The transformation of basements into rental suites is a big one that can help offset mortgage costs. There are plenty of advantages, as well as some important considerations to ensure the best result.
DO YOUR HOMEWORK Check zoning, bylaws and adhere to your local building code. As with any new construction or renovation, building permits must be obtained, and all work must be code compliant. This will protect you and any future tenants.

CONSIDER FIRE SAFETY AND SOUNDPROOFING Select building materials with a high fire-resistance rating that will not off-gas or contribute to toxic smoke in the event of a fire. Soundproofing is also a must when you plan to share space. Install sound absorbent insulation between floors with resilient channels to reduce sound transfer between living areas. Contractors love stone wool fire and soundproofing insulation, because it protects against fire and noise and is easy to install.
WATERPROOF IT Check the interior foundation and floors for existing moisture issues, water damage or mould problems. Address any primary moisture issues before finishing the space.
INSULATION IS KEY As a landlord, it's wise to invest in smart renovations that can improve efficiency and bolster your bottom line. For the best results, insulate well. I recommend installing a rigid board insulation, like Rockwool ComfortBoard 80, against the concrete foundation before you stud the wall. The board is mechanically fastened or adhered to the concrete foundation wall, which prevents thermal bridging through the studs, providing better thermal performance. Finish with a moisture-resistant and dimensionally stable insulation between the studs, like R14 Comfortbatt, to protect against common basement issues such as mould, mildew and rot.

SPEND WISELY Keep the renovation budget reasonable. Spending no more than two years' worth of rent to convert your space is a good general rule of thumb. Forego high-end finishes. Instead, create focal points that will “sell” the suite. SHRIMPS with GINGER AND LEMONGRASS

his Thai-inspired Curry Shrimp recipe is perfect for those cold winter days when you need something that will warm you from the inside out!
DIRECTIONS
INGREDIENTS • 2 pounds large (16-20 size) shrimps, peeled and deveined • 4-5 tbsp olive oil • 1 yellow onion, diced small
STEP ONE
• 3 cloves garlic, smash and chopped
Heat a heavy duty fry pan or cast iron pan over med high heat. Add half the oil. Add the shrimps and cook for 2-3 minutes each side or until they are opaque. Remove from the pan to a plate, set aside.
• 1” piece of fresh ginger, peeled and minced
STEP TWO
Add the remainder of the oil. Add the onion and sauté until translucent and golden, about 5-7 minutes. Add the garlic, ginger and lemongrass, sauté for another minute or two. Add the curry powder, mix into the onion mixture, cook for another minute. STEP THREE
Add the coconut milk. And the water to the empty can of coconut milk, swish it around the can and dump that water into the pan with the coconut milk, let it boil, add the lime juice, salt, chilis, tabasco. Let the sauce boil and reduce for about 6-7 minutes. Taste the sauce, add more salt, chilis or lime to taste. Add the basil and spinach. Let the sauce thicken so that it coats the back of a spoon, about 3-4 minutes. STEP FOUR
Add the shrimps back to the pan, let cook for 2-3 minutes. Transfer to a serving dish and garnish with chopped jalapeno, cilantro, green onion.
• 1 stalk of lemon grass* • 2 tbsp curry powder • 1 can of full fat coconut milk • 1/4 cup water • juice of 1 lime • 1/2-1 tsp kosher salt, or to taste • 1/2 tsp dried chili flakes or 1 whole long red chili or 1/2 of a Thai bird chili, sliced in rounds, optional • a few shakes of tabasco, optional • 1 bunch of Thai basil or regular basil, leaves only • 2 handfuls of fresh baby spinach TO SERVE
• 1 jalapeno, finely chopped • handful cilantro leaves, roughly chopped • 2 green onion, sliced in rounds • 1 lime, cut into wedges • 2 cups jasmine, brown or mixed grain rice, cooked DELICIOUSDISH
STEP FIVE
Serve with the cooked rice and lime wedges. *Cut the root end off the lemongrass and then cut the lemongrass where the white part meets the greener part (you only use the white part), discard the root end and the darker part. Slice the lemon grass piece in half in the length and remove the outside two layers of the lemon grass, this part is too tough, discard. Then chop the white part very finely. You can freeze any unused stalks of lemongrass, chopped or left whole.
