Ocean Bay House owners Greg Mogil and Drew Dvorkin are no strangers to the hospitality industry. In addition to co-owning The Linwood Restaurant & Cocktails in Bay Shore, both have substantial backgrounds and partnerships in restaurants and commercial real estate in the NYC Metro area.
So what exactly inspired these two to set their sights on opening a bed & breakfast?
“As local residents, we saw a void in the hotel space,” stated Drew.
“When family or friends came to visit, the only lodging options were corporate hotels catering to business travelers. There was nothing in the area that was 'boutique' offering a high level of service with attention to detail.
Bay Shore is rich with history and I think people are drawn to historic areas like Bay Shore and the magnificent properties that still stand here. 69 Ocean Avenue is special. Originally built in 1886, it served as a summer cottage for affluent guests staying at The Prospect House Hotel. When the hotel was destroyed by a fire in 1903, this “summer cottage” became residential. Today the house has been transformed into a gorgeous, newly renovated bed & breakfast, restoring its former glory and original purpose. It still sits picture perfectly overlooking Watchogue Creek, and has views of some of the most beautiful sunrises you will ever see.”

Guests of The Ocean Bay House are not limited to Long Island locals; many have traveled from across the country as well as from around the globe.
“What’s best about The Ocean Bay House is it’s a great home base for exploring Long Island, which makes it attractive to a wide variety of visitors,” Greg explained. “We have a large tourist population in the summertime who love going to the beach, but who also enjoy the history of the area, its culture and the cuisine. Our proximity to the water attracts couples seeking romantic getaways. We’ve had the opportunity to host Navy Seals along with business travelers from Dubai. Being centrally located on the island makes us ideal for locals who have family spread between Nassau and Suffolk counties. Wedding guests make up a huge part of our market as well, which is always exciting because we love celebrating love!”
STEP INSIDE
Grand and stunning are the words that come to mind. With the exception of the one ground-level bedroom that is wheelchair accessible, the entire first floor of the house serves as a common area. The abundance of windows, many floor-to-ceiling, provide beautiful views from every room and bathe the first floor in natural

light. In addition to the dining area, the formal living room, lounge area, and conference room are all for guests to use and enjoy. There is also a wonderful space on the second floor that serves as a house favorite spot for reading, and sometimes even for Happy Hour.
“Board games and playing cards are available, and the house motto is ‘leave a book, take a book’,” said Greg. “Guests also have free rein over the extensive grounds of the property. We have a lovely patio and outdoor dining area, various decks and secluded corners to relax in, as well as a fire pit guests love to warm up beside on those cooler evenings.”
THE GUEST ROOMS
The house has nine spacious, well-appointed guest rooms and suites, all with luxurious ensuite bathrooms. A beautiful blend of old and new, each room is unique in its own way, tastefully pairing original details and antiques with updated amenities. The result is a timeless elegance with an emphasis on comfort. Plush king beds, flat screen TV’s, mini-refrigerators, individual thermostats and, of course, complimentary Wi-Fi are standard in each room for guests’ convenience.
Each room is designed for 2 people. However, a few rooms contain a sleeper sofa, and those rooms can sleep up to 4. It is preferred for guests to be over the age of 14, but they are
always happy to accommodate younger visitors when able.

Breakfast at The Ocean Bay House is a three course treat, featuring hot homemade muffins, fresh fruit, and rotating seasonal house specialties. The dining area is a bright and sunny space, and during the warmer months, morning coffee and breakfast can also be enjoyed out on the front wraparound porch, or on the back patio overlooking the creek.

The team behind the scenes at The Ocean Bay House is small, but mighty. Managers Elizabeth Flore and Jennifer Schiera are both native Long Islanders who come from big families with a strong love for hospitality. Their experience in the industry, along with their passions, has given them both an eye for detail that makes every guests’ stay intimate and inviting.
EVENTS
The Ocean Bay House is available for on-site events and celebrations. Smaller gatherings can be arranged in the house or on the grounds, and accommodated without any guest room rentals. Larger gatherings do require a two-night minimum, and yes, the entire home can be rented. This has become very popular with bridal parties as well as with
families for various types of reunions.
Conveniently open year round, holiday dinners and gatherings, which the staff especially enjoy hosting, are also very popular.
“This property is a beautiful venue for any type of celebration. The house has been filled with a lot of love throughout the years. It is the kind of home to make memories that will last a lifetime. We love helping our guests do that through on-site events, be it an intimate birthday party or a large wedding. We love hosting baby and bridal showers, and even holiday dinners…the holidays are magical here,” Drew commented.

Dear Readers,
It seems like just a short while ago I was writing to you to welcome summerand what a wonderful summer it was! We were fortunate to be able to enjoy two months of sunny days.
By the time you read this our flip flops will be packed away and pumpkins and mums will be piled on the porch. As I write this letter, the branches are beginning to turn scarlet and gold, and the air is getting crisp. Honestly, as much as I’m sorry to see the summer go, I always look forward the change of seasons and the natural beauty that comes with it. It’s one of the blessings of living here. It’s also something we get to anticipate and celebrate with each issue of The LIST. With Thanksgiving almost upon us, we have been reflecting on how blessed we feel to still be publishing this magazine. Times are uncertain; we never know what lies ahead, but we feel incredibly grateful to still be here. We want to take this time to thank all our readers, as well as our local businesses, for supporting us. Our team is small, but passionate about what we do, and we strive to do our best to make each issue one you will enjoy reading. We are so thankful for the privilege of being able to continue on this journey.

Samhal Interiors is Back On Main Street in Bay Shore!
Bay Shore resident and interior designer, Susan Tamberino, originally opened Samhal Interiors back in 2000. For over a decade the showroom doors opened onto Main Street in Bay Shore. The large furniture showroom, home décor store and design studio was ahead of its time, as there was nothing quite like it on the South Shore back then. The 3,500 sq. ft. space showcased multiple vignettes of interior room designs, beautifully decorated and detailed, with everything available for purchase. From furniture to decorative accent pieces, items could be purchased right off the floor or custom ordered from the design studio.
In 2010, Susan relocated Samhal Interiors to a beautiful old Victorian building on Main Street in Cold Spring Harbor. This provided an opportunity for her to expand her interior design business, and Samhal Life Staging and Living, her upscale clothing boutique, were created. Today, all three businesses still share space in that same Victorian building.
“Our staging business was a natural expansion,” said Susan, “but I missed the retail aspect of the business. When space opened above our studio we opened Boutique Living CSH. Blessed, both our design center and clothing boutique are still thriving up on the North Shore.”
BACK IN BAY SHORE
“About a year ago, I was hired to design the space for Kings Chop House on Main Street,” Susan continued. “Just working back in Bay Shore made me want to come back home. There has been such a wonderful revival here! Main Street is brimming with amazing restaurants and bars, but not a lot of retail. Main Street needs retail. 'Samhal South' is a smaller version of what I once had on Main Street. Our showrooms feature furniture, rugs, lighting, bedding, art and décor all for sale right off the floor. I also really wanted people to have a retail space where they can shop for home accent pieces, kitchen accessories, bath & body products, candles, gifts…items that are fun to shop for. Our design center, located downstairs, has a full selection of wall paper, fabrics, tile…anything and everything needed for a home renovation. It’s fun to browse through the store…there really is a little bit of everything.
We carry many different lines of furniture, but mostly lines that we can get delivered quickly, like Four Hands, Bungalow 5, and Made Goods. We all know how stressed the supply chain is right now, particularly in the furniture industry. I went to the High Point Market in North Carolina, the largest home furnishings industry trade show in the world, and discovered manufacturers that actually have stock and inventory, which means our products can arrive in 6 weeks or sooner - very quick in this industry today. These products are very good quality as well as price points.”
DESIGN FOR LIFE
Full interior design services are available within the store. Renovations and new construction are their most common projects, but no room or project is too small for Samhal, and requests for window treatments, wallpaper, rugs and custom upholstery are popular design services people come into the store for as well. Someone can help you pick out a lamp, or redesign a full floor layout.
“We want people to know that we are here to help, no matter how small their project is,” Susan told us. “Working with an interior designer is important because we are experienced in the field and can help avoid costly mistakes. We create a complete design plan prior to anything being purchased, so everything is purchased with purpose which helps clients stay on budget. Having the retail store at your fingertips is very beneficial, not to mention really fun, when selecting furniture and wallpaper. It provides a better visual. Furnishing and decorating a home, or even just a room, can be overwhelming. Space, size, light, color, patterns… so many elements need to be taken into consideration. A home should be as comfortable as it is functional and fashionable. All aspects of our company revolve around people’s lives and how they live. Creating a place that feels like a home, as opposed to a space that you just live in, is what we do best. We’ve come full circle, and I’m so happy to be back in Bay Shore. After all, it is my home.”

Responsible fashion is all about reducing the carbon footprint that the fashion industry has created. Ethical fashion and sustainability are quickly being adopted into this generation's set of values, and they mean business.
The term “fashion conscious” has taken on a whole new meaning. Conscious fashion is part of the sustainable fashion movement that aims to transform the global textile and apparel industry.

Born in the US, Doussou Traoré is a fusion of world cultures. She is of Malian heritage, and splits her time between Madagascar and Italy. Her fashion design partnership bridges art, textiles and tailoring. Malian craftsmanship is at the heart of her designs, which incorporate ancient weaving and dyeing techniques. Dyes are extracted from natural sources such as mineral mud, indigo, and other color bearing plant leaves and bark. These sources are among the least environmentally impactful, while at the same time produce high quality results. The clothing is produced in a manner that respects not only the environment, but also the people all along the supply chain. The fabrics are ethically sourced, meaning that Doussou personally selects her fabrics from suppliers reputed for the value they bring to their communities and the people they employ. The collections are timeless and edgy; and the clothing is assembled with precision by a small group of dedicated tailors. Prior to receiving her Fashion Design Certificate from the Accademia del Lusso in Rome, Italy, Doussou worked for over a decade as an Agricultural Economist Consultant for technical agencies of the United Nations such as the Food and Agriculture Organization and the World Food Programme. After 18 terrific years, and with a heavy heart, I have decided to sell Nicky’s on the Bay.
New owners will be stepping in and planning to reopen next season.
I want to thank every one of my customers and my dedicated staff for their support. It has been such an extraordinary experience owning, managing, and doing whatever was needed to ensure the success of the restaurant. I was truly blessed with a great staff and wonderful guests…without them I could never have enjoyed such success.
Selling the restaurant was a difficult decision; it has provided me a wonderful life, spending my summers on the Great South Bay and winters in the Caribbean. But more so, it has provided me with 18 years of wonderful memories and friendships that I will forever cherish.
Throughout the 18 years, Nicky’s has employed thousands of local students. I watched them work their way through college to become teachers, lawyers, nurses, and other successful professionals. It was very rewarding to me when they graduated and then came back to Nicky’s as customers to thank me for the opportunity I gave them. I could not have been more proud of so many of them.
This is not goodbye, I am not retiring, so I hope our paths will cross again!
I am excited to be working alongside my son, Joey, and my daughter, Christina, at Nicky’s Clam Bar next to the Fire Island Ferries. Being with my family is a wonderful blessing. I will miss the bay very much and will always be grateful for the life that it gave to my family and I.

Cranberry Brie Bites
A perfect appetizer for any holiday gathering. They always disappear in a matter of minutes…maybe because they are bite-sized, maybe because they're so cute, but more likely it's because of the brie.
INGREDIENTS
• 8 oz. tube crescent dough (or phyllo pastry dough)
• Non-stick baking spray & flour
• 8 oz. wheel of brie
DIRECTIONS
1. Preheat oven to 375°. Grease a minimuffin tin with baking spray. On a lightly floured surface, roll out crescent dough, and pinch together seams. Cut into 24 squares. Place squares into mini-muffin tin slots.
2. Cut brie into small pieces and place inside the crescent dough. Top with a spoonful of cranberry sauce, some chopped pecans, and one small sprig of rosemary.
• 1/2 c. whole berry cranberry sauce
• 1/4 c. chopped pecans
• 6 sprigs of rosemary, cut into 1" pieces
3. Bake until the crescent pastry is golden, about 15 minutes. Cool for 5 – 10 minutes then serve while still warm.
4. *These can be made ahead of time: Fully assemble the bites in the muffin pan, cover and refrigerate unbaked for up to 3 days prior to baking. Alternatively, these can also be frozen for up to 2 months after they’ve been baked.

• Crumbled goat cheese + apricot preserves + toasted almonds + thyme
• Camembert + cherry preserves + crumbled bacon + black pepper + thyme
• Brie + pear compote + toasted hazelnuts + rosemary
• Gorgonzola + fig chutney + mint + toasted walnuts
Filet Mignon & Horseradish Crostini
Easy to prepare and so delicious! Perfect for the holidays or any special occasion.
INGREDIENTS
• 1 ½ - 2 lbs. Filet Mignon
• Olive oil
• Salt & pepper to taste
• 1/2 c. sour cream
• 2 Tbsp. prepared horseradish
• 2 Tbsp. fresh tarragon, minced
DIRECTIONS
1. Remove Filet Mignon from refrigerator and let sit until it’s at room temperature (about 15-20 mins.). Pat dry with paper towel and sprinkle with salt & pepper (we like sea salt).
2. Preheat oven to 450°. Heat cast iron skillet over high heat, add a drizzle of olive oil.
3. Place Filet Mignon in hot skillet and sear each side about 2-3 minutes. This will

4. Place skillet in preheated oven and roast Filet Mignon for 7 - 8 minutes for mediumrare, or 8 - 10 minutes for medium-well.

FOR THE HORSERADISH SAUCE:
Combine the sour cream, prepared horseradish, tarragon, mayonnaise, and Worcestershire sauce in a large bowl. Mix until blended and creamy. Cover and refrigerate until ready to use.
FOR TOASTED BAGUETTE:
1. Preheat oven to 425°
Cut baguette into bite-size pieces (about 16 - 20 per loaf).
Brush olive oil on both sizes of each piece of bread.
Bake for 6 - 8 mins. until crispy. Cool on wire rack.
ASSEMBLE YOUR APPETIZERS:
Place a few arugula leaves on each piece of baguette, add a slice of Filet Mignon, dollop of creamy horseradish sauce, and garnish with capers. Serve warm or cooled.

Pear Margarita
Margaritas are my go-to drink and with pears being in season I was looking forward to trying this cocktail. Honestly, I thought it might be too sweet for my liking… it was not! It’s delicious!

• 4 oz. White tequila
• 8 oz. pear nectar
• Dash of cinnamon
• ¼ tsp. vanilla extract
• Juice from 1 lime
2 tsp. honey

TO RIM GLASSES:
• 1 Tbsp. honey
• 1 Tbsp. cinnamon sugar
3. Add tequila, pear nectar, vanilla extract, lime juice, dash of cinnamon and 2 tsp. honey into the cocktail shaker. Cover and shake well.

The Argyle Hotel (1882 - 1904)
A Peek into the Past
The once famous Argyle Hotel in Babylon was built in 1882 by Austin Corbin, president of both the Long Island Railroad and the Long Island Improvement Company. Set at the northern end of Argyle Lake, the fashionable Queen Anne style building was designed by New York City architect William Field & Son and erected by 88 workers in only three months! The hotel was built as one of many luxury hotels constructed in the late 19th century to accommodate wealthy summer visitors from New York City. It was sold in 1893 to William Ziegler, who made his fortune with the Royal Baking Powder Company.
The grounds of the hotel included a large millpond, Blythebourne Lake, which was renamed Argyle Lake as a tribute to one of the hotel’s largest investors and town aristocrat, the heir to the Dukedom of Argyll. The hotel was exceedingly large with 300 rooms and 150 employees, but was rarely more than one-third filled. Expensive to build, the hotel was in debt. Without enough summer guests to keep the hotel open it just couldn’t survive, and its doors closed in 1897. The hotel was demolished in 1904 after nearly a decade of disuse. However, some of the original architecture from the grand structure still stands today, as it was used to build homes west of the lake in the neighborhood now known as Argyle Park. In 1921, the land that is now Argyle Park was donated to
the Village of Babylon by J. Stanley Foster, Esq., to be used for recreation. It was about this time that Babylon Village’s iconic waterfalls were built. Today Argyle Park is one of Babylon Village’s greatest assets, enjoyed by locals and visitors all year round for fishing, strolling, and playing on the children's playground.
Paying homage to Babylon’s history, in 1999 The Argyle Grill and Tavern in Babylon Village was named to honor the once grand Argyle Hotel.
