Can you help Re-Home a Dog from Acres Way Kennels?

Adopting a Dog

I

f you think you can offer a dog a good home, the first thing you need to do is to go down to the kennels, select a suitable dog you like, take it for a walk and see how you get on. Some people and dogs just don’t get along, so before reserving a dog, the Acres Way staff would need to see if you suit each other. If you have children, or another dog, they recommend that you bring them with you, to make sure that everyone will get on.

Once you have visited the dogs, and hopefully found one that matches your lifestyle and expectations, a member of staff will arrange a convenient time for a home check. These are usually carried out within 2 or 3 days of your visit and take about half an hour. Once the home check is complete, you’ll be able to collect

your dog. You will need to bring with you some identification showing your current address, and the £130 adoption fee.

Their staff will be on hand if you have any questions, and will be able to guide you through the adoption process. here can you invest for a decent return?

Whilst it is impossible to give specific advice to someone without setting out their objectives and their appetite for investment risk, we are seeing that most people are now aware that they need to take some risk to get any return at all. We do not believe that rates will rise substantially for many years so cash deposits, Cash ISAs and government savings vehicles are going to carry on delivering next to nothing for a while to come, so a huge number of people have turned to direct investment in property. This has driven up property prices too high and the Government is keen on reining in this price growth, to make the property market more sustainable and accessible for those needing to buy an affordable house to live in.

The changes include the removal of higher rate tax relief on mortgage interest, stamp duty for investment properties will be rising significantly from April, Capital Gains Tax on property sales will have to be reported within 30 days from 2019, and worryingly, there is a huge increase in supply of investible property coming through at the same time - just look at the thousands of flats being built in the area. The long term issues associated with investing in property are still there of course, potential of unpaid rents, property management issues, repairs and maintenance. These could have more of an impact if returns do become lower and all need careful consideration. It is likely that the returns from residential property will therefore slow dramatically over the next few years.

So, to go back to the burning question at the top, if it’s not ‘cash’ or residential property, what should you invest in? We are concerned that too many people place too much reliance on property and prices will not keep rising for ever. Property has it’s place, but it should form part of a diversified portfolio. At Joseph Lamb we have been running an investment service for 11 years that has delivered consistent returns by diversifying across a range of investment types. We invest in stocks and shares when we feel risk levels are not too high in the UK or in overseas markets when appropriate. We blend this investment with traditional cash, commercial property ( which appears to be a good couple of years behind residential and still showing strong potential), and government or corporate bonds.

Our portfolios come in 6 risk levels, from Low to very High, so most people can be catered for, and have delivered excellent returns, ranging from 3.93% to 8.07% per annum after all costs and charges, since launch in October 2004. This is without any of the hassle of being a landlord. Furthermore these are liquid investments, if you need to dip in to them at any time, you can. With property it is not possible to sell part of it and selling a whole property can take many months and cost thousands of pounds.

Despite all the recent doom and gloom and uncertainty, we have still delivered 5.32% for our Medium Risk Portfolio after ongoing charges over the last year, and with low energy prices, low commodity prices, low wages (as they haven’t really risen since the crisis), and very cheap borrowing becoming more widely available, we believe the prospects for investing in a diversified portfolio look as good as ever. We can even save you some tax by using tax wrappers such as ISAS and pensions. Whilst investment ISAs are not deposits and like all investments will go up and down in value, just compare the long term returns with your cash ISAs! Southend & Westcliff History Southend Cliff Railway The site of the Cliff Lift was originally occupied by a moving public walkway which opened in 1901. It was built by the American engineer Jesse Reno and was called “Reno’s Electric Stairway.” When it opened, it was quite unique in the country and was the forerunner to the modern day escalators.

“Reno’s Electric Stairway” was basically made of wooden slatted steps attached to a looped chain, driven by a diesel engine with very little safety measures in place. The biggest drawback to the facility was the fact that there was no cover from the elements. It was also noisy, uncomfortable and quite unreliable needing to stop regularly for maintenance work to be undertaken so a replacement was needed.

The current cliff lift was built by Waygood & Company and opened on August bank Holiday 2012. It is a single track twin gauge counterweight rack railway. The length of the railway is 130 feet (40 meters) climbing from the seafront to cliff top rising 57 feet (17

meters). The car could carry 18 people at a time and the traction was supplied by electric motors.

The first major refurbishment of the railway came in 1930 and saw the car replaced. Whilst being in keeping with the original design, the new car had room for 30 people. A general refurbishment of the whole railway was also undertaken. A further major refurbishment programme in 1959 saw proper stations with covered waiting facilities including seating and lift call buttons constructed.

With a major fault occurring on the Cliff Lift in 2004 the council decided to carry out a major restoration on the now 92 year old railway. It was re-opened by the Mayor of Southend on Tuesday 25th May 2010 after a restoration costing a total of £3 million.

Stay organized!

Computers are used by companies to save money.

If you have a computer or laptop at home, use it in the same way. Use a spreadsheet to help with your budgeting. Keep your bank balance on it this will help you to stay organized and you can also use it so that you do not forget important dates.

Interest!

There is no such thing as 0% interest. When you see that advertised, it simply means that the cost of the interest is in the purchase price. If you are in a position to pay cash, then ask for this money back. The salesman may give you some trouble, but ask to speak to the manager, who may well cut the price to you for cash.

Walk!

One of the biggest money saving tips: walk don’t drive. If you need to get a paper at the shops, go on foot. It might not be practical if you’re off to do the weekly shop but by not driving your helping the environment by cutting carbon emissions, saving money and losing weight by walking everywhere!

Layers in the winter!

When it gets cold put on an extra layer instead of turning up the thermostat. There’s no point having the house heated and wasting money on electricity bills when putting on a cosy knitted sweater will do the job just as well!

Online comparison sites!

It might be annoying and feel like a waste of time, but checking the price of your household services, credit cards and loans with comparison sites like moneysupermarket.com could save you a lot of money; just take some time out to get organised!
