PHARMAC-approved chemotherapy drugs and also includes just $8,000 per claims year for non-PHARMAC approved, Medsafe-indicated chemotherapy drugs.

If your employer offers limited shared cover medical insurance as part of your employment package or you have personally had such cover for a long time and are reluctant to move, there are ways that you can dramatically improve your protection plan to obtain more comprehensive cover for higher-end, more expensive medical treatments.

You selffund the other 20%. This is not onerous for smaller medical treatment issues, but for major surgical and other interventions such as knee and hip replacements, expensive chemotherapy drugs and cancer treatments, the cost that you need to meet will be substantially higher.

Usually my kids will make funny faces while I talk about this, however, if you ask them what their favourite food is, they may reply to you grilled chicken heart, natto (fermented soy bean see my article in May2020) or octopus.

The truth is, if a food is introduced to a person at young age, it will not be considered exotic as it is part of their family culture. From time to time I introduce my kids to different varieties of food. I consider this is the first step to understanding and respecting other people’s cultures.

Why don’t you try exploring some different foods when we are free to dine out again.

At the time of writing we are still in the middle of level 4 lockdown. So far we still enjoy home cooking, however, we are also looking forward to a bowl of hot ramen, or a lazy Susan covered in dim sum!

When we’re talking about food I like to boast about my exotic food experience in front of my kids, as I think this make me a very cool mum.

When I was young my dad was a seafood distributor and edible frog was one of the items they traded. Once in a while, he would bring home leftover frogs for dinner, still jumping in the cage. Once a frog escaped from Dad’s hand while getting pressed on the cutting board and it jumped behind the washing machine. There was lot of screaming and chasing – what a drama it created in our apartment. This is a story my kids love to hear despite it having been retold many times. Edible frog has a texture like chicken, but with a more intense sweetness to the flavour. There’s a lot of small bones that I am not a big fan of, however, when my grandma deep fries the legs it is the most luxurious food you can imagine. Each leg is as long as a finger with two little crunchy meatballs on each stick. With a few dozen on a plate it is a secret dish only made possible by people who trade this for living.

Snake soup is probably one of my highest recommendations if you want to try something exotic. It always comes with a plate of chamomile flower and chopped lemon leaf to

Spring gardening It’s time for serious summer vegetable growing, use stakes and plant frames for vertical growth in a small garden, keep up the fertilising and plant an edible hedge.

Garden work includes picking up fallen blooms from shrubs, waging war on weeds so the plants have room to grow and getting summer flowering plants in; plus give the lawn a pep up.

• Growing organically? Start the vegetable garden

• Pick up the fallen petals of camellia flowers to avoid

off with Living Earth organic certified Veggie Mix, a chemical-free mix that is excellent for growing food

• Put in frames or stakes for fast growing crops such as

tomatoes and beans, even capsicum and zucchini can be grown this way, and it saves space

Local Recipes Barbecue Basted Meatloaf Serves 6 I used to make this for my family when I was a young teenager living at home. It became a family favourite.

is just cooked all the way through. Remove from the oven and turn temperature down to 180c.

Meatloaf

Ingredients

Ingredients 1kg prime beef mince (I use 87% fat-free) 450g sausage meat (1 roll) 2 medium finely diced brown onions 5 finely diced garlic cloves (or 1tsp garlic powder) 1 Tbsp mild curry powder 2 tsp dried mixed herbs 1 Tbsp Vegeta stock powder or beef stock 2 eggs (lightly beaten) 80g panko breadcrumbs 40ml sweet chilli sauce 1 tsp dried red chilli flakes 80ml tomato sauce (I use Heinz) canola oil or similar salt and pepper

Method Place all ingredients into a mixing bowl and very slowly, in an electric mixer, mix until very well combined, or mix by hand.

Place onto a greased oven tray around 40cm long. Mould the meatloaf mix with your hand into a smooth, long, round loaf (log).

Lightly oil the top of the meatloaf and place into a 190c oven on fan-bake for approximately 40-50 minutes or until the meatloaf

Barbecue Baste

1 brown onion gravy sachet or similar 150-300ml water (depends how strong/thick you want sauce) 125ml tomato sauce 1 Tbsp instant coffee 60ml worcestershire sauce 50g soft brown sugar 20ml balsamic vinegar 250g Branston pickle

Method Make the sachet of gravy as per instructions using the above water. Add all ingredients together in a sauce pan and bring to the boil, simmer for 2-3 minutes stirring often.

Pour on top of the cooked meatloaf and place into the 180c oven for 15-25 minutes (depending on how thick you want the sauce). Every 3 minutes or so, spoon the sauce over the meatloaf until the desired thickness is reached while cooking in the oven.

Remove from the oven and serve with your favourite potato dish and vegetables. Serve the extra sauce on the side.

Lockdown Lemon Slice This recipe is basic enough for the kids to get involved and only uses kitchen staple ingredients – which makes it a perfect lockdown slice!

Ingredients Base 300g butter, melted 1½ cups sugar 5 Weet-Bix, crushed 1½ cups plain flour 1½ cups coconut 1½ tsp baking powder Icing 4 cups icing sugar 2 lemons – zest and juice 100g of butter, melted

Method 1. Preheat oven to fan bake 180c.

2. Melt butter in a large microwave-proof bowl, add sugar and stir together.

3. Crush in Weet-Bix, add flour, coconut and baking powder.

Mix together.

4. Pour into a large lined slice tray and press down firmly.

5. Bake for 20 mins or until cooked through but soft to touch. It will firm up as it cools.

6. Mix together icing sugar, butter, lemon juice and zest. Add boiling water if needed to loosen mixture and whisk out any lumps.

7. Ice the slice while it is still warm then chop up once cooled and icing has set.

8. Store in an airtight container in the fridge or in a cool, dry place.

Commercial Leases and Covid-19 government has extended timeframes required for exercising the landlord’s rights: the rent must be in arrears for 30 days as at the date the landlord exercises the right to cancel the lease and notice period is extended to 30 days. Both periods can run concurrently.

Lenders powers for mortgaged properties If the tenant is having difficulty paying rent it can be difficult for landlords to keep up with mortgage payments. Normally, the law says lenders must give 20 working days’ notice before exercising their powers to take possession of, or sell, the mortgaged property. The temporary law change extends this to 40 working days.

These temporary law changes mean that, like commercial tenants, landlords have a better chance of getting through the COVID-19 situation and temporary financial hardship.

ADLS Lease Auckland’s extended level 4 lockdown has created further challenges for landlords and tenants of commercial property as most businesses are unable to operate or are doing so with restricted cash flow.

While changes to residential tenancies by the government were widely publicised and understood, landlords and tenants of commercial properties are less aware of and struggle to understand changes to the Property Law Act 2007 as part of the COVID-19 Response (Further Management Measures) Legislation Act 2020.

These changes, which apply from 1 April 2020, are temporary and provide relief to tenants and borrowers affected by the response to COVID-19 and allow more time for parties to discuss temporary arrangements. The law will revert six months after the end of the Epidemic Preparedness (COVID-19) Notice 2020.

Normally, the law says a commercial landlord must give a tenant at least 10 working days’ notice (by issuing a Property Law Act Notice) before cancelling a lease due to overdue rent. The

Aside from the changes to the Property Law Act, clause 27.5 of the ADLS lease (the most common form of lease) provides that a ‘fair proportion of the rent and outgoings shall cease to be payable’. Landlords and tenants need to try to agree on what a fair proportionate reduction should be at different alert levels.

In practical terms most landlords and tenants seem to have reached agreement on 50% at alert level 4.
