Q: “My neighbor’s home recently sold for a certain price, and our homes are about the same size. Does that mean my home should be worth about the same amount?”

Your neighbor’s sale is an important piece of information, but it does not automatically determine the value of your home Even two houses with similar square footage in the same neighborhood can sell for very different prices

Buyers consider much more than the number of bedrooms, bathrooms, or total square feet. They look closely at the home’s overall condition, floor plan, updates, lot size, curb appeal, and location within the neighborhood. Features such as a swimming pool, RV parking, a three-car garage, owned solar, or a recently remodeled kitchen can also influence what buyers are willing to pay

The amount of work a home needs matters as well. A property that is clean, updated, and move-in ready may receive stronger offers than a similar home that needs a new roof, flooring, paint, or major repairs. Timing can also affect the final sales price. The number of competing homes, buyer demand, interest rates, and even the terms of the accepted offer can all play a role

When I prepare a market analysis, I do not simply look at the nearest sale and copy that price I compare several recent sales, evaluate the differences between those properties and yours, and review the homes currently competing for the same buyers. Active listings show what choices buyers have today, while pending and closed sales help reveal what the market is actually supporting

The goal is to establish a price that reflects your home’s individual advantages and positions it to attract the strongest possible response. A thoughtful pricing strategy can make a significant difference in how quickly a home sells and the final price a seller receives.

HOW AI IS CHANGING REAL ESTATE

THE TRUTH ABOUT TITLE LOCK INSURANCE

THE AMERICAN DREAM STILL LIVES AT HOME

SHOULD YOU EVER SKIP A HOME INSPECTION

Regular maintenance protects your biggest investment—your home! Be proactive now to avoid headaches later. As you check off each task below, you'll ensure your home stays in excellent condition year-round!

Inspect Sprinklers and Drip Irrigation

Run each irrigation zone and check for broken sprinkler heads, clogged emitters, leaks, overspray, and cracked drip tubing Heat and direct sunlight can damage irrigation lines, leaving plants without enough water when they need it most.

Stay Ahead of Summer Pests

Mosquitoes, wasps, ants, spiders, and other pests are especially active during the summer. Check for nests, standing water, and entry points around the home, or schedule a professional pest control treatment before a small problem becomes a larger one

Inspect Exterior Caulking and Weather Seals

Summer heat can cause caulking around windows, doors, and exterior penetrations to crack, shrink, or separate. Replace damaged sealant now to help keep cooled air inside and prevent water intrusion when fall and winter rain arrives.

Clean Refrigerator Coils and Check Door Seals

Refrigerators work harder during hot weather, especially when condenser coils are covered in dust Vacuum the coils, clean underneath the appliance, and check that the refrigerator and freezer doors seal tightly to improve efficiency and reduce strain on the system.

REALRESULTS,REALCLIENTS

When unexpected water damage was discovered while Joseph’s home was listed for sale, the solution quickly grew into a full-scale remodel Rather than allowing the listing to sit indefinitely or leaving the seller to manage a complicated construction project alone, Laurie stepped in and took control

She worked directly with the contractors, helped coordinate decisions, and oversaw every stage of the remodel from beginning to end. Laurie remained closely involved in the work, regularly visited the property, monitored the progress, and sent Joseph photos so he could see exactly what was happening.

“Knowing she was personally overseeing the fix took an enormous weight off our shoulders,” Joseph shared With Laurie managing the contractors and keeping the project moving, a major problem became a clear, organized process.

“We couldn’t have done this without Laurie!” Joseph said “She’s a fantastic problem-solver who genuinely has her clients’ backs when things get tough ” Thanks to her hands-on involvement, constant communication, and determination, the remodeled home returned to the market and ultimately made it across the finish line to a successful closing
