Where to buy in Ireland in 2017

T

HE Central Statistics Office in Ireland has issued its Residential Property Price Index for 2017 — in other words, where the most expensive properties can be found, where the bargains are, and whether you need to hurry. And the answer to the last question is, probably yes — particularly if you’re looking for a property in the west of Ireland. Prices are rising fastest in the west of the country, notably in Galway, Roscommon and Mayo. Here the increase is almost 20 per cent over the last year, while in Dublin the rise was only eight per cent. Overall, the property market has recovered to some extent since the crash - now only about 30 per cent below that all-time high.

It emerges that Clones in Co. Monaghan and Castlerea in Co. Roscommon are the cheapest areas in the Republic to buy a house — although overall the county of Roscommon’s prices are rising rapidly. Dublin is, predictably, the most expensive area in the country, with traditionally fashionable areas such as Greystones and Glenageary having some of the highest prices. Locations within commuting distance of the Irish capital are also amongst the second highest prices. In general, the cheapest prices in the Republic are a large swathe of the midlands that stretches from parts of Ulster, such as Monaghan and Cavan, across to the fringes of Connacht, notably

east Galway and east Mayo, and as far south as Tipperary. You might expect to get a house in this area for anything from €56,500 to around €120,000, although bargains are still available. In March a two-bedroom country cottage in Co Cavan was on the market for just €10,000. At the other end of the scale, properties on the coast are expensive, especially fashionable areas such as west Cork, west Kerry or Galway coastal areas. These can fetch as much as €280,000. The coastal areas of Donegal and Sligo, along with parts of Clare and Kerry represent a step down in price, typically ranging from around €80,000 to €120,000. In Ireland the top house prices are,

predictably enough, clustered round Dublin. Going by average price, in the year to February 2017 the most expensive Eircode area was D06 (Dublin 6) with an average price of €724,711. This includes areas such as Ranelagh, Rathmines and Rathgar. The 10 most expensive Eircode areas by average price in the same period were all in Dublin. The second most expensive area was Dublin 4, where the average price was €711,919. Dublin 4 includes the areas of Ballsbridge and Donnybrook. The least expensive Eircode area over the last 12 months was Clones in Monaghan, with a price of €50,000. The second least expensive was Castlerea in Co. Roscommon where the median price was €56,500.
