HOLMES ON HOMES So what happens when builders go bust? You’re living through it.. it already happened. Don’t worry – I haven’t lost my sanity and suggesting that our current new construction market is doomed. I’m just trying to grab your attention. Did I get it? Are you listening? This is a continuation of the conversation I’ve had with many of you over the weeks and months.. a continuation of the articles I’ve written about over the last year on our inventory shortage, the boom in demand and where it’s all going. So grab your favorite beverage and sit back and enjoy some fresh new perspective on this topic… here we go! The beginning of this conversation is the current market trends.. super low inventory combined with high demand is making for a bat-shit crazy market. Homes have increased in value at an unsustainable pace. Buyers are fighting for homes in most cases - not all cases as I don’t want to paint too ugly of a picture – but you get it, you can’t miss it. It’s in the news, on tv, you hear it on the radio – crazy housing market, right? The question I always get and the conversation I have most often is - how did we get here and where are we going? The low inventory (and current market chaos) is driven by 2 main factors – builders that went bust and the current crazy high demand. Wait.. what do you mean builders went bust? Yes indeed.. this story starts around 2009. In order to know where you’re going – you need to take a look at where you’ve been. So let’s take a look back on builder inventory over the last 12 years. It’s a distant memory for some and for some current homeowners – they didn’t even own during the last crash. However, it’s still affecting us today. One of the main reasons we have low inventory today is because inventory was not being created at our normal pace for 4


the last 12 years. If you look at the average number of homes being built annually as an average over the last 20+ years, we just got back to that average in 2020. See Fig 1.

As you drive around the Twin Cities you can see it everywhere – new neighborhoods in just about every corner of the Cities. Minneapolis & St. Paul are also making changes to allow for higher density single family homes too. Instead of allowing only a single family home, Minneapolis is allowing for 2 & 3 unit options to allow for more growth. It’s there.. it’s coming.. but it will take time. So what about the other side of this conversation – the demand. The lack of inventory regardless of demand is certainly real as we just went over. However, the real monster in the room (and yes it’s not an elephant- it’s a monster sized tsunami with endless potential) is the demand.

Figure 1 is a snapshot of annual closed sales for new construction for the last 15 years in our 7-county metro area. Notice something? The bottom fell out in 2009 and continued for 7 straight years only getting back to a normal amount of inventory creation around 2019. Think of new construction as inventory creation. No new construction will eventually equal no inventory to sell. BOOM! As the kids say.. mic drop. Builders got pushed out of business in 2009. Nobody was buying new construction after the crash and there were a lot of people that went out of business. Small builders were done.. medium sized builders were done.. large national builders hung on and of course live to see another day. Today it’s a booming and thriving industry. Despite the costs of construction, people are buying new hand over fist – and it won’t stop regardless of the price (more on that later). So they’re back and it took until 2019-2020 to get to our normal, average annual count of new construction. This isn’t just a MN trend either. For our out of state readers – this happened to you too. This happened across the country. Ever wonder why every market in the country is going through the same inventory crunch?

Why is there such low inventory in a market with already low inventory – because the demand is at an all time high. In 2020 – pandemic year – a year in which the world was on pause.. anything but pause was going on in real estate. More conversation on this tsunami on page 10..

So how does that extrapolate though the years to come? Simply put.. not very well! It’s going to take time to get back available inventory at normal levels. If you look at the supply side alone on this story, it’s going to take several more years of booming new construction 5

ucked away in White Bear Lake is a secret known to some. The lucky few know him as a former football and hockey coach in White Bear Lake. Some are lucky enough to call him a friend! We’re one of the lucky ones here at the Holmes Group as we’ve been honored to be working with Bob Adamson for many years now. As a former custom home builder and owner of Robert Homes, Bob got his start in White Bear Lake in 1982 and built a home for he and his family. A growing family needed a larger home and Bob’s ambitions as a builder took off. He purchased about 20 acres of lake shore on the east side of Otter Lake in

Lino Lakes. Developing that neighborhood and building 6 homes on Otter Lake – Bob was off and running. From the early 80’s through the mid-2000’s, Bob built several small neighborhoods through White Bear Lake, Mahtomedi & Hugo along with several one of a kind homes. Today you can find him remodeling a home with his family or tinkering on a house for his kids. There’s always something to do and there’s no shortage of stories and nostalgia that come with it. It’s been a pleasure to work with him over the years and in this edition we’re going to celebrate his signature Adamson Style & Design.

Son Garrett Adamson picked up on the family talent and remodels homes in addition to other real estate ventures. BUYER DEMAND IN THE CURRENT MARKET

hanks for joining us again. Did you refresh that beverage yet? You should do that now as this story is going to get a bit weird and twisted. Ok.. back to the story of our current market chaos. As we discussed earlier, there is low inventory but the real story is the demand. 2020 was supposed to be a year on pause – the ability to hug your kids while you’re working from home or take a bike ride at 12pm to catch a break and then get back to “work” when you could. Well – as people were taking that pause, they took a look around and decided they wanted something different. The home took on a different function – more than ever before in our lives. We now think of our homes as our offices, our school rooms, our getaways, our recreation centers. When you can’t go anywhere and you’re stuck at home – odds are you’re going to want to change your home. Looking back, it makes sense. Having the vision to see it before it happened – impossible. Ask Poolside in Little Canada when you can get a pool installed. Head down to Polaris in Vadnais Heights to check out what’s available to buy for fun toys. Nothing is available and your pool install for 2022 better be scheduled or you may be out of luck. 10


Not only did people want decks, patios, landscaping, additions, recreation and more added to their home – they also wanted a new home. In 2020 – the year of doom and gloom – we had the most homes sold EVER in the state of Minnesota and in US history. I think that’s a sentence worth re-reading. Thought 2020 was busy – 2021 said sit back and watch this! We’re on pace to pass 2020 and have the most sales in MN history AGAIN and in the US too. Think about that for a moment. The most sales EVER recorded in MN history was 2020 and now again in 2021. See Figure 2 below. This is a graph of the total homes sold in our 7-county metro area over the last 15 years. Now look specifically at the last 2 years within that. Mind blown!!

What’s driving that is multiple factors and who’d have thought that a world-wide pandemic that was supposed to stop us in our tracks did anything but. It created the ability to work remotely.. it created the need to change what your home meant and that’s not slowing down or going away. I don’t think the evolution in living style that we just went through will ever go back to pre-pandemic living. I for one won’t look at my house the same way and I can’t imagine you will either. Not only is the demand through the roof but we’re also being enabled like we never have been before. Wait.. what? Money is super cheap to borrow. If you’ve worked with me as a buyer recently, you’ll recognize this concept: $100,000 at 3% on a 30-year fixed costs $420 per month. Yup.. for the price of some peoples’ monthly coffee & cig habits, you can afford an extra $100,000 value in your home. So let me ask you.. does

it matter if the home is $400k or $450k? The difference is $210 per month. For a buyer at $800k.. does it matter if it’s $800k or $900k? Not really.. it’s $420 per month. Don’t get me wrong, a couple hundred dollars monthly adds up but when we’re talking about house payments – it’s pretty darn manageable. So when will demand slow down? I don’t know and don’t be fooled by people saying they do. I do know the affects of pandemic life aren’t slowing down. The meaning of a person’s home I feel is going to change forever moving forward. Interest rates.. are they stable? Absolutely not but I don’t see rates making a difference anytime soon. In my opinion and feel free to ask Thomas Jussila – ad in the front inside cover – you won’t see rates edging higher anytime soon. If they do, will it matter? Remember the narrative above - $100k at 3% = $420/mo.. at 4%, it increases the payment by $56/mo. So it’ll take rates in the high 4% to make a dent in affordability. Is the buyer pool shrinking then once people buy? Is it growing with new buyers? Um yeah.. this is where it gets weird my friends. You’ve got a younger generation that didn’t buy per usual in their late 20’s.. they’re starting to get angry at rent prices and enter the market. Here’s the weird one.. Wall Street. Yeah, they’re coming for your home and it’s something that’s not talked about. Remember that you read it here first. There are 4 million single family home rentals in the US. The vast majority are owned by mom’s and pop’s owners.. people like me and you. 2% of those are owned by big money hedge funds and Wall Street power houses. That’s shifting.. and shifting fast! They want to up their 2% ownership stake to 20% plus. That means they’re literally coming for your home! Instead of owning a skyscraper with 1,000 units – they want to buy 1,000 single family homes and run it as one stable rental pool. Again.. mind blown. We’re not seeing this too heavily in Mpls/St. Paul but this is happening around the country and it’s coming for us too! So where does this leave us on our market of chaos? It leaves us with many questions still but you all know what to look for.. inventory creation, interest rates and buyers entering & leaving the market. A new home and neighborhood near Stillwater prove that nature provides the best design direction.

arming 120 acres of land near Stillwater for 10 years— and mentoring immigrant farmers on the land for nearly 15 more—has given David Washburn an intimate understanding of nature’s nuances. “The views here are quite extraordinary,” says Washburn, the longtime owner of Minneapolis’s former Valcucine kitchen showroom. “Our goal has always been not to screw it up.”

Builder and business partner Bob Appert jumped to join him in developing the farm, along with an adjacent 200 acres they acquired three years ago, to become a neighborhood called White Oaks Savanna. “I knew right away it was something special,” Appert says. They worked closely with landscape architect Travis Van Liere on

Can a seller keep a buyer’s earnest money?

Great question and many tangents would be needed to really do this justice. The short answer is that it is certainly possible. Earnest money funds are typically non-refundable after all the buyer’s offer contingencies are satisfied. If the buyer doesn’t close per the offer terms, it’s possible they’re in breach and could lose their earnest funds. However, in MN in order to cancel a purchase agreement, both parties need to sign the cancellation document. Within that document it states where the earnest money goes. So if it’s supposed to go to the seller but the buyer refuses to sign, you have potential for issues. There’s a statutory process that would need to play out and that can take months. So in the end, even though the seller may have the right to do so, actually getting the funds may be difficult. See what I mean.. tangents can fly on this question!

How long will this current real estate market frenzy last? Well this is certainly the # 1 question we get as realtors and dedicated 4 pages of this magazine on the topic. Nobody knows for certain but the factors to watch are still the basics.. supply vs. demand. I think the market imbalance will ease up a bit in 2022 and we’ll see appreciation slowing down and to normal levels. I think it’ll take 2-3 years to start to see inventory counts up around more balanced levels. Remember that it’s still a crazy huge seller’s market if it takes 30-60 days to sell a home. That’s still a HUGE seller’s market but think of how strange that will feel when we get there.


Mortgage Insurance – should I put more money down to avoid it?

How long does it take to buy a home?

Any buyer that’s worked with us has heard this before.. It depends. You have to buy into a financial theory and stick with it… and to each their own on what that could be. Here’s mine: money is cheap to borrow it, so I’m a fan of borrowing it. To avoid mortgage insurance, you have to put 20% down or more. If you’re buying a $500,000 home.. putting $50,000 vs. $100,000 can be significant! That’s an extra $50k out of pocket. What’s not significant is the mortgage insurance payments these days. Chat with your lender to confirm but the MI payment on that would be $125 (appx) per month. Not too bad and that allows extra funds for the move and all that comes with it!!

Typically a buyer will ask for a closing date 3045 days out from the date of the offer. At times you see offers with shorter or longer time frames depending on what both parties are looking for. Cash offers can close fairly quickly but still need some time for title work to be completed… on the short side about 10-14 days. As for a buyer just starting their search, we recommend getting out on showings with us no shorter than 3 months prior to when you want to buy and close on a sale.

Why is my tax value different than my actual value? Good question! The tax assessment comes from your county. Each county has a different method of calculating value and designed for the purposes of tax collection. That’s completely irrelevant when it comes to market value. Market value would be described simply by what a buyer is willing to pay. You know my soapbox. The more buyers there are for the home the more it could be worth. I say “could” because those buyers need to know it’s for sale too. That’s where we come in!
