an I find it cheaper?

As the father to six incredible children, who are innately expensive to raise, I have defaulted to that question time and again, especially when I was a young home owner.

It’s not a bad question to ask, but I’ve also learned (sometimes the hard way) that it should not be the only consideration unless you’re comfortable asking the same question about the same item a couple of years later.

It’s one thing to purchase an entry level sofa and wear it out, but it’s another to simply go with the lowest bid on a renovation project that will be part of your home for decades to come.

No matter if you’re a farmhouse chic or mid-century modern lover or if you’re looking for quaint and cozy or you’re looking for spacious with all the bells and whistles, there’s a common denominator that we’re all looking for: quality and care.

I once hired the least expensive contractor I could find to build a concrete patio extension for me. About a year later I was looking at the cost of having someone fill in the cracks and resurface the job because it was done quickly and without long-term quality in mind.

Based on my experiences and dozens of other anecdotes shared with me over the years, I advise people, regardless of their income bracket, to save for major purchases or projects until they can afford a quality that will serve themselves or their families in the best possible fashion for an extended period of time.

In this issue, it’s exciting for us to be able to help guide you on your home rental or ownership journey by introducing you or reminding you of some of the best home professionals in Lakeland.

What we’re not telling you is that every job by every one of these companies will be done perfectly every time. What we are telling you is that there are some incredible businesses owned and staffed by people you brush shoulders with (or sit in traffic with along Florida Ave.) every day who are worth the cost of doing business with because of their great track records and their expertise.

“Staging always costs less than your first price reduction,” says the insightful, driven entrepreneur who is coowner of Step by Stage Interiors.

He loves to share data, including how in April homes staged by his company were under contract in 28 days on average versus a 71-day average for all homes sold in Central Florida.

But before you get too deep into the numbers of why professional staging has evolved from an option to an expectation for top-performing realtors, Patrick’s co-owner—his wife and the founder of Step by Stage, Annie Furlow—will jump in to remind you that a great stager isn’t just stopping by to “play house” in what is likely the largest investment of someone’s life, they are opening people’s eyes to a lifestyle they are buying into.

“The way we blend colors through the whole house we call color threading. If a buyer is out one weekend and they look at multiple houses, our staged home is going to be fresh in their mind because we color thread all the rooms,” Annie says sitting next to Patrick in their precisely tailored office located just off the Polk Parkway. “How we hang art on walls, how we reflect light, how we place furniture—it’s all psychological as prospective buyers are walking through the house. Buyers make an emotional decision before they make a rational one.”

Stagers and realtors discuss how a property is going to be marketed and what the focal points of the home should be given its location and price point to garner a quick sale at a maximum sales price. Professional home staging is one of the best competitive marketing advantages available to home owners, realtors, flippers and builders when it comes to maximizing sales prices.

Wagner says one reason she “never considers working with someone else” to stage her client’s homes is because the staff at Step by Stage care as much about people as they do houses.

She recalls one historic home she worked with them to stage that some local realtors thought needed to be completely gutted to demand a top selling price. Wagner and the Step by Stage team instead saw things like original terracotta tile and distinctive midcentury features and decided to stage some unique older pieces along with some newer modern home furnishings.

“We created this kind of mix of old and new, and it sold for like [one] hundred thousand (dollars) higher than any other realtor

Go back in time 50 years and a simple decluttering process was the norm for motivated sellers. The late 90s and early 2000s brought the rise of HGTV, a cable network famous early on for shows like Sell This House that educated viewers on the finer points of showing their home. And now, professional home staging has become so synonymous with the real estate buying and selling process that the National Association of Realtors (NAR) conducts comprehensive surveys and studies on it to understand its prevalence, calculate return on investment, etc.

Annie not only has an eye for design, she has the experience many newcomers lack in the burgeoning field. She studied interior design at the International Academy of Design and worked for several custom home builders and remodeling experts before saying ‘yes’ to navigating the highs and lows of owning her own business. She has annually been recognized by the Real Estate Staging Association as one of the Top 100 Most Influential People in the industry since 2018, and Step by Stage has been honored with multiple national staging awards. In 2023, she and Patrick co-founded The Staging Collective, a national community of home stagers that educates, empowers and encourages home stagers.

“Step by Stage is not just a price on a proposal. If someone is looking to hire a realtor do they just call and ask what their commission percent is and make a decision based solely on that? That would be insulting, as it is for someone to look at our business that way,” Annie says. “I’m more than a price tag and I bring value to the table. It’s why it’s important for us to talk to the person who will be paying for the investment of staging a home.”

Part of the way Step by Stage bridges the gap between themselves and sellers is through its strong bond with trusted local realtors.

Paige Wagner, owner/broker of Paige Wagner Homes Realty, and Christine Ehlenbeck, a broker’s associate for Keller Williams Realty, are two top producers they have been working closely with

trying to make it in the staging industry, evident by the fact they have mentored at least five owners of other staging companies in Central Florida.

“I want my competitors to do better because if they’re doing better, we’re doing better,” Annie says. “We’re all on the same page.”

Through The Staging Collective, the Furlow’s have also made the staging process more accessible for more clients, realtors and brokers.

In November, they rolled out a “Pay at Closing” option for their services that is available not only to homeowners, but realtors, builders and LLCs as well. This allows clients to defer the costs of staging until closing and stay focused on choosing the precise home furnishings needed to optimize their sale. Annie estimates nearly 40 percent of clients are now using that option.

When Annie takes a step back and looks at the business she and her husband have built up over the course of more than 14 years, she confidently says she believes God, and the people He has put in her life, have been staged in her story for a special purpose. Here’s a small piece of an entry she journaled when one of her employees suggested she reflect on what sets the largest and most established home staging company in Polk County apart from competitors.

It’s hard when you just do what you love, to dissect what it is that’s special about my business. I could say it’s our systems, our furniture lines, our elevated staff and so on. But as I reflect, I realize that it’s the soul of my business that makes Step by Stage special.

I love design, don’t get me wrong, but really changing an ending for someone, having a hand in bringing beauty and peace and a transition of life, is why God gave me the talent for design. My father was shaping my soul through the guidance of the Lord to show me a tremendous amount of empathy for others. How do I show my love, give time, and have patience for every home and every homeowner? I do this with love.

I thank God for the powerful tool of memories and reflection of learning lessons from my father. Even though he is no longer next to me teaching me lessons anymore, I know everything he taught me is what I needed.

thought it would,” she says. “It takes work to see vision.”

Annie and Patrick are adamant that every real estate agent should tell their clients to consider professional staging at the beginning of the process because it is proven to be such a valuable marketing tool in the sales process.

At the same time, Patrick says he never expects someone else to have to educate someone on or sell their services for them, nor should they have to.

“It’s incredibly important as a great realtor to inform your clients about all the marketing alternatives and strategies available to them to help sell their home,” Patrick says. “Whether that’s improving landscaping, conditional work, paint, lighting, professional staging—all of that matters for how much you want to get for your home.”

A big part of Step by Stage’s success that goes beyond the numbers and knowledge comes down to how the company’s founders navigated some of the most challenging moments in their personal lives and eventually rekindled a deep joy that comes through in how they work with customers.

For outsiders looking in, it would have appeared that in 2023 Step by Stage was at its peak, with three warehouses filled with inventory and more staging jobs than ever before. But the reality was they were struggling to absorb the growth, they were “swallowed in debt” and they were surrounded by perpetual challenges.

But, as Annie puts it, God redirected them through a hard and painful road that forced the couple to reevaluate their priorities and ultimately examine the heart of their business. In June 2023, Annie’s father—and her hero— Greg Fassett, was diagnosed with stage IV cancer. She became his primary caretaker and spent 2.5 months with him in Mexico in the fall of 2023, and again in the spring of 2024, as he underwent treatment.

During that time, she couldn’t help but reflect on what made her dad so successful operating nursing homes for nearly 45 years. In that role, he earned national acclaim thanks to the incredible feedback provided by staff and residents.

“My first job ever was for my dad at the nursing home,” Annie recalls, thinking back to her high school years.

“He would always say to his staff every morning in their meeting, ‘What are we going to do today?’ and everyone would say, ‘We’re going to have fun!’”

Patrick and Annie took a long, hard look at their strategic plan and realized they provide a luxury version of a highly sought after service and they could bring joy back to their workplace by being intentional about landing the ideal jobs that would allow the business to grow in profitability and also give their team healthier margin to slow down at times, laugh together and pursue personal growth.

Prior to Greg’s diagnosis, Annie and Patrick had spent years building fine-tuned processes and systems that weren’t dependent on the owners being present at every moment, hard work that paid off when their focus needed to shift for a season.

The couple are professing Christians, they acknowledge the business is “God’s gift to them” and they take time to pray for their staff regularly.

hether you have a home filled with greenery or you can’t seem to keep a cactus alive for longer than a day, you’re certain to learn something new (or at least see something you’ve never seen before) by stepping into a charming, beautifully curated plant shop located just off of South Florida Ave. The Green House was founded by Lakeland native Jarman Peacock more than 20 years ago, and Julie Johnson was the near idyllic person to become its next owner when he stepped out of the business in 2021. Julie was a friend of Jarman’s and a longtime loyal customer of the store.

For her, plants were a hobby and made excellent birthday or anniversary gifts for friends, so she often stopped into the store on her way to Publix. Julie, who originally hails from “up north”—Pennsylvania to be exact—appreciates the year-round plants that Florida has to offer, and she loves finding just the right mix of plants and distinctive pots or planters to match the aesthetic a home or business owner or party planner is going for.

Her approach to potted plants is to make sure they are both healthy and aesthetically pleasing. “We care about everything that walks out of the store, and we’re gonna make sure that it looks as perfect as we can get it,” she says.

The Green House specializes in plants that thrive in the shade of a porch or a lanai, or indoors. Julie’s store also carries a small selection of landscaping plants that work well in the yard as well as fresh flowers that arrive each Friday, thanks to a partnership with Permacreek Farms. Julie manages orders, customer interactions, and special events, but it is up to Whitney McKnight, Julie’s “plant manager” to ensure that each plant is “watered and trimmed and healthy” before customers take them home.

Many of The Green House’s customers have been coming to the shop since it opened more than 20 years ago. It is still the same store that people love, but, after taking over, Julie has made several significant changes.

Julie loves emphasizing the decorative nature of plants by selling beautiful pots to display them in as well as an assortment of home decoration items that pair well with plants as housewarming or congratulatory gifts.

She offers everything from cute little $10 pots to more expensive ornate vases, like the Sicilian Moro heads you can currently find on shelves. The traditional ceramic vases from Italy depict the face of a man or woman, and were recently popularized on a more global level thanks to their inclusion in the hit HBO show The White Lotus.

Julie also enjoys hosting a monthly market for the Easton Drive neighborhood that includes music, local vendors and refreshments. Her goal for these markets is to foster a sense of community and to highlight and support local artists.

Julie also offers various workshops to help people learn more about their plants and meet fellow plant enthusiasts.

Although Julie works with many clients who have been coming to her store longer than she has owned it, she loves welcoming new faces. The workshops the store offers are a great way for beginners to learn the basics of Bonsai care and trimming or for little ones to practice their art skills by crafting a hand painted flower pot.

The Green House’s orchid potting classes are getting more popular every time Julie hosts one. Customers enjoy spending the evening together chatting and sharing their orchid woes. Julie acknowledges that many people in the plant community have a love-hate relationship with the beautiful but high maintenance flower. Learning how to take care of an orchid is a challenge, but a rewarding one, especially if the plant lives long enough to rebloom.

In order for a smaller business to survive in today’s marketplace, Julie says owners have to challenge the “Amazon mentality” that dominates so many people’s views of shopping. If one of her customers needs a specific plant, Julie will do her best to get it for them, but it might take several days instead of the 24 hours that a large, online store promises. If she can’t get what a customer wants from a trusted vendor that she has actually physically been to, she won’t hesitate to help them find another local garden store that can, like Austin’s Backyard Garden, Florida Natives Nursery or Peterson Nursery and Garden Center.

“If I don’t have it, I tell them, call Peterson’s. Karen and Howie will take care of you,” she says.

Another benefit of visiting a local business like The Green House is the special care that Julie puts into her clients’ experiences. Long-time customers often text Julie at all hours with questions about how to care for their plants or requests for certain plant species to compliment their interior and exterior home aesthetics.

In fact, Julie has one customer who will leave her container on the floor of the shop and drive away, because she is confident that Julie will figure out exactly what she wants.

And indeed, Julie will. She knows exactly where the planter will go in her client’s house and the perfect plant to use to ensure that the customer is satisfied when she comes back to pick it up.

There are many reasons that The Green House stands out from big box stores, like the garden sections of Walmart or Lowe’s. In addition to Julie’s special attention to customer service, she gives a lot of thought to which plants are sold in her store. Each plant in the showroom is handpicked by Julie who sources them directly from each vendor on a weekly basis. If it doesn’t look healthy, she won’t sell it.

Speaking of selling, the owner of the property on Easton Dr. recently put the land and building up for sale. Julie has a lease that runs through the end of the year, and she is hopeful that Green House’s legacy has much to still be written, but anything could happen.

The culture of a local garden store like this one is certainly something you won’t find in a corporate setting. Julie jokingly describes The Green House as “the ‘Cheers’ of plant stores.”

Customers will stop in, not just to look at new stock, but to socialize and catch up with friends. Some of them even act like they run the place but Julie doesn’t mind. She is happy to embrace the joy that comes with owning a shop filled with beautiful, living greenery.

“It’s really hard not to have a good day,” Julie muses. “We’re sitting in a garden. It’s beautiful. The flowers are beautiful.

That’s not me, that’s Mother Nature.”

For Jonathon Ax, a Cuban sandwich from Elena’s Cuban Cafe was the staple as he stared across the street at Stone Center, an established business he felt would perfectly complement his general contracting company, Ax Construction.

That may have frazzled some in Nicole’s shoes. But one of the distinctions that has aided her on her journey to building one of Central Florida’s most esteemed residential and commercial interior renovation companies is the fact she graduated with a construction degree from Georgia Tech University and began her career in business development and marketing for construction companies.

She jumped in with her trademark combination of listening keenly to her client and also providing a bold vision for an entire project within an allotted budget that doesn’t get stuck on individual elements.

As Roe puts it, her team helps people understand there are elements of a home that simply “aren’t going to be the star,” and convinces them that’s perfectly fine.

“For this home, one of those elements was the flooring. When [the buyers] came in, originally they had been looking at European white oak because that’s what everybody’s doing,” Roe recalls. “But that home had gorgeous woodwork…so we brought in a maple floor that is a very clean floor, and it allowed all of the other wood details to kind of star instead of competing.”

Not surprisingly, Roe and her team can go deep into color theory, the reasoning behind choosing one home furnishing over another, etc.

In this case, she said a standout feature of the project was the layering of moody colors, wallpapers and fabrics.

“In the front den we used Eskayel wallpaper printed on grass cloth above the original wood moldings, while a similar tone silk wallpaper was applied to the entry ceiling,” she says. “The powder bathroom features a deep plum wallpaper paired with an amber handblown sconce and a burl countertop, adding a rich and unique touch.”

So for Nicole Roe, owner and lead designer of R. Nickson Interiors, it’s a privilege and pleasure to not only bring her expertise to a home renovation that captures a client’s unique personality but to take locals inside spaces that are both beautiful and functional.

One project, which her team lovingly calls “Courtyard Vibes,” is a great example of how her team can create cohesive designs throughout a home that play into a client’s design preferences and daily lifestyle.

In this 5,067 square foot 1963 home that you can see from Edgewood Dr., R. Nickson Interiors had a distinctive and somewhat atypical palate to work with from the day they walked onto the job site.

The courtyard style home wraps around a pool deck that is featured at the center of the property, meaning each wing of the home can serve its own purpose yet be connected by design elements. One of the challenges that came with this project that took nearly eight months to complete is that Roe’s company was called upon to join a project that was already well underway.

“The demolition had been completed, and the clients had started making design decisions,” says Roe, who started her company under the name Nicole Roe Design in 2019. “However, they quickly realized they needed someone with the creativity to make the space truly exceptional and the experience to execute it well.”

Just as important to these homeowners as the aesthetics was creating a home where their teenagers would want to invite their friends to hang out during some of their most formative years.

R. Nickson Interiors enjoyed designing a game room that could easily host a dozen or more teens playing games, watching football and chowing down on food, with easy access to the swimming pool in the courtyard.

Being hospitable to guests was a recurring theme of the home, evident by the massive island in the kitchen that has seating on three sides. Still, there are little pockets and corners of the home to slip away to read a book, catch up on work or simply be still.

This project is a great example of the functional luxury R. Nickson Interiors aims to produce in every project it takes on. That means creating spaces that look phenomenal and also enhance your everyday life.

As her company grows, she is set on staying tight knit, especially when it comes to utilizing only the finest, most trustworthy local contractors who match her standard of excellence.

“We’ve developed our team of trades. We don’t bid out things, and we tell our clients, ‘We’ve done enough projects that we know where [our budget] should fall and what’s fair,’” Nicole says. “We have guys that are just really, really good at the renovations and troubleshooting and making stuff work and coming up with solutions.”

Efficiency and great business relationships are a necessity for the budding entrepreneur to be able to effectively manage her other roles, which include being the wife of Geoff, who also earned a degree in building construction, and being a mother to four growing boys.

She has her sights set on one day having a larger warehouse, expanding her company’s footprint outside of Florida and continuing to help Polk County residents understand they don’t have to venture beyond the county lines to get top tier quality and customer service.

“We want to just keep building spaces and designing spaces that are so personal to people, [and do it] unapologetically,” she says. “I think we are so programmed to kind of have a space like our neighbors or a space like we see on the internet, but want people to know it’s OK to have a space of their own that is renovated for them.”

uying your first home is one of life’s biggest milestones—and it comes with a lot of questions. If you’re looking in Lakeland, you’re not alone. Our city has become a top destination for first-time homebuyers thanks to its affordability, amenities and growing economy.

But navigating today’s real estate market, especially for the first time, can feel overwhelming. That’s why we talked to three local experts who know Lakeland inside and out: real estate agent Emerson Garriott, veteran broker Brian Stephens, and mortgage lender Brian Durden. Their combined insights offer an honest detailed look at what it takes to buy your first home here, from setting expectations to choosing the right team.

THE EVOLVING LANDSCAPE OF LAKELAND REAL ESTATE Lakeland’s market has grown significantly in recent decades.

Brian Stephens, who has been in the industry for more than 30 years and is a broker for EXP Realty, remembers when listings were shared through a printed MLS book, a far cry from the Zillow age we live in now. “Even seasoned buyers are much more educated today than just five or 10 years ago,” he says. “But you still need a professional to help you interpret what’s happening in your specific market.”

Buyers today are armed with more tools than ever, but understanding what homes are really selling for, how to read contracts, and what’s realistic in your price range still requires experienced guidance.

THE LOCAL ADVANTAGE: BUYING IN A THRIVING COMMUNITY Lakeland has become a magnet for new residents thanks to its affordability, charm, and strategic location between Tampa and Orlando. Economic development projects like Bonnet Springs Park, Lakeside Village, and downtown revitalization have only added to its appeal.

“We’re an attractive city,” says Stephens. “We’re clean, we have top employers like Publix headquartered here, and we’re still more affordable than the big cities.”

Durden, a lifelong Polk County resident, adds that being a local lender allows Compass Mortgage to meet buyers where they are, literally and figuratively. “We’re based right in downtown Lakeland,” he says. “We know this market. We care about the people in it.”

Realtor for Paige Wagner Homes Realty, Emerson Garriott, agrees, noting that Lakeland’s strong sense of community and opportunity makes it a special place to put down roots. “I moved here for school at SEU and stayed after graduating because of the people,” she says. “I got quickly connected with local business owners and leaders. The city really cares about its residents.”

Emerson, who got her start in real estate after working with mentor Paige Wagner, says her favorite clients are first-time homebuyers. “They’re usually so excited they’ve worked hard to get to this point,” she says. “That excitement is contagious. This purchase paves the way for future homes. Their first home is the foundation.”

FIRST-TIME HOMEBUYER

A FINANCIAL GAME PLAN FOR FIRST-TIME BUYERS Brian Durden emphasizes that mortgage preparation is as important as house hunting. “Start saving as early as possible,” he advises. “Unless you qualify for down payment assistance, you’ll likely need 3% to 3.5% of the purchase price saved.”

He also highlights closing costs, which can add another 3–5% to your upfront expenses. “The good news is, sellers can help cover these costs depending on the negotiation,” Durden says.

Here are Durden’s top financial tips for first-time buyers: → Know your budget: Start by identifying homes that interest you. Then speak with a loan officer to see if your dream is financially attainable. → Check your credit: Use annualcreditreport.com for a free report. Avoid opening new credit accounts, keep existing ones open, and pay everything on time. → Gather your documents: You’ll need a valid ID, job history (at least 2 years), recent pay stubs, W-2s or 1099s, proof of employment, and insurance quotes. → Schedule a consultation: A good loan officer will walk you through options and may even do a soft credit pull to avoid triggering unnecessary lender calls.

WHAT TO LOOK FOR IN A NEIGHBORHOOD For first-timers new to the area, it’s easy to fixate on price, but lifestyle matters, too. Stephens recommends considering proximity to schools, safety, and shopping. “Location, location, location still holds true,” he says.

Southwest Lakeland (33811) has seen rapid growth due to its availability of buildable land, while areas like Northwest Lakeland (33810) are developing quickly thanks to new commercial hubs like the recent Publix expansion. In contrast, Northeast and Southeast Lakeland are largely built out and offer more of a countryside feel.

Garriott helps clients tailor their search based on lifestyle and values. “Some buyers love historic charm but not the upkeep.

Others prefer mid-century or new construction,” she says. “New builds often offer great incentives like paid closing costs or lower rates through their lenders. Townhomes and condos can be smart first steps for buyers on tighter budgets, especially since they often come with fewer maintenance responsibilities.”

She points to areas like Camphor Heights and South Lake Morton as hidden gems. “There are great little side streets with character and strong community feel,” she says. “It all depends on your priorities.”

That point rings true for Garriott who became a first-time homebuyer in 2024, purchasing a 1959 bungalow in an established community near the heart of the city.

Durden’s approach is relationship-first. “I’m not just an application taker,” he says. “I listen to their stories and their dreams, then help them plan accordingly.”

Garriott also urges first-timers to get pre-approved early. “It’s so important to meet with a lender first and know your numbers,” she says. “Too often, buyers want to look at homes before they understand what they can afford. Then they end up disappointed.”

She often sees buyers surprised, in a good way, once they sit down with a trusted lender. “One of my clients didn’t think she’d be ready for a few years, but after we ran the numbers, she bought a home just four months later. Her down payment was lower than expected, and the sellers covered her closing costs.”
