Editor’s Note From my office window I can see a citrus tree on my neighbour’s property, peeking up from behind the wooden fence. For months I’ve cheered on one little green lime, celebrating its continued growth and marvelling at its resilience every time we have strong winds and it manages to hold on tight to the slender branch that feeds it. You can imagine my surprise when, a few days ago, that little lime started turning yellow.

Protection and peace of mind Unfortunately, Beth became friendly with a woman in the grief forum who had ulterior motives. First, she asked Beth for a nominal loan, which Beth gladly gave her. A few months later another request came, this time for a larger amount. And on it went until Beth had lent this woman the best part of $750,000. Beth’s children had no idea until one day her daughter was visiting and noticed a bank statement showing several large withdrawals and a balance significantly lower than she thought her mother should have. Beth confessed about the ‘friend’ from the online chat. The police were called. Some of the money was recovered, but Beth was so rattled that she never really regained her confidence. Could this have been prevented? The answer is yes. Paul and Beth never considered establishing a trust, but trusts can help protect vulnerable people. In this case, if the funds had been in a trust rather than a bank account, Beth would not have been able to make the payments that she did. The trust would have added a layer of protection. With the addition of quality coffee sourced from local roasters Chiasso Coffee, the vision of Roasted’n Toasted was born.

From Millwater to MasterChef NZ An interview with Rudi Hefer
This month our feature writer Danielle Taylor sat down with local MasterChef NZ contestant Rudi Hefer.
Daniella (D): Rudi, what is it like being a contestant on MasterChef NZ? Rudi (R): It’s just another competition but you get filmed for 12 hours a day and you work your butt off because you’ve got tremendous competition breathing down your neck. The difference is you’ve got three world class judges judging you at the end of every cook, so it can be quite nerve-wracking. But ultimately, it’s fun. It’s the only environment I’ve been in where there are 27 people all fanatically passionate about food. You’re sitting in a room talking about nothing other than food techniques and preparation, so it’s a very unique environment, which is probably one of the reasons I went on the show. D: It looks pretty high pressure. R: It is hard work. After every cook you write up your recipes and send them to the culinary producers. With some of the recipes I thought, I can’t believe I just did that in an hour. And then you look at other competitors and think, oh my gosh I thought my plate looked good but look at that, because we don’t get to see each other’s food on the show. It’s been fascinating watching the last few weeks because I hadn’t seen
most of the other people cooking. D: When it says you have an hour and the timer goes, do you really only get that one hour? R: That’s probably the question I get asked the most, and the answer is yes. A lot of people think surely you get time to prepare and think up a recipe. No. In MasterChef NZ there are four kinds of challenges. You get a mystery box, you get an invention test, you get team challenges and you have guest judges. With every one except the guest judges there is only an hour to cook. D: So it really is reality TV, where they say ‘And your hour starts now, go’. R: Yeah, they say ‘your hour starts now’ and you lift your box or you run and pick up your box and that’s it. The first few minutes you’re thinking, what am I going to cook and how am I going to get my head around these ingredients? I start separating out the ingredients and think right these will go well together and then start making up my recipe, so that’s two or three minutes of your time gone. Then you do an equipment room run, so effectively you’ve got 50 odd minutes to cook, and you usually want to leave five minutes for plating, but that never happens.
unidentifiable. But the people I know in the community have been absolutely fantastic. My friends and close family have been incredibly supportive, my wife in particular. I was away for a long time. D: Do you think one day you might want to teach cooking? R: The reality dawned on my quite early on that what I didn’t want to be was a professional chef in a kitchen. What I’m trying to figure out from a food identity perspective is, how do I find the right media where I can encourage other people to cook? I want to take the things I’ve learned and the things that I’m passionate about – ingredients, flavours, kids tastes – and teach other Dads how to do that, because Dads aren’t renowned for being good cooks. I want to teach them to cook a good meal for their kids and how to treat their partner with a really nice romantic meal. That’s where my passion comes from, and also working with kids and food education.
So it genuinely is an hour, which is great, because it really does make it all about the cooking. D: If you could pick one moment or one day that stood out on MasterChef NZ what would it be? R: I think it became quite evident that one of the judges was playing a bad cop role against me. Vaughan Mabee is an extraordinary chef who expects nothing but perfection and it didn’t matter how I cooked, he would find something to say that was tough to hear from him. I get to a point where he acknowledges that my food is good and you see the smile on my face straight away. I put an extraordinary amount of effort into preparing for the show, and then on the show in my personal time I’d be cooking four, five, seven hours a day, so when they’re giving me the affirmation that my effort is paying off, that’s a big takeaway for me. There were a couple of those moments in the show, which was awesome. D: Have you received lots of support from your family, friends and the community? R: The show was filmed February/March in Queenstown, so we were away from family and friends during the shoot. I’m a bit of a private guy and I haven’t publicised it significantly. Wearing facemasks out in public has helped me stay fairly
Having MasterChef NZ back after seven years has been pretty extraordinary. I applied for the first, second and third seasons of the show and got picked but chose not to take part. In the show now, the quality, knowledge and skill from even the young chefs is incredible and the show is a great platform for people. There are a few opportunities floating around me now and that’s what I’m working out at the moment.

For the month of July, Estuary Arts is focussing on creative arts that use the human form as its canvas, thanks to funding received from the Auckland Creative Community Scheme. Curator Kim Boyd says, ‘I am so excited to announce that invited award winning World of Wearable Art sculptors and artists Jeff Thomson, Philippa Stichbury and Beatrice Carlson will be showcasing their wearable artworks as part of this years Wear your Art Out. This artform which has so many facets and angles is a personal passion of mine.’

Alongside this work, we celebrate tattoo artistry with stunning photographic images from the team of artists at Ship Shape Tattoo in Dairy Flat.

Wear your Art Out will also feature a comprehensive five-week programme consisting of workshops, demonstrations and artist talks. The show will be a stunning feast for the senses with wearable garments coming to life on the catwalk, circus performance acts from React Studio in Albany and dance acts from local young performers. We encourage our audience to also dress up and there will be spot prizes for the best dressed.

The Green Spot Compostable can be used when commercial composting is required, so look for items that are certified as home compostable, but if you are just going to put the item in your landfill bin you don’t get any gold stars, because when organic matter breaks down in this anaerobic environment greenhouse gases are released. Not all free-range is created equal either, because a farm can meet the requirements of the Animal Welfare Act by giving their chickens only a short amount of time outside in an over-crowded space, whilst displaying wholesome pictures of a handful of chooks in spacious, green pastures. Vegan means that the products aren’t made from animals or animal byproducts but doesn’t always mean that animals weren’t hurt or used for testing. I find it particularly irksome when companies boast recyclable products or packaging, since recycling is an energyintensive and polluting process and therefore not a solution.
While it is promising that there is increased interest in purchasing products with a limited negative impact on the environment, there is also an industry capitalising on this and marketing in a guise to suggest their products are environmentally friendly, when they actually aren’t that helpful to the cause. This is called ‘greenwashing’. Buzzwords such as sustainable, eco-friendly, biodegradable, compostable, free-range and even vegan are so loosely defined that they can be used to mislead you. Look for certifications and find out what the stamps on packaging actually mean. Some brands make their own images. Biodegradable just means it can be broken down naturally into smaller components, so depending on the materials that’s not always a good thing. An aeroplane, for example, can biodegrade eventually.
The best advice is to approach advertising with a healthy dose of cynicism, whether it’s the biodegradable jacket from Kathmandu or the new easyto-recycle ‘attached cap’ from CocaCola. It can take time and effort to do your background checks but the benefits for humanity are just too important.

Feeling tired? It could be low iron Recommended daily requirements for iron vary depending on age, gender and life stage, from 8mg to 27mg per day. Babies, teenagers, pregnant women, vegetarians and athletes, especially endurance runners, need more than most. Certain intestinal disorders such as Crohn’s disease and coeliac disease can impair the body’s ability to absorb iron, which increases their iron requirements. Very low calorie diets often do not provide enough iron. Blood tests can determine if you are iron deficient. There are two different types of iron: haem and non-haem. Haem iron is only found in animal sources such as meat, liver, fish and chicken and is easily absorbed by the body. Non-haem iron is found in plant foods, but is not absorbed as easily. To improve non-haem iron absorption, eat vitamin C rich foods with those plant foods. Tannin in tea and coffee reduces the amount of iron our bodies can absorb from food, so make sure you wait at least half an hour before or after a meal to enjoy these drinks. To learn how to further optimise your iron intake, it’s worth discussing this with a qualified nutritionist. Supplements should only be taken on the advice of a doctor, as high levels of iron can reduce the absorption of other essential nutrients such as calcium and zinc. It’s always best to try and get the nutrients our bodies need from food, as they are perfectly designed to best provide for our body’s requirements. Iron deficiency anaemia is one of the most common deficiencies worldwide. In New Zealand, approximately 29% of children under 15 are iron deficient. It is ten times more common in females than males. Signs of deficiency include fatigue, weakness, headaches, poor immune system function, angina, difficulty concentrating, pale skin and gums. Iron, folate and vitamin B12 are the main nutrients needed for our bodies to be able to manufacture red blood cells and haemoglobin. Red blood cells contain haemoglobin, which enables them to carry oxygen. We experience fatigue when there are not enough healthy red blood cells to carry adequate oxygen to our tissues. Iron is crucial for brain development in babies and toddlers. In fact, they require more iron than an adult male.

We are now truly into winter fishing with early sunsets and colder water temperatures. The good news is the weather has settled and there are some calm, crisp days to get out on the Hauraki. The other silver lining is that fishing the change of light doesn’t involve early starts or getting home at 11pm after a dusk session. Bait is your friend at this time of year, and I have found the fish are still feeding hard in the shallow water where there is structure and current. I haven’t been out to the 50m mark yet. I usually save this for when bait and burley fishing in close becomes harder in late July/early August. I tend to find fish in the winter months along the 50m contour lines between Little Barrier and Horn Rock, but I’ll save that for when it gets a bit colder.

Getting out has been hard lately due to rebuilding the team at Joe’s Garage. I finally have the confidence to rehire staff after months of restrictions. The other issue is that I have been boatless since January. I’ve relied on trips on mates’ boats and the odd charter up until last month to get me out on the water. Now I’m sorted with a boat, I can plan some regular fishing trips. This month I took the opportunity to fish the only weather window mid-week and it was a beauty. Launching from Sandspit, the water was glassy and it was mid tide with not too much current at my favourite spot. Straylining pilchards onto the reef produced some great specimens with an average size around 45cm. After a quick couple of hours, I had my limit and headed home. You wouldn’t believe it! On the way home I got a flat tyre right at the start of the Johnstones Hill tunnel. The roadworks meant it was one lane through the tunnel and there was nowhere to pull over. I had to limp the trailer through the tunnel holding up all of the traffic! A lovely police officer came to assist and I was soon back on my way. Make sure you always carry a spare wheel – you never know when you’ll need it. Tight lines!

The best ovens for your home cooking – beautiful kitchen appliances but very complex to use. The induction cooktop has a magnetic toggle on the rangehood that when you place it on the cooktop it turns it on and controls all cooking areas. There is another kitchen I work from has three top-of-the-line Miele ovens. When you accidently touch or brush past them, they turn off without warning. I’m not going to recommend one brand over another, but I will suggest you get an oven fit for your purpose. If you want an oven with all the bells and whistles, you will need to spend considerable time to learn how to use it properly to get the best out of it. I have clients that have purchased steam and sous vide ovens for thousands of dollars and used them a handful of times as opposed to buying portable versions for a fraction of the cost that will perform the same task and take up far less space. I have three in-wall ovens (see picture) in my council-certified kitchen, around four weeks old and I had exactly the same set up for five years in my previous kitchen. They are simple to use (10 pre-set options) and do exactly what I need them to do, which is cook! Of the 10 pre-set options I use two: fan-bake for all oven cooking and grill – that’s it. I have not used the other pre-sets or the temperature probe once. In this kitchen, I have a 4-burner gas cooktop and 4-element induction cook top as they both have their pros and cons. I must admit thought, being OCD I love cleaning the induction and hate cleaning the gas cooktop.
In my catering business, Culinary Lane, I go into around 100 different kitchens a year to supply my three and five course ‘Dinners at Home’ for 4-40 guests. I never know what kitchen oven awaits but trust me; I’ve seen them all. I’ve worked with everything from the old 1980s electric standalone oven with no fan bake to top of the line, need a driver’s license to use it (the number of times I have to get the client to turn them on as I just don’t know how). I recently cooked in a home that had the latest Gaggenau cooking equipment
I guess the main thing is reliability and ease of use for me. If you go into an industrial kitchen, the gas ovens are as simple as possible so as to avoid unnecessary maintenance costs. Make sure you find an oven that keeps its temperature and doesn’t have hot spots. You can pay $900 or $10,000 for an oven and they both do a job, just make sure it does exactly what YOU need it to do.

Property and business buyers and sellers beware New tax rules
What transactions do the PPA rules apply to? The PPA rules are relevant to a supply of mixed assets, for example, a sale of a business that includes goodwill and machinery/plant, or sale of a property that includes land, building and chattels. The rules apply to a business or commercial property sale of $1M or more and for residential property of $7.5M or more.
Impact of the rules If the buyer and seller do not agree on a PPA, the seller has the first right to make an allocation. If the seller fails to do this, the purchaser can choose. If both parties fail to allocate the IRD will make an allocation, which could be detrimental to both or either party. The best approach for both parties is to agree on a PPA from the outset to avoid the risk of very significant tax and financial consequences for the seller and/or the purchaser.
What should I do about these rules? Last year the IRD introduced new rules for purchase price allocations (PPA). These rules affect sellers and purchasers of businesses and property, and can have very significant financial implications.
What is a PPA? A PPA is where parts of the total purchase price are allocated to certain assets. These allocations are important as the purchaser will want to allocate a greater share of the price to depreciable assets (such as fixtures, equipment or fitout) to maximise the ability to claim depreciation in the future, whereas the seller will want to ensure that the value of the depreciable assets is not more than their depreciated book value (or they may be taxed).

There seems to be a wide variety of selling prices being achieved right now and this is where good knowledge and experience makes a difference. In this market, local knowledge and a real understanding of the community counts more than ever. Buyers are now concerned that prices will keep falling and they’ll make a loss when they sign the sales contract. Economist Tony Alexander stated in a recent article that when the market was on its way up, 92% of buyers were gripped by FOMO. This is down to 4%, with 73% now gripped by a ‘fear of overpaying’ (up from 19% in October 2021). There are a multitude of other reasons why buyers are sitting on their hands at the moment, but there is a saying in real estate: attractive properties sell well in any market. And while the total number of offers might decrease, it’s still common to see strong competition for attractive homes, even in a market that is slower. For any sale to occur, the buyer and seller need to find common ground. So how do you put your property in the best position to sell? There are three important factors to consider when selling: price, position and presentation. As suggested last month, if you’re thinking of selling, you’ll need to be prepared to meet the market and accept reasonable offers. As a seller you can’t do anything about the position – you can’t physically pick your property up and put it in a more desirable location – but you can control your price expectation and the presentation of the property. Presentation is now is more important than ever. Buyers in Millwater have a lot of choice and with Milldale just a hop, skip and jump across the motorway, many are viewing show homes and newly built homes that often have comprehensive staging, and they have an expectation that they will see the same quality in existing homes presented In Millwater. If you’re thinking of selling, our advice is to view open homes for ideas on the level of presentation required. Great presentation will strongly increase the likelihood of someone having an emotional connection with your home, which is key for obtaining a premium price within a sensible timeframe. Toastmasters, getting there
Join Toastmasters! I do not know how many times I heard that as I meandered my telco career into management, we even had a company Toastmasters Club on one site. The challenge was that I am not extrovert, so choosing not to front-up before a group of people was an easy decision. Besides, I considered my career to be progressing at an acceptable pace. People I knew were members of Toastmasters, people in more senior positions than I held and people I admired for their confidence and social ability. These amazing people standing before a conference room, smiling, delivering a well-constructed speech followed by applause and hearty handshaking, or delivering a presentation on the contribution toward the company vision. Who am I to stand among these amazing people? Today, I see these opportunities were there for anyone to take. I could have presented the successful outcome of significant projects I had led, I could have stepped up with a speech or a presentation to share at a conference, or at a meeting about the role my team were taking in delivering our company’s goals and values. Now, I say join Toastmasters, the first step is part of the journey,
the step that says I can be whoever I want to be; the time is right. No one laughed when I stood terrified, delivering my first speech. The audience applauded and I received sincere feedback. A year on and I have developed confidence I did not know I would ever have, expressing myself not only in delivering a speech or presentation, but in an interview too. Thinking and processing information while speaking is not a skill I had even conceived. This is my second year at Silverdale Orewa Toastmasters. We are a rich variety of people from various groups, cultures, beliefs and values, sharing through speaking, developing friendships through sharing and supporting each other as we grow. Come to a couple of meetings, it could be right for you too. Top advice when building your dream home
Building a bespoke house is a very rewarding process. It’s not like buying a house off the plan – there is no standard specifications and there are a lot of detailed decisions to make. Hibiscus Coast Community Patrol
The Hibiscus Coast Community Patrol is a group of community-minded locals who donate some hours each month to assist the police by identifying suspicious activity and assisting St Johns and the Fire Brigade if encountering any incidents. The patrol contributes to making our community safer. Our patrol has been operating since 2008 and is a registered charitable trust. Community Patrols of New Zealand (CPNZ) is a national organisation with their head office in the police headquarters in Wellington. They have been operating since 2002 and cover the width and breath of New Zealand with approximately 179 community patrols, some 220 cars and over 5,000 volunteer patrollers. We work with the New Zealand Police under a Memorandum of Understanding. Each patroller is police vetted and approved, and goes through a screening process as well. We are very grateful to have some amazing sponsors and supporters of the Hibiscus Coast Community Patrol are very proud to be associated with them. The Hibiscus Coast Community Patrol has continued patrolling
day and night throughout most of the COVID-19 pandemic. Our patrollers are the eyes and ears of the community. They assist the public with everything from distressed children and animals in vehicles to trips and falls in and around shopping areas, as well as accidents and some more serious incidents. They have assisted the police in recent months by reporting suspicious behaviour around the park and ride and residential suburbs, break ins, fighting, drunken behaviour, property damage, stolen vehicles and missing registration plates. There is also a Whangaparaoa Community Patrol, North Harbour Community Patrol, Rodney North Community Patrol and, just recently a Leigh Community Patrol, in the Waitemata/ North Shore/Rodney area. We have recommenced our regular monthly training sessions, with the latest focus on observation skills and identification techniques. We have a certified trainer as well as police assistance. It is a great spot to watch the TSS Earnslaw Steamship cruise. Blue Kanu: This is a great restaurant with beautiful vibrant décor that perfectly matches its unique Pacific/Asian fusion themed menu. They have flavoursome food and cocktails and very friendly staff. The Bathhouse: Built in 1911, The Bathhouse is an iconic Queenstown building right on the lakefront. It is a perfect location for breakfast, lunch or a glass of wine looking out over the lake. My favourite is the oven baked camembert with manuka honey and thyme. Nest Bar & Kitchen: Renowned for being the highest alfresco eatery in Queenstown, Nest’s 3-course menu is of my favourite Queenstown meals. I recently returned from a holiday in Queenstown. I love good food and with such great dining options Queenstown never disappoints. Here are a few of my favourites: Botswana Butchery: Located in the historic Archer Cottage next to the lakefront, Botswana Butchery is stylish with a warm ambiance, a fireplace and wonderful service. There is an extensive menu with a great selection of mostly meat and fish and a huge wine list. Definitely one of Queenstown’s best. Eichardts Bar: Within the iconic Eichardts Hotel is Eichardts Bar. If you are a high tea lover like me, I recommend giving their afternoon tea a go. The selection includes gourmet finger sandwiches, mini scones, macaroons and a selection of savoury nibbles. On a cold winter’s day they have their fire going and this is a perfect place to look out over Lake Wakatipu while
relaxed and the view across the lake is beautiful, even more stunning at sunset. Fergburger: For burger lovers no trip to Queenstown is complete without a visit to the iconic Ferburger. Their range include beef, chicken, lamb, venison, fish, pork and vegetarian. Next door is Fergbaker with a great selection of pies, pastries and sandwiches. Eriks Fish and Chips: I love fish and chips, however, I am gluten free. Eriks Fish and Chips is completely gluten free and has a traditional fish and chips menu and other items such as deep fried kiwi fruit and mushy peas! Located in a little caravan by the lake, it is a great option for a takeaway lunch or dinner by the lake. Patagonia: If you are a chocolate lover then this taste of South America is a must! Their hot chocolate is amazing as is their dulce de leche ice cream. Patagonia also offers a wonderful selection of chocolates and desserts as well as their own coffee blend. Recycling your eyewear
Now, more than ever, we are looking for ways to reduce unnecessary waste. The recycling program itself is handled in Aotearoa by TerraCycle. The lenses and packets are compressed and turned into new products such as plastic chairs. The importance of future-proofing your trauma cover What is the trauma buyback option? ‘Trauma buyback’ means that in the event of a trauma claim that pays out the trauma cover sum assured you can, after 12 months from the date of the claim, reinstate 100% of the amount of trauma cover paid out based on the terms and conditions of the original cover without needing to provide evidence of health. You won’t be covered for the same condition that you claimed for, but you may qualify for a discount on your premium. The value of the trauma buyback option was again evident after a client of mine suffered a severe back injury and was diagnosed as being totally and permanently disabled (i.e. unable to ever resume his pre-disability occupation). He received a lump-sum total permanent disability (TPD) pay out. With the passing of 12 months from the date of the claim pay out, he was able to exercise the trauma buyback option. This means that despite having had a TPD pay out under the trauma cover, he is able to reinstate his trauma cover (minus the TPD benefit) without the need for further medical assessment. He now has full cover again for some 50 critical trauma conditions – as a result of us including the trauma buyback option. This is a great relief for the family. We take pride in helping our clients future-proof their covers. It’s what we do! Insurance can all be a bit daunting, confusing and scary, especially when you look at all the different products, the multitude of insurers, the various options available and then try and compare insurance quotes. That’s why it’s important to work with an experienced insurance adviser to help guide you through the ‘insurance jungle’. • Brighten the winter garden – Rainbow silver beet, giant mustard and edible calendula flowers all have great colour.
• Ordering on-line – it’s the time to order lilies, gladioli and dahlias. Lilies can be planted now, but keep dahlias and gladioli for planting in October. Dahlias from last year should be lifted and stored in a dry place for the next three months.
• Sharpen secateurs and loppers and begin fruit tree and berry (raspberries, blackberries etc) pruning. Blueberries are best left until next month. • Aucklanders - It’s not too late put in garlic – separate heads into cloves and plant at twice the depth with the pointed end facing upwards. • Frosty garden? On still, cold nights cover young avocado, citrus and tamarillo trees with frost cloth - available at the local garden centre. • Winter lettuce varieties: Head, cos and ‘Great Lakes’ are all hardier types that cope with cold temperatures, provided they’re in a sunny position. • Liquid feeding (Organic Booster is ideal) keeps nourishment at the root area for all vegetables and fruiting plants, but granular or slow release fertilisers are a waste of money at colder temperatures.

• Polyanthus provide cheerful bursts of colour in winter: regular dead-heading, plus a side dressing of dried blood will encourage a long-flowering season. • Prune and shape deciduous shrubs: cercis, cotinus, viburnums, roses and philadelphus. They may be looking like sticks now, but they add that extra magic in the summer garden. • Planting new trees and shrubs in clay? Start with a handful of gypsum in the planting hole then add plenty of compost or Garden Mix. Gypsum is known to break up clay soil, but is also an extra calcium burst to help roots establish. • Create structure in the garden by adding plants with defining lines to contrast against more casual plants. Trimmed hedges, pleached trees and evergreen bushes in strong shapes make the garden interesting in winter.

Be the skittle or be the ball in life The choice is yours
Skittles are always placed in the same formation. As the bowler becomes more skilled, the skittles become more vulnerable to being knocked down. Do you feel like a sitting target in a toxic relationship with a person, work or cultural environment? Skittles are a uniform shape, weight and colour; there is no uniqueness of style or opportunity to be different. Are you living a life of your choosing or someone else’s influence? Skittles always await being knocked down, again and again — serving no other purpose. No-one deserves experiencing continual knocks in life.
What does being the ball in life mean? The ball is always moving. It may not hit its target first try, but there’s momentum in every roll. Moving forward in life is about heading in a chosen direction. The journey is more important than the destination. When one skittle is struck, others close by are also knocked down. The achievement of solving one life challenge causes a ripple effect that eliminates others. Different balls fit the size of a person’s hand span and preference of weight. In life, be the ball that fits you best and your success, and that of your team, will increase. Playing ten pin bowling has been a challenge for me, thinking, ‘What ball should I choose? What if I let my team down? Will I be laughed at if I do a gutter ball?’I used to have this same attitude in the game of life, creating undue stress and anxiety. There was always a ‘what if…’, fearing my choices would impact others negatively. I realise now I feared making decisions that others would not approve of. Having the perspective of being the ball in life, rather than the skittle, changed the rules of the game for me.
Effective balls aren’t aimed at the pins, but at the target arrows on the lane. With goals, focus your aim in the direction you want to go and create achievable targets to guide your progress on the way.

Local Recipes Fish Pie (serves 6 - 8) Ingredients
Method
750g white fish fillets, cut into chunks
Preheat oven to 200°C.
3 cups + ¼ cup milk
In a saucepan combine fish chunks, 3 cups of milk and onion. Cook on a medium to high heat, bring to boil then reduce to a simmer and cook for 3-4 minutes or until fish is cooked. Strain the fish and onion, reserving the milk cooking liquid.
½ onion, diced 750g potatoes, diced and peeled 30g + 100g butter 2/3 cup flour 1 Tbsp wholegrain mustard 1½ cup peas 20g fresh or defrosted spinach 3 soft boiled eggs, quartered
Cook potatoes in salted water until tender, drain and mash potatoes with 30g butter and ¼ cup milk and set aside. Place large fry pan over a medium heat, add 100g butter and melt. Add flour, whisking until a smooth paste forms. While stirring slowly add the reserved milk cooking liquid and cook for 2-3 minutes or until sauce has thickened. Add mustard, peas and spinach, stirring till combined. Gently fold in the fish pieces through the sauce and transfer to a baking dish. Spread the mixture out. Place the quartered eggs on top. Finally, gently spread the mashed potato over the eggs and mixture. Use a fork to fluff up the potato mixture. Bake for 20-25 minutes or until a golden colour and the edges are bubbling. Method
For top and bottom
Mix top and bottom ingredients together in a large bowl, except coconut oil and golden syrup, and combine well. Add melted coconut oil and golden syrup and mix gently by hand (do not overmix).
300g quick cook rolled oats 150g your favourite toasted muesli or granola 150g soaked sultanas or raisins (soak in boiled water for 10 min, drain) 60g pumpkin seeds 60g sunflower seeds 75g sliced almonds or slivered almonds 40g white sesame seeds 50g caster sugar 250g coconut oil, melted 2tsp baking powder 1tsp mixed spice powder 225ml golden syrup Oil or spray Greaseproof paper 1 standard baking tray (approx 35cmx23cmx4cm deep) For the Middle 750g diced cooked apples (canned or homemade) 225g ground almonds 125g caster sugar
Mix middle ingredients in a separate bowl. Oil spray and line baking tray with greaseproof paper. Press ½ the top/bottom mix into the tray until well pushed down. Add the apple mix on top of the flatten base mixture and spread evenly over. Top with second half of top/bottom mixture and flatten evenly out over the apple mix. Do not push down too hard as this will cause layers to mix. Bake on fan bake at 170°C for 30 minutes or until the muesli mix is crisp and golden brown. Remove from oven and cool (overnight is best). Property maintenance: a checklist guide for subsequent routine inspections and regular property maintenance once a tenancy has commenced. (Ensure you refer to your insurance policy for any specific requirements.) During a routine inspection, you should: • check smoke alarms are working • look for leaks and water damage, and puddling or ponding • identify trees, shrubs, or plant debris becoming hazards • check for any fair wear and tear – torn carpeting or paint cracking • check the property is being kept reasonably clean and tidy • ensure heating vents are open and unobstructed • check any alarm system works • look for signs of mould and damp • check that extractor fans are clean and working • check the property against healthy home standards
Property maintenance relates to the upkeep of your physical property. This can be carried out by either the landlord or those living at the property (with consent of the owner). A common misunderstanding is that maintenance is reactive and solely refers to fixing problems, when in reality maintenance is largely preventative work and is an essential aspect of property management.
In addition to these regular checks, twice a year you should clean the gutters, the outside of the property and service any heating, cooling, and ventilation systems. Once a year check window and door locks are working, have any chimneys cleaned and fireplaces inspected and check the interior and exterior paint. It is important to note that failure to keep up with property maintenance can result in landlords encountering large fines. Working with a trusted property manager can alleviate both the risk and hassle.
