From our specialist planning consultant, to our British handcrafted Sheraton kitchens, we ensure that every element of your annex journey is looked after. What’s more, it’s included as standard.

Every building from The Annex comes with a comprehensive 12 year guarantee. So that’s one more thing off your mind.
Dedicated Project Manager
A one person contact throughout the process to give you all the information you need. They’ll liaise with you on all your dates, answer any questions and provide you one contact point throughout.
Building Regulations
Every one of our garden annexes is fully signed off and built to building regulations. Warm, safe and total peace of mind for your annexe.

Electrics
No need to find your own electrician because we’ve got it covered. Lighting, heating and 20 meters of connection come as standard.
Plumbing
We include 10m of water and soil connection as standard. We install soft close toilet seats, low profile shower trays and Aqualisa showers in every annexe.
Planning Permission
Your own specialist annexe planning consultant, as standard. Planning permission is included in the cost of our garden annexes.
Foundations
Included in the price of your garden annexe is our concrete pad foundation system. Fully installed by our professional teams and signed off by building control.

Our Annex 1 range offers modern contemporary styling in a space conscious design. Featuring a single deck step and small overhang to the front, the Annex 1 is designed to give you maximum internal space compared with the external area the garden annex takes up.

Modern Contemporary Styling
Our Annex 2 range is one of the most popular designs we’ve ever created. Featuring a dramatic overhanging hood & composite decking as standard. The perfect balance of traditional cabin design and modern styling.

PAYMENT PROCESS
Keeping things simple.
There are no hidden costs when it comes to the design and installation of your perfect building from The Annex. With that in mind, we have a simple 4 stage payment structure that we follow.

£2,500 Deposit
Your deposit will secure your place on the planning board, as well as covering the cost of the techincal survey, ground screw test and planning permission application. The ground screw test may be carried out as a first step.*

60% of Remaining Balance 8 Weeks Before 8 weeks before your project start date we will be in touch to finalise any options and to take a further 60% payment.
Your dedicated customer care representative will be in contact throughout the process to ensure that you are up-to-date with the latest developments regarding your project, as well as ensuring that you are happy at every stage.

30% of Remaining Balance on Completion of Groundworks
Groundworks for your building will be scheduled shortly before your building is due to be installed. At this point we will ask for a further 30% payment of the balance.
Final Balance on Completion
Once your building is complete we will ask for you to sign off on the works. After you have signed off your building, the remaining 10% balance will be due to be paid.
*The £2,500 is non-refundable regardless of the planning outcome. However, if the ground screw test at the start of your project should fail and no alternatives are available then a £2000 refund will be issued.
