DESIGN PROCESS
KEITH believes in a context-based approach that considers multiple facets of the development process, resulting in solutions curated for each authentic scenario. Careful consideration is given to economic, ecological, and social factors to ensure resilient solutions.
Our process is cyclical, combining stakeholder input, collaboration, and technical expertise to deliver comprehensive outcomes. Our approach is simplified into three sequential phases; Exploration,
EXPLORATION
The foundation of every successful project is research and analysis. It begins with a deep dive into the site’s physical, cultural, and environmental context. Our team conducts thorough research, including site analysis, regulatory review, and stakeholder engagement, to uncover opportunities and constraints. This phase emphasizes listening— gathering input from clients, community members, and technical experts to ensure every perspective is considered.
The outcome is a clear understanding of the project’s context, enabling informed decisions and setting the stage for creative solutions.
INSPIRATION
Transforming insights into innovative concepts. Here, creativity meets technical rigor. Our designers and engineers collaborate to develop schematic designs, visualizations, and preliminary layouts that reflect both functional needs and aspirational goals.
This phase is iterative and collaborative, ensuring that ideas evolve through feedback and refinement. The goal is to inspire confidence and excitement while maintaining feasibility.
Workshops are integral to the Inspiration phase, bringing together presentations, documents, and design visuals that translate ideas into a clear, shared vision. Workshop materials may include illustrative plans, diagrams, before and after photo visualizations, 3D renderings, character imagery, opinions of probable cost, and other graphic tools that effectively convey overall design intent. As appropriate, this phase may also include a series of public, or community workshops designed to encourage meaningful input, collaboration, and consensus-building.
IMPLEMENTATION
The process of activating a decision or plan. It involves detailed engineering, documentation, and coordination to ensure constructability and compliance. KEITH manages permitting, technical specifications, and construction oversight to deliver solutions that meet budget, schedule, and quality standards.
This phase is where collaboration and technical expertise converge to produce resilient, contextsensitive solutions that stand the test of time.
technology & innovation
KEITH invests in leading-edge technologies to support a more efficient, informed, and collaborative design process. By integrating tools such as 3D scanning, LiDAR, drone imagery, and BIM/CIM platforms directly into our work-flows, we enhance coordination, reduce risk, and accelerate decision-making; resulting in smarter planning and stronger project outcomes from concept through construction; on-site or in-office.
TRANS-DISCIPLINARY APPROACH
As a trans-disciplinary firm, KEITH provides inhouse services including geospatial engineering (surveying and mapping and subsurface utility engineering), planning, civil engineering, utility coordination, transportation engineering, landscape architecture, and construction program management.
KEITH engages as an extension of our clients, with an analytical lens and a goal to collaboratively resolve development concerns that goes above and beyond the disciplines we provide.
With offices in Pompano Beach (HQ), Miami, West Palm Beach, Orlando, and Port St. Lucie, the KEITH Team is constantly building upon our more than 60-year history, shaping communities across the world with Engineering Inspired Design solutions.
