NORTHEAST PENNSYLVANIA

Where preparation creates a stronger path to purchase.

Know the Property. Protect the Purchase.

THE FIRST DECISION

The right home starts with the right questions Buying in Northeast Pennsylvania can mean a primary home near work and schools, a lake house built around summer, a mountain retreat used across four seasons, or a property expected to produce income. Before the search becomes emotional, define how the home must work. How often will you use it? Who needs to reach it easily? What level of upkeep is realistic? Will you rent it? How long do you expect to own it?

Choose the life first. Then choose the property. Images are representative and may not depict actual properties or locations.

BEFORE THE FIRST SHOWING

Prepare before you tour A strong purchase begins before the first showing. Speak with a qualified lender early. Understand the difference between the amount you may be approved to borrow and the monthly cost you can comfortably carry.

ASK THE LENDER

Down payment and cash to close Interest-rate options Appraisal requirements Reserve expectations Property-specific loan rules

Keep funds for inspections, moving, immediate repairs, furnishings, and the first year of ownership separate from the down payment whenever possible.

LOCATION

Choose more than a county NEPA is not one market. Daily life can change by municipality, road, community, elevation, lake access, utility service, and distance to the places you use most. Test the drive at the times that matter. Confirm internet and cellular service. Understand winter access and road maintenance. Verify schools, commuting, healthcare, recreation, and walkability directly. For a weekend home, consider the door-to-door trip, not just the map mileage. For a primary residence, experience the area on an ordinary weekday as well as a weekend.

OWNERSHIP COSTS

Price is only the beginning Build a realistic monthly and annual budget. Older homes, acreage, steep sites, waterfront property, and resort communities can carry costs that are easy to miss during a showing.

PROPERTY

Taxes, insurance, utilities, repairs, and maintenance

RURAL SYSTEMS

Well and septic service, private roads, snow removal

COMMUNITY

HOA or POA dues, assessments, shared amenities

SECOND HOME

Travel, furnishings, seasonal care, and security

If rental income matters, underwrite conservatively. Gross revenue is not profit, and rental eligibility requires parcel-specific verification.

THE OFFER

Price is one term among many An offer also defines financing, deposit, settlement timing, included items, inspection rights, appraisal terms, and the buyer's options when new information appears. A competitive offer should reflect the property, the market, and the buyer's tolerance for risk. Before signing, understand every deadline and contingency, what happens to the deposit, and which obligations continue if circumstances change.

INSPECTIONS

Understand the home you are buying

A general inspection is the starting point Depending on the property, buyers may also consider specialized evaluations for radon, septic, well water, wood-destroying insects, chimney, roof, structure, electrical service, environmental conditions, pools, docks, retaining walls, or underground tanks.

Review the seller's property disclosure, but do not treat it as a substitute for inspections. Use the inspection period to understand condition, safety concerns, remaining life, and likely near-term work.

NEPA DUE DILIGENCE

Look beyond the house Many of NEPA's most appealing properties require additional verification. Confirm road maintenance and whether access is public, private, shared, or seasonal. Understand the water source and sewage system. Review surveys, boundaries, easements, rights-of-way, deed restrictions, and shared drive or lake-access rights.

COMMUNITY RULES

Read the rules before you buy A condominium, planned community, lake association, or private-road arrangement can shape how a property is used and what it costs. Review budgets, dues, assessments, insurance responsibilities, rules, restrictions, meeting minutes, rental policies, parking, pets, architectural controls, and maintenance obligations.

Do not assume that past use proves future permission. Verify docks, additions, accessory structures, home businesses, and short-term rentals with every authority that governs the property.
