HOME DECOR

MUST KNOW

DESIGN YOUR BEDROOM SPACE with an area for sleeping, for reading,

and for writing or makeup. A chaise lounge, or comfortable upholstered chairs, alongside a tufted ottoman are good lounging options.

FOR A RELAXED VIBE, choose a neutral color palette. Shades of gray, white, sand and pale blues are all good options. Avoid reds, bright oranges, and vibrant yellows as these colors have been shown to stimulate the senses. SWAP OUT YOUR HEADBOARD. A dramatic headboard can add

high-end impact to your bedroom. To soften your room, replace your existing headboard with a tufted fabric version. Choose an upholstery fabric that complements your other bedroom colors.

Bedroom Retreat

With winter upon us, now is the perfect time to create a snug place to hibernate in during the colder months. Transform your bedroom into a refuge; a warm, relaxing space that is truly yours and a reflection of your taste and style. The idea is to layer a variety of plush elements, including bedding, pillows, and rugs to make your bedroom as cozy as possible. Color, the right furniture arrangement, and proper lighting are key components. Here are some easy decorating ideas that will make your master suite, or even your guest bedroom, comfy and cozy for both day and night...

different shade behind your bed to accentuate that space.

INDULGE IN LUXURIOUS LINENS. Nothing compares to top-quality crisp cotton percale. Don’t overthink the thread count; just touch and feel the quality of the fabric. For cold winter nights, soft flannel sheets make any bed warm and inviting. CHOOSE ALL WHITE BEDDING. White linens give the impression

of luxury and cleanliness. It’s hard to resist jumping into a bed freshly made with white, crisp bedding.

COZY IT UP with a fluffy comforter or duvet that makes you want to

curl up under the covers. A mattress topper will also provide extra cushioning and softness to any bed.

READING LIGHTS that are controlled at the bed are a must. A pair of

bedside lamps or wall sconces with dimmer controls framing your headboard add ample light without over-brightening the room.

R A G I N G G R A C E F U L LY / D O G M A

Downsizing is the new living large. Decluttering is an industry and sport. The ability to organize is both an art and science. I am an epic failure, but succeed in covering my tracks. My house looks neat, but if you open a drawer or cabinet, you might lose an eye. Last March, while “sheltering at home”, Marie Kondo’s series, “Tidying Up” motivated me to scour the house. I filled bags with items that had lost their allure, or the price tags had worn away and I wouldn’t be able to return them to Marshalls.

Annie started writing her column, Raging Gracefully, because she’s committed to the idea that regardless of how old one becomes, raging as opposed to simply aging, is the new paradigm for stalling Father Time. If we all get behind her ideology maybe Mother Nature will agree. We are counting on that.

I built muscle mass loading groaning Heftys into the car; definition in my biceps unloading them because thrift stores were closed; and cardio vascular endurance when I made countless trips to the basement to store the bags. Call me Stair Master. The bags are still there. My husband might not be if I don’t get rid of them…yesterday. So yesterday I tried, but I made the mistake of opening a few to make sure I really wanted to get rid of things that my daughter might think of as heirlooms. The Spiral Veggie Maker didn’t make the cut.

I found. My old booty looked like new merchandise again. So, I re-thought the Precious Moments statues a friend kept gifting me with each year because she didn’t pick up my inauthentic cooing when I opened them up. I haven’t seen her in 10 years, but if she dropped by I would need to display them. The leopard heels a size too small might fit my ice-hockey loving granddaughter. Wool sweaters might not be so itchy postmenopause. Pants with a button might be more comfortable if I could cozy up to Keto. And last but not least, the riot of brightly colored, outdated fitness clothes and sneakers deserved to stay quietly in a bag, but upgraded to the attic. They will paint a picture of my life…the miles run…the hours danced…the blood, sweat and tears (bear with me)... the laughter…the roar of the crowd…the joy…the funk. My daughter will find it hilarious that there are no jewels left behind, but plenty of Lycra keepsakes. She will do stand-up at my last party. Priceless….

But, the deeper I dug, the more treasures

Dear Human Readers, We picked up the scent. Temperatures are dropping, but anxiety is rising. The memory of having to shelter at home last season is still too vivid for humans who tend to get snappish when forced to “Go to your place!” and “Stay!” Here’s some advice if history repeats, and we need to tuck in for a while.

• Rethink your psychological

dependence on toilet paper….grass rubs do the job and help save the planet.

• Purchase a second couch, we’ve

made claim to the one already there.

• Keep up with walking us 4 times a

day, but let us stop and smell the roses. We urge you to do the same…. avoid the ones we just christened.

• Keep restaurants busy….but order

“Take-in”…..“Take-out” might confuse the delivery human. A neighbor lost a TV because an unidentified human “Took out”.

members…teenage humans will squirm with delight.

• Give equal scratch time to

• Keep up with the belly rubs,

but spread the love. Male humans complain they don’t get enough.

• When feeling anxious take

• Stay in the moment…we’ve mastered it.

• Count your blessings….that’s why you have 10 fingers.

ENJOY OUTDOOR LIVING SPACES

All Winter Long With winter on the horizon, and limited travel plans, it's time to rethink our mindsets and our outdoor spaces for a season of cooler temperatures. We can learn from how Scandinavian communities embrace the inevitable cold months during their winter season, and even look to ski resorts for inspiration. The key is staying warm; make sure to dress the part and invest in the right winter garb.

Eat, Drink & Be Merry…Outside Bundle up and take the party outside! Build a crackling bonfire. Serve warm mugfuls of delicious homemade soups and drinks. Let the beauty of your backyard take center stage. Adding an outdoor fireplace to your backyard is a wonderful architectural feature. For warmth and ambiance there’s nothing cozier than gathering around a fire. South shore natives, a local husband and wife, share how they recently enhanced their backyard in order to prolong their favorite seasons. “A few years back, I created an outdoor seating area by covering my patio with a pergola and built a free-standing fireplace to enjoy those cooler evenings with family and friends,” Charles told us. “This year I

enhanced the area to extend the use of that space beyond those cool late summer and early autumn nights by covering the pergola with a gable roof inset with commercial style heaters. Now we can enjoy that outdoor living area well into the cooler winter evenings and even in the rain.” “We have a big family and many friends that we have over often. Our yard has always been the gathering place for entertaining,” added his lovely wife Jeanine. “The pandemic has intensified our need for each other; but it has also changed the way that we spend our time together. With that in mind, and since we won’t be vacationing this winter, we decided to revamp the outside area right off our den. We are looking forward to enjoying our home and being able socialize outdoors all winter long.”

FIRE IT UP

FIRE PITS

Embracing winter outside is all about creating warmth…and that starts with fire. From lightweight metal bowls that set up anywhere to fixed-stone construction, fire pits can extend your outdoor living throughout the winter. A stone constructed fireplace not only adds an attractive focal point to your backyard, it will increase your home’s resale value. Welcome your guests with a roaring fire, some plush throws, and a steaming mug of something to warm their toes!

FIRE UP THE TABLE!

Available in a variety of shapes and sizes, fire tables are outdoor pieces of furniture with built-in heating sources. Powered by gas, the fire-pit-tabletop not only creates warmth and looks beautiful, it provides convenient space for food & drinks when the fire is not lit.

FOSTER CARE & ADOPTION

The Best Gift You Could Ever Give BY BRIANA STEVENS-NUNEZ

What does the world of foster care look like through the eyes of teenager? I will tell you. I was a foster teen.

You can be that change to make this world a better place by giving them the best gift ever… the gift of a forever home.

I grew up in a life of uncertainty and instability, and suffered from abuse and neglect. I had desperately craved the normalcy that other kids had. As I sat on the swings in the backyard of my first foster home at the age of 11, I was afraid of the future and what was to come. Reunification with my biological mother was not an option; I was a candidate for adoption. Going through “the system” had its challenges, and not all foster situations are ideal. By the time I was a teenager, I had put up a large wall that would not allow anyone into my life. I kept my few belongings inside the shed of my current foster home in black garbage bags. My foster family did not support my goals or dreams. They treated me as if I was a burden to their life, and that my few garbage bags of memories stored in the shed were too much for them to handle. I never lost hope, even though I was already a teenager…good things can still happen late in the game. Having spent much of my life in survival mode, I knew what was needed in order to be successful in life. That drive was in me. I just needed someone to be a positive influence; someone to give me a stable family environment where I felt heard, validated and supported. At the age of 18, I was finally adopted by my forever family and unbelievably happy. They had given me opportunities that I would not have received elsewhere. This did not come without trials and tribulations;

20

THE LIST MAGAZINE 917.559.7821

yet they provided the patience and love that I so desperately needed in my life. This helped morph me into the successful woman I have become. Today, I am a 30-year-old married mother of 4. I am also an adoptive mother to a beautiful boy. I was able to use my experiences as a foster youth to better the life of another. My past had also inspired me to become a police officer so I can continue help others every day. I am able to relate to those who are less fortunate. I know what it’s like to have nothing.

Our youth rely on us for guidance and support. They are our future. We pray for a better world, but that cannot happen without good people giving our most vulnerable teenage youth a chance to develop to their full potential. These children need safe and stable housing; secure, loving relationships with adult caregivers; and quality opportunities in a supportive home. You can be that change to make this world a better place by giving them the best gift ever… the gift of a forever home.

INTRODUCING THE LATEST IN LUXURY:

Meadowfarm Estates Meadowfarm Estates, a new luxury development being built along East Islip’s exclusive Meadowfarm Road, will provide the opportunity for dynamic living en residence. Exclusive amenities, such as work out rooms, saunas, and large home office spaces, make these new homes coveted places for those seeking to live a life of luxury by today’s standards. Accessible only by private road, Meadowfarm Estates will be a culde-sac development of four new residences, each over 5,000 sq. ft. of livable space set on an acre of secluded land. “The first two of the four homes are expected to be completed by March of 2021,

22

THE LIST MAGAZINE 917.559.7821

with the second two finished shortly after,” says Michael A. Maffettone, principal of Michael Anthony Design Build, the design and build company behind the project. These homes will have an array of modern traits that complement their farmhouse style, making them a blend of both worlds. Rustic accents and modern transitions, staples of Mike’s unique design style, are characteristic yet different in each of these homes, giving them each a timeless finish. High ceilings; rustic exposed beams; modern trim; wide-plank floors; porcelain and marble baths; custom kitchens and fireplaces;

and mixed metal hardware, all elements of his signature style, will be consistent throughout the homes. “My finishes and designs allow for easy transition from one room to the next with regard to furniture and lighting,” stated Mike. The houses will come equipped with an impressive list of amenities, including chef’s kitchens, walk-in pantries, bar areas, gym areas, master bathrooms with saunas, his & hers walk-in closets in each master bedroom (yes, there is more than one master suite!), large home office spaces, and 600 sq. ft. of unfinished attic space that can be custom tailored for any use, such as a kids playroom or a theater, due to the full height ceilings and dedicated staircase entrances. The office spaces

NEW LUXURY DEVELOPMENT

“Hands down the best part of the process is when you’re in the punch list phase... this is when you get to sit back and look at the blood, sweat and tears that have gone into creating the project when it’s near completion...almost like sending your kid off to college and watching them accomplish all of their goals. Reflecting on how you got to the finish line while standing at the finish line is a fulfilling and high feeling that makes you want to keep doing it.” MICHAEL MAFFETTONE

will be fully suitable for working from home, with escape from the stress of the working world just a short stroll away. As if these weren’t enough, there are many other included amenities, as well as ones that can be added for a minimal cost. The outside of the properties will mirror the magnificence of the inside, with huge bluestone front porches and rear bluestone patios complete with built-in fire pits. Backyards come fully equipped with outdoor sound systems, and options for salt water swimming pools, cabanas, and outdoor kitchens are all available for minimal design and building cost. Tall evergreens will provide year-round privacy to these mini-compounds. According to Maffettone, East Islip is one of Islip’s hamlets that continues to grow in value even through down markets.

“The fact that the number of houses for sale in East Islip is usually low is an indication that people are not eager to leave, which keeps the market values high,” explained Mike. “Not only do I love to build on Long Island’s south shore, I also live there. When researching the real estate markets, I discovered many gorgeous, secluded pockets of homes hidden south of Montauk Highway… it was an easy decision.” This is what ultimately led Mike to explore the south shore after establishing his development company back in 2006, when he first started building smaller single family homes. “I always had an itch to build things that weren’t common,” Mike explained, “Extravagant things that you’d see online or in magazines. That led me to luxury

projects and higher-end builds.” With over 400 new homes and renovation projects under his belt, (not including the commercial and multi-family projects he’s worked on), Michael has accrued a level of expertise needed to successfully undertake a project such as Meadowfarm Estates.

Dear Friends and Neighbors, During these trying times my hopes are that everyone is well and staying safe. As a realtor, I am following NYS guidelines and several of my own that I have put into place to keep my clients safe. Masks, shoe coverings and gloves are provided for all of my showings of homes. All potential purchasers are pre-screened and have to sign NYS Covid Anti-Disclosure form and Ramsay Pre-Screening Survey. The market has been breaking records as the pandemic has forced people to make lifetime decisions and has created a real estate boom. It’s a great time to sell as buyers are backing up from Manhattan, Brooklyn, Queens and local. We have little inventory and you may be surprised at how much your home has recently appreciated. Give me a call to find out your homes new value.
