Vet Speak Santa Paws – Naughty list for pets bodies hate them! Anything that derives from grapes can cause kidney failure. Even one grape can be problematic for some – they can even be worse than chocolate. Onions/leeks/garlic: Anything in this family can cause animals’ red blood cells to break down and causes severe anaemia. Please be careful when using flea products with garlic in too, as it is toxic to animals in large enough amounts! Xylitol: This is a sweetener that is commonly found in many products including gum, sweets, sauces and peanut butter. It is always good to check ingredient lists before you offer your food to your pets, as if it contains xylitol, it can make their glucose crash, causes comas and can be fatal if left untreated. Corn cobs and bones: These are often found near summer BBQs, but all too commonly get stuck in dogs’ intestines, or can cause diarrhoea from bone splinters. We often need to do surgery to remove them, so we recommend keeping these out of reach and finding other treat options if possible.
As we’re coming into the festive season, it’s time to start thinking about what’s on the naughty or nice list. There are many foods on the naughty list for our pets too, so here are some things you need to avoid this summer and festive period. Chocolate: This is the big one everyone knows! Chocolate gives animals the equivalent of a caffeine overdose. It can cause vomiting and diarrhoea, affect their hearts and, in the worst cases, cause neurological signs such as seizures. The darker the chocolate, the worse the signs. Grapes and raisins: You may love mince pies, but animals’
Dough: If pets get into your festive baking and eat fresh dough, this can prove in their tummies and not only cause painful bloat, but the dough fermenting can give them alcohol poisoning. They often need prompt treatment too. If you are worried your pets have eaten something they shouldn’t, please just give us or your local vet a call and we are more than happy to help.

Hive of activity at The Botanic the open plan living space, and an expansive balcony gives you space to entertain friends and family on warmer days. The apartments will be ready to move into in the first quarter of 2023 and Michelle says that provides residents with an opportunity to secure something now, before taking up residency in 18 months’ time. ‘It also gives people time to work through the downsizing process,’ says Michelle.
It’s a productive hive of activity at The Botanic this month as construction continues at pace at the Hibiscus Coast’s newest retirement village. The Botanic is a modern resort-style village which is designed to offer a great lifestyle within a vibrant community, surrounded by nature and world class facilities. The construction team has made good progress on the Conservatory Clubhouse, which sits at the heart of the community. Once completed, it will provide residents with plenty of wonderful places to relax for breakfast, coffee, dining and drinks. Michelle Pipping, a Millwater resident and Botanic sales agent, has just three Stage Two apartments left for sale. All are twobedroom apartments and are priced from $845,000. ‘The apartments are great buying. They’re spacious and have beautiful balconies, and it’s also the last opportunity to secure the reduced village fee, which is fixed for life at $150 a week.’ The apartments have been designed with plenty of glass to provide light and an outlook over The Botanic’s park-like landscapes. Double ranch sliders welcome the flow of air into
The types of homes on offer at The Botanic are perfect for ‘right-sizing’ and the village will eventually meet a range of needs from independent living from villas and apartments through to specialised residential aged care. The Botanic will launch another 43 villas in the middle of January including one-and two- bedroom homes, with two bedrooms priced from $1.125m. The onsite management, sales and construction teams are all following the Government’s COVID-19 protocols. Viewings are by appointment only at the new show room, at 44 Evergreen Drive, off Small Road in Silverdale.

A Christmas message from our local MP Mark Mitchell and Mark was very impressed and happy with the numbers. By the time you are reading this we should have reached the 90% goal. ‘I wanted to thank everyone for doing their part and getting vaccinated, supporting local businesses, supporting the community and sticking together!’ Mark is all about the community and helping everyone so here is a little Christmas and New Years’ message / reminder to stay safe! Focus on the little things and find something to look forward to – picnics at the beach, going for a swim. Exercise is also really important and a good way to stay positive through this time. ‘I have been really pleased and happy to see the amount of people out and getting exercise using parks and walkways during this extended lockdown on the Coast.’
For this issue I had the absolute honour of interviewing our local MP, Mark Mitchell. Mark was re-elected last year and has been loving the opportunities he has had to help and get involved as a member of the National Party. He decided to go into politics because of his family. Mark grew up in a family where public service was very important, with his grandfather being the National MP for East Coast Bays. Mark started his public service journey by joining the police force when he was 20 and then he later moved on to being a politician with the National Party. In the next ten years he sees himself ‘focusing on what needs to be done locally, infrastructures and services as we are the fastest growing community in the country’. I had to ask about the vaccination rates up here on the Coast
Mark wants to remind everyone the reality is that COVID-19 and the delta variant are here and here to stay, so being obsessed with case numbers probably isn’t helpful. Let’s all try to be as outward-looking as we can, set lots of little goals and something to look forward to. Remember to stay sun smart and road safe and definitely DO NOT drive after consuming alcohol over Christmas and the New Year. ‘We have all been in this together. Everyone’s been outstanding. Everyone in our community is unbelievably supportive. Carry that on and be respectful and considerate and use common sense to keep the community safe.’ Stay positive, stay safe and be smart these holidays. Merry Christmas Millwater and a Happy New Year. See you again in 2022. Kia Ora!! Daniella Taylor Features Contributor

Employers – get your documentation right and do it now basis of the employment relationship is solid. These are the things we recommend doing now: 1. Ensure you have a COVID-19 policy in place that covers the policy your business has in the workplace around the issues of sickness, health and safety, customers and vaccinations. 2. Ensure your Staff Handbook is up to date and covers off the new legislation relating to privacy and immigration laws and also includes reference to all standards of expected behaviour and the values of the business. 3. Ensure your employment agreement complies with all New Zealand laws, including law changes regarding bereavement leave and sick leave. The employment relationship often starts and ends with the employment documentation. The impression you give a new employee when you have slick and comprehensive employment documentation is that the business is professional, confident and a business you can rely on. We strongly recommend investing in your business by ensuring the documentation that starts the relationship (and that sometimes is required to end the relationship) is strong, robust and complies with New Zealand laws.
Auckland is still in the thick of it as far as the impact of the pandemic on the workplace is concerned. Employers are grappling with the issues of vaccinations and new legislation which will allow ‘close contact’ businesses to require customers, and therefore staff, to be vaccinated. What is clear from the cases moving through the court system is that employers have to follow the correct process if they wish to implement mandatory vaccinations. Please contact me urgently if you wish to look into this for your business and your staff or customers. Many businesses are also taking the time to ensure all employment documentation is up to date. Ensuring robust employment agreements and staff handbooks is something the employer has complete control over and can gain some comfort in knowing that the documentation that forms the

Your Local Book Reviews The Lighthouse
by Christopher Parker Eighteen-year-old Amy Tucker is overcome with grief after her mother dies in a tragic car accident. She has never been particularly close to her police officer father, but they are even more distant since the accident. Her father goes on police business to the small town of Seabrook for an overnight stay and he takes Amy with him. Seabrook is famous for its abandoned, haunted lighthouse, and it is in this quaint town that Amy meets Ryan Porter. They have an instant, unexplainable connection and they spend a magical day together, forging a deep bond. But nothing is as it seems in Seabrook, and soon strange events are happening all around the town and it seems their meeting wasn’t the accident they both thought. Everything leads back to the mysterious lighthouse, where they discover a lifeshattering secret that will change their lives forever. The Lighthouse is an astonishing, unputdownable debut. This is the best novel I have read this year, and I would recommend it for its thought-provoking and original story. Beacon Press, RRP $30.00 Karen McMillan, www.karenm.co.nz, www.elasticisland.com
Between the Harbour and the Mountain by Patricia Williams This collection of personal reflections on everyday life, Between the Harbour and the Mountain is publishing this year, after winning the 2020 Ashton Wylie Charitable Trust Best Manuscript Award. Reading this thoughtful collection, it is easy to see why it won this coveted award. Patricia Williams contemplates the mystery of daily living, drawing on her encounters with the people around her, the natural world and global events. She reasons that no matter how busy our lives are, we all experience pivotal moments that cause us to pause and consider the many mysteries of life more fully. The book is organised by theme, ranging from the inner self, culture, nature, faith, te reo Māori and global challenges. Between the Harbour and the Mountain offers hope, light and peace, as the author shares her interactions with people and the natural world. It encourages all of us to savour the small moments in life that are both precious and profound. Calico Publishing, RRP $34.95

The Green Spot
Eco Tip of the Month - Summer Foods Wrap leafy greens loosely in a wet tea towel to make them last up to 10 days and revive salad greens in an ice bath for 30 minutes. Or blend wilted greens in a blender and freeze in ice cube trays for smoothies. As for kale, place their freshly recut stems in water and place in the fridge for a few hours. Similarly, you can store cut herb stems in water like a bouquet to make them last for weeks on your counter. Basil, thyme, mint, sage and rosemary can all be regrown in water and you can regrow celery by placing its base in a dish with half an inch of water and putting on a window sill. Wrap your celery tightly in foil and it lasts for over a month and the foil can be reused. Christmas dinner and BBQs are notorious for over catering. Make the effort this year to avoid that, especially with perishables. Don’t leave leftovers out of the fridge for too long so that they can be used for another meal and note that almost anything can be frozen, including cheese, wine, cream and even egg yolks left over from your home made pavlova.
Hayley Crawford ‘Tis the season for gathering with loved ones over Christmas feasts and summer BBQs and we are all crossing our fingers that nothing will stop this going ahead these holidays. This month I am continuing to share tips on conserving produce to ensure you get the best out of your summer fruits and shared salads.

Storing fruit, such as strawberries, in a jar rather than in its original container will keep them fresh for 2-3 weeks. If you put imperfect strawberries in ice water for 20 mins they will come out firm and bright. Separate bananas and wrap the individual stems with repurposed foil or plastic to delay ripening. They can then be transferred to the fridge when at the desired stage of ripeness or peel and freeze them for up to six months. The skins themselves can be soaked in water to create an excellent fertiliser for your garden.

Mortgage Matters Your house-buying checklist Insurability In certain parts of the country home insurance coverage has become harder to secure, so be sure to check whether your potential new home is eligible. A specialised Insurance Adviser can help you search for a suitable policy and support you in reviewing your options before making any formal commitments.
Electrical wiring If you are buying an older home, it’s a worth taking a closer look at the electrical wiring to check that everything is in good, working order. If the home needs to be rewired, be sure to factor the costs of this into your budget.
Leaky homes Here’s what to check before buying your next home. Buying a home is one of the most important decisions that Kiwis will make. With many things to consider, it’s important to know what to look out for so that you buy well.
Leaky homes are an ongoing issue in New Zealand, particularly for timber-framed houses built between 1988 and 2004, with many properties experiencing mould, rot and water damage. This damage might not be visible, so you may want to ask your build inspector for more information.
Property value Building inspection As your first action point, it’s a good idea to arrange a prepurchase building inspection completed by an accredited building surveyor. While not exhaustive, these visual inspections can help alert you to any signs of damage, defects or mould.
As with any investment, you’ll want to make sure you aren’t overpaying. A good local agent can provide a list of recent sales in the area and help answer any questions. Your Amazing Body Thousands of biochemical reactions occur in our bodies every day. There are approximately 30 trillion cells and about 200 different cell types in the average human body. These cells make up our tissues, which make up our organs. Our body is constantly manufacturing cells (about 3.8 million every second) to replace those that have become damaged or die off. Our bodies use the food we eat, i.e. the building materials, to make our cells, hormones, neurotransmitters (such as dopamine and serotonin - our ‘feel good’ hormones) and melatonin (the hormone that helps us sleep). In order to transform our food into these different components we need enzymes, which are proteins, that facilitate these biochemical reactions, and enzymes need cofactors to help them perform their tasks. These cofactors are mostly vitamins and minerals that our bodies cannot make, so they need to come from the food we eat. So the quality of what we eat really matters if we want to make sure that our bodies function as well as they were designed to. Let’s remember to eat a wide variety of nutritious wholefoods that will strengthen our immune system and provide these amazing bodies with what they need, so that they function beautifully. And be grateful for all that it does, even if it doesn’t look quite the way we want it to yet. Have a wonderful Christmas and New Year!! Last week I had a lovely lady in her late seventies tell me she was so fed up with her ‘tubby body’. While I can understand the frustration of struggling to lose those extra kilos and definitely, being a healthy weight is important to reduce our risk of certain lifestyle diseases, let’s not forget how amazing our bodies are. We never have to tell our heart to beat (this hard working muscle will contract about 3 billion times over the course of the average human lifespan), our liver to perform its many functions (detoxification being one of them), our kidneys to process waste that would be harmful to us if we could not eliminate it, our stomachs to digest and produce energy from our food, our lungs to breathe and the list goes on. These bodies of ours are hard at work ...all...the...time, even when we are asleep and because we don’t actively have to expend any effort into getting it to perform all of the vital functions that keep us alive, we can easily take it for granted..

Outdoor all-weather workouts
Available now at Northern Arena, Silverdale and cardio equipment, alongside a wide variety of group classes. The group classes range from cardio to strength, cycle, dance, yoga and functional workouts, all held in their purpose-built ‘yard’ outdoor area. What’s more, with the help of Carlton Party Hire they’ve got it all, come rain or shine, under the cover of their big marques. ‘The members are loving the opportunity to get back into their fitness routines with their motivating and knowledgeable coaches,’ says gym manager Jo Archibald, ‘but it’s not just about getting fit either. Exercise helps to boost your immune system and, along with a small but healthy dose of physically distanced social interaction, it helps keep us emotionally healthy too.’ Another big plus for participants is that research from the British Journal of Sports Medicine shows physical activity is preventative against both hospitalisation and deaths related to COVID-19 (224% and 249% respectively).
The sun is out, summer is nearly upon us and we’re slowly able to return to the things we love doing most. Northern Arena gym, based in Silverdale, has got the jumpstart on summer and got the local community exercising in an outdoor gym with weights
Classes and gym sessions run all day long with booking via their online platform, and the great news is that Northern Arena have opened bookings to non-members as well. Farmers and Harbour Hospice come together To bring Christmas cheer
This year’s bauble evokes the Christmas spirit of family, friends and communities coming together. During this time of year, we remember those who are no longer with us and cherish those who are. To date the campaign has raised around $5M for hospice services across the country and provides vital funding for an important community service that is provided free of charge. Locally, Harbour Hospice cares for one in three people who die in our community, and in the last year provided specialist care and support to 1,298 patients and their families. Robyn Millar, who nursed her former partner in his final months of life, knows first-hand the impact Harbour Hospice makes in the community. ‘The support we received was amazing,’ she says. ‘He was treated with dignity and respect and that’s all he wanted. Under hospice care, he no longer had to travel to his doctor, who was 30km away, for prescriptions. The hospice doctors could write them and bring them to us. And after a while he was put on a syringe driver (portable pump that delivers pain medication intravenously), and from that day forward we all slept much better.
Collectors of the annual Harbour Hospice Christmas limitededition bauble are in for a treat this year, with a beautiful traditional design that acknowledges the significance of being together. Now in its eighth year, the local fundraiser takes place in Farmers stores, with customers encouraged to purchase a highly-coveted Christmas tree bauble for $10. Your local Harbour Hospice receives 100% of the proceeds made. The fundraiser runs from 19 November until 24 December, with customers able to purchase a bauble or give a donation to Harbour Hospice and leave a message for someone you’re thinking of on its Tree of Remembrance instore.
‘To help him cope with the anxiety he felt around dying, Hospice provided massage therapy and he also liked talking to Hospice’s spiritual carer. Even though he wasn’t religious, those visits brought him comfort. Someone would visit every day and I felt completely supported because I knew I only had to ask if I was worried about anything,’ she said. Waitematā District Health Board funds about 50% of Harbour Hospice’s operating costs, however, the charity is heavily reliant on the generosity of donors within the community to help ensure that vital palliative care and support remains free to those who need it. To get behind this worthy cause and support your local Harbour Hospice, visit one of these Farmers stores today: Famers Shore City (Takapuna), Farmers Glenfield, Farmers Albany, Farmers Albany Home, Farmers Silverdale.

Fishing Spot with Tim
This month we fished both the shallows in close and the deeper water out in the middle of the Hauraki. There’s no real secret to how we fish but there is one thing I do like to do before we drop a line in the water and that’s find the fish first. Sometimes I’ll work an area over for 10-15 minutes driving along the contour lines and then across them. I like to build a good picture of what the structure looks like and look for certain features on the sounder. Each pass I make a mental note of where marks of interest are while considering the wind direction and the status of the tide. I imagine how the boat will drift while the anchor sets and pick a spot further away than where you want to sit. You can always let out a bit more anchor rope, plus the fish will swim towards the burley anyway. Out wide I use the same tactics. There are plenty of contour lines to cross and the fish definitely hold in the same gullies, but they move around so you need to be patient and search for sign. A skipper once told me ‘If it looks like a desert, then it probably is.’ It’s important to stop the boat and look around you for sea life, and birds are your friends. Learn which birds chase each species of fish and you’ll never have trouble finding the fish.
This season has been great so far. The water has certainly warmed up and the fish are biting hard. The work ups are still out in the deeper water around the 50m mark and outside the submarine cable zone. They will soon head in closer to the shore as the water temperature continues to rise. Bait and
burley sessions in close to the shore still produce some massive fish while fishing the change of light. We have even caught some nice specimens mid tide and in the middle of the day. It doesn’t really matter where or when you go out on the water at the moment as the fish are hard on the chew.

The best way to roast your Christmas turkey Completely thawing your turkey correctly is probably the most crucial part of cooking it, as if the turkey isn’t fully thawed it will cook unevenly and may also cause food poisoning if it isn’t fully cooked to the correct internal temperature. Place your turkey breast side up, unwrapped in the fridge to thaw. Thaw the turkey on a large baking tray to catch any dripping juices from the turkey. You need to calculate 24 hours in the fridge for every 2kg of turkey, so make sure you give yourself enough time to thaw the turkey. Just feel inside the bird’s cavity to check it still isn’t frozen (usually around 2-3 days in the fridge). You should not thaw your turkey at room temperature as this can cause the turkey to be in the ‘danger zone’ (the temperature between 5 degrees and 75 degrees) for a long period of time and again, this can cause contamination of the turkey.
After the year we have just had in Auckland, we all deserve an awesome Christmas celebration with our family and friends this December 25th. I am not a big turkey fan as I find it quite dry and bland. The breast always tends to dry out before the leg is cooked enough and the leg meat can have a lot of tendons and connective muscle. I prefer to cook the stuffed/rolled turkey breast that is removed from the bone and is ready to go in an oven tray. But this year I will cook the whole turkey to make it feel like a real festive occasion. Here are a few tips to help you roast the best Christmas turkey you can. You can buy a fresh turkey if you are lucky enough to find one but you will pay a premium for the luxury. Odds are you are going to buy a frozen one as most of the whole birds in New Zealand come frozen for the convenience and the guarantee of having enough turkeys to cater for the only day that kiwis buy them.
I like to brine the turkey after it is thawed as the brining enhances the flavour of your turkey and most importantly, it keeps that bird moist!!! From Culinary Lane, have an awesome Christmas, you certainly deserve it after the last two years!!
Head to page 44 for a recipe!

Everything you need to know about getting a Brazilian wax How to prepare We recommend the hair is at least ½ cm long, so it’s a good idea to stop shaving 10-14 days before your appointment. If the hair is longer leave it as we can trim before the waxing if needed. What to expect during a Brazilian wax Waxing in sensitive areas can be uncomfortable, especially if it’s your first time. Waxing removes the hair by the root, so the more you wax the less painful the treatments get as the hair grows back softer and finer. We use Lycon pre-treatment oil so the wax won’t pull harshly on the skin and Lycon hot wax, a high quality, low temperature formula. I’ve experimented over the years and found this to be the best. Some clients take an ibuprofen an hour before treatment but this isn’t a must do. I find the key is to stay relaxed and breathe. We’ll chat with you through the treatment to take your mind off it and before you know it you’ll be smooth and on your way.
How long does a Brazilian wax last? Just as there are many different ways to style your hair, there are also several ways to style your hair down there. From au natural to completely bare – it’s up to the individual. Brazilian waxing became popular in Brazil in the late 1980’s after the introduction of the string bikini. Seven sisters from Brazil whose names all start with J (the J sisters) brought this technique to America in the 90’s when they set up a salon in New York.
What is a Brazilian wax? At Bella Brazilian a Brazilian wax is having all hair removed in the pubic area as well as between the buttocks. At other salons this is called a Hollywood wax. If you want to keep a little hair we can leave a landing strip or another shape. You name it and we’ll do it.
Usually your wax will last between 3-4 weeks but everyone’s regrowth rate is different so results will vary. We recommend coming for your next wax after about 4-6 weeks.
After care After your wax it’s best to wear comfortable, loose underwear. Avoid hot water and don’t exercise for 12 hours. A shower is fine but very hot water can cause irritation. You can moisturise but don’t use anything too perfumed. To avoid ingrown hairs it’s a good idea to exfoliate regularly from two days after your wax. I find the easiest way is to use an exfoliating mitt in the shower. If you think Brazilian waxing is for you this summer and you would like to book an appointment, please email lisa@ bellabrazilian.co.nz or check out our website for a full list of treatments. www.bellabrazilian.co.nz

Shoe Science flagship store Now open in Silverdale
be with the local sports clubs we aim to support or with the walking and running groups we’ll be starting in the new year, each week from the store. Shoe Science relies on the fantastic local support that North Shore residents have shown us for 23 years and we’re incredibly excited to become part of the fantastic community that is the Hibiscus Coast.
Hey Coasters! Firstly thanks for the amazing welcome we’ve had so far. The interest in us being open has been great and we’re absolutely stoked to be open in Silverdale in time for what we hope will be a fantastic summer. Shoe Science has been looking after Aucklanders for 27 years with their walking and running shoes, since the Newmarket store opening in 1994. That was followed in 1998 by a second in Takapuna, which has been servicing the North Shore ever since. I’ve personally been with Shoe Science since 1996 and became an owner in 2014, with the Albany branch. We expanded by acquiring the Takapuna store three years ago and our latest branch, in Silverdale, is the group’s flagship store, creating a pinnacle retail experience for people who require the best range and service available anywhere in Auckland. Our aim is to become part of your community, whether that
So pop by for some great options in your walking and running shoes and look out early next year for all things sports shoes, from netball to football right through to kids sports shoes and school shoes. We’re aiming to become your best local destination for all things sport shoes – and pretty decent coffee too! I look forward to getting to know you all.

PROPERTY TALK with Grayson Furniss Franchise Owner Residential Specialist
Well, another year has come and gone. We are right on Xmas again and this year Santa has really delivered to Millwater homeowners. Stratospheric would seem to be a good word to describe what has happened to prices locally over the last year, or more specifically, the last six months. In October (the most recent available figures when writing this article) the median house price reached $1,850,000. While volumes were a little muted for the month at eight sales (the average for October is 16) it was notable that four of those sales were at $2.0M or above. While October’s result may prove to be something of an anomaly it is certainly not off trend, with median sales prices increasing around $100,000 per month for the last four months. We have never before seen sales price growth in Millwater at these levels. In reality the median price in Millwater was stuck in a range around $1.15M from March 2016 until November 2020 when it pushed through the $1.2M barrier, then $1.3M in January 2021, $1.4M in February and finally $1.5M in April. It hovered around this mark through till August 2021:$1.6M, Sep 21: $1.7M and now October at $1.85M. In percentage terms that means the average house in Millwater has increased in value 56% over the last 12 months. Even if we spread the monthly impact and use three monthly rolling averages, it is still up 48%. In dollar terms that is around a $500,000 Xmas present on the average home. Now for the reality check. You only get your Xmas present if you sell right now and we wish you good luck finding anything else to purchase that doesn’t leave you feeling like you’ve done a deal with the Grinch. Prices are up everywhere around NZ, bargains are very difficult to find and with building costs also skyrocketing even a new build anywhere is going to be hard to find at a reasonable price. We understand there are a lot of would-be sellers hunting all around the country for the right opportunity, not finding it and eventually opting to stay where they are. The status quo is an easy decision to make, however, we feel that the market is starting to change and there are a series of factors that are going to increase seller motivation in the coming months and years. With the real estate market perception quickly becomes reality and we are certainly hearing more buyers discussing the possibility that they are not prepared to pay the current prices and expecting prices to flatten or fall. If this sentiment becomes endemic then demand will slow or fall. Interest rates are up and rising and while this will take some time to impact on wallets, it will certainly be noted as owners roll off existing low fixed rates. Equally, the impact of the removal of interest deductibility for investment properties will start to be felt or at least planned for. Finally, we are expecting to see low net migration if not potentially negative figures for some time. Specifically, we expect to see another loss of people to Australia as the higher incomes and lower housing costs start to be noticed again. All of these point to a flattening of demand (at higher prices) and an increase in supply through 2022. While it is unlikely that we will see a massive drop in prices initially, we would expect to see a period of stable prices for the next few years. If I have left any dots unjoined, or you would like to discuss how any of this might impact on you and your property decisions, please feel free to get in contact. I am always happy to have a chat.

LOCAL PROPERTY TALK
with Lane Sanger Franchise Owner Residential Specialist
Hello again. With Christmas just around the corner I am sure you have many things on your mind and to-do list in the lead up to the festive season. So what has been happening lately in and around Orewa? As expected, there has been a surge of listings that have come on the market with many homeowners hoping to be sold by Christmas so they can plan their year ahead. Likewise, buyers who want or need to secure a home have been active in the market even if it means settling in the new year. The result has been an extremely active period since we came out of Level 4 lockdown. Prices are still very strong although there are some signs that prices are starting to level off. However, as soon as I say that there could easily be another surge. As I have mentioned in the past, mortgage rates are on the rise and this will have an impact on serviceability. This will put particular pressure on those who are already on the thin side of serviceability. Several conflicting messages have come out in the media. Some commentators picking a decline and even a slump in the market yet at the same time others say that 2022 is going to be a boom year. All these mixed messages can be quite confusing. I have spoken to many people who have been unsure whether to sell now, next year or play the wait and see game. My recommendation every time to those who are unsure what to do is to look at their own personal circumstances and make good decisions based on their life, current situation and future plans, and not on the market. The same goes for those that need to upsize, especially if they can afford it financially. It is very difficult to time the market, but you can control when is the right time to buy or sell. It has been an incredibly tough year for all of us living in a COVID-19 world. I have heard a lot of challenging stories for many people in businesses and individual’s physical and mental health. With Christmas almost here, on behalf of all of us at Mike Pero Orewa, we hope that Christmas and the holiday season brings you much happiness and cheer and the opportunity to be around family and friends. May 2022 bring hope with the prospect of getting back to some sense of normality. Merry Christmas and Happy New Year.

Colour as we age
Have you noticed that the colours you have always been able to wear no longer feel right on you? Do you feel like your personal colours have changed? As our skin changes we adapt our skincare regime, we adjust our clothing to suit our bodies. Same goes for our personal colouring. What we once found looked amazing with our skin tone might not feel so great anymore. Perhaps those who used to find warm tone colours worked well may now feel better in cooler tone colours. The reason behind this is that at some stage we start getting softer in our colouring. We start losing some pigments from our hair, our skin, our eye colour and even the whites of our eyes can get softer. Some factors that could influence these changes are: • menopause • genetics • ethnicity • lifestyle
HEARING PROBLEMS?
Think about how your colouring is transitioning and how you can adjust your colouring with your clothing to find that happy balance. Consider looking at softer tone neutrals such as greys or navy instead of black. This will instantly feel softer and you might find you love the way it looks on you. You can also try the blink test: look at yourself in the mirror; blink and see what you see first, you or the colour, this can help guide you. Other ways you can make colour look and feel different is by colour contrasting. A colour that is usually very bright can look softer when placed with a colour that is not as bright or dark. However, if you are still unsure, having a personal colour analysis every 10-15 years can be very helpful. I’m all for aging well, being confident with ourselves and having fun with colour and style. With age comes maturity, experience and wisdom, and remember, your personal style is king.

Local Property Management Good moves on housing Build-to-rent projects There is an increase in build-to-rent housing projects. In one such scheme, Simplicity Kiwi Saver Fund announced last month that it will be investing, with Living NZ, in build-to-rent housing that will see hundreds more units built and rented long-term at a reduced market rent. This is welcome in the rental market, where competition and increasing rents are making a secure home unattainable for many tenants. The security of long-term rentals is badly needed.
Restricting tenancy terminations A government minister can now issue Orders to restrict most tenancy terminations during lockdowns, thereby stopping people from moving house and enabling them to stay at home when necessary. The Order can be cancelled just as easily.
Craig Harrison | Principal Quinovic, Millwater Three notable announcements have come to my attention over recent weeks.
Additional housing on one section Labour and National have come to an agreement on changes to the Resource Management Act to permit accelerated mediumdensity building of housing in urban areas. Stepping around the resource consent process to enable multiple dwellings on existing land, this is expected to speed up the building of new housing units in major cities. Neighbours will not be able to object and cause delays or even stop new housing from being built. The agreement between both major parties should help the policy to survive a general election.
Wishing you a very happy & safe Christmas with family & friends and a great 2022, Best Wishes Mark Mitchell MP for Whangaparaoa

Must an SPF be worn daily?
The skin is exposed to a lot of stress, especially UV radiation and increased environmental impact due to global warming. This exposure can lead to serious changes and severe alternations plus damage to living skin cells. Frequent exposure to UV light, which contains harmful environmental chemicals such as ozone, leads to the formation of excessive quantities of ROS (reactive oxygen species) on the skin. It has also been proven that IR (infrared) and HEV light (blue lights) also contribute to ROS formation. This causes damage to the DNA of your cells, which then causes premature ageing. Sun protection needs to form an important part of your skincare routine to maintain your skin health. Sunscreens today do differ, so make sure yours contains the maximum protection against the damaging effects of both UVA and UVB rays. Choose one, if possible, that has added ingredients such as hydration, anti-age properties ,DNA protection and repair, and an environmental shield that provides full electromagnetic light spectrum (UVA, UVB, IR and HEV) protection in combination with protection against contamination. This protects against environmental factors such as wind, dirt, air, moisture, pollen, smog, smoking and seasonal changes.
Another question I’ve been asked a lot lately is whether these SPF are harmful to the ocean reefs? To ensure you’re not damaging the ocean reef you can avoid sunscreens that: • contain petrolatum/mineral oil, which take years to biodegrade, and are known to be harmful or fatal to aquatic life • have high levels of titanium dioxide, as this mineral does not biodegrade and is found to react in warm seawater to form hydrogen peroxide which is harmful to all sea life • contain oxybenzone • contain octinoxates (octyl methoxycinnamate and ethylhexyl methoxycinnamate) Have a great summer. What’s your personality?
Have you ever thought about how much your home can reflect your personality? At Maddren we’ve been building bespoke homes for many years now and we’ve noticed a few interesting trends when designing houses for our clients. Clients who appear more on the introverted side of the scale often like to include more privacy measures in their homes, such as tinting all the glass facing the road or fully fencing their section, including gates. They like to have a room all to themselves such as mini library, man cave, art studio or workshop. Bedrooms for these folk tend to be at the back of the house, well screened from neighbours, and they often prefer to have a wall separating the entrance from the living areas. They’re also quite partial to a U-shaped courtyard for their outdoor living requirements. Looking at the other end of the scale, we’ve had clients who appear more extroverted that are quite happy to have their deck facing a walkway. They tend to be more focussed on outdoor entertainment, with large party areas and outdoor bars on their wish lists. They also often request more flexible spaces
when designing their home, making it easier to open up big areas to cater for large groups of family and friends. With lifestyle changes and working from home more common since the onset of COVID-19, there’s been a shift in how people want their homes to work for them. Everyone wants to design a flow that makes their new lifestyle easier, but the types of changes vary greatly depending on the priorities and personality of the individual clients. Some want easier access to the garden for fresh air. Some want their study closer to the kitchen for easier access to snacks and coffee – and for keeping an eye on dinner. Some like their office to have a view of the swimming pool for their eyes to relax on away from the screen, while others prefer their study far away from all the living spaces, to limit noise and interruptions. When it comes to houses one size definitely does not fit all. We think the best homes reflect a little bit of you. Talk to our design and build consultant to learn more. Happy Holidays from your team at Simpson Western Lawyers January 2022. We look forward to assisting you with your next endeavours on our return. For those of you who have gone through big life changes in 2021, such as getting married, separating or having a child or grandchild, now would be a good time to consider updating your wills to ensure they still reflect your wishes. What. A. Year. We are sure that, like us, many of you are looking forward to a well-deserved break over the holiday period after the rollercoaster that was 2021! Looking ahead to the holidays, many of our clients like to take this time to either embark on exciting new opportunities or to take a step back and reassess their current plans. For those of you who are looking to buy or sell property, which is always a popular activity over the summer months, it pays to keep in mind that your lawyers will likely be closed for a few weeks over the Christmas/New Year period and unable to assist with reviewing agreements or satisfying conditions. What if the forest fell silent? Residents can get support via the project staff, facebook group (pestfreehbc) or e-newsletter. The project is aiming for one in four households to be regularly trapping to really reduce numbers. Ship rats start breeding at 3 months old, have litters of 6-10 young every two months, meaning that two rats can result in over 90,000 rats in just one year!
We last shared the story of Forest & Bird’s Pest Free Hibiscus Coast project with readers back in May 2020. Since then the vision for a safe and healthy habitat for native species has received more and more support from across the community and funding partners such as Auckland Council, Hibiscus and Bays Local Board and Department of Conservation. Over 1300 residents have signed up to trap rats in their backyard. Can you help by being next? The project covers 3100 hectares from Army Bay through to the motorway at Millwater. The focus is on removing introduced predators such as rats, stoats and possums that cause devastation to native birds, lizards and our forest trees, in line with the nationwide target of Predator Free 2050.
What if it’s working? For the last eight years the project has carried out an annual bird survey in partnership with Massey University. A recent thesis has shown that 18 bird species were shown to be stable or increasing over the eight years, with tūī and riroriro (grey warbler) showing significant increases. The results were concluded as similar to those of studies from healthy and even pest free environments.
A hundred volunteers currently look after a network of 1600 humane traps and secure bait stations across Council reserves, giving over 4000 hours of their time each year. New sites are being added all the time and volunteers are always needed. During lockdown the volunteers weren’t able to carry out predator control, but are thankfully back out there. The team has removed around 46,000 rats, 150 possums and two elusive stoats already this year.
What if you can help? Despite these high numbers, there are still substantial gaps in the predator control network, where rats and possums can breed and cause damage to native species. These gaps are through backyards. However, it’s easy to do something about it, because even if you have never seen a rat, they are likely to pass through your property at some point. Anyone can visit the project website and order a humane, tested, pet-safe and easy to use rat trap, free on long term loan from the project.
Together we can make a real difference and keep our native species safe and thriving. For more information visit www.forestandbird.org.nz/projects/pestfree-hibiscus-coast or contact Project Manager Jenny Hanwell on 02041205512

Local Asian Corner Times table
the times table in a very early age, and this is a very useful tool for progressing in maths. In most countries in Asia the moral is memorise it even if you don’t understand. Training at pre-schooler age is very common these days, but in my generation it happened at around age six. It was boring and tedious because it was really hard to enjoy when learning without a reason. Because of this I wait until my kids have the concept of multiplication (skip counting), but once they are ready I make no delay in training them to recite the times table. Because once they can recite it, not only they can do multiplication but also division, fractions, algebra and the ability to understand concepts of area and volume; the skills will open up the wonderful world of maths and provide them with confidence in learning maths at school. After all, maths is everywhere in our daily life!
Another month of lockdown. I hope all of you are keeping well. Although distance learning is challenging, I am feeling blessed seeing how much effort the school and teachers have put into the home learning programme to motivate students. In the meantime, with so many extra hours hanging around home, I found this the golden opportunity for me to put my eight year old to ‘Mama maths boot camp.’ You see, Asian kids often give the impression they are smart because they are good at maths. My opinion is, we are not any more talented or smart. The ‘secret’ behind it is we memorise
Back to my ‘Mama maths boot camp’ – it was actually more fun than it sounds. Instead of using text books or printing a work sheet online, I handwrite a few pages of questions for him to do each day, with some illustrations around to make it fun and personal. This also allows me to focus on the numbers that he cannot recite as well, or ‘trick’ him from time to time to see if he can pick them up. Can you guess what I have drawn in the picture? This is the time of year again to sincerely thank you to everyone who has read my articles. Wishing you all a Merry Christmas and Happy New Year. I can’t wait to enjoy more freedom in 2022! Take care. Nita Answer: (Eaten) Four Eggs (8) I am thirsty too! (32)

Central’s Tips December 2021
Feed autumn fruiting plants, cover the berry crops with bird netting, plant sunflowers and pot up herbs as Christmas presents. Do a weed clean up before Christmas, perfect time to mulch the garden, take care of potted plants if you’re going on holiday.
Christmas herbs Plant out pots of herbs to give away as gifts at Christmas. Most of the popular summer herbs such as basil, dill and chervil can co-exist in a medium size pot or bowl for the summer season
In the Edible Garden
The rest of the Garden
• Autumn fruiting plants such as feijoas, passionfruit and tamarillos all need fertilising now, then add a layer of mulch around them
• With the garden recovering from a wet spring
• Place bird netting over strawberries, raspberries, and blueberries before they ripen, or else the birds will demolish the crop! • Leeks can be planted now. Separate them out, trim half the green part off and drop them into holes about 5cm deep. Don’t fill in with soil because they need to thicken outwards - gradually the soil will surround them
take advantage of still-moist soil and mulch. Warmer, drier weather will encourage new growth and mulching will have the added advantage of supressing any weeds competing for space
• Install a birdbath or large bowl as a decorative yet functional garden feature: keep it topped up with water to help thirsty birds get through the summer heat
• Permanent Christmas tree: The NZ pohutukawa makes an excellent alternative to the exotic varieties that are sold at roadside stalls this month. It will live in a pot for many years, with minimal care required
• Lettuces and herbs that have ‘bolted’ and gone to seed may be doing a service in the vegetable patch – their flowers will attract bees and other beneficial insects, so if you’re not averse to the wild look then leave a few in place
• Going on holiday? Move pots into a semi-shaded area
• Last chance to throw some sunflower seeds in – they are available in both tall and short types, great fun in the summer garden
• Get the more rapacious weeds under control, before
• Control pests organically by making your own deterrent sprays – there are plenty of recipes available on-line – just remember to spray at the end of the day out of direct sunlight, as the bees are less likely to be on the plants
to avoid them drying out. With large pots that cannot be moved, gently fork water storage crystals into the potting mix, then water deeply and top with mulch they control your garden: dig out onion weed by the bulb, untangle and spray or pull out convolvulus, trim ivy off trunks of prized trees before they smother them, spray or weed patio areas, so they look neat for the summer days outdoors
Project for December Create an outdoor space to host the Christmas dinner Prepare the area with GAP metal first for stability, then lay pavers or decorative pebbles and set up the outdoor table and chairs. A milestone to celebrate When Petra purchased Orewa Optics in 2007 from her parents, as they wanted to retire, she knew she had big shoes to fill. Her Dad having been a dispensing optician and Mum a business manager and fashion adviser, she needed someone by her side to carry on delivering the outstanding service and quality Orewa Optics was well known for. One phone call and a lunch later Angela joined the rapidly expanding team and the legacy of Orewa Optics was set to continue and thrive. In 2016 Angela became a business partner and in 2017 they completed an expansion of Orewa Optics, doubling the shop size. Their outstanding team includes five optometrists – Grant, Helen, Anjua, Hana and Erin – as well as Dispensing Optician Christine, Trainee Dispensing Optician Laura and admin and reception staff Tanya and Alex. Together the team focus on delivering the best possible eyecare and eyewear. Petra and Angela are constantly striving to be leaders in their field. After now 25 years of being qualified both are still passionate about what they do. They love styling their clients with outstanding eyewear and combining it with leading technology lenses, all individually recommended to create a perfect new ‘look’. Orewa Optics With 50 years combined experience since qualifying as dispensing opticians in 1996, Petra and Angela, owners of Orewa Optics, are celebrating a great partnership. They first met at the end of their first year of training and realised they lived and worked in the same area. They kept in touch, studying together and flying to exams in Wellington. Petra continued to work at Orewa Optics and Angela at Browns Bay Optics. They always got on really well and remained in contact, finding they had a lot in common including kids of similar ages and their husbands sharing the same birthdate.

Local Recipes Roast Turkey The Brine Recipe and to Roast
The Baste Recipe
1. Dissolve ½ cup of sea salt and ½ cup of brown sugar in 500ml hot water.
½ cup real Canadian maple syrup
2. Stir in 750ml apple juice, large sprig of fresh rosemary, some fresh thyme and 4 cups of ice. 3. Submerge turkey in brine for 6 to 12 hours in the refrigerator. I recommend 10 hours. Make sure you allow the turkey to drain well to remove all the excess liquid. Discard the brine when ready to cook. 4. This is the time to stuff the turkey’s cavity with your favourite stuffing recipe should you wish to stuff it. 5. Cover the turkey with a good slug of your favourite cooking oil and season well with salt and pepper. Place on a large oven tray where the sides aren’t too high so the turkey is exposed to the heat of the oven, but is high enough to allow the juices to gather. 6. Place in a preheated 165C oven close to the bottom rung. It takes about 45 minutes per kg at 165C to cook the turkey... however, this is truly an estimate. The only way to know if you’ve reached the exact temperature you want is to use a thermometer. You can stop cooking the minute it reaches 7075C. Take the temperature from the thickest part of the thigh right at the bone as this takes the longest to cook. A leave-inoven-safe thermometer prevents you from repeatedly poking the turkey skin and letting out that beautiful juice. A 4kg turkey should take around 3-3 ½ hours.
½ cup melted butter (combine them together) I slather the turkey in the baste and then baste every 15 minutes of the last 60 minutes of cooking time (any longer and it will burn) to add extra flavour and give the turkey that lovely brown colour. Resist the temptation to carve the minute it comes out of the oven. You have let it rest as this allows the juices in the meat to redistribute evenly and prevents losing any of that lovely juice. It also allows the meat to firm back up, making it easier to carve. Make sure you have a really sharp knife for carving so you don’t hack it up!!! Ideally you should rest your turkey about 30 minutes. I would not do anything less than 20 minutes. I like to use the juices and add to a gravy that I have already made.

Toss in the cranberry sauce. Bake on paper-lined oven tray for 15-20 mins until glazed and cooked through. Meanwhile, in a large bowl make your salad. Toss the watercress, fennel and pear together and season. In a jug, whisk the remaining olive oil with vinegar. Pour over salad and toss to combine. Serve meatballs sprinkled with pine nuts, watercress and accompanied with the salad.
and a bonus fun food idea…
Dressing
Fruit bird
1 Tbsp white wine vinegar (mixed with other half of olive oil)
Here’s something fun to do with your children. Use a pear for the body of a bird and use bamboo skewers to thread on your choice of fruit to make up the plumage. Your children will love creating their own birds.

Malt of the Month Lammermoor Special Reserve Lammermoor Station in Central Otago was a landmark destination for gold miners, prospectors and other hardy souls during the 1860s, and Lammermoor Range illegally distilled ‘moonshine’ back then for all those who travelled the Dunstan Trail. Re-born in 2017, Lammermoor is the ultimate farm distillery, crafting whisky ‘from paddock to bottle, from grain to glass.’ They are one of the few distilleries to grow their own grain; malt, mash, ferment, distil and mature on site. The barley is grown on the station, the peat is dug up from the ground, fresh spring water runs from the hills and the French oak barrels are sourced from local Central Otago vineyards. Even the spent grains from the distillery are recycled, feeding a herd of spoilt Berkshire heritage pigs! Now, for the first New Zealand whisky we have reviewed in a very long time, from an individually-numbered bottle of this limited Special Reserve …
Appearance: Dark golden honey colour. Nose: A young whisky, influenced by the pinot noir cask, with hints of sweet caramel and toffee in a lightly-peated fruity surround. Palate: Sweetness up front, with hints of caramel building across the palate, releasing a fruity, lightly-peated malt. Then slightly peppery, fading to sweet honey. Finish: Medium-long for such a youthful whisky; pepperiness fading slowly to a nice honey-sweet end.
Supporting New Zealand enterprise by buying local is not so easy when it comes to buying whisky! Unsurprisingly, an online offer from a new whisky distillery was one not to be ignored and this Christmas malt whisky is the Lammermoor Special Reserve.
