That’s such a relatable question, and honestly, I’m hearing it more and more right now. A lot of people have been sitting on the sidelines waiting for the “right” moment lower rates, lower prices, or both and it just hasn’t played out the way they expected
The first thing I would say is that waiting isn’t automatically a strategy. It can make sense in certain situations, especially if someone needs time to strengthen their finances or get more clarity on their goals But waiting purely based on the hope that the market will suddenly become easier can be risky, because there’s no guarantee that happens. We’ve already seen that even as rates have fluctuated, prices have continued to hold or even rise in many areas, including here in Bakersfield.
What’s important to understand is that our market is being supported by something bigger relative affordability. Compared to much of California, Bakersfield is still significantly more accessible, and that continues to attract both local and out-of-area buyers That demand creates a floor under pricing So while we may see shifts, it’s not necessarily pointing to a dramatic drop that makes waiting “worth it.”
I also remind buyers that interest rates are only one piece of the puzzle Yes, a lower rate improves your payment, but if prices rise while you’re waiting, that can offset any benefit or even cost you more in the long run. The other thing to consider is that rates can always be refinanced later. The purchase price is what you’re locked into.
So instead of asking, “How much longer should I wait?” I would reframe it to, “Am I ready to buy if the right opportunity comes up?” That means understanding your budget, talking to a lender, and knowing what a comfortable monthly payment looks like for you. Because the right time to buy isn’t just about the market it’s about your personal situation
