Cost-effective tips for staging a home What you can do to maximize the price you get before going to market Home sellers often ask what can they do to close the deal while maximizing earnings quickly. Staging a home is a cost-eective way to sell the idea of what can be and these easy to implement tips can help you when you are ready to put your house on the market. Neutralizing the home is always in your favor: Osetting your home so that it appeals to the broadest range of potential buyers is critical. Start with a fresh coat of paint for an impressive, yet, economic transformation. Light neutral color palettes will compliment almost any buyer’s style! De-clutter and de-personalize your space: Buyers need to walk through the home and easily envision it as theirs. Family photos, evidence of pets, or even personized accessories can distract your buyers. Keep their eyes on the prize by storing away personal belongings. Updated lighting ďŹ xtures are known to brighten the seller’s proďŹ ts: Making a small investment in contemporary light ďŹ xtures will instantly give the house a modern feel that buyers often ďŹ nd attractive. Changing light bulbs to “daylightâ€? is also highly recommended.

Kitchens and bathrooms can make or break the sale: If the budget allows, its recommended to refresh hardware and upgrading faucets. Go the extra mile by giving showers and tubs a fresh bead of silicone around the edges. These minor ďŹ xes can seriously pay o in a quicker, high-earning, sale. Work with existing furniture, rearrange layouts: Furniture needs to be organized in a clear, open fashion to show each room’s

function while optimizing ow. Too much, too little, or improperly placed furniture impacts the quality of the room’s design and feel. After determining which existing pieces work for each room, rearrange them into groupings that highlight the home’s best features. This, however, doesn’t mean moving furniture up against the wall. Conversation areas around accent tables are warm and inviting. Improve your home’s curb appeal: Companies invest so much into prod-

uct packaging for a reason. Think of your home’s exterior as the packaging that attracts the intended buyer. Establish a welcoming and inviting presentation by mowing the lawn, power wash siding, walkways, and driveways. Take that extra step by repainting the front door and porch as needed. Organize and pack– you’re moving! Now is the time to get started with sorting and packing your belongings. Consider renting a storage unit to stow away excess furniture and other items from your home. Details create the bigger picture: Give your neutral spaces a touch of character by including contemporary accessories and art. Doing so can be as simple as having beautiful accent pillows. It is recommended to update bed linens to white for the master bedroom. If it’s in the budget, use white bedding in the secondary bedrooms, as well. There are very aordable options like “bed in a bag’’ choices that make this tip worth your while. Not only will these tips make the selling experience easier, but it can ensure a fantastic return on investment! UNIFIED WINDOW SYSTEMS OF HEMPSTEAD Honored for ‘Overall Excellence’

BUSINESS OWNERS find it challenging to make every customer happy, especially if they service many customers. At Unified Window Systems, each job is an installation involving construction with multiple men, multiple crews and multiple products.

Unified is honored to be recognized as this year’s Window & Door magazine and Window & Door Dealers Alliance “Dealer of the Year” award winner for Overall Excellence. Unified Window Systems completes approximately 20 jobs per day, six days a week. At that brisk rate, Unified successfully installs 6,000 jobs per year.

partners all working together to make each and every job go as smoothly as possible. Their staff can always be reached by telephone or email, and all five locations are always open to the public. Communication is the Key Unified knows all too well that most issues start with some kind of communication problem along the way. Supplying and installing windows, doors, siding and roofing for almost 30 years — and more recently insulation and stonework — Unified has proved itself as one of the leading home improvement companies in the tri-state area.

“There is no other company in our industry that completes as much work,” says Steven J DiMare, chief executive officer, Unified Window Systems, Inc.

The ultimate secret to the company’s success revolves around the top quality products sold for the absolute lowest prices. Manufacturers such as Owens Corning, CertainTeed, Andersen and Pella have partnered with Unified to bring the best installation practices directly to the homeowner.

Unified is extremely proud of its 99.6% satisfaction rating, according to the CEO. It takes hard work and a special commitment from their entire staff to achieve such results. Unified is open seven days a week and employs over 30 office staff members, eight managers and three

K

itchen remodels are among the most popular home renovation projects, whether they consist of swapping out cabinet hardware or doing major demolition. Due to the sheer amount of time families spend in the kitchen, not to mention the number of tasks performed in this space, it is easy to see why Remodeling magazine consistently ranks kitchen renovations as projects that will enable homeowners to recoup a high percentage of their investments. In the magazine’s 2018 “Cost vs. Value” report, midrange major kitchen remodels costing an average of $63,829 recouped 59 percent of that investment. When investing in a kitchen project, it is important to incorporate items that are coveted. • Deep, double sinks: Having a double sink enables you to soak dishes in one side and then wash on the other. It also makes it easy to wash and prep produce for meals. • Kitchen island and bar stools: Even though many meals are enjoyed around the table, there’s something to be said for the convenience of a kitchen island and some well-placed bar stools for quick breakfasts or snacks. • Smart kitchen storage: Work with a contractor to include storage

solutions built into cabinetry and the pantry. Slide-out shelving, nooks for a paper towel roll and custom-designed areas to store stand mixers and other necessities can make kitchens more functional. • Outdoor access: If possible, design a kitchen so it is easy to access the backyard via sliding doors. This can make outdoor entertaining or even coffee on the deck much easier. • Under-cabinet lighting: Fixtures installed under cabinets provide both ambient lighting and task lighting. Such lighting makes it easier to see what you’re working on as well, as even well-placed overhead lighting can fail to illuminate dark corners and spots on the counters. • Convenient warming drawer: This appliance provides backup to the oven. It’s a slide-out drawer that can keep prepared foods out of the way and warm until they are ready to be served. This is particularly handy for holidays and other entertaining. • Beverage station: Designate one area of the kitchen to beverages, such as coffee and tea. Or make the area an informal bar. This can limit traffic in the kitchen to a single area. Kitchen remodels are exciting to envision, and several choices can make these high-traffic spaces even more coveted.
