A

great home begins as a draft plan, similar to a movie script, and within months it is converted into a structure, and, like a great film, can induce similar and perhaps more potent emotions on cue. Unlike many Hollywood productions, however, a properly planned real estate project can assure you of at least some profit.

How can you invest in West Queen West to achieve both profit and a Hollywood ending?

THE PREMISE: Buying and Renovating for personal use or flip is a money pit.

Should you build for a single family or multi-residential? If you never converted a 100 Year old + Victorian Semi, you better talk to builders in the area about what to expect. Around here value changes by 100’s of thousands from 1 block to another. Renovating to studs with basement underpinning should run you an average of $100,000 per floor. Breaking up a single family home that sits on a 17 foot, or 20 foot lot is like playing live Tetris. There are proven layouts that work best for rentals, vs. single family.

Each ego-driven move may cost you thousands per year in lost rental revenue. Permit processes can be an education on its own, especially when converting a single-family home into more than 2 units. Will you live at the house for a while, resell after you finish renovations, or keep the property and rent it out?

WARNING: Though a full gut and rebuild may seem like a saga, a poorly planned modest renovations can also turn into a nightmare trilogy. You can learn a lot from partial renovations, risking less, and still profit.

THE STAR PROPERTY: The property you want is a wounded animal. They give off signals to a trained eye. Words to look for: “As Is”, “Vacant”, “Reduced Price”, “Power of Sale” and “Motivated Seller”.Look for large

price reductions. These are the Monsters that keep coming back. Each resurrection brings more screams from buyers.

BUDGET: Before you call “Action!”, know your financial snapshot. Cash and lines of credit are a preferred, cheaper way to finance projects. Mortgage Brokers specializing in construction financing should be part of your team, even if you think you can finance the project on your own.

“STAY ON TARGET”: Work from a very detailed budget spreadsheet. Ask me for a copy.

Budgets are never arbitrary. If you don’t know what something costs, get on the horn. Don’t guess.

CAST AND CREW: An Architect, a Project manager/Contractor, family members. Let everyone chime in. Listen, but good advice comes from experienced people. They are your Stars.

NO “CLIFFHANGER”: A reasonable sale price should be predictable and leave you with an acceptable profit. Any surprise ending with a greater return is amazing, but you’re not looking for blockbusters.

THINK HOLLYWOOD: Do not rely only on MLS, or just a sign on your lawn to sell your project.

Make sure everyone knows “There’s a big show coming” and they should not miss it: sneak previews, teasers, drip campaigns, print ads, personal invitations, whatever it takes to have a huge opening weekend.

Wolle offers these five tips for your garden this season:

REPAIR DEAD SPOTS Early in the fall, repair dead spots in the lawn by digging straight down and as deep as necessary to remove all soil containing the roots. Fill the hole with a loamy topsoil and tamp down to level with the turf. Seed the area with a mix that matches your existing turf grass. Cover it with hay or newspaper shavings to protect against birds. Water regularly while the seeds germinate and sprout.

LEAVES ARE YOUR BIGGEST ASSETS After they fall off trees, they break down to create essential nutrients that feed your plants. Dig a big hole and pile them in. They'll break down eventually and give you wonderful leaf mould for mulching in the spring. >>>

PREPARE THE BEDS Combine one part blood meal, one part bone meal, and one part wood ash to scatter over bulb beds for beautiful blooms come spring.

PLANT NEW TREES Fall is the ideal time to plant a deciduous tree - the soil is still warm and holds oxygen that will encourage root growth. Plant your new addition about six weeks before the deep frost. Be sure to prepare a hole large enough, about five times the width of the root ball. Retain the soil you remove from the hole and use it as backfill to allow your new tree to adjust to its natural soil as quickly as possible.

ADD LIGHTING Add a little lighting to extend the beauty of your garden through the winter months. Light pale trees such as birches with back floodlighting. Sling tiny lights over a shrub or tree to give your winter garden a whimsical aesthetic.
