Northern Colorado’s real estate is experiencing a transformation. Fueled by activity in the lower price ranges, conditions in today’s market have not been seen since 2006. Evidence to this trend emerged in the fourth quarter 2011 sales results, which showed the number of homes that sold compared to the number of new listings increased dramatically compared to the fourth quarter 2010. Buyers leaning to smaller homes, but still look to live large With tighter budgets and an inclination toward greater energy efficiency, homebuyers are increasingly turning to smaller footprints to accommodate their demands for frugality. But less square footage doesn’t mean buyers are accepting a cramped lifestyle. According to architects and interior designers quoted by Colorado Builder Forum magazine, today’s buyers are looking for “open, flexible space” throughout the home. For instance, separate dining rooms are out of favor for many buyers, who are opting instead for large breakfast areas that can convert into a larger dining area. Similarly, buyers are willing to forgo the living room, which some younger buyers see as a “furniture museum.” Among the other trends noted by Colorado Builder Forum: • Rooms with more than one use, such as home offices that can double as guest rooms, or laundry rooms that can also serve as a sewing room or a space for kids to work on crafts. • In the kitchen, buyers want islands--but low enough to accommodate children or older residents. • Walk-in pantries remain popular, and they can also convert into elevators as residents age. • Empty nest buyers want spaces for their pets - where they can keep food, water, a bed and a litter box.
