Editor’s Note
It’s time.
Happy New Year and welcome to our first issue for 2022. It has been a cracking summer so far and so it feels a little bittersweet that as I am writing to you we have just found out NZ is heading back into red level restrictions at midnight tonight. After waiving merrily goodbye to the surreal 2021, it’s unfortunate that we are already faced with new uncertainties on the COVID-19 front. My family and I have just got back from a wonderful few days in Mangawhai and I feel for the locals there and in all of Northland who only moved to orange three days ago. I know our great community will once again support each other through whatever lays ahead. Here’s hoping that for New Zealand, Omicron is both gentle and swift.
Right now. We have people waiting to buy.
As luck would have it, this February issue is filled with lots of pleasant distractions – informational gems to help you hit the ground running whatever the hue of the traffic light. We have great suggestions for getting out and enjoying the Coast and our near neighbours while this gorgeous weather continues, there’s a couple of new recipes to try and if you over-indulge with the recipes, we have fabulous tips on how to rid yourself of any unwanted pounds. There’s also tips on ridding yourself of unwanted flies in an eco-friendly way and even more tips on keeping everything from your eyebrows to your lawns in ship-shape condition.
With demand high and record sales, find out what your home is worth right now!
We also share the great work a couple of local charities are doing and what you can do to support them and, as always, we have lots of information to keep you up to date on the ever-changing local real estate market.
Please dive in and enjoy.

Country Retreat Animal Sanctuary & kennel and cattery If you are interested in helping out Helen and her team you’re in luck. You can volunteer alongside the incredibly talented singer Benee, who is a known face up there. To volunteer, go onto the facebook or instagram page for Country Retreat Animal Sanctuary, join the facebook page for volunteers and write your name down on the roster for what day and time you can help. They are always looking for more volunteers. If you’re going away and are looking for a kennel for your pets this place is the best! Recommended by many for their amazing work, they exercise your dog three times a day in a pack and are known as a social kennel. Dogs are always are excited to arrive at their retreat so you won’t have to worry about your animals and can relax!
Welcome back Millwater and Orewa whanau. To kick off this year I got to speak with the incredible Helen Cook from Country Retreat Boarding Kennel and Cattery & Country Retreat Animal Sanctuary. Helen has dedicated her life to animals. She works day and night all year round to make sure each animal in her care is looked after properly with lots of love, food, affection and treatment when needed. The Country Retreat Animal Sanctuary is mainly designed for pregnant mummy dogs and puppies. Normally they take into care pregnant dogs that have been abandoned. They have vets on call 24/7 as well as Helen, always ready in case a dog goes into labor or needs assistance. The puppies in care are adopted out when ready. To adopt you will have to go through a strict process – you can’t just adopt a dog on the same day you make contact. First you fill out a form online which is then followed by a phone call, house check and meeting the puppy to make sure each dog is the right fit for each family/person. As of 15 January 2022, Helen has 20 puppies in her care as well as goats, sheep (mostly with 3 legs), ducks, peacocks, chickens and pigs. She really does have her hands full! Country Retreat Animal Kennels also work closely with other animal rescue places and pounds up and down the north island.
It was a pleasure learning more about Helen’s amazing work, she really does go above and beyond for all animals. Daniella Taylor Features Contributor

Your Local Book Reviews The Time Lizard’s Archaeologist by Trisha Hanifin
How to Marry Harry by Nikki Perry and Kirsty Roby
2016. Jason Winston is an Auckland psychologist who is grieving the death of his beloved sister. He begins to experience vivid dreams and visions that take him away from reality. He finds Aja, who is on a mission to discover who destroyed her village while stealing their most potent fuel source. In 2026, the bee population in Auckland is almost wiped out and the human population struggles with a new virus. Those infected must isolate in the bush. By 2036, it is a time of unrest and the growing influence of ‘The Flock’, which promises fearful young people a haven. Jason is approached by a young woman troubled by her own visions and dreams. The Time Lizard’s Archaeologist is a highly original novel that includes mythology, philosophy and environmental concerns, taking the reader into an alternative and ever-changing dimension of time – past, present and future. Cloud Ink Press, $29.95
The premise of this feelgood debut novel is brilliant! Jo is divorced and a bit lonely, but she is very invested in her daughter Bayley’s well-being. She comes up with the mad idea that if she travels to the UK with a cardboard cut-out of Bayley – in a red bikini – this will attract the attention of musician Harry Styles, hoping she might be able to pair a love match between her daughter and Harry. So she purchases tickets for Harry Styles’ latest UK tour and talks her sister Bobbi into going with her. Unfortunately, Bobbi thinks they are only going to one concert and then to Scotland to scatter their late uncle’s ashes. It’s not long before the penny drops that Jo is up to something much more, and it’s not long before their trip starts turning to custard. Bayley has no idea what her mother is doing and has eyes on someone else anyway… Written by two sisters, How to Marry Harry is a light-hearted romance that is a whole lot of fun. Getting all botanical be part of something special like this. We have a lot of fun and just love all of our new residents,’ says Jan. There are a small number of two-bedroom apartments still available, and stage three villas and stage four apartments are coming soon. ‘I make a pretty good coffee, so give me or Michelle Pipping a call and come down and see us. We’re always happy to meet new people.’
The Botanic has been living up to its name over summer, with many young trees flourishing in the warm weather. ‘Planting was in full swing in the cooler months and the landscapers have been doing a great job of keeping everything healthy and watered,’ says Jan Fisher, a sales executive at The Botanic Silverdale. The hedging and communal lemon trees and herbs are coming away and the summer lawn will shortly be sown. ‘Some of the bench seats are going in around the garden too and it’s just a lovely place to walk and spend some time. The Botanic really is starting to live up to its name, says Jan. The Show home has also been completed, providing potential new residents with a first-hand understanding of the high-raking ceilings, high-spec fit out and the light and airiness of the villas and apartments. Jan says most people like to see and feel what their new home will look like. The walk-through wardrobes are always a hit. They are just stunning. They have sensor lighting and the engineered soft-close drawers are beautiful. Everybody loves them. The Botanic is now home to 30 foundation residents who are thriving and embracing their new community. ‘It’s really lovely to

Repelling flies without the chemicals Another great device you may have seen is the ‘Shooaway’, which has spinning blades and holographmatic discs that help keep flies from landing on your food. This is hugely appreciated when entertaining, especially with outdoor platters at our beloved kiwi barbeques or picnics, as leaving food out will always attract these filthy vermin. Some people swear by the method of halving a lemon and putting cloves in it to keep the flies away. Others have had success with essential oils in a diffuser such as peppermint and clove. You can mix up a spray with the following suggested recipe: 3 drops of clove oil, 5 drops of lavender oil, 5 drops of peppermint oil and 1 cup of water and spray as required. Avoid the risk to our precious bees by resisting sprays with synthetic pyrethroids and try a natural alternative in your home this summer.
Hayley Crawford There’s a lot to enjoy during a sizzling summer, but something that nobody likes is the presence of flies. We have always been fortunate enough to not have many at our house and it took me a while (and a wilted basil plant) to figure out why. I usually have a basil plant on my bench and it turns out this is one of many fly-repelling houseplants you could consider as a natural deterrent for flying insects. Tansy, mint, lavender, marigolds, sage and wormwood all have aromas that will put off pests or go full combat with a Venus fly trap! Standard plastic fly swats are not a sustainable choice as they break within a short period of time, losing pieces of plastic with each swat. I purchased a leather one that has a wooden and wire handle from danzbagz.co.nz and it is extremely effective at hitting its target.

Mortgage Matters The benefits of investing in a new build shortage, the government has lowered the minimum deposit for new investor builds. Currently, the minimum deposit for a new build is 20% of the property’s value, while the deposit required to buy an existing investment property is 40%. So, if you have a smaller deposit saved, this change allows you to begin your investment journey sooner.
There may be fewer repairs With the new Healthy Homes Standards for rental properties coming into effect, ensuring an older property is compliant can be expensive, with some experts estimating that it could cost up to $30,000. However, under the building code, new builds must factor these standards into construction, meaning there will be no further modifications required. Here’s why more property investors are opting to build rather than buy. As Kiwis’ preferred way to build wealth, property investment remains as popular as ever, but we are beginning to see an interesting shift in investor behaviour. Historically, most investors have opted to buy existing properties as a faster and more affordable option, but recent regulation changes have incentivised many to build new or buy off the plan. Here are some of the benefits of investing in a new build.
As part of the Building Act, new properties are also covered under a 10-year warranty.
Increased tax benefits Another important factor is the tax benefits available to investors who choose to build rather than buy. With the right to deduct interest payments from taxable income set to be phased out by 2025, those who invest in new builds are eligible for a 20-year exemption to this rule. Art Speak
Hey Coasties – Do something new this summer This has been the catch-line all summer around New Zealand, and Estuary Arts has a broad range of art classes and workshops for you to try. If you haven’t done an art class before, don’t be scared. It’s a lot of fun and there are heaps to choose from. What makes Estuary Arts different? We have small class numbers, fantastic modern art studios with great lighting and amenities, and passionate, engaged tutors. There’s plenty of parking on the Western Reserve and an onsite café for your caffeine fix. There are weekly classes that run for four weeks or eight weeks as well as short, one-off weekend workshops. Ceramics and clay work have really made a come-back and we have six classes on offer. If you’ve always wanted to try your hand at the potter’s wheel, then this is your chance. If the wheel is not your thing then hand-building is a must. Be guided by our skilled ceramic tutors Di Toi, Tania Parrott, Jeanne Sheridan, Marilyn Wheeler and Amanda Morton. Drawing has been said to be the foundation of all artforms and a great place to start. Join Pauline Smith or Claire Erica who will be teaching drawing skills. Amanda Morton continues to run the life drawing classes every Wednesday afternoon with a range of experienced life models (Students need to be 18 years +). To view the range of classes, visit www.estuaryarts.org. Students are encouraged to enter and take part in the annual ‘Estuary Arts Student Exhibition’ later on in the year. It can be scary to display your artwork for the whole world to see, but it is so thrilling to view your completed artwork on a white gallery wall with good lighting and, as one EAC student said, ‘It’s such a buzz and it’s good fun too, even better when you sell one of your works’. Currently on display in the galleries is the annual ‘Hibiscus Coast Artists’ group exhibition featuring over 50 local artists work. Estuary Arts is a community art centre in the heart of Orewa, located in an Auckland Council building. In order to keep our community safe, all students and tutors will have to show proof of their COVID-19 vaccine passes. But to visit the gallery or gift shop you do not need to show your pass, just wear a mask and scan in. We are located at 214B Hibiscus Coast Highway, Orewa. 09 4265570 or email admin@estuaryarts.org Artwork by Audrey Westcott, Yetske and Shana Southcombe

Habits – the secret sauce? some great habit creation strategies, including: • noticing – be really clear about what you want to change • wanting – our environment often influences our wants, so if something is available to us, then we will want it – those chips and chocolate in the pantry?! • doing – the more often we repeat a behaviour we are working on, the greater chance we having of reaching our goal • liking – we will repeat the behaviours that we enjoy, so rewards along the way are important i.e. creating that dopamine response Change happens habit by habit. Consistency and repetition will compound into bigger changes over time. Creating a habit is only work in the beginning. Once it is established, we no longer have to use up mental energy to think about it and it becomes automatic – a part of our daily routine. This is where the magic happens. Habit stacking is one very effective way to start a new habit. Try tagging a new habit onto an already established one.
New year, new resolutions? But behaviour change can be hard, right! Whether we want to improve our fitness, immune system, weight loss or overall health, it begins with creating change by establishing new habits that line up with our goals. Our brains are wired to respond to dopamine hits, which is why we can sometimes find ourselves addicted to our phones, social media, shopping, food... Is there a way to create a dopamine response that helps us to maintain change we are trying to create? Big changes often require small changes to be done consistently over time, i.e. creating habits. So, how do we create that change? Awareness of the need for change is the first step, then knowledge about how and what to change. A fantastic book called Atomic Habits by James Clear outlines

Coastguard Hibiscus needs you We currently operate two coastguard rescue vessels (CRV): a 9.5m Naiad RIB based at Gulf Harbour Marina, and a 7.7m Sealegs™ amphibious vessel based at Stanmore Bay. Despite being crewed by volunteers (with jobs and families), the boats and their crew are available to respond to any emergency 24 hours a day, 7 days a week, and 365 days a year. Without our volunteers we would not be able to operate. As our current crew members move to complete their qualifications to become qualified crew, senior and skipper,
With the sun shining across the Hauraki Gulf and more people getting out and enjoying it, summer 2021/2022 has been an extremely busy time for the Coastguard Hibiscus volunteers. We have had some gorgeous weekends where our vessel has done over 24 hours on the water thanks to our very dedicated crew, with trips to Little Barrier, Firth of Thames and Beachlands, Hobsonville as well as around our local area. You may have seen in the media about a small vessel that was presumed missing but found the next day safe and sound. This highlighted the importance of two forms of communication. Whilst cell phones are a great option, without the ability to charge them and coverage an issue in the outer Gulf, a VHF radio is invaluable. They key to having a VHF is knowing how to use it and what channels to use. Coastguard Boating Education have online VHF courses that give you the skills to be able to use these effectively.
we need new volunteers. We are a great bunch of people who are passionate about boating, increasing our knowledge and making a difference in our community. You don’t need any previous boating experience, as we will teach you everything you need to know. All you need is time and the willingness to be part of a great organisation. If you would like to know more about getting involved please contact me at recruitment@coastguardhibiscus.org.nz.

Fishing Spot with Tim I haven’t made it out as much as I would have liked in December due to reopening the restaurant, but when we did we certainly landed some great fish including a gemfish on a live bait in 40m of water! We caught a pup hapuka in the same spot a couple of years back too. The Hauraki has so many great spots to explore. Over the New Year break we shot up to Oakura for a couple of days. What a great part of the country and all of the fishing spots are right on your doorstep. The easterly swell limited fishing for a few days with us only catching a few snapper, dory and a couple or crays in the sheltered bays. I had to return to Auckland, but I wasn’t finished so I headed back up on the 9 January 2022 after work for a gamefish in the short weather window and wasn’t disappointed. The plan was to fish the contours north of the Poor Knights Islands just outside the NZ territorial limit. The sea temperature was 21.6C around the 150m mark and there was plenty of bird life, debris in the tidelines and bait well below the surface but there were no pelagic fish around. After a couple of hours, we headed out towards the 300m mark and very quickly the sea temperature climbed to 23.1C. Soon we saw a shark’s fin in the water, then a shark jumping off the back of the boat and then a couple of minutes later, a marlin jumping about 400m off the bow. We knew it was getting fishy. A couple of minutes later the reel started screaming. After a short 12-minute battle we had the leader and our first marlin for Yee Haa on the deck. What an awesome way to start 2022! I’m looking forward to getting back out there over the next couple of months. Until then – tight lines!
Tim Lawrence The fishing has been awesome the last couple of months, with the water warming to record temperatures and the Hauraki Gulf firing into action. The burley certainly hasn’t lasted long in the tide but the fish have been hot on the bite, both in close and out wide 50m+ deep.

Nearby neighbours The Matakana Coast is a byword for luxurious, laid-back living. Only half an hour north of the Hibiscus Coast, the area is comprised of a collection of little villages, each with their own unique characteristics, community and attractions. Leigh has dramatic, rocky cliffs overlooking deep blue seas with the Goat Island Marine Reserve and the fishing port close by. Point Wells, known as the garden village because of its peat soils and subtropical microclimate, sits enclosed by the beautiful Whangateau Harbour. Omaha Beach, home to the rich and famous, is admired for its pearly white sands and crystal clear waters. Sandspit, gateway to the fishing playground of Kawau Bay, is surrounded by gorgeous views. Snells Beach and Algies Bay are both traditional kiwi holiday bach areas, with Algies Bay being the smaller of the two and a little more exclusive. Scotts Landing has the historic Scott homestead and stunning views right across Mahurangi Harbour.
At the centre of it all: Matakana Village, surrounded by boutique vineyards and home to a bustling farmers market, boutique cinemas, world-famous pottery and exquisite shops. Further inland, the town of Warkworth is well known for its lovely Mahurangi River and historic town centre, while a little further north, Wellsford is the centrepiece of rural North Rodney, where rolling green hills are interspersed with blocks of regenerating native bush alive with birdsong. The secret to successful insurance claims many ‘orphan’ clients coming to UProtectNZ Insurance Services because they felt they had not been looked after well enough by their existing insurance adviser. Cristina recently illustrated, yet again, the importance of having an insurance adviser who is a strong advocate for your interests. One such ‘orphan’ client (‘Carol’, for anonymity) was recently referred to Cristina. Carol and her partner had existing insurance covers, including medical insurance. Cristina reviewed their covers and made some recommendations for improving their protection plan while saving them a considerable sum in monthly premiums and retaining Carol’s existing medical insurance because of pre-existing conditions. Several months later Cristina pursued a medical insurance claim for Carol that was similar to claims Carol’s previous insurance adviser had unsuccessfully lodged in the past. As the claim was of a similar nature to those previous unsuccessful claims, it was initially declined. However, by presenting a strong, factual case to the insurer, along with additional supporting evidence, Cristina successfully had the claim paid, much to the Carol’s delight: ‘Woohoo!! Fantastic! Thank you so much for your help, Cristina. This is yet another thing that the previous broker didn’t help me with and I never got reimbursed.’
A fundamental expectation that all insurance policy owners have is that when they lodge a claim it will be paid. That’s why we have insurance, right? However, having a successful claim depends on several key points, including: • ensuring that your original policy application and any claim form is completed with full and honest disclosure, and • having an insurance adviser working for you who will hold the insurance company to account and ensure that the claim is fairly assessed and paid. The turbulent events of the last 18 months have resulted in
With UProtectNZ Insurance Services you know that you have strong advocates looking after your interests at all stages of managing your insurance protection plan. It’s what we do!

Get off the grass Summer lawn care when selling your home
It’s fair to say it has been a long, hot summer for a majority of the country. The ground has started to dry up and the hillsides have transformed to a pale shade of brown. This is a common scene and is particularly apparent on residential berms – the patch of lawn that separates potential purchasers from your home. The importance of kerb appeal cannot be stressed enough! First impressions are vital when it comes to selling your home, with many purchasers doing a drive past before deciding if they will attend an open home. So, if you want your berm to be the best on your block, a healthy vibrant shade of green and in tiptop condition, then here are a couple of helpful watering tips that can keep your lawn looking lush. Maintaining your lawn requires a bit of TLC over the summer months and, while it may be tempting to saturate your lawn in preparation for the imminent scorching weather, this is not the right approach. It pays to be wise with your watering – a good

soak once a week should do the trick. However, you will need to keep in mind that light, sandy soils may need a water every two days. The best time to water is early in the day and this will reduce fungal growth and evaporation. The most effective way to water your lawn is through a sprinkler system or soaker hose. However, it is also important to keep an eye on any water restrictions you may have in your area. It’s also important to continue giving your lawns a good mow during the summer months, and if you look to raise your blades then you will be doing your grass a world of good. Taller grass is generally more drought-tolerant and grows deeper roots while also acting as a shade to prevent weed seeds from germinating. This is a great way to avoid a dry lawn over the summer.
Your land, your rules? structures that can be stored on the land (excluding temporary structures such as caravans, tents, and/or boats), and the number and types of animals that can be kept on the land. These covenants not only affect the look and feel of the subdivision and the build, they can also impact on building costs, due to builds needing to comply with any restrictions.
Residents’ associations Some titles oblige owners to join residents’ associations. The purpose of residents’ associations is predominately to raise levies and to create and enforce rules and bylaws. You may find some of these rules and bylaws somewhat ‘controversial’, so it pays to investigate and understand what rules are in place.
Zoning / District plan
House and land prices in New Zealand are at an all-time high. This, coupled with the fact that a house is the biggest asset that most kiwis will own, lays a strong case for undertaking due diligence before buying a property. Purchasers may not be aware there could be various restrictions on use of the land that may impact their use and enjoyment of the property. These restrictions can take many different forms. This is where due diligence is key to ensuring you know what you’re signing up for.
Restrictive land covenants Restrictive covenants, often used by developers to maintain a minimum standard of building throughout a subdivision, limit what owners can do on their land. These restrictions can range from the type of building materials you can use to the kind of
It is important you are aware of zoning implications and the district plan and how they might affect your property. For example, if you are purchasing a property that falls in a significant natural area there may be stricter controls on building, which can lead to increased cost and in effect ‘limit your dream’.
We can help Our experts are here to help, whether that be ensuring your agreement has the necessary conditions to allow you to undertake due diligence or reviewing and advising on the record of title, the Land Information Memorandum, and/or the property file. PROPERTY TALK with Grayson Furniss Franchise Owner Residential Specialist
Happy New Year and welcome back to another year of new realities. Hopefully everyone is rested and ready to take on a year that looks likely to bring us all some new challenges. It is worth briefly summing up 2021 for Millwater and Milldale property. It was a rollercoaster ride coming off the back of a stellar end to 2020, where prices had already gone up by 10%, straight into a further 20% increase by April. Median days to sell, a good guide for how balanced the market is, fell to 29 days compared to the long term average of around 60 days. By the close of the year median prices had peaked (October) at 47% above where they started the year. The last two months of 2021 require special mention. A number of factors contributed to a significant slowdown in buyer activity and while we normally see a slowdown in transaction numbers over this time, it is unusual to see such a marked reduction in median sales price. Volumes were above normal and the mix of sales was also normal so the cold reality is that the market cooled and some vendors accepted prices lower than may have been achieved earlier in the year. So what does that mean for 2022? Well, many of the same factors impacting the last months of 2021 remain and some will impact further. Propping prices up is a massive shortage of listings with seemingly good demand for really good property. We are seeing increasing price reluctance from buyers; they really want to buy but are more concerned about paying too much. The big factors driving this is the cost and availability of money and a reduction in market confidence. Simply put, it is now costing a lot more in interest than it was 12 months to fund a purchase, making many buyers think twice about borrowing more money. New lending rules imposed by the Government at the end of 2021 mean it is taking longer and is harder to prove the ability to service a loan. The Government is already considering the impact these rules are having, but as they stand the main banks are being very conservative in their lending. There will be less money lent in the coming months, especially to first home buyers and leveraged investors. On the supply side of the equation we are seeing some improvement. We are increasingly talking to investors who are looking to move on older investment properties. We are also seeing more and more vendors looking to sell up and leave Auckland. We expect both these sources of new listings to gain momentum, particularly as higher interest rates start to bite and the potential reality of the market having peaked works its way through the media. So, for anyone thinking of selling now is the time or be prepared to face more competition. We expect listing numbers to increase over the coming months. With the limitations on buyers, some of these listing may take longer to sell with the possibility that by winter we will see supply equalling or exceeding demand. If you are looking to buy, don’t need to sell and have access to the funds you need then you will be in a good position in the coming months. There is still good demand for the really good houses so I wouldn’t anticipate you will be bagging a bargain anytime soon, but shopping on the fringes of the market may reap rewards. If you need more specific information on how any of this may impact your real estate situation please feel free to get in touch.

LOCAL PROPERTY TALK with Lane Sanger Franchise Owner Residential Specialist
Happy New Year Haven’t we had a tremendous summer weather-wise? I do hope you were able to reconnect with family and friends over the festive season. With COVID-19 impacting holidays overseas for many people I think we are incredibly lucky to live in this wonderful country and what a fantastic town we have right here in Orewa. The beach has been packed and it’s great to see so many people out and about enjoying our coastal lifestyle. Talking real estate – what lies ahead this year? I am expecting the sales process to take longer and to see a more balanced market. A few things that lead me to think this are that mortgage rates are trending up, banks are declining more mortgage applications, more properties are on the market and there are critical building supply issues due to COVID-19. We are likely to have more disruptions if what we are seeing in Australia and around the world reaches our shores. Ultimately, irrespective of which way the market goes, people need to buy and sell for a variety of reasons. Make good decisions based on your need to move, where you are in life and where you want to be. Just prior to Christmas a key piece of legislation was passed allowing for medium density development of land over 600 sqm to have up to three houses and up to three storeys high with up to 50% site coverage. How this plays out remains to be seen, however, a bit like the unitary plan when it came into effect, it allowed for more intensification. How this might affect the likes of Orewa is a little uncertain at this early stage. Watch this space. Properties zoned Mixed Housing Urban, and Terrace Housing and Apartments continue to attract developers. It means more and more apartments and townhouses will be built in Orewa. The landscape and demography of Orewa is changing.

Keeping cool Stick to fabrics that are breathable. Linens, cottons and modal are key to keeping cool. Choose lighter tones rather than the darker colours of your colour palette. Add interest but keep cool with clever accessorising, such as: • earrings that are light weight such as studs or hanging earrings • rings • finer necklaces vs chunky – you can layer a few pieces but will still feel lighter • belts to provide your outfit with that extra touch • silk headscarves, which are great for keeping your hair off your face or add to your handbag for interest • lightweight handbags in straw or woven raffia • hats, with so many different styles options available from peak caps, fabric or straw • sunglasses to keep your eyes safe and make you instantly stylish Keep your style personality in mind when choosing items, looking for patterns, textures and shapes that work for you.
Wearing clothing and beauty products suited to these hot and sticky days can help you feel much better. Here are some handy tips to help you and your wardrobe survive the heat. As a general rule, the looser the clothing the better. Pick something that won’t stick to your skin. Lightweight pieces that create air flow and are easy, comfortable options include: • dresses • shorts • skirts • linen trousers • wide leg pants • camisoles on their own or under a layer
When it comes to shoes, sandals or open-toe shoes such as mules or wedges are great to help your feet breathe. Make sure they support your feet; structured sandals are comfortable while polishing off your look. Getting a manicure or pedicure feels good and looks great. Let’s talk beauty; make-up can struggle to stay put when it’s very hot, so opt for lighter make-up that’s non-comedogenic and don’t forget your SPF! A tinted SPF can be great instead of foundation. Finally, always ensure you cleanse your face well in the evenings to keep your skin looking clear.

Local Property Management Changing market affected property investors immensely buyers purchasing without even looking at properties and without preapproval. Consequently, some of them have been unable to settle because the bank won’t advance the funds as they don’t think the buyer and/or the property meet their criteria. This comes with all sorts of problems, including forfeiture of deposit, interest payable to the seller while they remarket the property, any loss the vendor suffers if they later sell for a lower price, plus legal and selling costs. As part of their assessment, the bank will look at your past three months of bank statements. These need to be clean, or you are unlikely to have a loan approved. The banks are looking for evidence of imprudent purchases, including frequent takeaways, impulse buying and gambling. It’s a good idea to avoid withdraw cash from ATMs near casinos or the bank may assume you are gambling.

With the new tax rules for residential rental properties and stricter lending regulations for the banks, the market is a very different beast for property investors compared to what it was 12 months ago. The banks have new rules they must comply with and they are required to verify the information borrowers give them. With the new restrictions on how much lending they are allowed to provide, the banks have been withdrawing some preapprovals or not renewing preapprovals once expired. Investors need to have finance approved for the specific property in question before making an unconditional offer or bidding at auction. Don’t go to auction or make unconditional offers unless your finance is confirmed as approved, or you may find you can’t settle the purchase. Because the market has been so hot and people are so desperate for homes, there have been many instances of Join us for services throughout the month: St Chad’s, Orewa Sunday 8am and10am Wednesday 9:30am For further information phone 09 426 4952 or chadorewa@gmail.com www.hbcanglicanparish.nz

Eyebrows the skin. They therefore require more frequent touch ups. Typically clients come back between 10-12 months for a colour boost. Microblading is less effective on oily/combination skin types than other methods. Shadow/powder/ombré This technique has been around for decades, but has been gradually improving. The ombré powder fill method is more like a traditional tattoo, and involves the application of thousands of tiny dots of pigment, inserted into the skin, gradually building up a colour and defined shape. This method is best for someone with oily or combination skin, or who fills in brows regularly with pencil or shadow. It mimics the look of filled in brows, without all the effort each morning. Pros: Shadow powder fill brows use a more traditional tattooing method, with longer lasting results and works with most skin types, including oily or combination skin. Clients come back for colour boosts closer to the 12-18month mark. The brow is also fuller and more defined or dramatic than with the hair stroke method.
Can’t decide between microblading and powder/shadow brows? Microblading Microblading has taken the beauty industry by storm in recent years. A very natural looking brow can be achieved using a hand-held tool, creating many hair-like impressions by implanting pigment strokes under the skin. Microblading is meant to replace individual hairs. It’s perfect for someone who has thin or patchy brows, wants a subtle shape enhancement or doesn’t regularly fill in their brows. Pros: Microbladed brows are very natural. If done by an experienced professional, each stroke looks like real hair.
Cons: Because this method has been around for a long time, it doesn’t have the best reputation. Many people are fearful of this method looking unnatural, because it creates a more defined, solid look than microblading alone. But today’s powder fill are way more natural looking than their 1985 predecessors. In fact, shadow/powder fill brows can be made to look very natural by not saturating the desired brow shape 100% with pigment and allowing for a defined yet soft/non-solid look. Do you homework before deciding who to have tattooing your brows. Make sure they’re qualified and that they adhere to health and hygiene rules, use good quality ink, cartridges and needles. Have a consult to discuss shape/size/colour. Consults are always free.

Cons: Microbladed brows are the least permanent option because of the shallow depth we penetrate the pigment under

Much to celebrate at Maddren pricing and their ability to manage lastminute changes is also a great help to the Maddren team. Last year Maddren also celebrated the 10-year anniversary of general manager, Rodger Scott. When Rodger started at the company, Maddren Homes was still in the early stages of evolving into a design and build company. His passion and dedication are an inspiration to everyone and have helped propel Maddren to where they are today. He is the rock behind the Maddren spirit. Rodger says it’s easy when you’re surrounded by good people. The team at Maddren couldn’t agree more. And they couldn’t think of a more fitting way to thank Rodger than by altering the kitchen layout in his new home build without telling him – and putting in the WINE FRIDGE they knew he wanted. That’s a touch of the Maddren Magic for you!
Maddren Homes were thrilled to end 2021 on a high note with a couple of very important celebrations. Each year Maddren Homes celebrate all the good work our sub-contractors do with the Subbie of the Year award. Despite still being under some restrictions, the awards were able to go ahead at the end of last year with social distancing in place. It was great to share this happiness over a BBQ and beers on a bright, sunny day. The 2021 Subbie of the Year award went to Concrete Connection. Concrete Connection have been working with Maddren for six years. Owner Kyle and his team work extremely hard to maintain a high quality of work. Through dedication and professionalism they have become a crucial partner to Maddren, laying every single driveway, patio and path for us at every job. You could say Maddren’s trust in them is as solid as concrete. Runner up Subbie of the Year went to AJW Electrical, another family-owned business that received high praise from clients. Their patience and positive attitude make electrical meetings a breeze, with Adam and his team providing professional advice to guide clients through the decision-making process. Their efficiency in

Glaucoma – what is it?
Glaucoma is a condition you may have heard of and you probably hope you’ll never get. But what exactly is it? Glaucoma may be defined as a number of conditions that damage the optic nerve in the eye through various mechanisms and causes. Without treatment, this can lead to vision loss, and at the end stage, blindness. The early stages of glaucoma may not manifest with symptoms, so people with early glaucoma may be unaware that anything is amiss. Therein lies the danger of glaucoma – the longer it remains undetected, the increased likelihood of permanent loss of vision.
and treat glaucoma. Early treatment and proper management have seen many with glaucoma go on to retain good vision. The key is early detection through regular checks with your local optometrist. At Orewa Optics we are passionate about eye care and professional service, so come in and see our friendly team; we would love to see you.

Making your own footprints
Retiring from walking a life path others want you to them to grow independence and responsibility. Adult children need to learn the skills of adulting. Friends and colleagues create their life consequences. Employees will show their capabilities when given opportunity to do so. Where can you retire from assuming responsibility for family members, friends or employees, who can take on the responsibility themselves? 2. What can you withdraw from that no longer nurtures your wellbeing; mind, body and soul? With the start of a new year it’s beneficial to review relationships, career commitments and leisure activities. Sometimes a shift of focus is required. Sometimes finance or health issues impact ongoing options. Sometimes a necessary ending in an area of life heralds a healthy beginning for something fresh and new. Has the time come to retire from something that doesn’t give you fulfilment or joy? 3. What are you wanting to change in your life this year? Often we need to divest ourselves of guilt when we don’t meet the expectations and obligations others have of us. Sometimes we will need to change our own perception of what is healthy and unhealthy in our being and doing. Always, we want to be living our life and not how someone else wants us to live it. ‘If nothing changes, nothing changes. If you keep doing what you’re doing, you’re going to keep getting what you’re getting.’ Courtney C. Stevens.
We think of retirement as no longer working for money, but what if we viewed it as withdrawing from any ‘doing’ that is no longer necessary or sustainable in our life? What could that look like for you?
What are you retiring from in 2022?
Consider the following:

Local Asian Corner Summer homework
indulgence of free time when we were kids. This brought me to my current topic: summer homework. To us, summer break was never completely relaxing. For sure we had fun times or did some travelling, but the summer homework book handed out before the break, as thick as the yellow pages and consisting of all sorts of topics, was like a knot tied in our heart that never set us free. The idea was to do a few pages every day, so by the end of summer the homework would be completed. The truth was, at least for both of us (and I believe for many), we never did it diligently, although not a day would pass that I would not think about the book. We always left it to the very last minute and it was a great pain. This is not uncommon in Asia though. There was a ramen shop owner in Japan who was forced to close the shop for a few days because he needed to help his son with his last minute summer homework rush. Disappointed ramen fans posted this on social media and stirred up some sympathy. My husband had another strategy. He didn’t believe the teacher would be able to mark all the 3 inches thick homework books page by page, so he just fill out the pages with random numbers or words. I wish I knew him earlier!
Happy New Year everyone! I hope you all had a nice break and are fully recharged for another (uncertain?) year. We decided to stay in Auckland to explore our own backyard. Days were full of fun with mountain biking, boogie boarding, kayaking, jet skiing and cycling. We also managed to have a few days basically just doing nothing, relaxing at home.
While I’m extremely pleased this is not happening to my kids, I have decided to give my kids a bit of Mama maths (see my article last month) in the last two weeks of summer break, solely because of the disruption in learning due to COVID-19 last year. I believe routine is important, or perhaps I do have some tiger mum genes under my skin?

Central’s Tips February 2022
Water regularly
The vegetable garden is in full swing, harvest frequently to keep plants producing, water morning and evening evening and keep an eye out for insect damage. Harvest the summer berries and thin out developing autumn fruit to ensure a better quality crop.
It’s been a hot, dry summer, make sure to water plants regularly in the morning and evening when it’s cooler and conserve water by saving your grey water for watering.
The fruit and vegetable garden
The ornamental garden
• Thin out fruit developing in clusters on young citrus, apple, and pear trees. This ensures the final fruit are a good size and that healthy plant growth occurs as well
• Planning a late summer celebration? Modern roses
• Pick summer fruit: blueberries, raspberries, apricots and peaches regularly. If necessary, cover with bird netting
• Cut back the tired foliage of shrubs and perennials.
should be cut back 8-10 weeks before the date. Deep watering, fertiliser and a layer of mulch is helpful to encourage growth and flowers Some, such as daisies and lavenders, will re-bloom in autumn. A liquid feed and they’re on their way
• Get ready for autumn vegetables – directly sow beetroot, carrots and parsnip from now on
• Seek out some different shrubs for the garden
• Layer thick mulch around your fruit trees – from citrus to apples, pears and plums, they need access to moisture in the soil for growing fruit. Same goes for feijoas, passionfruit and tamarillos
• Rejuvenate tired pots and hanging baskets: remove
– luculias for fragrant flowers, the native Hibiscus trionum for its unusual colour and abutilons (Chinese lantern bushes) with their bright flowers annuals that are finished, tidy up and deadhead the rest and fill in the spaces with new plants. Liquid feed to get everything underway
• Turn the compost heap and keep it moist - dry compost doesn’t break down well • Green looper caterpillars hatch quickly in the heat and start to decimate tomatoes, lettuces and any summer brassica plants. Control with an organic spray such as Bugtrol or Derris Dust to stop them ruining crops
• Mow lawns on a high setting to prevent stressing grass during the hotter months
• Now is a great time to take photos – this will help
• Place pea straw or plastic under pumpkins and melons, to avoid them rotting if they’re sitting on damp ground
you to recall what was good about your summer garden so that you can plan it all again in late winter!

grabs, such as signed sports items (All Blacks jerseys, Ryan Fox gloves and cap and more), a day’s fishing charter for four and an exclusive overnight stay for four at Wairakei Golf Course & Sanctuary, including helicopter transport from Auckland!
The demand for Youth In Transition services is always high but never higher than now, with young people finding lockdowns and other restrictions particularly challenging. We have had a 50% increase in clients over the past five months with no increase in staff. Unfortunately, we have reached the point of having to turn many young people away due to lack of resources, which is heart breaking. While a small number of counselling sessions are paid for by clients and their families, the vast majority – a whopping 97% – are provided at no cost to the client. This is because our aim is to fund and deliver support to any client that comes to us, regardless of their financial situation. We don’t want money to be a barrier to young people getting the support they so desperately need.
To get more info, visit the news page at our website: https:// youthintransition.org.nz/ or go direct to the event info page at: https://mailchi.mp/8faaa5d0a8e8/golf-day-savethedate.
You can help support Youth In Transition by signing up teams of three to play in our fundraising golf event. We are also looking for hole sponsors and gold sponsors. The date is set for 24th February 2022 and will take place at the world-class Gulf Harbour Country Club course. As well as playing a full 18 holes, with on-the-course competitions and activities, there’s a pre-game BBQ brunch and post-game buffet included in the ticket. That will be followed by an auction with some incredible items up for
Thank you to our Gold Sponsors who have already committed to supporting the event: Coverstaff, Oceanbridge, Golf Warehouse NZ, Eagle Technology Group, Wairakei Golf Course & Sanctuary.
About Youth In Transition Since 2014, Youth In Transition has been supporting young people aged 10 to 24 on the North Shore, Hibiscus Coast and Rodney through its Journey Back to Awesome programme. It is specifically aimed at addressing the needs of young people dealing with issues such as low self-esteem, depression, anxiety and suicidal thinking. It helps equip them with skills and resources to get through their struggles and transition into a life worth living. The Trust has been hugely successful, with hundreds of young people being supported over the years. They aren’t government funded so rely solely on grants and sponsorship, local community support and fundraising.
How lucky we are sailboat or walking his dogs down the long stretch of Orewa Beach, a packet of chicken chips in hand. The Coast has definitely changed since then. What used to be ‘the farms up on the hills’ are now Millwater, Pacific Heights and Ara Hills developments. There’s a lot more traffic, the surf club is going to get a whole lot bigger and Silverdale continues to grow into a bustling shopping precinct, far from the outlet stop it once was for day-tripping Aucklanders.
For my husband, moving to the Coast was coming home. He spent several years of his childhood living in a motel his parents owned on Hibiscus Coast Highway, right next door to McDonalds, only then it was a petrol station where you fueled your car, not yourself. They lived in a two-story owner’s apartment his father had built at the back of the motel. He went to Orewa Primary when it was still next to the high school and then moved to the brand new Orewa North school once it opened its doors. The Coast was pretty laid back in those days. In the summers when he wasn’t doing his chores of vacuuming the units and picking up the wilted hibiscus flowers that fell across the paths he was often swimming in the motel pool, out on their little
But as I’ve watched our own children this summer swimming and doing cartwheels on Orewa Beach, climbing trees with their friends at Wenderholm and riding their bikes lazily through the streets of Millwater on their way to get ice cream, it got me thinking that the things that make living on the Coast so special haven’t really changed that much. Heck, you can still get fish and chips from the same shop my husband’s family bought them from every Friday night, albeit from new owners. It is pretty incredible that the Lonely Planet Guide recently announced Auckland as the top city in the world to visit in 2022, and in a recent list of the top beaches in Auckland, Orewa placed second with Wenderholm also making it into the top ten. How lucky are we to call this beautiful place home?

2022 Your year of change: 10 steps to long term weight-loss success calories. Try opting for a cooking spray, dab pizza with a paper towel and cut off as much fat off your food as you can. 9. Eat your protein. Protein repairs your body. Studies recommend roughly 1-1.5g per pound of body weight depending on activity levels. 10. Cut down on caffeine and stress. Cortisol can greatly slow down the use of fat for fuel if you’re trying to use up some excess.
Have you gone online looking for ways to lose weight fast and in doing so became overwhelmed with contradicting advice in a sea of restrictive diets? If you want to lose weight once and for all, and be one of the 4% that keep it off for good, these 10 steps are the foundations you need to read: 1. Eat mindfully. It’s important to feed your body fuel it recognises instead of food that slows it down.
Often when you go the hard and fast route, you end up back at square one and repeat that pattern for years. This cycle leads to added weight gain, potential health issues, a tougher resistance to change from your body and overall frustration.
2. Eat at a 20% caloric deficit. When you eat too many calories, your body will store what’s not used and if you eat too little, you can slow down your progress.
Give your body the gift of making positive changes, even just small ones, to say thank you for being your vehicle for this lifetime and the rewards of doing so will only be of benefit to you.
3. Do strength and resistance training. Aim for three strength training sessions a week, with no more than 2 x 20 minute high intensity interval style workouts.
Nikki Lyn
4. Rest. If you don’t get enough rest you may start to see diminishing results. Avoid overtraining and take your rest days. 5. Sleep 7 to 9 hours a day. Sleep is when the body repairs itself and not getting enough can slow down your progress. 6. Drink more water. Not only is water key for bodily functions, it’s also great at suppressing appetite, which means less snacking throughout the day. 7. Cut down on simple carbs. If a carbohydrate doesn’t dissolve in water, it’s the best kind of carb and keeps you full for longer (for example oats or bran), but if it dissolves fast it’s the kind that’ll slow you down (such as white bread, cake and biscuits). 8. Don’t be too eager with ‘good’ fats. Fat is the fuel source highest in calories. In 1g of fat there’s a whopping nine
