Annual rates and charges may be paid in a single instalment (payable 31st August) or quarterly instalments. Please refer to the front of this notice for the payment amounts and due date for each Instalment (Section 562). An Instalment Notice will be issued one month before the nearest due date if there is a balance due and payable. If payment is not made on or before the due date, interest will accrue on the overdue amount daily and recovery action may be taken.
If you are having difficulty paying Council rates by the due date (Section 564), it may be possible to set up a payment arrangement, please contact Council or complete the ‘Arrangement to Pay Application' on our website.
Rates and charges shown on the notice as arrears or which remain unpaid after they become due and payable are subject to daily simple interest (Section 566). These amounts are overdue and will continue to accrue interest until paid in full. Council may write-off interest in certain circumstances.
Eligible pensioners will receive a rebate on rates and charges (Section 575). Ratepayers who become eligible pensioners after the levy date may be entitled to a rebate proportionate to the number of full quarters remaining after they became eligible. Please contact Council or visit our website to obtain a ‘Pensioner Concession Application Form'.
If your property is a church, school, reserve, public place, charitable institution, public hospital or the like you may be able to claim rate exemption.
Any appeal or question concerning your land value must be made through the Valuer General’s Office, valuergeneral.nsw.gov.au or call 1800 110 038. Any ratepayer who believes their property is not rateable or not rateable to a particular ordinary rate, special rate or charge may appeal to the Land and Environment Court (Section 574 of the Local Government Act 1993).
Council must declare every parcel of rateable land in the area to be in one of four categories (Residential, Business, Farmland or Mining). A rateable person may apply at any time for a review of their rating category and may appeal against that category. Any request for a change in category must be made in writing to Council (Section 525/526). If usage of the property changes (e.g. Residential to Business) you must notify Council within 30 days of such a change.
If you live in a single dwelling on land that could be subdivided, developed, or zoned for a different use such as industry or commerce you may be eligible to postpone part of your rates. Please contact Council for further details. (Section 585).
If your property use is a combination of business and residential you may be entitled to mixed development rating.
All revenue collected through this rate is directly allocated to infrastructure renewal and maintenance for each financial year.
MANAGEMENT SERVICE CHARGE
The purpose of this charge is to help Council fund additional stormwater management activities. These may include stormwater pollution prevention, flood mitigation, stormwater harvesting, community education programs and stormwater drainage systems, operation, and maintenance.
A Domestic Waste Management Charge must be applied to all Residential properties where the service is available, whether it is used or not. To make changes to your bin services please contact Council 02 9843 0555 or visit our website. Where a property is rated Residential and is Vacant (i.e. no dwelling has been established or a dwelling has been lawfully demolished), a Service Availability Charge will be levied (Section 496).
If the mailing address on this notice is incorrect, please advise Council in writing as soon as possible, you can do this by visiting our website and completing a ‘Request Change of Mailing Address’. Changes can only be made by the property owner (ratepayer) or their authorised agent.
