Editor’s Note
Lockdown, physical distancing, alert levels, click and collect, online learning, case numbers, bubbles. As we enter week 10 of this lockdown the restrictions and the vocabulary of COVID-19 feel heavy, tired and stale. To freshen things up in our house I changed up our daily routine. It’s such a simple idea but it’s incredible how resetting it feels – like being on a longhaul trip home from London and getting to take a shower at Singapore airport. If your lockdown life is lagging a little, try changing around your day. Luckily, you now also have the November Millwater Mag, fresh off the presses, to brighten your day. This issue has plenty of information to help navigate the multitude of government mandates currently in place, so pop your feet up and check out all that lies within these pages. There’s information on employment laws around workplace vaccination policies, a guide to resetting your potentially frazzled nervous system and local MP Mark Mitchell checks in and offers his support. We have a guide to reviving your old deck in preparation for all those physically distanced, 10-person barbeques and picnics, and if you’re itching to get your bubble out boating, Tim shares his experience of what it was like getting back out on the water. Whether you’re meeting up at a park, in your back yard or heading out on the boat, try your hand at the apple and olive oil cake with spiced sugar – it’s the perfect ‘pop in a container and take anywhere’ dessert. Goodness knows what number/step/colour/status we’ll be in by next month but until then hang in there, lovely people. Please be kind to yourself and others and keep up the great job you’re doing of supporting local whenever you can. Claire Nevans November 2021

Vet Speak The Christmas countdown is on… Hey, we all need something to look forward to this year Fleas – make sure you keep up to date with flea and worm protection to avoid coming home to an infestation. Bad foods – familiarise yourself with the foods that shouldn’t be fed to your pets: grapes, raisins (don’t forget about Christmas cake and mince pies), garlic, chocolate, cooked bones, onions and macadamia nuts. Plants – some plants are toxic to pets. For example lilies are extremely toxic to cats, so keep your feline friends well away of them. Walking – remember the five second rule when walking your dog: if you can’t keep the back of your hand on the ground for five seconds it’s too hot to walk your dog. If your dog is a flat-faced breed they can overheat quickly, so walking early morning or late evenings are best for them.
It’s time to focus on summer and the festive season. After the year we have all had it’s time to smile and look forward. As we get nearer to the silly season we thought we would provide a check list to help you and your pets survive summer. With Guy Fawkes just around the corner remember to keep animals inside at night and provide hiding spots for them if they don’t cope with all the noise. Exercise them early evening so they are tucked up at home before all the excitement starts. Vaccinations – make sure these are up to date, or that they are given at least two weeks before your pets are going into kennels or catteries.
Cars – by now it’s too hot to leave our pets in cars while we go shopping. There are new rules regarding pet welfare and people can be fined for having dogs in cars on hot days. This is by no means everything you need to be aware of, but hopefully it will jog your memory and help you and your pets enjoy the summer. As always we are available to answer your questions so please give us a call.

Settling in at The Botanic will be equipped with a 20m swimming pool, jacuzzi, sauna and steam room. ‘I love the patio and the garden behind the villa. Everything’s unpacked and the barbecue’s been set up. That was John’s job.’ The types of homes offered at The Botanic are perfect for ‘right-sizing’ and meet a range of needs, from independent living in villas and apartments to what will ultimately be specialised residential aged care.
The trailblazing residents of the Hibiscus Coast’s newest retirement village have moved into The Botanic and say they couldn’t be happier. ‘It’s a private development so it’s a little bit special. They haven’t spared a cent. Our villa is just beautiful,’ says Lois Macaskill. Lois and husband Malcolm moved in following Level 3 protocols and have settled in quickly. ‘I just love it. The walk-through wardrobes are so beautiful, but I love it all really.’
Michelle Pipping, a Millwater resident and a sales agent at The Botanic, says the Phase One Villas sold out quickly and the second phase of apartments are selling now.
The Botanic was inspired by an appreciation of lifestyle and is designed for young-at-heart retirees who want to get the most out of their golden years. The modern, resort-style village is surrounded by nature and ensures residents can lead a purposeful life within a vibrant community.
‘Apartments provide an opportunity to secure the lifestyle offered at The Botanic for less. They are great value. Some of our residents have a bach outside of Auckland and they want a ‘lock up and leave’ in Silverdale. They can have the best of both worlds.’
The Macaskills’ neighbours, John and Margaret Eason have moved in with their dog, Inka, a Lowchen. John loves the lightfilled, sun-drenched home.
The Botanic complies with all COVID-19 sign-in and hygiene protocols, including in-village security.
‘I can’t believe how easy it was to move in. Everything was just as they said. The villa is beautiful.’
‘Our security guard is lovely. He calls me Queen,’ laughs Lois. Given Lois is one of The Botanic’s trailblazing residents, it’s a name that just might stick.
Like Lois, Margaret loves the walk-through wardrobe too and they are looking forward to the wellness centre being built. It

Wayne Henry Mortgages – helping everyday Kiwis lending provider at the time. Having all options available at my disposal now ensures that my clients have a fighting chance whenever they need our help’. I asked Wayne what details are typically required to take out a house mortgage? With the current lockdown restrictions Auckland is under and if you are looking to take out a house mortgage, hopefully Wayne’s information can help you. He says: ‘With the new CCCFA rules https://www.minterellison.co.nz/ our-view/a-reminder-imminent-changes-to-the-cccfa coming into effect from 1 December 2021 we will be streamlining the initial application process. Our clients will be asked to provide a lot more information than they ever have. At Wayne Henry Mortgages the team have been preparing for this for over 24 months. Everyone in our team is level five accredited and can operate under the new regulations’. One of the most common questions asked of mortgage brokers is how much do I need for a deposit? Here’s your answer from Wayne: For this month’s issue I had the pleasure of virtually interviewing Wayne from Wayne Henry Mortgages. You may have seen Wayne’s ads in the mag before so here’s a little bit more about him and what he does. Wayne Henry Mortgages is a family owned business originally based in Northcote where their head office is but soon to be residing in Millwater and they will have an office there shortly. They currently have a team of five staff but they are on the lookout for an additional support person to start with them early next year. Wayne quotes that, ‘Whether you’re a first home buyer, a savvy investor or just looking for a better deal from your existing provider, our team at Wayne Henry Mortgages can certainly help you out.’ Wayne himself has been a mortgage broker since 2015 but he has been in the finance industry for over 20 years now. He says, ‘I decided to become a broker due to the fact that I wasn’t really giving my clients any true value or transparency with one

The workplace and vaccination policies: a match made in heaven? a risk while performing a role and the potential consequences of that risk on others. Employers need to follow legal process and consult with staff regarding vaccination. Privacy, human rights and health and safety obligations need to be balanced, so get legal advice first. Cases in this area are currently before the court. Can I ask my staff if they are vaccinated? Yes, in some circumstances. Many employers want to know and understand the vaccination status of their employees. Some businesses will be able to ask staff but we strongly suggest getting advice first and ensure you are complying with the Health and Safety at Work Act 2015 and the Privacy Act when collecting, storing and sharing this information. Should we introduce a Vaccination Policy? Potentially. Put it in place now.
There is confusion for businesses over whether they can and should implement a mandatory COVID-19 vaccination policy for staff. The government recently announced that the education, health and disability sectors will join the likes of MIQ and border workers in being covered by mandatory vaccination policies. This means it will be illegal for a worker in those sectors to be unvaccinated. It’s less clear for businesses not caught by that mandate. Here are some questions and answers to help navigate this difficult area. Can I require certain roles be carried out by vaccinated workers? Potentially. Do a risk assessment now. Some roles are covered by government Orders making it mandatory for them to be carried out by vaccinated people. We expect more industries to be covered by these in the future. Other employers should undertake health and safety assessments to determine the likelihood of being exposed to
Most businesses should have a vaccination or COVID-19 policy in place that covers health and safety obligations, PPE and mask requirements, sickness expectations, Privacy Act compliance and customer expectations/behaviour. A vaccination policy and a robust health and safety policy will help ensure the employer is complying with the Health and Safety at Work Act 2015 and is communicating expectations and rules properly with workers. Can I require new staff to be vaccinated? Potentially. Update Independent Employment Agreements (IEA) now. Assess whether the requirement for the role to be carried out by a fully vaccinated worker is justified, then update employment agreements and ensure other recent changes to employment law (bereavement leave, sick leave and privacy laws) are incorporated at the same time. You must ensure you understand your obligations around non-discrimination. The information contained in this article is general advice and should not be relied upon or taken to be legal advice for specific situations. We strongly recommend you seek legal advice in order to understand the obligations of your business (including in relation to the roles within your business / the industry you are in / the risks your business may be facing).

Your Local Book Reviews Crimetime by Mark van Leewarden
Mark van Leewarden has written a pageturning account of his extraordinary career, including being an undercover police officer and then an international fraud investigator. Shoulder-tapped at the tender age of 20, Mark went from being a uniformed officer in Dunedin to going deep undercover in Auckland immersed in the criminal underworld. It was a dangerous double life. To the gang members he was now Mark Munro, a rich kid living off family money and enmeshed in their criminal activities. But in reality, he was diligently gathering evidence for future prosecutions. The operation was terminated after a murder, and then Mark was wheeled out to his fellow police officers, search warrants were issued, and he testified against his former ‘friends’ in court. These day’s Mark works as a successful international fraud investigator. His accounts of his many cases also make for fascinating reading. And he’s worked with some very wellknown people in his career, including US presidents and politicians and Hollywood stars. Crimetime is a visceral, page-turning account of a fascinating career fighting crime.

The Other Side of the World by Jenni Francis The Other Side of the World opens with twenty-year-old Coral catching a plane to travel from the UK to the other side of the world – New Zealand. She is pregnant, running away and determined not to be found by the people she has left. The story picks up with her son, Tom, all grown up and married to Lucy, struggling with the demands of work and their young son. Tom has never known his father – his mother refuses to talk about him. When Coral suddenly dies, Tom and Lucy are devasted, but they find some clues about Tom’s father, and they go to Scotland to see if they can find him. But then tragedy strikes and Tom must abandon his search for his father to care for his immediate family. The Other Side of the World is an engaging family drama that explores how past and present are linked and how family traits can be passed down.

The Green Spot
Eco Tip of the Month - Produce Conservation Avocados should be stored on the counter until ripe and then put in the fridge for up to 4 days. They can be frozen for up to 4 months but in my experience, once defrosted they are only suitable for smoothies and baking. When halved, store avocados flesh side down in a container near full with water. This keeps them from turning brown for 1 – 2 days as does putting lemon juice on them or keeping them in a container with an onion in the bottom. Apparently, onions keep well when stored in old tights! Once cut in half, leave them face down in a bowl and always keep onions away from potatoes. An apple, however, can be kept with potatoes to prevent sprouting. Usually fruit and vegetables should be stored separately and apples are best kept in a crisper drawer. Unless you have bean there and done that, peas avo try of these hacks and there will be more tips and cheesy puns to come! As the spring planting begins to sprout in my vege garden and I hope for an abundant season, I think about the ways I can make my fruit and vegetables last longer. Food waste is one of our largest contributors to climate change and there are many ways to conserve our produce, especially in the way we store them. I have collated some tips for you, not all of which I have tried yet, but I am hoping you will try them along with me.

Contrary to popular belief, whole cucumbers and tomatoes should be kept at room temperature. Leftover carrot and celery sticks last much longer when stored submerged in water and you can even revive limp carrots by placing them in water in the fridge overnight. Lemons should also be kept in water and never in a plastic bag. Excess lemons can be juiced and frozen in ice cube trays. Roasted garlic can also be frozen and will keep for 10 – 12 months.

Mortgage Matters How insurance supports health and wellbeing It is estimated that around 70% of people would struggle to meet their financial commitments if they were unable to work. However, income protection insurance and mortgage insurance can help. According to FSC, those who sought professional insurance advice experienced less stress and rated their overall wellbeing significantly higher than those who did not.
Improving financial outcomes The research also shows that insurance can lead to greater long-term financial outcomes.
Research has found that insurance can have a positive impact on your mental and physical health. A new Financial Services Council (FSC) study has found a strong link between money and wellbeing – money worries can be a leading cause of stress for Kiwis. However, the study also showed that finding the right level of insurance coverage can significantly improve your health and wellbeing. Here’s how.
Those who fall on tough times without a sufficient financial buffer to tide them over may turn to credit cards and short-term loans. However, suitable insurance can help you weather a financial storm without going into more debt. It also gives greater financial confidence, which can help empower you to create and stick to a budget.
Professional advice can help The FSC study indicates that positive financial wellbeing is strengthened with professional advice. With their comprehensive understanding of the different insurance products available, an insurance adviser can help you find the right insurance for your needs. What’s so amazing about nuts? Part Two
Unroasted, unsalted nuts make a healthy, satisfying snack. A small handful of mixed nuts four to five times per week has been found to provide beneficial effects and is recommended by the Heart Foundation. Nuts are one of nature’s ultimate fast foods. Keeping a small bag on hand will help satisfy hunger pangs, preventing you from driving to the nearest fast food outlet or buying chocolate or crisps to tide you over. Although nuts are high in fat, it is good fat. Just keep serving sizes to the recommended amount. Studies have shown that people who eat nuts are less likely to be overweight. Nuts must be chewed well, otherwise they’ll pass through our digestive system without the nutrients being extracted. One option is to finely grind the nuts and add them to smoothies, yoghurt, baking, soups, curries, casseroles or sprinkle over cereal. If raw nuts are not appealing to you, try gently roasting them for a few minutes, without added oil, to enhance their flavour. Only roast enough for a couple of days, because once the oils in the nuts have been heated they quickly go rancid and develop an off flavour. Also, rancid oils don’t have a positive effect on our health. All in all, nuts are a pretty amazing food! Unless you are allergic, try including some in your diet every day. Hopefully you had an opportunity to read part one last month about the benefits of nuts. This month I’ll pick up where I left off. The full article is also available on my website and Facebook page. Nuts are a great source of: Magnesium – for healthy bones and proper muscle function. Brazil nuts, cashews and almonds contain more magnesium than other nuts. Potassium – an electrolyte that helps proper functioning of cells in the body, especially important for healthy heart and muscle function. Pistachios, hazelnuts and almonds contain higher amounts than other nuts. Calcium – for healthy bones and teeth, with almonds containing the highest amounts and Brazil nuts and hazelnuts coming a close second.

Looking to revive your cedar home, deck or outdoor area? in labour is cheaper with oil than stain, as often you need to strip off the old stain before you can re-apply a new one. However, a lot of products available do not last much longer than one year (despite what they say) and when they start to break down they split, crack and flake, leaving patchiness. You cannot avoid this altogether as a colour/stain will always eventually break down, however, you get what you pay for. Cheaper options are often harder to apply and just don’t last, but when they do eventually break down you can often have an unsightly mess.
When looking to revive a deck, refresh your beautiful cedar cladding or other outdoor timber there are a few things you need to take into account. What timber are you dealing with? How old is it? What products (if any) have been previously used on it? All timber requires nurture (oil) to last and look its best. There are a few other variables but as a standard you should look at putting something on your timber straight after a deck is laid or within around 5-8 months.
them and aid in providing longevity to the deck. The beautiful natural look of oil penetrates the timber, reviving and protecting it whilst allowing it to just silver off naturally. on everyone’s faces and the eagerness to get on the water. The ramp was orderly and everyone was smiling and courteous. We steamed around the corner from Omaha, passed Takatu Point and headed for Maori Rock. The forecast was for wind against tide, but I decided the tide would be dominant to the wind and would hold the boat in position until the wind increased later in the afternoon. We arrived to find eight other boats anchored around the rock. They had been fishing the incoming tide and were all on the seaward side of the rock. This left us prime position to fish the outgoing tide on the western edge of the foul. We fished the whole tide with the first quarter and last quarter of the tide being most productive. Finding the bottom mid tide proved to be a challenge but this is when we caught the bigger fish.
Finally, the alert levels have allowed us to go fishing again and it couldn’t have come at a better time. The Hauraki area is already in full spring mode and there is plenty of action to be had out on the water. The challenge now is to pick the best fishing days and navigate the massive queues at the boat ramps. I can’t imagine how long those queues were at
Gulf Harbour the first Saturday we had fine weather. Avoiding the queues at Gulf Harbour, we took the weather window on the first day of level 3.1.4.1.5 and headed to Omaha at 6am. By the time we got up to the ramp there were already 20+ trailers parked up and a steady stream of new arrivals. You could see the excitement
At midday we packed up and moved into the bays in search of scallops. The diving wasn’t as successful as the fishing. Our usual scallop beds we full of undersized scallops making it difficult to get our limit. Back at the ramp, it was good to see MPI checking everyone’s catches. They said everyone had been following the rules and there were some good catches that day, which is great to hear. I’m certainly planning to utilize my spare time fishing while we wait for level 2. I just need to find some like-minded people who can fish mid-week!!! – Tight lines.

A note from our local MP Mark Mitchell Hello everyone. As a Millwater resident I welcome the opportunity to speak with you through our local magazine, The Millwater Mag. Firstly, can I say that I have been very proud of how our community has come together through a COVID-19 response that has put enormous pressure on people, with a wide range of different issues. In addition, I have been in regular contact with both the Area and District Police Commanders and can report that we had a much higher level of compliance than other parts of Auckland. I would like to thank and acknowledge our essential workers and our front line medical professionals, who have provided world class services to ensure that we have been able to be vaccinated locally. At the moment I am receiving a large amount of daily correspondence from constituents at home and also those trapped overseas. Most of the support is required around MIQ, border exemptions and immigration issues.
Please feel free to contact me or my support staff using the details given below if you are experiencing problems dealing with the Government. It is my job to make an intervention on your behalf.

Why Culinary Lane cooks with olive oil Extra virgin is made from the first cold press on the olive, which makes the flavour more intense and it has more antioxidants and health benefits than the lighter olive oil. Extra virgin really is the Rolls Royce of oils but can be over used. I find the flavour of extra virgin is too strong for cooking food and I much prefer the flavour of extra light for this, but it’s totally a matter of opinion. I use extra virgin when I want to finish a dish to enhance its flavour and visual look, but with no more heat added, such as drizzling on a salad, roasted vegetables or a piece of cooked fish.
We’re constantly told that fats and oils are bad for us and we should reduce them as much as possible in our diet, but they are essential in a healthy diet and we need them for the cooking and finishing of food. My favourite oil to cook with is duck fat but it isn’t practical to use on a regular basis due to its limited availability and high cost (I make my own from duck skin). I use olive oil, which is high in antioxidants and contains monounsaturated fats. These can help lower bad cholesterol as opposed to saturated and trans fats which do the opposite. I always have two different types of olive oil in my pantry: extra light olive oil and extra virgin olive oil. For me these do two totally different jobs. Despite its name, extra light olive oil does not have fewer calories or a lower fat content. Instead, this label refers to the oil’s lighter colour and neutral flavour. Light olive oil is a refined oil produced using heat after the first pressing of virgin oil from the olive. I use extra light olive oil for cooking foods via methods such as pan frying and roasting as it has less flavour, is generally cheaper and can be heated to a high temperature (230C) before reaching its smoke point and damaging the oil. Extra virgin olive oil has more flavour, is more expensive and can only be used at a medium heat (210C) before it starts to smoke and deteriorate in purpose and flavour.
Extra virgin is like a wine. There are so many choices in quality, flavour, variety and price, which can range from $10 to well over $100. E-La-Won Luxury Edition (Greece) is US$729 for 500mls!!! Just experiment with different brands until you find the flavour and price point that suit your needs.

PROPERTY TALK with Grayson Furniss Franchise Owner Residential Specialist
So, another month with disruptions from COVID-19 restrictions and only two recorded sales for the month. With level 4 meaning no viewings were possible it was unsurprising that only two sales were completed. Another factor behind the low sales is the very low numbers of properties on the market, an ongoing market problem that continues to put upward pressure on prices. The same conundrum continues to exist: we have excess buyers, limited properties for sale and a group of would-be sellers that won’t come to market until they find something they like to buy. Unfortunately these would-be sellers are rarely able to find and compete for their next property. In most cases the house they do find will be going to auction or have multiple offers from cashed up buyers. Even if they have the resources to purchase outright, they are unsure about the sale price of their existing house and as such are often beaten by higher offers. The reality for most is that there are currently two ways of moving from one house to another. The first is taking a calculated risk and purchasing unconditionally, hopefully with a lengthy settlement to then sell your existing property. The other option is a leap of faith – selling first and then hoping to find something available. If you are going down this route it is better to plan around a short term rental, taking the pressure off buying in a hurry. At time of writing we are heading into another two weeks of level 3 restrictions with an increasing likelihood this will continue in some format or another for weeks if not months to come. We are aware many buyers and sellers are choosing to hold off transacting due to the uncertainty these restrictions bring and possibly through a lack of understanding what this means for buying and selling. Under level 3 restrictions we have plenty of options available and while it isn’t quite business as usual, it is becoming the new norm and we can be very effective at selling property. We can do in-person private inspections but we can only allow one bubble at a time through, they must be masked, not touch anything and interaction with the agent must be kept to a minimum. Each person has to complete a COVID-19 registration form prior to being allocated a viewing time, ensuring that only healthy buyers attend. This also means we are qualifying buyers in a way we cannot do with open homes. In practice this means we are getting good numbers through homes, with a very high quality of buyers and less casual lookers. From a buyers perspective this means they see properties in a safe manner and don’t have to face swarms of people at open homes. Vendors have less people wearing out their carpet but a much better quality of enquiry. Auctions are conducted online and are proving to be a very successful means of selling. It seems the active buyers are adjusting easily to these new methods and most are even seeing some upsides. We know some vendors are nervous about marketing their property during these times, however, we are experiencing high demand and successful sales for those that take that step. Waiting for normal conditions could be a dangerous decision with significant uncertainty around when, if ever, that may be, and an increasing likelihood that your property may then be part of a flood entering the market. Houses are selling well under current restrictions and while volumes will be restricted, this is a function of the lack of options rather than the lack of buyers. If you have any thoughts about wanting to sell, please get in contact so we can discuss how this would work for you and your property.

LOCAL PROPERTY TALK with Lane Sanger Franchise Owner Residential Specialist
The property market has bounded ahead since we have come out of Alert Level 4. If you have been watching the market, you will have noticed an increase in new listings coming on across the board; not just on the Hibiscus Coast but Auckland wide. Buyer activity remains strong. We have seen some properties attract many viewings, yet others have seen more modest numbers. This is a sentiment shared by various agents and competitors in and around Auckland. Locally, the likes of Orewa and Red Beach have been consistently up there with strong numbers for the last 18 months. Just a little further north, Ian Bateman from our Puhoi office is seeing exceptionally high levels of enquiry on properties around his area. How is COVID-19 impacting the market? At the time of writing this in mid-October, we see COVID-19 cases rising, which is extremely disappointing. Real estate agents have been fortunate enough to be able to conduct business pretty much as normal, with extra health and safety measures in place to keep our clients and customers safe. We can still take buyers through via private appointments but cannot do open homes. What we have found is that people who are viewing are looking at making a purchase decision either immediately or in the very near future. A big challenge in the housing market is the supply of building materials. Tradies, building companies, suppliers and councils are all under the pump. For some building items such as certain types of cladding, there is a nine-month waiting list. Many appliances are out of stock and not due in store for months. This is all leading to increased building costs and, it is only my guess, but I think many builders and developers may struggle to make a reasonable margin due to delays and increased costs of building. The Official Cash Rate (OCR) increased by 25 basis points on 6 October. This had an immediate impact with banks lifting their lending rates. I know many people who will remember mortgage rates up over 20% at one stage back in the early 1980s. How times have changed. If you have any queries about the local property market or would like an updated, no obligation and free appraisal on your property, please call me.

Naturally Hue The art of Personal Colour • create more variety in your wardrobe • expand your options • express your personality • challenge you • give your skin a glow • help to diminish blemishes The system of colour techniques I use takes the following into consideration when deciding your unique colour palette: • undertone – cool, warm or neutral • contrast level – low, medium or high • colour clarity – soft, muted or clear
There is something to be said about colour. About how it can make you feel and how you look. Just as you would carefully choose a skincare suited to your skin type for effective results, choosing a colour to wear that works well with your skin tone is just as important. So, you may ask yourself, what is this all about? It is a system of colour techniques that determine what colours complement you. Have you ever been told wow, that colour looks so good on you? Well, it’s true! We are all unique and we have colours that make us shine and enhance our natural beauty and some colours that don’t. Colour has so many benefits. It can:
Knowing how to wear your colours can give you clarity and confidence in purchasing clothing and shades of makeup. In addition, it helps you identify and wear your clothes more confidently and mindfully wear the clothes that you already own. Colour can also help you step out of your comfort zone; it can be done subtly through using accessories and adding new touches of colour to your outfits or adding that perfect shade of red lippy. Being accurate, deliberate and inspirational with colour can help you achieve best results with your personal skin tone: there is a hue for you.

Local Property Management Renting a house on tank water Landlords must provide a permanent solution to ensure drinking water is potable. Landlords, therefore, need to install a treatment method on the water supply line to eliminate the risks of E. Coli and Giardia, amongst other bacteria. There are several technologies that guarantee safe potable water: 1) Ultraviolet filtration 2) Ultrafiltration 3) Ozone The best solution for both landlords and tenants is to ensure all water, hot and cold, is safe to drink by installing a UV filter for the entire house: this is the safest and most comprehensive answer.
Craig Harrison | Principal Quinovic, Millwater https://www.quinovic.co.nz/millwater/
One thing that I think gets overlooked in rental properties is the water tank. Under New Zealand law, landlords are obliged to provide potable water free from the risks of E. Coli and Giardia and as drinking water suppliers it is necessary to monitor total Coliform. In the case where water supplied is not deemed potable due to having failed an E. Coli test the tenancy tribunal has ruled that all rent paid since the beginning of the tenancy must be returned to the tenant. Landlords need to know and understand their obligations while tenants need to be clear on their rights relating to their water supply.

Benefits of seeing a skin therapist Some of the modern services available from an advanced skin therapist include: • active skincare products • micro-current therapy • LED light therapy • collagen induction therapy • manual lymphatic drainage • skin resurfacing including microdermabration and chemical skin peels • firming and toning facial massages and masks • supplementation
As a long time advanced skincare therapist I have become aware that clients don’t always understand exactly what we can do for them. Despite industry claims that consumers are savvy and looking for high tech treatments, my experience has been that clients rarely know about all the amazing treatments we can offer. Few understand that we can actually affect a change in their skins.
With all these amazing treatments available, there is so much more to a facial today than in days gone by. A well trained, clinical skin/beauty therapist will be able to use a variety of these treatment methods to create a comprehensive and holistic program that will restore health and integrity to the skin allowing for a more youthful appearance.
One of the ongoing perceptions of beauty therapy is that it’s just a feel-good service and yes, we do offer a ‘fluff and buff’ service, meaning the old school basic facial. But that is just the base of what’s available today.
Gone are the days of only addressing symptoms. The future of skin care lies in looking at the underlying causes and developing a holistic and comprehensive treatment plan to ensure healthy skin for life.
In the modern world skincare has advanced light years beyond the old school model. Skincare today has active ingredients that penetrate into the dermal layer of the skin and can change the DNA of your skin cells.
Consultations are always available. Let me help you achieve your skincare goals today.
A professional in salon facials can make an actual change in your skin. And with proper home care products and protocols, a therapist can teach you how to have the best skin of your life. If you only let them.

Why do I suddenly need reading glasses?
Do you ever feel like you’re playing the trombone when reading up close? If you have noticed that simple tasks such as reading a book, using your phone or deciphering labels at the supermarket have become difficult, then chances are you need reading glasses.
If you’re struggling to read up close, this is a good time to visit an optometrist for a comprehensive eye examination. With an eye examination at Orewa Optics, we have access to a large range of options and can identify the best corrective options based on your lifestyle needs.
For those that have celebrated the big 4-0 fear not, this is simply a natural weakening of your vision called presbyopia. Presbyopia is a condition where the eye gradually loses the ability to focus at a normal reading distance.
Orewa Optics
In order to focus on near objects, the lens inside the eye needs to flex, contract and bend. When we’re young, this flexing happens very easily and quickly. As we age the lens becomes stiff like a knee joint, losing its flexibility and becoming harder to bend. The ability to focus up close gets lost and we can no longer focus comfortably on objects closer than arm’s length. Presbyopia affects everyone. Whilst it cannot be cured or prevented, for most people clear and comfortable near vision can be regained with a visit to the optometrist for reading glasses, progressive lenses or even contact lenses to help you see better. As you continue to age, presbyopia will progressively advance and you may notice that you need to update your glasses every one to two years.

Spec or bespoke? bedroom, for example, because the plans are not designed to allow for this or the site doesn’t have enough room. It can even be difficult to request variations to fixtures such as taps or tiles. This means with spec plans you may have to compromise and alter your new lifestyle to work in with the house rather than the house being made to work for you. Also, if you have any difficulties on your site a spec plan may not be able to adapt and provide work-around solutions for you. Building a bespoke home is a more complex process but gives you the freedom to create a house that maximises the potential of your site, ticks off all your ‘must haves’ and gives you a decent chunk of your wish list too.
When it comes to choosing between spec (speculative) and bespoke for your building project there is no right or wrong answer: both have their pros and cons. Spec plan homes are like buying a jacket at the shops – you pick one you like that suits you from a range of available options. A bespoke home is more akin to having a jacket tailor-made to perfectly fit your shape in a style and fabric of your own choosing. Spec plans are the easiest and most straightforward option. These can work well for investors who are not too worried about the specifics of design and may prefer generic designs and colour schemes that suit most people. Spec plans can also suit people with tight time frames and those without any specific preferences. For those who do have specific needs and preferences, spec plans can be too restrictive due to the finite number of plans available and limited flexibility for altering any aspects of the build. Often you can’t just add an extra

Fighting fences
Does my neighbour need to contribute to the costs of establishing or repairing a boundary fence? Fencing notices If you want your neighbour to contribute to the cost of a boundary fence under the Act, there is a formal notice process to be followed. You will need to serve on your neighbour a fencing notice containing specific information about the fence. Once the notice has been served, your neighbour has 21 days to oppose by serving a cross notice with specific information that must be included. If no cross notice is served, the fencing notice is deemed to have been accepted. If your neighbour opposes your proposal and you are unable to reach an agreement, a claim may be possible through the District Court or disputes tribunal (depending on the value).
We have all heard tales of neighbours getting into disputes over who is responsible for the costs of maintaining or erecting a fence between their properties, so it is helpful to know what your rights and obligations are. The Fencing Act 1978 (Act) may be able to provide you with some clarity on your rights.
Fencing Act 1978 Under the Act occupiers of adjoining land share equally in the costs of work on a fence if an adequate one is not in place. Whether a fence is adequate depends on the circumstances; it must be reasonably satisfactory for the purpose it serves or is intended to serve. Often this is a key point of discussion between neighbours. Despite this, if one neighbour is solely responsible for damage, they will need to pay for repairs. Specific provisions also apply in the case of swimming pool fences.
Fencing covenants and agreements Check if your property is the subject of a fencing covenants or agreement, as these can override the Act. They are common in subdivisions or developments and generally provide that the original developer will not be responsible for costs of erecting or repairing a fence whilst they own adjoining property. Under the Act, fencing covenants expire 12 years after registration. The Act is silent on whether fencing agreements have an automatic expiry date. If you would like advice on your rights under the Fencing Act 1978, contact us on 09 421 0559 or email silverdale@ simpsonwestern.co.nz.
Note: This article is published for general information purposes and should not be relied upon as legal advice. For advice specific to your legal issues, please engage a lawyer directly.
The Act does not prevent you and your neighbour agreeing to split costs differently, so discussing with your neighbour what they are willing to contribute is a good place to start.

Insurance: the importance of full and accurate disclosure To assist with the assessment process, insurance underwriters may also request medical notes from an applicant’s doctor, to gain a clearer picture of any past or current medical issues. They will base their underwriting assessment on the medical information they have access to, then they will either advise that the cover is accepted on (i) standard terms, or (ii) via an offer of terms that may feature exclusions of pre-existing conditions or premium loadings. Experience shows how important it is to provide detailed disclosures at application time, not scanty ones. When underwriters are forced to make decisions based on limited or ambiguous information they will invariably take a conservative approach and place exclusions on cover. Where such exclusions or other special terms are placed by the underwriter, this is the time when a good insurance adviser will aim to secure the best possible terms for their client.
The whole basis of the relationship between the parties to a life and health insurance contract is founded on the legal doctrine of uberrimae fidei, which requires both parties to exercise the ‘utmost good faith’ in their dealings with each other. From the client’s perspective, the obligation is to provide full disclosure of relevant information at the time of application. Conversely, the insurer’s obligation is to treat the client fairly when managing their policy, especially at claim time. Full and accurate disclosure is a necessary part of the insurance application process as the insurer needs to be in possession of all relevant information at the time of the underwriting assessment. Non-disclosure may lead to a claim being declined and/or the policy being declared void and terminated.
It is for this reason that I always encourage my clients to provide me with as much additional information as possible so that, where necessary, I can challenge an initial underwriting assessment that is overzealous and unfairly restrictive. When made aware of any such additional information that was not initially available, insurers are often willing to amend their underwriting assessment to one that is more favourable for my clients. This is part of the service that we always strive to provide: it’s what we do!

Local Asian Corner High cost-performance goods
Extra treasures at your Asian supermarkets From Chinese shops, the less-than-a-dollar cotton fish soup bags are perfect for stews or soups, to keep the herbs or meat in place in the pot. They can be washed and reused many times. From Japanese shops, I can’t recommend the oil solidifying powder highly enough. After deep frying while the oil is still hot, pour in the powder and hours later it will turned into jelly form. No need to worry about disposing oil to drain. Easy as! On another note, if you have had enough fast food, maybe consider these locals establishments for yummy Asian takeaway. They were featured in previous Millwater Mags if you want to learn more about their story: Canton Flavour (Sep 18 issue) 348 Hibiscus Coast Highway, Orewa Phone 09 4266886 Hui’s Kitchen (Nov 19 issue) 1H Polarity Rise, Silverdale Phone 09 4265727 Yawara Ramen (Mar 21 issue) 10 Cammish Lane, Orewa Phone 09 889 8686 Finally we are in a less restrictive alert level and able to travel a bit further from the neighbourhood to grab something ‘Asian’. While we are lucky to have Joy Mart in our neighbourhood for most Asian everyday essentials, shopping in those big Asian supermarkets in Albany can be a joyful trip to make after being stuck at home for days. Besides all sorts of foods and ingredients, these stores always have items that have high ‘CP value’ (cost-performance ratio as an Asian way to express an item that has good value for money). Here are a few of my high CP top picks: From Korean shops I always pick up a pair of dishwashing gloves. They are thicker and longer than the standard one, covering right up the arm so water can’t easily get in. No more rolling up long sleeves as they will be well covered. A tub of minced garlic is also a must have if you love garlic. No more hassle peeling and chopping, it’s super handy and stays fresh in the fridge for a long time. They also have a wide variety of quality oral care products – make sure to check them out.
Stay safe!

Central’s Tips November 2021
Time to plant melons, pumpkin and corn, beans and salad greens. It’s also time to stake up tomatoes, cucumbers and beans and add some summer colour by planting flowers into your garden and in hanging baskets.
Spring harvests Harvest spinach, spring onions, lettuce and broccoli. Strawberries are ripening too so keep an eye on those. Use bird netting to make sure you eat them before the birds do!
The fruit and vegetable garden
The ornamental garden
• If there’s room, sow corn and plant out melons and
• Hanging baskets are easy: place a plastic saucer in the
pumpkins in well composted soil. Plant a climbing bean at the base of each corn plant, the plant acts as support for the beans and they grow happily together. Try planting pumpkins in the same area as a groundcover
• It’s time to sow French or runner beans – if you don’t
have a large frame for them to climb on get dwarf varieties and grow on bamboo hoops or small teepees.
• Plant basil beneath tomato plants – it’s a gardening
marriage made in heaven. Putting in a few marigolds alongside helps keep pests at bay too
• Keep a regime of liquid feeding and watering going
during this growth period. Placing pea straw around plants in the vegetable garden helps limit evaporation
• Stake, tie up or train climbing plants along wires. Tomatoes, cucumbers, beans and zucchini can be grown like this, and it aids production in a small space • Keep those summer salads going by planting salad greens such as lettuce, mesclun, radish and spring onions frequently
base of the basket to help hold water, fill with good potting mix and pop in the summer flowering plants. Liquid feed after planting and hang in a sheltered, sunny spot, watering and feeding regularly
• Plant hostas, astilbes, clivias, renga renga lilies and
pulmonarias in shady areas of the garden, to brighten dark areas. Keep the slug bait around them while they establish
• After flowering keep an eye on the foliage of
kowhai trees – this is the time when the voracious kowhai caterpillar starts munching. Spraying with a control (organic or chemical) will help keep the leaves in place
• Drought proof plants for pots – Geraniums,
pelargoniums and succulents need very little watering to survive, perhaps once a week at most. Just plenty of sun.
• Petunias are star performers for summer colour. Plant in a sunny position in the garden or grow in pots or hanging baskets
Project for November Drought-proofing gardens Central Landscapes has a wide range of great mulches (all from recycled products or by-products of timber processing), that will lock in moisture at the roots of plants. The mindful nervous system So, here are my top three ‘nervous system reset’ techniques. If you do any of these every day for six weeks, your nervous system will regulate down, which will help you cope with future stress. 1. Progressive muscle relaxation (see free guided ones on ‘Insight Timer’ app and YouTube). Aim for 20 minutes. Progressive muscle relaxation teaches your muscles how to relax properly. When you are relaxed, it sends the message to your nervous system, ‘All is well. You can slow down.’
I saw a funny Glasbergen cartoon from the 1990s the other day. In it two scientists are talking. Clipboard in hand, one reports to the other ‘According to the latest research, the average human body is 20% water and 80% stress’. Then I got to thinking about what that 80% stress might be doing to people’s nervous systems during this lockdown. Frustration, overwhelm, exhaustion or worry; they are all familiar forms of stress that get your mind whirring. But stress gets your nervous system in high gear too. Stress activation of the nervous system is sort of like standing on the accelerator of your car and revving the engine. With a lot of stress your tachometer goes into red. Ideally your nervous system revs up briefly so you can respond and resolve the problem then comes back to a set point where it idles.
The challenge with this pandemic is that for many people the stress has been high AND it has gone on and on. When this happens, your tachometer goes into red a lot. If this happens frequently the nervous system ‘set point’ creeps up from ‘idle’ to ‘revving’ and stays there – unless we teach it how to reset itself. A constantly revving nervous system makes it harder to go to and/or stay asleep. It can also result in physical sensations such as chest tremors, buzzing feelings in the arms or legs, pain, nausea, diarrhoea, an overactive startle reflex and/or an inability to think logically. I know from first-hand experience that when this happens your nervous system usually needs a helping hand to slow down.
2. Contact points exercise: sit down with your feet on the floor. Notice the feeling of your feet in contact with the floor. Then notice the feeling of your butt and lower back in contact with your chair. Decide whether your feet or butt feels more stable and supported, then try to hold your attention on that place for a minute or longer. Consciously noticing that you are physically supported tells your nervous system it can stop working so hard. 3. Laugh and do something creative. These both have wonderful reset effects on your nervous system (quite apart from focussing your mind away from the stress). If there isn’t anything to laugh about, try Laughter Yoga!

Mr Pengu During this lockdown my 10 year old daughter, Brooke Thompson, decided she wanted to do something positive to give the kids (and parents) of Milldale something to do on their daily walks. Brooke absolutely loves art and after finding the perfect rock she painted a little penguin on it. Brooke told us this was the penguin that would play ‘hide and seek’ with Milldale. After finding the perfect initial hiding place Brooke asked me to put a post on the Milldale Families facebook page asking the neighbourhood to look out for Mr Pengu and re-hide him with a clue as to where he may be. The neighbourhood got well and truly stuck in! A couple of weeks into lockdown Mr Pengu had made it to all corners of Milldale, with local families posting the penguin’s whereabouts with only a little clue for the kids. Some days he was much harder to find than others, but the kids were persistent. At one stage Mr Pengu went missing and Brooke had to come out with penguin 2.0 so the game could continue. Brooke even had a few ‘big kids’ taking part in the search, but they would always kindly leave Mr Pengu where he was for the smaller residents of Milldale to find. At a time when kids were stuck at home and some parents may have struggled to motivate the kids to get outside and active, I think this penguin actually managed to motivate quite a number of walks, from the amount of photos posted in the weeks that followed. Numerous secret spots all over Milldale kept the little ones excited and eager to be the next one to find him! During a heavy and difficult lockdown for Auckland it was just so nice to have something simple for the local kids to enjoy. It made the standard, daily walk around the block a little more exciting for all. I am super proud of Brooke for initiating something positive during lockdown. Danielle Thompson

Local Recipes Apple & olive oil cake with spiced sugar (Dairy free) Ingredients 1 cup extra-virgin olive oil, plus more for pan 100g & 10g granulated white sugar 3 sweet apples, such as golden delicious or gala 1 tsp ground cinnamon ½ tsp freshly ground black pepper ½ tsp ground cardamom ½ tsp ground ginger 185g all-purpose flour 2 tsp baking powder 2 large eggs #7 2 egg yolks #7 100g soft brown sugar 1 tsp vanilla extract ½ tsp salt
Method 1. Preheat oven to 180C fan bake. Brush 1 Tbsp olive oil into a 9x5 inch loaf pan and coat. Sprinkle 10g sugar onto sides and bottom of pan to lightly coat. 2. Grate unpeeled apples, place apples in a clean kitchen towel and wring out excess liquid. Be aggressive! You want them as dry as possible when they go into the batter. 3. Mix cinnamon, pepper, cardamom and ginger in a medium bowl. Transfer ¼ tsp spice mixture to a small bowl, set aside. Add flour and baking powder to remaining spice mixture and combine well. 4. Place eggs, egg yolks, brown sugar, vanilla, salt and 100g granulated sugar into an electric mixer. Whisk vigorously until
lightened in colour and thickened. While still whisking, slowly stream 1 cup olive oil into egg mixture until combined. Gently fold flour mixture in 3 lots into whipped egg mixture with a flexible rubber spatula until just combined, taking care not to overmix. 5. Fluff up grated apples and scatter over batter. Gently fold to incorporate. 6. Transfer batter to prepared pan, smooth top. Add 2 tsp granulated sugar to reserved spice mixture and mix to combine. Sprinkle spiced sugar evenly over top of batter. 7. Bake cake until deep golden brown and a tester inserted into centre of the cake comes out clean, approximately 55–70 minutes. Let cake cool in the pan then remove to a cooling rack. Store in an airtight container at room temperature. Serve with whipped cream or vanilla ice cream.

American style coffee cake In New Zealand most people assume coffee cake is a coffee flavoured sponge cake. But in the US it refers to cake you eat with coffee and is usually a vanilla cake with a crumbly cinnamon top. This recipe is a great version with an extra swirl of sweet cinnamon. Serve slightly warm with a little poured cream.
Ingredients Cake 120g butter ¾ cup sugar 1 tsp vanilla 1 egg 2 cups flour 2 tsp baking powder pinch salt ¾ cup milk Filling 2 Tbsp butter, softened 2 tsp cinnamon ¼ cup flour ¼ cup packed brown sugar
¼ cup packed brown sugar 2 teaspoon cinnamon
Method Cake: Preheat oven to 175C. In mixer bowl, cream butter and sugar. Add vanilla and egg, mix in. In a separate bowl, mix flour, baking powder and salt. Add half to the mixer. When mostly combined, add milk. Once milk is mostly incorporated, add rest of the flour. Filling: In a small bowl, pinch together the softened butter, flour, sugar and cinnamon until soft crumbs form. Topping: Add butter, flour, brown sugar and cinnamon to a food processor and pulse until coarse crumbs form (you can cut in with forks or a pastry cutter). Grease 10inch cake pan. Pour in ½ cake batter and spread evenly. Sprinkle filling over top, then add remaining batter carefully so you don’t disturb the filling. Sprinkle topping over and press lightly. Bake in preheated oven for 45-50 minutes, until a toothpick inserted comes out clean. Cool to warm on wire rack before serving.

Dram of the Month Bushmills Black Bush the world-famous Giant’s Causeway. Bushmills Black Bush® is a masterful blend of 80% malt and 20% grain whiskeys, matured for at least seven years in Oloroso sherry casks. And there is much more to differentiating Irish and Scotch whiskeys/whiskies than just the spelling. Irish whiskeys are triple distilled in copper pot stills for purity, whereas almost all Scotch whiskies are double distilled (they’re still very good, but Black Bush is an exceptional blend). Nose: Baked apples and spicy malt, with a touch of toffee and breakfast cereal. Very, very good. Palate: Silky smooth and well-rounded, fruity and sweet but with a cleanly defined body. A touch of nutmeg. A whiskey with great class. Finish: Digestive biscuit, dark syrup and liquorice, long and lingering, starts sweet but ends with a pleasing dryness. Conclusion: A true classic of Irish whiskeys and one that is a steadfast classic. You certainly won’t be disappointed! 1000ml, 40%ABV, target price under $70 – either online including delivery, or locally for around the same. Great value.

Despite the so-called purists preaching that single malt whiskies are the best in the world and that Scotch single malts are what we should all be drinking, there is a much wider world of taste to explore.
