BROOKS MARSHALL NETS RARE BELGRAVIA DISTRESSED SALE Brooks Marshall, the prime residential agent, has acquired a five-bedroom freehold Belgravia terraced house for £8.5 million following a forced sale. 36 Graham Terrace, SW1, a spacious 5,400 sq. ft. family home was originally offered for sale in XXXX with a £16.95 million price tag. In what has been described as a “steal” by Brooks Marshall, the house has been acquired for half this figure by the Belgravia-based agent acting on behalf of a private client after the property was placed into receivership. The five-bedroom “immaculate” house benefits from a stunning roof terrace, a twostorey basement with swimming pool and gym, and secure parking for three cars. Graham Terrace, in the chic Ebury Village enclave, is a quiet street which runs southwest from Eaton Terrace into Holbein Place, very close to Sloane Square. Ebury Village – loosely defined as the area either side of Elizabeth Street – is enjoying a popular surge with top creatives following the move by high-end brands such as Jimmy Choo, Burberry and Tom Ford, which all have headquarters in nearby Victoria. "It is extremely rare to find a distressed sale in today's compromised market, let alone one in Belgravia," said Brooks Marshall Director, Oliver Marshall. "Receivership deals in this part of London are very thin on the ground due to extremely low levels of leverage following the price correction sustained by Central London residential property in 2008." Charles Vyner-Brooks, Director at Brooks Marshall, commented: “The acquisition is even more remarkable given the relative inactivity currently seen across the London market. Transaction levels are down as much as 30 to 40 per cent. This is due not only to the diminished benefits of corporate holding structures but also to aggressive taxation by HMRC. The stamp duty on Graham Terrace for example is nearly £1 million when it would have been £595,000 only a year ago.”
