HOLMES ON HOMES In the last edition we talked about the bubble bursting in pricing. If you tune in often, you’ll know I ramble on about supply & demand factors driving pricing and this insane market. This edition of Holmes on Homes is going to focus on how that translates into what it’s like actually selling AND buying in this market. Options for buyers and sellers in 2021 look quite a bit different than it did just a few years ago. Think about the difference from 10 years ago!! That really isn’t too long ago and for most readers, were homeowners well before that. Remember when it was very black and white with options available to you. List your home – deal with repairs or updates – next come showings, inspections, appraisals and then wait for a closing date. What about buyers – you had Realtors and our MLS systems to tap into for home searches. That was about it! Today the landscape of real estate has changed drastically due to market conditions and technology. We’ll start with the selling side of the real estate transaction and “WOW” doesn’t do it justice. It would be more of an expletive-filled statement on the amount of change here. 10 years ago you had a simple concept & simple technology: list your home with a Realtor. Take guidance on what to do with the home to present it. Deal with showings, inspection, appraisals and so on. Get to the closing and make sure the buyer is there too! 4


Today there is a world of options and the role of a Realtor has changed too. There’s everything from full-service real estate teams (that’s us), flat fee services and down to the D-I-Y approach with MLS access groups. I think of my role as a Realtor as your concierge of real estate solutions. I literally challenge our sellers to give our team things to get off their plate. Do you need movers? Would you like people to come in and pack for you? Want to leave furniture or things behind? Do you need a system to manage utility set up or transfers? Do you need cleaning, snow or lawn services? Literally, the additions to the customer service points can be endless and all you have to do is ask. We take an approach of using our tools and fitting them around your experience to customize the approach. Take viewing a home as an example. We have 3D tours & live-video tours for remote viewing or for covid sensitivity. You can customize showing times so you can distance-learn or work from home. Do you want to restrict showings so you can have family time at dinner? All of this can be done with today’s tech & market trends. But this is where it gets interesting and for those of you still reading, let your head spin on this. How about this concept: The Offer House. Yeah, that’s right.. an offer-house. I’m just giving you the same message I had a year ago but with a new name. Open Door, MarketPass, Zillow, Homestead Road and so on – they all make cash offers on homes. C’mon.. if you haven’t heard of these companies or seen their ads, received their mailers, emails, postcards or have seen the billboards – you know the ones I’m talking about. If you haven’t seen this stuff – you’ve been stuck inside. We’ll give you 2020 as an excuse. If your home fits one of these buyer options – we can host an OFFER HOUSE! Get it.. open house.. offer house? All jokes aside, that’s literally where we’re at. There are local companies like MarketPass that have no restrictions on what they buy and groups like Zillow (Guaranteed Offer guy) which are more restrictive and gimmicky. What our team is doing to put all of that chaos under one process for you - host an offer house. In other words, we can meet for about 30 minutes or so at your home to go over the process and take a few pictures. From there we can literally solicit offers from all of these companies.

Pre-selling a home can add a ton of value for a seller. You can choose your closing date up to several months out! Want the cash from the sale but need a holdover to help coordinate your next move – check! Need a late checkout? Done. Don’t want to clean.. want to leave stuff behind you don’t need or want – check, check. Need to sell in order to buy and want to be a confident buyer – check. C

ontinuing on from the front article on options in real estate…what about options for the buyer?? With the advent of technology spinning off in so many directions combined with this frenzied seller’s market – what does that mean for the buyers out there? What options do buyers have to compete in this market? Well let’s talk about the market first. There’s no doubt this is a seller’s market and that means quite honestly more challenges for the buyer. Due to historic lows in inventory, there are simply less homes to look at. The inventory is so low in fact we’re getting started sooner. If your goal is to buy something in June for example.. starting to get out and look at homes as early as March is suggested. You may need some flexibility in your living situation from buying to selling. We like to call that ‘Having a Plan B’. Short-term housing solutions can off-set some of the buying challenges. You don’t’ want to make a purchase under pressure. That means you’ll be calling us to sell sooner than you planned to. Although not bad for us – not what we want to see you go through! Doing it right the first time around takes patience. Having a back up plan on housing allows for patience for your purchase. Short term rentals, AirBnB, VRBO, Extended Stay, friends or family – any type of contingency plan is a great plan. What about terms within an offer to stand out? We’re seeing a ton of creativity in offers to make them standout yet limit a buyer’s exposure to risk. Increased earnest money, letting a seller choose the closing date, financing commitments and appraisal guarantees are just a few terms we work on. Escalation clauses have also gained traction this past year. An escalation clause for example is offering $400,000 with a clause to beat any other offer by $2,000 up to a max of $420,000. On the bright side – rates are crazy low. We’re still seeing 30-year fixed rates below 3% which really allows a buyer to take advantage of cheap money and make the purchase they want. If you think about it terms of cost – going over a list price or not – the cost of a home in terms of monthly payment has been held in check due to low rates. Let’s look at the price of a home in terms of down pay-

ment and monthly payment – 2 of the largest factors a buyer considers. If you’re planning on putting 10% down, an extra$20,000 in purchase price costs $2,000 out of pocket. If you’re conservative on calculating rates - $100,000 at 3% = $420 per month. So paying $20,000 more for a home than you expected costs $2,000 out of pocket and $85 per month more. Is that home worth that to you? As many of you know that have worked with us – we often guide our buyers through just that. What’s the home worth to you? – more importantly, what is it not worth to you! So is there anything actually making this market easier for buyers too? Yes! A few things come to mind quickly on that – technology & teams and new construction. Technology has gone from allowing the realtor to hold the data to the data being completely public and available at your fingertips. If you’re ready, confident and prepared – acting quickly makes a huge difference. Working with a team that can get out when a listing hits day 1 is huge. There are plenty of stories about buyers putting in 5, 6, 7+ offers and finally getting one approved. This does happen but ask our friends Molly & Trevor about their recent buying experience. Plenty of prep time through their MLS search & really knowing what they wanted was the key for them. We made a very solid offer with a home that was day 1 on the market. It was the first offer we put together with them and it was crafted well. With 7 offers looming in the background, they chose to work with us. The offer was solid, to the point and gave the seller the ability to turn off the chaos. Keep that in mind on the buyer side by the way – having 30 showings in a week is an absolute nightmare for a seller and they want to be done! New construction has also been prevalent with the listing shortage. This is pretty common sense and has inventory has shrunk, builders have come out of all corners of the Twin Cities. New construction is less competitive than existing construction and allows you time to prep as well. If it’s a spec home or starting from scratch – the timeline can create some comfort for a buyer especially those that needs to sell as well. Whether a buyer or seller – we customize the approach by taking the tools we have to fit your experience. 11

UNCOVERING CHARACTER Remaking an 1857 building revealed a series of quirky surprises that feel right at home for a world traveler.

P

art of the fun—and, at times, frustration—of renovating an old home is that you never know what you’ll encounter. For the design team who transformed an 1857 structure originally built as the Excelsior schoolhouse, those discoveries ended up defining much of the finished look. In ripping out old plaster and lath, for example, crews uncovered 150-year-old two-by-fours of old-growth lumber, often packed solid with layers of brick. “We’d never seen a wall with bricks in between the studs like that,” architect Ben Awes says. “Normally that approach would rot out the studs, but they were fine—and it’s just beautiful.” Whenever possible, lumber and brickwork were left in place and exposed. But when it had to be removed, 12

nothing went to waste. “We saved every single twoby-four and pulled out every nail ourselves,” says homeowner and interior designer Sheila Holleran. The same philosophy applied to the building’s original finished millwork and Douglas fir floors. The architecture provides the perfect foundation for the richly textured design style of Holleran, who grew up spending summers with family in the former Yugoslavia and worked as a flight attendant for Northwest Airlines. “I like to keep things simple, warm, and organic in nature, with items that are found or at least with the appearance of being found,” she says. Preserving a good number of architectural elements also pays homage to the building’s history. As Excelsior’s oldest structure, it was built first as a school


but served for decades as a boarding house. (The building’s nickname, “the Beehive,” refe rs to i t s days when it housed several boarding rooms.) At the time Holleran bought it, four apartments spanned three floors. The two main-floor apartments combined to become her home. Great question and lots of spin offs on that one. The short answer is we get to sit down with all parties of the transaction and figure it out. If there are costs built in for the buyer – that’s usually the first thing that is removed. If that’s not an option, then you get to have a very open discussion about the reality of how it affects each person. As a seller – if this buyer doesn’t work out, will the next buyer have the same issue? As a buyer – do you have funds available to help bridge the gap? Is that worth not being able to buy the home you want? Long story short – we put on our problem solving & conflict resolution hats and get to work.

I assume it’s easier to sell a home right now due to the market, right? I guess that would depend on what you mean by “easier”. It can take less time with a market like this but you also work through different challenges. Appraisal issues like the last question are a reality. At times you have buyers that feel an offer over list price enables them to be unreasonable with inspection results. And then there’s good ol’ fashioned buyer remorse. Buyers have to move quickly and sometimes that means re-thinking their offer and backing out completely.


Where do you see rates going in the future? Simple .. rates will be going up sometime in the future. Am I a world class psychic on that? No. They’re just so low that it’s not feasible to expect lower rates. I believe rates will be steady and any increase we see in rates should be balanced not to completely offset a market and push home prices negative. There are so many factors that go into rates that I have to defer to our mortgage partners for this. Thomas Jussila with My City Mortgage can get into that with more details on market indicators to watch for moving rates. They’ll go up.. the better question is when and how quickly?

Now that the Packers are out of the playoffs – who do you have in the Super Bowl? Let me preface this with a few things. Today is Feb. 4th.. around 2pm and it’s snowing like crazy in the Twin Cities. The Super Bowl is in a few days and by the time you get this, the game will be a distant memory. So even though you get this after the game – here’s my prediction before the game: The winner will be me! I’m looking forward to nachos and wings and football with the family. Doesn’t get any better than that – oh wait, it does. If my Packers would have gotten their head out of their @$&, it could have been much better. A bit jaded? Maybe. That said – Chiefs by 10 and Tom Brady can go sit in the corner and cry.

Do you see an exodus out of Minneapolis or St. Paul due to covid or what happened last summer? Covid brings a ton of natural activity to a downtown. From the commuters to the industries that support them, sports, nightlife and so on. I think the main real estate markets that are effected are in the commercial world with empty office space and companies re-thinking what an office actually is and how it’s used. For residential real estate – the condo markets are one to watch over the years to come.
