President’s Message

W

e are now dealing with a new paradigm as we address the Covid-19 (coronavirus). At the time I completed this column all of our facilities and amenities, with exception of Public Safety and Maintenance, were closed until further notice. Our first priority has and will continue to be the safety and wellbeing of our members and employees.

The Board and administration have been prudent and reasonable in dealing with this emotional and complex matter. I echo Larry Frotten’s 3/18 email and ask that everyone in the Hideout refrain from spreading rumors.

Nevertheless, this is a good time for you to create a Neighborhood Watch Group to check on and offer assistance to our vulnerable disabled, infirm and elderly residents. In fact, for all residents. A simple thing such as getting rid of their trash and recyclables goes a long way to showing what type of community the Hideout really is. Helping someone master the new compactors probably will have them think you are a Mensa Candidate (IQ of at least 165). There is no monetary reward but a high level of pride and accomplishment. Remember, we’re in this together!!

For the few weeks the Ski Hill was open the registers and food sales were at capacity. The two times I went to the Ski Hill I was happy that many of our residents were using this amenity. The new pole barn, tables and benches were used extensively. The Ski Hill staff supervised by Charlie Swody did a terrific job for us. Now if we could only figure out a way for Mother Nature to be accommodating, the results would really be beneficial to our budget.

Our Maintenance Department under the guidance of Supervisor Craig Rafaniello and Tech 1, Jim Aleckna, have been absolutely outstanding in maintaining our buildings and equipment. In addition to that normal responsibility they also installed a new floor at the Pub as well as started to install a new floor at the Lodge and installed new doors at the POA offices. That Department also did some deep cleaning in those buildings. You might want to say thank you when you see one of those employees.

By the time you read this column we will have hired a new Facilities and Environmental Manager. There is an inordinate amount of time involved in the hiring process. Fortunately under the tutelage of Larry Frotten, our HR Department and Managers we have met that challenge head on and hired what we consider to be the best candidate for the position.

In addition, some staff salaries were adjusted upward as part of our on-going program to make our salaries more competitive and to be ahead of the curve

that is on the horizon from the PA Legislature.

s we are all aware the Covid-19 virus has captured the nation by storm.

We at the Hideout are always concerned about the safety and protection of our Assessments were members and employees. The Maintenance Staff cannot complete the floor at the Lodge nor do any of their normal work.

The Board will be communicating via phone or email with Larry, managers and amongst ourselves.

The Governor’s decision allows restaurants to have a take-out menu.

Karen Kegel and the Food & Beverage Department have created a curbside, take-out menu, at the Clubhouse, which will be effective as of March 26th. Call (570) 698-4100, ext. 150 to place your order. Payment will credit card over the phone, cash or credit card at time of pick up.

The terrific weather we are experiencing is a nudge to check and make sure all of our personal lawn equipment is operating properly. But we are supposed to have some snow the week of March 23rd.

On a more positive note the work on the Main Lodge is almost complete and ahead of schedule. The fire suppression system in almost complete with minimal work to be done. We are doing some needed upgrading during this time. We are installing a new ceiling with a new audio system. By the time you read this message, the main area will have been painted and the final installation of a new floor will have been completed. We are replacing the doors that have survived 30 plus years of wear and tear with energy efficient models and a modern look. We are sure that members will enjoy the new look and the upgrading of the facility.

The Winter season has come to an end and the Spring season is upon us. As we all know the winter sports area did not benefit from an unusual winter weather pattern. One benefit, however, was the fact that our maintenance staff was not called upon on frequent occasions to plow or deice our roadways. The loss of income from the winter sport area was balanced from the savings we enjoyed because the need for snow plowing was significantly less than expected. Our maintenance staff and winter sport area staff performed remarkably well during this past winter season.

We have discussed in past articles the new recycling compactors that we installed in an effort to be more efficient at the area. As with all new installations of this type accommodations and restructuring may be required.

We recognize that changes and

enhancements will be needed to make the process easier for all our members. We are making these changes as we see the need.

We will be adding better signage which should improve the process along with making changes to the units themselves. As with all projects we do, we welcome community input so that we can make The Hideout a better place for all.

We are happy to announce some additions to staff. Gina Colazingari, a much-valued past employee has rejoined the staff at the POA. She will serve as the Human Resources Associate assisting in a function that has expanded both with new regulatory requirement reporting and the demand of an expanding work force. We are also pleased to announce Heather Hopkins will join our staff as the Facility and Environmental Manager.

After discussion with the Board of Directors and with the recommendation of management a decision was made to consolidate the two functions into one. This move will enhance our current management structure and provide The Hideout with a savings. This consolidation is possible because of the support staff in place in both those areas. We welcome both Gina and Heather and wish them continued success.

In the near future residents will receive the 2020 census forms. We urge you to please complete the census form either online or with the paper forms sent to you. This is a very important function that is mandated by the US Constitution, which directs the government to conduct a census every 10 years. Historically the first census was recorded in 1790.

This important activity is the basis for federally allocated funds for counties such as Wayne and others. If residents don’t participate, then Wayne County and therefore Hideout members, who are residents could forfeit a fair share of funds. The distribution of more than $675 billion in federal funds, grants and support to states, counties and communities are based on census data. This money is spent on schools, hospitals, roads, public works and other vital programs. I urge you to make an effort to complete the census so funds that are needed in Wayne County get here.

Public Safety Corner I nfectious disease outbreaks like the current Coronavirus (COVID-19), can be scary and can affect our mental health.

While it is important to stay informed, there are also many things we can do to support and manage our wellbeing during such times. Here are some tips that may help you, your friends, and your family to look after your mental health at a time when there is much discussion of potential threats to our physical health.

The government is advising us to avoid all but essential social contact. This will mean that more people will be spending a lot of time at home and many of our regular social activities will no longer be available. It will help to try and see it as a different period of time in your life. It will mean a different rhythm of life, a chance to be in touch with others in different ways than usual. Be in touch with other people regularly on social media, e-mail or on the phone, as they are still good ways of being close to the people who matter to you. Create a new daily routine that prioritizes looking after yourself.

You could try reading more or watching movies, having an exercise routine, trying new relaxation techniques or finding new knowledge on the internet. Try and rest and view this as a new, if unusual, experience that might have its benefits.

Make sure your wider health needs are being looked after such as having enough prescription medicines available to you. Try to avoid speculation and look up reputable sources on the outbreak.

Rumor and speculation can fuel anxiety.

Having access to good quality information about the virus can help you feel more in control. When staying in touch with friends on social media, try not to sensationalize things. Also, remember to regularly assess your social media activity. Tune in with yourself and ask if they need to be adjusted. Are there particular accounts or people that are increasing your worry or anxiety? Consider unfollowing accounts or hashtags that cause you to feel anxious.

It is okay to feel vulnerable and overwhelmed as we read news about the outbreak, especially if you have experienced trauma or a mental health problem in the past, or if you have a long-term physical health condition that makes you more vulnerable to the effects of the Coronavirus. It’s important to acknowledge these feelings and remind each other to look after our physical and mental health. Try to manage how you follow the outbreak in the media.

There is extensive news coverage about the outbreak. If you find that the news is causing you huge stress, it’s important to find a balance. It's best that you don’t avoid all news and that you keep informing and educating yourself, but limit your news intake if it is bothering you.

Follow hygiene advice such as washing your hands more often than usual, for 20 seconds with soap and hot water (sing “Happy Birthday” to yourself twice to make sure you do this for 20 seconds). You should do this whenever you get home or into work, blow your nose, sneeze or cough, eat or handle food. If you can’t wash your hands straightaway, use hand sanitizer and then wash them at the next opportunity. You should also use tissues if you sneeze and make sure you dispose of them quickly; and stay at home if you are feeling unwell. We should also be aware of and avoid increasing habits that may not be helpful in the long term, like smoking and drinking.

The Hideout Public Safety Department understands that these are trying and emotional times for many. However, we can assure you that The Hideout Public Safety Department Staff is doing everything that we can to curtail the effects of this outbreak. We urge anybody with questions or concerns in regards to this situation to reach out to us.

Food & Beverage Corner W hat a month March has been. The Food and Beverage team hopes all is well in our community, prayers and positive thoughts to all through this very trying time Unfortunately, we are all on hold due to the state of emergency we are all enduring. During this Corvid-19 crisis we have worked hand in hand with facilities. Craig Rafaniello and his crew have been an enormous help. They have obtained all the cleaning needs, that were requested, and he has sprayed down the entire Clubhouse with an approved chemical to ensure that we were working in a safe and sanitized environment.

Policies and procedures have been set into place at the Clubhouse with staff to ensure the well being of them and our members. As of today, we are still awaiting word from our Governor and our President as to what the following week will hold. Our community manager Larry Frotten has been so wonderful with communicating with us and to our staff during this time. The Food and Beverage department is very grateful and blessed to work at The Hideout and will continue to goal for success in our food outlets for our members. Let’s all stay hopeful and be kind with one another. We are all in this together. We miss all our community and truly look forward to opening our

doors and getting reunited.

The beginning of the month was full steam ahead for us here at the Clubhouse. While the back of the house employees took apart the kitchen and did a deep clean, the front of the house was busy taking care of all needed attention to tables, chairs, walls, floors, and equipment. We had the tile floors steamed. Facilities truly worked there magic and installed the new Pub floor. We are excited for our members to come and enjoy the room. We have added a special touch for our Dart league with 3 cabinet incased dart boards and enhanced the décor of the room. We have a few wonderful menu changes and can’t wait to open the doors and get cooking!

The Main Lodge was also coming along beautiful, the wall color has been up and the flooring has been started. We at The Hideout have much to look forward to.

JOIN AND HELP THE HIDEOUT GARDEN CLUB The Hideout Garden Club is a dedicated group of men and women volunteers who are committed to making our community a more beautiful place to live. The club plants and maintains the arboretum at the main entrance as well as other areas such as the planters at the mailboxes, North Gate, recycling center, Recreation Center, Nubia Malkin Art Center and more. We have members who meet to maintain the arboretum every Monday morning during the growing season and other members who maintain the other planters around The Hideout when it is convenient for them.

If you are interested in joining us, our organizational meeting will be Wednesday, May 6 at 1 p.m. downstairs at the POA. If you are unable to attend this meeting and wish more information you may call Rick Yocum at (570) 251-1511.

Chairman's Message T he Board of Directors of The Hideout along with Community Manager, Larry Frotten, made an unprecedented decision to suspend all amenities from March 13th to March 27 for the safety of our members and employees. This was to combat the Covid-19 virus outbreak, as directed by Governor Wolf and the state and county health departments. Public Safety, Maintenance, and Housekeeping were in full operation, for the safety of our members.

To our members and staff, please abide by the CDC recommendations and safety precautions.

Hopefully everyone noticed the new recycle compactors. We were pleasantly surprised when our numbers showed that in the short time that they have been in operation, The Hideout cut recycling costs by nearly “Ten Thousand” dollars. We can continue these savings throughout the year.

I would like to say thank you to our Ski Hill staff. Again, Mother Nature was not as cooperative as we had hoped. We were able to open for 13 days. The Snack Bar did a great job feeding our members and guests.

As we are all aware, our country is fighting the ultimate battle right now of the Coronavirus. As a result, The Hideout has closed all amenities; including the POA Administration office.

The 2020 Amenity Dues payment has been extended until April 30. We encourage all our members to utilize our website www.hideoutassoc.com to pay online, pay by mail or, if you come to the POA office, there is a “member drop off box” to the right of the main entrance.

If you have requested your stickers to be mailed to you, we will do out best to get them to you as soon as we are able.

If you have not revalidated, the mailing out of your 2020 stickers is still available.

To participate, we require the completed 2020 Membership form, copies of vehicle registrations and college student ID’s. If you have misplaced your membership material, all of our forms are available on line at www.hideoutassoc.com.

Once completed you have the option of e-mailing to registration@thehideout. us; faxing (570) 698-9457, or by mail.

Postage for mailing the stickers Certified Mail/Return Receipt is $7.

All Permanent Guest Vehicles must be updated. If you have filled out the paperwork for your guest, remind them to stop in with their current vehicle registrations, once we are reopened.

The fee for their vehicle sticker is $30.

Pets who frequent the Dog Park must be registered each year. A current copy of their vaccinations (distemper and rabies) from your vet is required. The Dog Park is a great place for the dogs to play with each other, unleashed. To join the park, there is a yearly fee of $15 to receive a tag and/or sticker which is updated each year.

Spring is the perfect time of year to spruce up your property. Remember, any exterior work on your property usually requires a permit. • Hang a birdfeeder! Be sure not to permanently attach it to any trees, and that the bottom of the feeder is a minimum of 8 feet off the ground. Install a squirrel guard or some other protective means to prevent non-bird critters from getting to the feed. Having a bird feeder less than 8 feet off the ground as well as the intentional feeding of wildlife other than a bird feeder in our community are both subject to a citation and fine in the amount of $1,000.00.

• Get a bat box! Bat populations are on the decline throughout the Commonwealth of PA and they are in desperate need of human help for nesting sites. Just be sure to not permanently attach it to trees and that it is located in the right spot for bats to easily get in and out. What’s “Hiding Out” in our Environment this Month?

By: Ryan J. Hill, M.S.ED, Environmental Manager The Raccoon (Procyon lotor) Like it or not, The Hideout offers prime “Raccoon Real Estate”! Here are some interesting facts about this mammal: • The common street name for this critter, “coons”, is actually a variation of the Native American term for Raccoons, “arocoun”.

• They average in weight between 10 and 30 pounds, with males weighing heavier than females.

• An adult Racoon's tail is around 10 inches in length.

• Raccoons are omnivores, meaning they are opportunistic and will eat a wide range of foods.

• They possess an excellent sense of touch in their forefeet due to highly developed nerves, which allows them to easily catch insects and small/ quick fish in combination with their long sharp claws.

• Raccoons are nocturnal, spending the daylight hours lounging around and sleeping in the crotches of trees, sunning themselves until they go out at night to

search for food.

• Raccoons can be found in all of the “lower 48” states and into Central America, but are not found in the higher elevations of the Rocky Mountains or in some of Americas westernmost deserts.

• Too many Raccoons concentrated in one area unfortunately increases the chances of Raccoons contracting rabies and/or distemper.

• Raccoons have an average home range of about a mile depending on food resources.

The best way to prevent negative Raccoon encounters, on your property, is to simply make sure there are no food resources easily accessible to them! This includes bird feeders, garbage, and household wastes.

Board Meeting Minutes - February 22, 2020

Board of Directors Comments: Andrew Miller noted that the 2020 Census packets go out next month and he stressed that members should voluntarily complete and return the census so The Hideout can be represented federally. He also indicated that this avoids someone coming to your door to obtain the census data.

3. Management Reports: (Questions or Comments will be taken after each report- limited to 5 minutes each) a. Community Manager, Larry Frotten: Larry Frotten reported: i. Staffing: There were two promotions made within the POA administration for added efficiency. Ryan Hill was promoted to Assistant Community Manager. In

his new role, Ryan will oversee the Land and Environmental Department and the Facilities Department. Frank Trinisewski was appointed as the Financial Manager.

Frank has been working on a part-time, temporary basis for the past 8 months while he was finishing his MBA at the University of Scranton. He has prepared the budget and assisted the auditors in that time.

ii. Ski Hill: The ski hill process was published in detail in The Hideabout. As stated, a good base of snow is required to operate safely. The plan was to keep the ski hill open all week, but rain interfered with the plan. The ski hill is open today and tomorrow. iii. Main Lodge Fire Suppressant System: This project is ahead of schedule. Facility staff will be painting this week and installing the new flooring. iv. Audit: The audit has historically been completed in May or June, but with Frank’s efforts, the draft should be available in the next month. v. Recycling: Adjustments are being made to the new recycling compactor for safety including the addition of a chute and higher railing. vi. Recreation: Larry reported that John Boandl is out with the flu so there will not be a recreation report.

Questions & Comments: Lot 4018. In response to a question regarding request for swale repairs in front of his home, Larry indicated that the issue was inspected and someone will be in touch with him this week.

Lot 2374. Member recommended repairs to POA parking lot as it is getting more ruts.

Lot 919. Member commented how pleased he is with The Hideout and staff in relation to the various places he has lived throughout his life. b. Food and Beverage Manager, Karen Kegel: Karen reported that the food and beverage facilities have been wonderfully busy. There was positive feedback from the Super Bowl party and HASG luncheon. The HASG sent flowers which the staff appreciated. The Valentine’s dinner was successful and the feedback cards have been 90% positive. The staff is heartened by the positive feedback which was needed and deserved and renews their efforts. Food and beverage income this year to date is $75,000 and the budgeted projected for the year is $93,000. There will be a shutdown at the

Clubhouse and Bistro from March 3 to March 13 for cleaning and installation of a new floor in the Clubhouse. Facilities did an amazing job at the Main Lodge and banquets and the tiki bar will be a new experience. The new banquet menu will be available on March 14 and she is proud of the work done by Chef Brett and Chef Joe. Questions & Comments: Lots 1745, 1915, 3740, 1326, 969, 1830 and 3730. All expressed dissatisfaction with the idea to move darts and shuffleboard downstairs. Concerns voiced included that the dart group consists of 40 to 50 paying customers who are the only patrons at the clubhouse on a Wednesday evening in winter, their desire for a pub atmosphere and not a “basement”, their willingness to change to outside venues, their desire for a feasibility study/report, the steps hindering service and access and being a safety issue, the lack of idea sharing with this proposal, that the idea of increased seating I false as are the allegations of the league throwing darts near diners and asking diners to move their seats, and the damage caused to the shuffleboard table by parties renting the downstairs.

Lot 1326 recommended that the Clubhouse and Bistro be combined to form one pub as he does not feel a Bistro for family dining is needed.

Lot 3175 recommended that the Clubhouse and Bistro menus be available in both rooms.

Lot 3390 commended how professional and hard working the Food and Beverage staff is, but suggested looking at the bar menu as she feels it is the weakest part of the program. She also questioned if anything will be done with the shrubs outside the Clubhouse and Larry indicated they will be removed by Facilities.

Lot 1388 asked if there were any plans to accommodate growth in the community such as expanding the kitchen. The response indicated that expanding the kitchen would be expensive and there is limited room, but Karen re-organized the kitchen for efficiency and additional seating is planned for the deck in the warmer weather. c. Environmental Manager, Ryan Hill: Ryan Hill reported that 11 bluebird nesting boxes have been established at amenities throughout The Hideout and challenges the members to find them.

Ryan reminded members to keep of the ice on all lakes as it is unsafe, especially with the draw down on Roamingwood Lake. The TNR program will begin again in the next couple months and there is a

budget to process 200 more cats which will stabilize the population. Forms for the TNR program are available from the Environmental Department. d. Facilities, Ryan Hill: Ryan Hill, Assistant Community Manager, gave the report on behalf of facilities.

Craig, Facilities Supervisor, had the idea to enhance the garbage and recycling area and make it more friendly beginning with improved signage. Work is being done to improve the new recycling compactors including chutes.

Questions & Comments: Lot 969 questioned the status of cleaning up the walking trail. It was noted that a skid steer was purchased and will make this project easier once weather permits. The benefits of the Land and Environmental Department taking the walking trail over from Recreation were discussed and this will be discussed further between managers for interdepartmental cooperation and working together to make the walking trail safer.

Lot 1490 indicated that there are a crazy number of cats at his house and they are being fed. He also heard that there will be another deer kill and questioned why the meat last year was left in the field to rot. He further asked why the wood down all over the community cannot be cleaned up and given to members.

Management requested that if rules and regulations such as feeding of wildlife are being broken, to please report the offense to assist in efforts to end violations. It was noted that the member was misinformed regarding deer meat being left behind during a cull and that all the meat is processed and donated to food shelters. Last year 2,000 pounds of meat was donated. The deer cull is data driven based on what nature and the environment can sustain in a healthy manner. Downed trees can be removed by members as long as they do not use a chainsaw to prevent injury, however trespassing was also a concern. The Hideout does not have the staff to keep up on the removal of downed trees from personal property.

Lot 3390 recommended flyers be available to identify the fish stocked in the lakes and list suggested bait or lures that attract each fish. The member further suggested The Hideout offer fishing equipment for rent. Ryan indicated that he will collaborate with Recreation for the handout. He further responded that we cannot rent fishing equipment as we do not have the ability to sell the fishing license mandatory to fish in Pennsylvania.

Ryan will further look into walking trail stations using the Lacawac Nature Center. (continued on page 7)

Lot 143 questioned if there were any spotted lantern flies spotted in The Hideout. Ryan reported that there were not, but they are in Pennsylvania and he is changing the magnets for signs to reflect the different stages of growth during the appropriate seasons. Lot 3402 indicated that it is mandatory for truck drivers to be fully trained on spotted lantern flies.

A member questioned why County Waste goes through the Main Gate requiring them to go through the whole community instead of using the North Gate. It was noted that this is due to weight restrictions on Miller Road and Avoy Road. e. Financial Manager, Frank Trinisewski: Frank thanked the Board, Larry Frotten and Brooke Craven for the opportunity.

He is excited to take on the complex position with this great Community and team. He stated that he obtained his Bachelor degree from Penn State and MBA from the University of Scranton, has 7 years of real estate development, then engaged with Zavada and Associates which is how he was introduced to The Hideout. Frank stated that the 2019 performance surpassed the projected income by just under $73,000 and the 2018 performance surpassed the projected income by $36,565.00.

With regard to amenity income, 2.376 million was projected and 2.5 million was brought in. Transfer fees were projected at $325,000 and brought in $426,000. Interest income on the 4.4 million investment was projected at $50,000 and brought in $100,000. The only deficiency was in dues projected at payment of 3,635 dues and only 3,600 were paid. For the first 51 calendar days of 2020, January brought in $421,533 and February brought in 1.22 million for a total of $1,741,995. Dues income is 1.57 million with 823 lots paid in full and 197 partial payments. By March 31, the expected dues income is $3 million. For banking, there is 1 million in the checking, slightly over $425,000 in operations, 4.4 million in reserves and over $330,000 in new capital reserves. January’s month end close will be completed this week and published. The audit insert will be published when finalized. A Budget Committee meeting is scheduled for March 7th at 10:00 a.m.

Questions & Comments: Lot 1830 commended Frank on a great job. He then suggested rental properties pay double dues to get more revenues and deter rentals as he moved out of the

city to get away from this and they cause noise which he feels Public Safety does not address. He further requested that the garbage at the stop sign be cleaned up. Jerry Restaino responded that in order to prevent rentals the Protective Covenants would need to be amended which requires more member votes than would be received based on lack of response from members.

Jerry expressed that The Hideout is still recovering from a prior cut in dues and the Board is “playing catch-up”. Jerry further relayed that there are no other communities in the area that have the Gold Star award and amenities that The Hideout offers and the dues are less in The Hideout than most of those communities with fewer amenities.

Michael Terranova noted that necessary items put off in the past can no longer be put off and this accounts for several expenses.

Questions & Comments:

Lot 1915 questioned why the bocce court was never repaired when money was allocated for repairs, but the Bistro got a new floor. Larry noted that there are two bocce groups and they each disagreed on what improvements should be made to the bocce court; however, this is scheduled to be resurfaced in the Spring.

Lot 1490 indicated that there is an issue with speeding by his house and offered his driveway for patrol to use to catch speeding. Joe stated that there is a release that homeowners can complete granting permission for patrol to park in their driveway.

Lot 3390 questioned why The Hideout does not take over abandoned properties.

Larry reported that there are two primary reasons to take-back properties and they include stormwater and the improvement of amenities. If The Hideout took back every property, it would not benefit the community as a whole.

Lot 3402 welcomed Frank and stated that he is glad to have someone excited about finance. f. Public Safety Director, Joseph Kozuch: Joseph Kozuch, Public Safety Director, stressed that homeowners have a legal right to rent and that studies and research was conducted and committees formed surrounding this issue. Rental properties do bring in additional funds with rental fees. Illegal renters are being pursued very closely. Joe stressed that it is important to call when an issue is happening so it may be addressed appropriately.

Unauthorized use of gate access devises, breaches of security and speeding will be fined. Signage at the dumpsters and compactors is being addressed.

Joe stated that citations will be issued for emergency numbers not maintained.

Lot 143 questioned the noise ordinance to which Joe responded that there is not a specific time for noise in writing, but it is what is reasonable using common sense – generally 11:00 p.m.

Lot 969 questioned the search for the theft of copper wiring, and Joe confirmed that it was researched by the State Police, but remains unsolved.

Lot 3745 complained about debris in a neighbor’s yard. Joe confirmed that the member was fined and a repeat fine will be issued if the violation is not corrected in thirty days, but cautioned that members should not trespass to clean up debris on someone else’s property.

Lot 1172 stated that they have been a full-time resident for 50 years, and the security has never been in better shape.

He thanked security for their great job.

Lot 1326 recommended that when renters come through the security gate they should get a packet with the rules and regulations and be required to sign that they received the same. Joe confirmed that this is done by the POA and he is working on a one page flyer with just the rules most violated by renters to promote the reading of the material.

Last weekend there were 100 short term renters and this weekend there were 30 short term renters.

20-18 MOTION RESOLVED THAT, in accordance with Pennsylvania General Assembly Statute Title 68, Section 5302 (12)(iv)(A-B), and in the interest of furthering development and income, any transfer of unimproved real estate in which the purchaser submits a sworn affidavit declaring the intent to reconvey such lot within 18 months of its acquisition; and such reconveyance occurs within 18 months, the transfer fee and the dues assessments for that 18 month time-period will be waived.

Larry Frotten indicated that this is to promote development within The Hideout which will generate additional revenue.

We will be using the side entrance, handicap ramp on the Bistro side as the designated pick up area. We have set clear policies and procedures with our staff on keeping themselves, our work counters, and all operating equipment sanitized for our safety and yours. Proper food handling policies will be

heightened. All staff will be wearing gloves, sanitizing hands prior to entering the kitchen, and pre-sanitizing all work counters prior to every shift. The Clubhouse will remain closed.

We understand this is a trying time for all, our team is happy to be offering this service to our community.

Ask a Master Gardener...

What to do in the Garden?

S

pring! Finally! Although the winter was milder than most, gardeners are always looking forward to warmer weather.

Can we still get snow? Sure, but that doesn’t mean we can’t get a jump start on the growing season. . A spring vegetable garden is a great way to begin. Lettuce is quick and easy to grow either in garden beds or containers.

Direct sow seeds about 4 weeks before the last expected frost date, around May 15, or earlier in a greenhouse or cold frame. . Spinach is a great nutrient packed, easy to grow vegetable. Seeds can be directly sown as soon as the soil is workable. In order to continue harvesting into early summer, plant varieties that are slow-bolting.

. Carrots can also be a spring treat. Many varieties are ready to harvest in 50 days.

As with all seeds, make sure to read all directions on seed packets to ensure good germination.

And don’t forget peas! Seeds can be planted as soon as the soil can be worked, 2 inches deep and 3 inches apart.

. Flowers!! I am one of those gardeners who believe that no garden is complete without lots of flowers. Planting flowers for a cutting garden is a great way to stretch your budget, especially since bouquets can be expensive. But don’t overlook planting flowers for a display garden also. .There are some cool season annuals than can be planted in early spring.

Bachelor’s buttons, poppies and calendula can be started outdoors. Other annual flowers like snapdragons, zinnias, and marigolds can be started indoors now for transplanting later on. .If you have a chance to take a walk on these nice sunny days, carry a pair of clippers. Now is the time to trim forsythia, pussy willow, and fruit trees. Make a sharp slanted cut in the branch and place in tepid water out of sunlight for a few days.

Replace the water with clean water in a clear vase and place in a sunny spot.

Blooms should appear in about 2 weeks.

s the weather warms up and we begin to look for some outdoor projects to keep our bodies and minds busy, many of us may focus on our gardens and yards.

Keeping in mind that our bodies will be doing many movements we haven’t done since last summer, we need to think about warming up and stretching our muscles!

Activities such as digging, bending, raking, planting, pruning, lifting, hoeing, twisting and carrying debris are examples. If done improperly, they can lead to muscle & joint pain, repetitive strain injuries, tendinitis & carpal tunnel. Here are a few things to keep in mind: WARM UP/ STRETCH your muscles, as you would before any physical activity.

CORRECT POSTURE when raking, shoveling, hoeing, etc. Keeping your spine in alignment and using your hip & leg muscles, will help prevent back strain.

PROPER LIFTING plants & bags of soil: bend from hips & knees (not from the waist), keeping your abdominal muscles tightened, feet shoulder-width apart. Carry lighter, more frequent loads, close to your body.

PROPER TOOLS can avoid wear & tear on weight-bearing joints. Lightweight gardening tools appropriate for your height helps avoid working in a bent-over position.

Stand as close to the work area as possible; using arms & legs to do the work instead of your back.

CHANGE POSITIONS every 20 minutes to prevent joints from tightening. Stretch out arms, shoulders, legs & torso while taking breaks.

HYDRATE. Dehydration can affect how muscle tissues heal. Be sure to drink plenty of water during activity.

Like any other activity that requires bending, lifting & twisting, good common sense, pacing yourself, & practicing good body mechanics is important. A physical therapist can evaluate you & devise a good stretching & strengthening exercise program appropriate for your needs. So, whether you’re doing yard work or nurturing your garden, we hope these tips keep you injury free!

Public Works Committee Meeting Minutes - 3/11/20 Pledge of Allegiance Present: Robert Addieg, Andy Vuolo, Rich Maxwell, Rich Straczynski, John Thompson, Craig Rafaniello, Maintenance Supervisor/ Interim Facilities Manager, Michael Terranova – Board Liaison, Tina Fairfax – Facilities Coordinator Excused: Laura Rusnak, Michelle Popadynec, Karl Englert, Minutes from meeting on February 12, 2020 for approval. Any changes, questions or comments: The minutes were approved with no changes.

DISCUSSION Craig informed the committee of the following: • Lodge Fire Suppression System: The interior is completed. Some waterline work is still to be done. Lighting, audio, flooring, painting still to be done.

• Clubhouse: Water heater system has been replaced with a tankless system that is more efficient. The Pub flooring has been replaced and the ramp leading to the front door is being replaced.

• The Maintenance Department is continuing to prepare for the season.

Trash & Recycling: Craig informed the committee that a chute has been built/installed on the compactors to help people reach them better, and a button has been installed to eliminate the need to close the doors to start them up.

Maintenance will be raising the rail a bit higher and mounting the buttons on the rail to make it easier for the membership.

There is still a bit of space left but he is working on some other ideas to reduce the space. He also informed the committee that Ryan Hill is working on new signage.

Main Gate: On hold until we hear from PENNDOT. It was asked if the standing water at North Gate was also put on hold. Craig

informed the group that he has put in a PA One-Call to determine various service lines underneath the roiadway and we are working on this.

Miller Road/Advent Road: The committee discussed ideas on cleaning up the trash on these roads as they are not Hideout roads. A suggestion on having an Adopt-A-Road project was mentioned. Mike Terranova will talk with the Board regarding this and will mention the issue in his April article in The Hideabout.

Woodworkers: Bob Addieg reminded the committee that he is no long president of the Woodworkers. Please contact Ken Wentz, President or Andy Vuolo, VP should you need a project done.

Holes in Road: Andy thanked the Maintenance Department for filling the holes.

North Gate/Hidden Lake (Stop Bar): It was asked if a 90 degree arrow could be put in this area as well as by the stop bar at the hill by the North Beach. This will be looked at.

Mailboxes: The inside of these areas need to be cleaned. Craig will see to it that this is done. Residing at the North Mailboxes will be addressed in the spring.

ISC Back Stair Fire Door: This door needs a sign as it is a fire door and should be kept closed. It was suggested that the door stop be removed.

Safety: John Thompson asked if we have a safety education program for our employees.

The Hideout has a certified Workplace Safety Committee and does often offer training classes to employees.

Public Works Corner S pring has arrived! Leo Tolstoy said, “Spring is the time of plans and projects”. This is so true here at The Hideout as the Maintenance Department begins preparations for our busy summer season. By the time you read this, renovations will have been completed at the Clubhouse; including installation of new flooring in the bar area, replacement of the hot water heating system, removal of overgrown shrubs, and replacement of the ramp leading to front doors. In addition to performing regular maintenance duties, upcoming special projects include, installation of new floors, and doors at the Main Lodge; painting of the Main Lodge Banquet Room and the Snack Bar; as well as preparation of the pools/amenities for the summer season.

On April 22, the world will also celebrate Earth Day. Earth Day is an annual event celebrated around the world to demonstrate support for environmental protection. This year, The Hideout and Earth Day have something in common.

Both are celebrating their 50th Anniversaries.

As the weather gets warmer, more people are on the roads, both on foot and driving. It is not uncommon for personnel to be on the side of the roads blowing leaves, picking up debris, sweeping, etc. Please be aware of your surroundings and each other. April 1st begins Distracted Driving Awareness Month. According the National Safety Council, “On a typical day, more than 700 people are injured in distracted driving crashes. Talking on a cell phone, even hands-free, or texting or programming an in-vehicle infotainment system diverts your attention away from driving. Additional information can be found on the National Safety Council website.

Some easy things you can do to observe Earth Day are: • Get a recyclable water bottle.

• Pick up trash around the community.

April is Keep America Beautiful Month.

• Turn off lights in unoccupied rooms.

Article IX, Sections 3, 6, 7, and 8: Financial Management Proposed Bylaw Amendments In an effort to simplify and clarify the language of Bylaws Article IX, Sections 3, 6, 7, and 8, while ensuring continued transparency and timeliness in the Financial Management process, the following changes are recommended by the Governing Documents Committee and P.O.A. Board of Directors for the benefit of the membership: SECTION 3, PRELIMINARY BUDGETS CURRENT PROVISION: Each calendar year the Association’s Community Manager shall prepare preliminary budgets, as designated below, for the next succeeding calendar year, to be presented to a Budget Committee for its review, modifications and recommendations on or by September 15th of each year; a) Annual Operating Expense Budget b) Annual Capital Expense Budget c) Annual Revenue Budget d) Annual Reserve Fund Budget The Budget Committee shall consist of not less than five (5) and not more than nine (9) members appointed by the board plus any current Board Candidates who shall be appointed to serve on said Budget Committee by the Association’s Board of Directors. The Budget Committee shall review each of the preliminary budgets as submitted and make such additions, deletions, modifications or corrections to them as it deems necessary and in the best interest of the Association, so that each of the preliminary budgets shall be available for submission to the Board, as proposed by the Budget Committee with its recommendations, if any, on or

by October 15 of each calendar year.

The proposed budgets, after submission to the Board for review, modification and approval, and prior to being adopted and accepted as final budgets by the Board, shall be published for a period of not less than thirty (30) days prior to the first day of the next succeeding calendar year to allow the members of the Association an opportunity to review same and to comment thereon, either at hearings held thereon or through such other means as the Board may determine. REASONING: Budget development must, by its very nature, be an ongoing, dynamic process with periodic managerial assessment, input, and review during the year. Additionally, since this Section was last amended, The Hideout has enjoyed significant growth, and the current multimillion dollar budget reflects this. As such, it was recognized that the September deadline for Budget Committee review and the October deadline for submission to the Board do not allow sufficient time to accomplish the necessary work involved in the budgetary process.

Therefore, because of these constraints, the codification of the April 1st deadline for preparation of the preliminary budgets and the acceleration of the September 15th deadline to June 15th for submission to the Board reflect a more rational and workable budget process that also allows more time for Community review and input.

----------------------------------------------------SECTION 6, VARIATION FROM BUDGET - CURRENT PROVISION: A. Budget Review. Upon adoption of the budget the Board shall be bound by the same. The Board may not, over the calendar year period vary from the budget by more than 15% without following the budget procedures specified in Sections 4 and 5. Variation is defined as a 15% or greater difference from plan for the capital expense budget and for the net combined operating expense budget and the revenue budget. It shall be the responsibility of the Treasurer in conjunction with the Community Manager of the Association’s accounting personnel to make monthly reviews of actual budget performance and to

prepare on a monthly basis an annual budget projection which will project total revenue and expenses for the calendar year based on the best existing assumptions existing at the time of the forecast. It shall be the responsibility of the Treasurer to meet with the Budget Committee on a quarterly basis to review actual and projected budget performance.

As soon as practical, the Community Manager shall advise the Board and the Budget Committee if either the actual or the projected annual budget will vary greater that 15% over the calendar year.

The Board of Directors shall make such changes as the Board deems necessary to assure expenses do not exceed income for any given year. (Amended April 3, 2010) B. Prior Years Surplus/Deficit – The surplus or deficit (excluding depreciation) resulting each year from the budgeted operations, including Board directed funds, shall be identified. The Accounting firm producing the annual audited statements shall provide a separate schedule listing by department, all budgeted income and expenses versus actual income and expenses producing an annual surplus or deficit. This schedule shall be separate and included as part of the final audited financial report provided for membership distribution.

Any surplus identified will be first used to fund an Operating Contingency Fund, the balance of such fund not to exceed $200 thousand, which is to be used only for the purpose of reducing an identified deficit. Any surplus in excess of the amount needed to fund the Operating Contingency Fund, or any deficit in excess of the then existing balance in the Operating Contingency Fund, will become a line entry under the “Revenue Section” of the following years Proposed Budget.

REASONING: Sound fiscal practice recognizes that allowing a 15% increase from the approved Capital and Operations Budgets would require a significant course correction, likely invoking special assessments and other drastic measures which the Board is loath to implement.

The tighter standard of 5% allows timely recognition of adverse developments before they become emergent or irreversible and ensures a more deliberate “hands-on” approach to our fiscal management. Other changes reflect correction of errors and redundancies, and clarify vagaries in the language of the cited sections.

------------------------------------------------ SECTION 7, AUDITING – CURRENT PROVISION: At the close of each calendar year, the books and records of the Association shall be audited by a certified public accounting firm whose report shall be prepared and certified in accordance with generally accepted accounting principles. Based on such reports, the Association will print and mail a copy of same to each member entitled to vote herein, or a copy of such report shall be published in the Association newspaper. In addition, the books and records herein may be inspected as prescribed in Article VIII. SECTION 7, AUDITING – PROPOSED PROVISION: At the close of each calendar year, the books and records of the Association shall be audited by a certified public accounting firm whose report shall be prepared and certified in accordance with generally accepted accounting principles. The Hideout’s Help A Hero Fund continues to work closely with our local volunteer fire companies, in an effort to assist not only injured firefighters and their families in their time of need, but also, when possible, helping them in obtaining needed equipment, that might be beyond their ability to purchase due to limited financial resources.

Last month, we were able to replace a thermal imaging camera that was destroyed in the fire at the Liberty Restaurant in October of last year. Yesterday, we presented them with a new portable recharging station for their hurst tool (hydraulic rescue tool) which will allow a sustained charge during extrications of injured people from motor vehicle accidents, along with some additional equipment to assist them in these extrications.

s we go through ever changing times in our community, I can’t help but to think about the summer season. As we pray and hope for things to get better, we are still in for a great summer in The Hideout. For those concerned about paying dock spaces, non-powerboat racks, campground fees, and registering your boat, we are adjusting all deadlines.

Please do not stress over any of these items. We will help you take care of them when the time is right and we are up and running. We will work with everybody to accomplish that and put all the information on all of The Hideout media platforms.

Just like 2019 we will be selling Minor League Baseball Tickets to the local triple-A affiliate of the Yankees out of the Recreation Office. These tickets will be at a discounted price and are great seats.

By: Lynn Rios-Shaw I just moved to The Hideout on December 2019 and was fortunate to meet a lovely lady at a craft class. After we realized we hit it off instantly, she mentioned an opening at the Ski Hill that I should apply for. I thought this would be a great way to meet other residents and experience something new. It was much more than that!

My New Job Description: Lift Attendant on the Bunny Hill.

What that really meant: Manage inexperienced “skiers” from being dragged up the hill by the tow bar; Manage parents who were anxious their precious little one(s) learned how to ski but hoped never fell while learning; Manage children who were eager to learn and yet fearful of falling and cope with the dreaded, “how do I get up?”

Countless times, these buttons became “life” savers as we controlled the destiny of those inexperienced skiers when we stopped and restarted the tow rope. Needless to say, we received many thanks for our patience and encouraging words, from both parents and their children. Of course, there was at least 1 case of a misbehaving parent, but that was to be expected.

We certainly had many good laughs at the many times adults and children just couldn’t cope with the tow bar. It seemed so simple, but it really never is.

We even thought that making short videos of their struggles and successes would be a best seller! Perhaps next year. They all said they would like to see themselves attempt to ski or whatever it is they were actually doing. You see, the real takeaway and joy of this job was seeing non-skiers take 1 or 2 lessons and within hours, watch them ski with confidence.

Cheers to the management team and all the other interesting people I met at the ski hill and can’t wait to see you all back on the “slippery” slopes of The Hideout Ski Hill!

A Note of Gratitude Today we pulled out of the driveway of our Hideout home for the last time. In the bittersweet moments that have followed, we have reflected back on all this home meant to our Mom and Dad who lived here so happily for many years.

We are filled with gratitude for the safe haven of peace, contentment, and joy that The Hideout was in their lives.

When our parents arrived, over twenty years ago, they embraced the community and it embraced them. From the very beginning, they were met by friendly, fun, and kind people who made them feel welcome. With special neighbors and wonderful friends all around, they grew to love The Hideout.

Although they had a quiet and peaceful corner tucked away in the North Section, they joined a multitude of clubs and went to every event. They loved their days as members of the Adult Social Group, Hideout Bowlers, Garden Club, Quilters, Art Committee, and Crafters. They looked forward to every luncheon, dinner, dance, and holiday party. These joys, and the people with whom they forged friendships, filled their days with laughter, fun, and kindness.

In remembering all the good, we are filled with an overwhelming gratitude for the incredible members of Public Safety. Our parents always felt safe and secure, knowing that Public Safety was just a phone call away. In later days, when Dad struggled with Parkinson’s, those wonderful people arrived at all hours to help if Dad happened to need a hand. We could never count how many times they stopped in to help. Whatever we needed, whenever we needed it, they were there for us, and we will never forget each one of you. You were truly incredible to them, and to us, and we thank you more than we could ever express.

In this lovely spot in the woods, our parents created a beautiful life with wonderful friends, fun, and happy times in this place they loved so much. It has been a wonderful life here in just so many ways. We will be forever grateful to The Hideout for all it has been and all it has done for Mom and Dad. Forever thankful, The Children of Dorothy and Don Dyer

ATTENTION MEMBERS When your guests come to visit, please make sure that they know your lot number when registering at the gate. This will expedite entrance into the community.

LAKEVIEW AND WOODPOINT COURT A dangerous condition arises on busy weekends from vehicles parking on the side of the road on Lakeview and Woodpoint Court. Vehicles parked on the side of the road in this location impede traffic and could possibly block access to the area by emergency vehicles. Due to this condition the Board has passed a motion deeming Lakeview and Woodpoint Court “Emergency Access Roads.”

No parking will be permitted on the side of the road in this area. The Public Safety Department will aggressively enforce this rule. Anyone who parks in this location will be subject to a $125.00 fine and a $250.00 fine for repeat offenses.

AMENITY BADGES All Hideout Members must have a current Amenity Badge on their person in order to use any of the Hideout’s Amenities. Guests must also show their guest badges at all times. There are no exceptions to this rule!!!

The Hideout Adult Social Group (HASG) is expanding our recently-formed Good Neighbors Club. We are pleased to coordinate the following Good Neighbors Club services to all members of the Hideout Community: 1. Many of us own wheelchairs, walkers and other medical equipment that we are not currently using. Others are in need of some of this equipment for a period of time. The HASG is compiling a list of such equipment.

The intent is to have a central contact point where those in need can inquire about who may have the equipment they need and be willing to loan it to a fellow Hideout member. If you possess such equipment and are willing to help out by lending it to a Hideout neighbor, or if you are in need of same, please contact Louise Brevet, Chairperson at (570) 698-5102, or Judy Restaino, Co-Chair at (570) 698-9840.

A number of us have survived major illnesses: cancer, heart attacks, strokes, etc. If you are a survivor of a life-threatening illness and are willing to talk, one on one, with others currently going through a similar situation, or if you are fighting such a situation and would like an opportunity to talk to someone who has “been there done that” please contact Louise Brevet, Chairperson at (570) 698-5102, or Judy Restaino, Co-Chair at (570) 698-9840. REASONING: Without changing the intent of this previously (October 6, 1991) amended section, these changes simplify the language and bring this section into compliance with the April 2018 referendum.

Reasoning: Last January’s Article X, Section 5e Bylaw Referendum was printed and mailed with an important Bylaw date change being accidentally omitted. This referendum is meant to correct the omission. By setting the deadline of May 15 ensures that a candidate(s), who runs by petition, is given the same opportunities to campaign as other Nominating Committee candidates. The May 15th deadline gives the Association Secretary ample time to validate the 50 signatures required.

This will allow the petition candidate to have their biographical and campaign information submitted in time for publication in the July and August Hideabout with all other candidates. Also, this deadline gives a petition candidate the opportunity to start participating in various meet and greets that may be organized by the Nominating Committee.

PEDESTRIAN SAFETY

To stay safe walking, follow these rules of the road: 1. Walk Facing Traffic When Walking on the Side of the Road If there is no sidewalk and you must walk on the side of the road, choose the side where you are facing oncoming traffic. In North America, this is the left side of the road. This gives you the best chance to see traffic approaching closest to you and take evasive action when needed.

2. Walk Single File When Not Separated from the Road Unless you are on a sidewalk separated from the road or you are in a wide bike/ pedestrian lane, you should walk in single file. This is especially important on a road with lots of curves and where traffic has only a split second chance of seeing you before hitting you. While it can be enjoyable to walk down the road two to three abreast chatting merrily, drivers don’t expect it and you may lose your best walking buddies.

Share the road and path with bikes and runners. Bike riders should alert you when approaching from behind with a bike bell or a “passing on the left/right.” Listen for them, and move to walk single file, allowing them to pass safely. Runners should also call out for passing. Bike-walker collisions can result in broken bones or head injury for either—and you aren’t wearing a helmet.

4. Be Visible Wear bright colors when walking. When walking at night, wear reflective clothing or a reflective vest to be visible. Drivers are often not expecting walkers to be out after dark, and you need to give them every chance to see you. Be just as cautious at dawn or twilight, as drivers still have limited visibility or may even have the setting or rising sun directly in their eyes.

5. Be Predictable Make a practice of staying on one side of the path while walking rather than weaving randomly from side to side. Watch your arm motions, or you may end up giving a black eye to a passing walker, runner, or biker.

6. Keep the Volume Down Don’t drown out your environment when listening to music with your earbuds or headphones. Keep the volume at a level where you can still hear bike bells and warnings from other walkers and runners.

7. Hang Up and Eyes Up Distracted walking due to chatting, texting, or playing games on a mobile device while you walk is as dangerous as doing those things while driving. You are distracted and not as aware of your environment. You are less likely to recognize traffic danger, tripping hazards, or passing joggers and bikers. Adopt habits that can keep your phone in your pocket, or at least make it a practice to stop in a safe place to complete your phone tasks before moving on.

8. Walk Dogs on Short Leashes It is terrifying and tragic to witness dogs running out in to traffic or getting into a fatal dog fight, whether on leash or off leash. But when walking your dog on a long leash there is also a danger that you will trip other walkers or bikers. You will keep your dog safer as well as those who pass by you if you use proper leash walking etiquette.

9. Know When to Stop Walking Heat sickness, dehydration, heart attack, or stroke can strike walkers of any age.

Learn the symptoms of medical emergencies and carry a cell phone to dial 911.

Even if you are a seasoned and well-trained walker, you may experience one of these problems and need to cut your walk short. Encourage your walking friends to stop when they show any concerning symptoms.

10. Be Aware of Stranger Danger Street safety is a concern for many walkers. Choose your walking route for paths frequented by other walkers, joggers, and bikers. If you see someone suspicious, be prepared to alter your course or go into a store or public building to avoid them.

Acting alert and aware can convince bad guys you are not an easy target.

Hideout Committee Volunteers

C

ommittees are an important part of our association operations. Committee members help keep our community vibrant; and, by augmenting paid staff, they save the association thousands of dollars each year.

The association just wouldn’t be what it is without our active and effective committees. They deserve our sincerest thanks. However, to be successful, our association needs to cultivate fresh ideas and encourage additional resident involvement in our committees; so, we’d like your help on one of our committees.

Committees give the Board a way to gather information, offer new ideas and opinions and provide a training ground for future Board members. All committees are advisory to the Board unless given specific decision-making authority by the Board or our Governing Documents. Each committee has a goal and mission statement to help it succeed as a community resource.

Our association has three types of committees: • Board appointed committees, like our ECC, Disciplinary, Budget and Nominating, are established by the Board for a specific purpose under the supervision of the Board. These are required by our Protective Covenants or

By Laws. They often have clearly defined power and authority.

Appointments are made for a three year term; however, there are no term limits as to how many terms someone may serve.

• Standing committees, such as Food and Beverage and Recreation, are ongoing and have members who have expertise with a specific area within our community.

These committees generally make recommendations to the Board pertaining to the specific area.

• Ad-hoc committees, such as Governing Documents, are established by the Board as needed for specific projects and tasks. When the task is complete, the committee is disbanded.

So, if you’re thinking about running for the Board and want to learn a little more about the association’s operations or if you’re interested in helping improve your community, we would be thrilled to talk to you about committees and how you might be able to help. Hey Everybody! It’s almost time for HASG golf again! By: John Martino HASG golf is alive and well and we had a great season with a lot of fun last summer even if we started out with 4 rainouts! This year has to be better! We did see an increase in players from the previous year and I do think everyone had a great time and made new friends which was the goal when I took this league over.

For those of you unfamiliar with it, the HASG golf league is a Captain’s best ball league meant to be for the social golfer. Ask your friends about it and give us a try.

The season runs from June 8th thru the end of the summer, every Thursday with a luncheon on the first day and a luncheon at the end. This year we are planning the same low average score and low average putt contests as last year. I do believe everyone really enjoyed the low putt contest and it made everyone develop new strategies—for a lot of laughs and more chipping!!

I am thinking of a new twist as well to get even more interest in the league. It would be an optional contest every week, with a closest to the hole on the second shot for the par three sixth hole. I would ask anyone to join the contest at the beginning of the league with an entrance fee (yet to be determined, about 15 dollars). The foursome with the closest to the hole on the SECOND shot would win a free lunch at the pub that day. I have been talking to Karen Kegel about a lunch deal but I don’t have it finalized as of yet. If a person chooses not to join, they just don’t get the free lunch if their foursome wins. Joe Russo’s informal league has done this and it’s a lot of fun. Thanks for the idea Joe! I won’t be at the April HASG meeting but please give your names to Richie Maxwell or Bill Wagner if you plan on playing, I can’t wait for this HASG golf season. How about You?

The HASG was formed in 1980 to provide an opportunity for Hideout members, including renters, age 40 and over, to meet with and socialize with other members of our community. If you enjoy meeting new friends, socializing with old friends and like to party, then the H.A.S.G. is for you.

Typical events include dinner dances, picnics, luaus, a “social” golf league, local outings, travel and anything else you can think of that involves socializing, dining and just generally having a great time with wonderful friends new and old. APRIL 2020 • 47 HASG members, On March 5th, our Executive Board met to discuss how best to move forward with pending matters in light of the Coronovirus crisis. It has since been decided that there will be no general membership meeting or in-person executive board meeting for April.

With regard to the “Back to the 40’s” dinner dance, it has been postponed until an appropriate future date to be determined. Rita Kinsella, the event chair, is in contact with Karen Kegel, the Food and Beverage Manager, as well as DJ Chris to ensure that we are covered contractually with a postponement, which we are.

Other topics discussed at the March board meeting included ideas for a possible HASG scholarship program, a reprise of the popular AllAmerican Picnic later this summer as well as the idea of a Halloween Dance. All of these topics will of course be addressed at a future meeting.

As an FYI, plans are still in the works for the 50th Anniversary celebration of our community this summer. Also, I will be in touch with John Martino regarding the HASG Golf league and how to get it off the ground during these special circumstances that we are all living through.

Main events will be happening during the month of July. Watch for additional details in the coming weeks. I will be speaking with our Community Manager, Larry Frotten to update him on our activities as well. Hideout Building Permit is required for the installation/operation of any “non-portable” residential whole house/ stand-by electrical generator. Small portable units are excluded. A separate permit is required if you need to install a propane tank to fuel the generator.

our home is almost ready for marketbut first, how about a little primping and polishing. After all, you need to make a great first impression on buyers.

Stash your stuff When you’re trying to sell, disorder can be deadly. That’s because clutter can make even spacious homes look cramped and dirty, distracting from substantial assets.

One area where you’ll want to be merciless is your kitchen counter: Remove everything but your coffee maker. And to allow home buyers to really envision themselves living there, you’ll also want to pack up personal items such as the framed photos, report cards on the fridge, or your kid’s collection of “Star Wars” snow globes. But don’t just stuff those things in the closet, because closet space is an important buying consideration.

Stage to sell On average, staged homes sell 88% faster and for a whopping 20% more. Hire a professional stager or you can also cop a few of their tricks for free.

Hanging curtain rods higher can give

the illusion of taller ceilings. Well-placed mirrors can make rooms appear bigger and brighter. Want to go the extra step? Paint your walls white, layer in neutrals, then add pops of color with pillows or throws.

Push furniture out and away from each other to open up floor space, keeping window space clear. As with all your possessions, think, “less is more”.

A LOVE AFFAIR

HIDEOUT SPORTSMAN’S ASSOCIATION

Since 1995, the Hideout Sportsman’s Association has strived to improve the knowledge and skill of its members and neighbors in matters related to the proper care and handling of firearms, the management of shooting ranges and to develop fellowship, sportsmanship and good citizenship among its members. To that end, the Hideout Sportsman’s Association will partner with a local state-of-the-art indoor shooting range to offer courses in basic beginners pistol shooting and safety classes.

These courses and others will be offered through the Hideout Sportsmen’s Assoc. for a limited time. Interested individuals should contact Lyle at (570) 647-6270 for details.

The Hideout Club Guide HIDEOUT ADULT SOCIAL GROUP (HASG) - meets the second Thursday of each month (except Dec.) at 1 p.m. in the Main Lodge. For info call John Hinton at (732) 841-6731, ljhmet@gmail.com.
