A Message from Jim

Welcome to the 2026 Spring/Summer issue and our fifth edition of the JAG Insider .

I appreciate you being here and continuing to trust our team. That’s something we don’t take lightly.

At the end of the day, our focus hasn’t changed. We’re here to help you make smart decisions and create the best possible experience, whether you’re buying, selling, or just trying to understand what’s happening in this market.

This issue highlights some of the most talked-about areas in the Triangle right now including Durham, Chapel Hill, Carrboro, Hillsborough, and Morrisville. These markets continue to grow for a reason. They offer a mix of location, lifestyle, and long-term value that’s hard to replicate. It’s also an area I’ve always believed in. There’s real staying power there.

We’re looking forward to what 2026 brings.
JIM ALLEN, PRESIDENT

From a market standpoint, things are active, especially on the higher end. Inventory is still tight in places like North Hills, North Ridge, and inside the beltline, while we’re starting to see more opportunities open up further out. Overall, it’s a healthy market. Not as aggressive as we’ve seen before, but still favoring sellers.

If you’re a buyer right now, the biggest mistake I see is hesitation. The opportunities are there, but the advantage goes to the people who are ready to act when they find the right one.

Inside this issue, you’ll find a closer look at these areas along with local highlights and insights to help you stay ahead.

This latest edition of The JAG Insider is your key to discovering the communities, homes, and amenities that make Durham and its surrounding areas such a desirable place to live. As you explore the following pages, we hope you’ll see this vibrant region the way we do — full of opportunity, connection, and places to call home.

Tucked into one of North Carolina’s most dynamic regions—Durham and Orange County offer something rare: multiple ways to live well, all within minutes of each other.

For The Jim Allen Group, this isn’t just a map—it’s home turf, where we’ve helped buyers navigate not just where to live, but how they want to live. Because here, it’s not one market—it’s five fabulous lifestyles.

WHY THIS CORNER OF THE TRIANGLE IS BOOMING

The Durham–Orange County pocket continues to see steady growth, driven by its proximity to Research Triangle Park, top-tier universities, and a strong mix of culture and career opportunities. Buyers are drawn in for access—but they stay for lifestyle. And that’s where this region stands apart: each town offers a completely different experience, attracting a different kind of homeowner.

GROWTH + COOL FACTOR

Durham has transformed into one of the Triangle’s most energized cities, blending historic character with forward momentum. What was once an underthe-radar option is now a magnet for innovation, with a thriving tech presence, nationally recognized food scene, and a cultural edge that continues to evolve.

Downtown Durham, in particular, has become a hub of activity—think converted warehouses, new residential developments, and a steady stream of restaurants, breweries, and creative spaces. It’s the kind of place where something is always happening.

Buyers here tend to prioritize proximity and energy. Young professionals, entrepreneurs, and investors are drawn to Durham for its growth trajectory and relative value compared to other major metros. It’s a market that still feels like it’s on the rise—which, for many, is exactly the appeal.

If Durham is about momentum, Chapel Hill is about legacy. Anchored by the University of North Carolina, this town offers a sense of history, prestige, and consistency that few places can match.

Tree-lined streets, established neighborhoods, and top-ranked schools create an environment that feels both refined and grounded. Chapel Hill doesn’t chase trends—it sets a standard. And because of that, home values here tend to hold strong over time.

Buyers are often families or move-up homeowners looking for long-term stability. There’s a confidence that comes with Chapel Hill—a sense that you’re not just buying a home, but investing in a community with enduring appeal.

1 REGION, 5 WAYS TO LIVE

Just next door to Chapel Hill, Carrboro offers a completely different rhythm. Known for its independent spirit and artistic energy, this is where the creative community thrives.

Carrboro is deeply local—think farmers’ markets, music venues, and small businesses that define the town’s character. Walkability is a major draw, and the housing stock reflects its uniqueness, from charming cottages to thoughtfully designed infill homes.

This isn’t a place for cookie-cutter living. Buyers who choose Carrboro are often driven by lifestyle first—seeking authenticity, creativity, and a sense of connection. It’s a smaller market, but one with a strong identity and loyal following.

What makes this area so compelling isn’t just its growth—it’s its flexibility. Within a short drive, you can shift from urban energy to historic charm, from creative enclaves to established neighborhoods. That means buyers aren’t just choosing a home—they’re choosing a lifestyle that fits.

LEGACY + STABILITY
CREATIVE + NICHE

For those looking to slow things down without sacrificing sophistication, Hillsborough offers a compelling balance. Rich in history and full of smalltown charm, it’s become an increasingly attractive option for buyers seeking space, character, and a more refined pace of life.

The downtown area feels preserved in the best way—historic homes, scenic river views, and a sense of place that’s hard to replicate. At the same time, new custom homes and luxury properties are quietly elevating the market.

Hillsborough tends to attract buyers who want more—more land, more privacy, more architectural interest. It’s especially appealing to those moving from larger cities or transitioning into a different stage of life, where quality and setting take priority.

FINDING YOUR PLACE

Morrisville is one of the fastest-growing towns in the region, and its rise is no accident. Positioned adjacent to RTP, it offers unmatched convenience for those working in tech and biotech, along with a highly livable, well-planned environment.

What sets Morrisville apart is its diversity and global influence. The community is vibrant, international, and future-focused—reflected in everything from dining options to neighborhood design.

Buyers here are often relocating for work, prioritizing proximity, safety, and strong community infrastructure. It’s a practical choice—but one that doesn’t sacrifice culture or quality of life.

There’s no single “best” town in Durham and Orange County—only the one that aligns with how you want to live. Whether you’re drawn to Durham’s momentum, Chapel Hill’s stability, Carrboro’s creativity, Hillsborough’s charm, or Morrisville’s convenience, the right fit is out there. And that’s where local insight makes all the difference.

CHARM + HISTORIC WEALTH
CONVENIENCE + GLOBAL INFLUENCE

Each town offers a distinct rhythm, giving buyers the flexibility to choose not just where they live, but how they want to live.

Where would you like to call home?

There’s no single “best” place here—and that’s the advantage.

Whether you’re prioritizing career access, community, culture, or space to slow down, the Triangle offers a version of home that fits. The key is understanding what matters most to you—and choosing the town that aligns with it.

START YOUR JOURNEY TO BECOMING LOCAL

Starts Here Relocation

With over 24 years in the relocation industry, Nancy Harner has built a reputation as a trusted guide for anyone moving to the Triangle area. As a speaker, moderator, and consultant, she combines expert knowledge with a warm, approachable style, making the relocation process smooth, informed, and even enjoyable for her clients.

What relocation trends are you seeing so far in 2026, particularly in the Durham and Orange County markets?

Relocation Growth will continue into the Triangle. We ranked #3 in the US in 2025 for inbound growth. That is continuing for 2026.

Are today’s relocating buyers prioritizing lifestyle, commute, or home features most right now?

Definitely Lifestyle! We are fortunate to have the home features they want in most areas of the triangle.

What types of buyers are most drawn to the Durham/Orange County area today?

Not to “generalize” but we definitely see a pattern of more scientist, researchers, and lab directors move to southwest Durham, the outskirts of Chapel Hill and Hillsboro areas.

THE TRIANGLE RANKED #3 IN THE US IN 2025 FOR INBOUND GROWTH

A “PRE-DECISION TRIP” IS RECOMMENDED TO EVALUATE THE AREA AND COMMUNITY

RELOCATING BUYERS SHOULD CONNECT WITH A LOCAL EXPERT 3-6 MONTHS AHEAD

This issue highlights “Five Towns, Five Lifestyles.” How are relocating buyers deciding which community fits them best?

We recommend that the relocating individual or family, make a “pre-decision trip” to evaluate the area. It is critical prior to the trip, that the real estate agent or relocation specialist do a “needs assessment” with the person moving to see what is important to them. This conversation can help the employee discover what is available in each community. Before they arrive we can educate them on community lifestyle, downtown living vs large lots, schools, commute times and other important items.

What’s the biggest surprise for buyers relocating to this part of the Triangle?

For Wake county it is probably how many New Home community choices we have. For Durham the vibrant downtown is always a welcome surprise and many find the charm of Chapel Hill irresistible; however overall many people coming from the North East still are surprised by the sophistication of the area and that prices are a bit higher than they first thought.

How early should relocating buyers connect with a local expert in this market?

Really it is never too early but but realistically 3-6 months ahead is advisable. We can then start to educate them on the availability of the type of home and lifestyle they want.

What is your outlook for relocation activity in the Triangle for the rest of 2026?

It will be Strong in 2026. We are so fortunate in the Triangle. We are home to The Research Triangle Park, state government, great medical care, 3 major universities, good schools, desirable lifestyle, and tempered climate. I have always said “You can’t stop the growth here if you try.” It is essential however that as a region, we realize how important our infrastructure is to companies relocating here and to employees accepting employment here.

Luxury you can feel.

Luxury has evolved. It’s no longer just about what a home looks like—it’s about how it performs, how it restores, and how it supports the way you live every day. Today’s most sought-after homes are designed with intention, where wellness is built into the foundation rather than added as an afterthought.

In the Triangle, this shift is especially evident. Buyers are prioritizing spaces that enhance energy, improve recovery,

Cold Plunge & Hydrotherapy

Once reserved for elite training facilities, cold plunge pools have found their place in luxury homes. Paired with hot tubs or saunas, they create a full hydrotherapy circuit designed to boost circulation, improve recovery, and sharpen mental clarity. It’s a feature that signals discipline as much as luxury—a commitment to performance and longevity. More than a trend, it reflects a shift toward homes that actively support how you want to feel day to day.

and create balance in an otherwise fast-paced world. From the air you breathe to the light that shapes your day, every detail is being considered through a new lens—one focused on longevity and quality of life.

At The Jim Allen Group, we’re seeing firsthand how these wellness-driven features are redefining luxury. It’s not just about elevated design—it’s about elevated living.

Dedicated Fitness & Yoga Studios

The modern luxury home doesn’t outsource wellness—it builds it in. Dedicated fitness and yoga studios are designed with intention, from natural light and acoustics to flooring and spatial flow. Whether it’s strength training, Pilates, or meditation, the space adapts to your routine without compromise. It eliminates friction, making consistency effortless. And in a world where time is the ultimate asset, that convenience becomes invaluable.

Home Spa Experiences

Luxury today is defined by how a home makes you feel—and a private spa experience delivers that instantly. Think steam rooms, infrared saunas, soaking tubs, and layered materials that create a true sense of escape without leaving home. These spaces aren’t just aesthetic; they’re built for recovery, stress reduction, and daily reset. In a highperformance lifestyle, having a dedicated place to slow down becomes a differentiator. It’s less about indulgence, more about intentional living.

Circadian Lighting Systems

Lighting has moved beyond design—it’s now biological. Circadian lighting systems shift in tone and intensity throughout the day to align with your natural rhythms, supporting better sleep, energy, and focus. Mornings feel brighter and more energizing; evenings become softer and more restorative. It’s subtle, but the impact is significant. In luxury homes, it’s the kind of invisible upgrade that elevates everyday living in a way you can feel, even if you can’t immediately see it.

Advanced Air & Water Filtration

True luxury is often what you don’t notice—and that includes the air you breathe and the water you use. Advanced filtration systems ensure that every corner of the home supports cleaner living, removing pollutants, allergens, and impurities at the source. It’s a foundational layer of wellness that operates quietly in the background, protecting both health and longterm home value. As buyers become more informed, these systems are shifting from upgrade to expectation.
