Message From the Association President

Dollar$ & $ense

By Jeff Brosman

By Ron Ricci

Association Treasurer

Association President

Hi everyone! The year began with the Open Session on January 17. Each meeting begins with the pledge of allegiance to the flag. Well, everyone rose and as I turned to the location that the flag is usually located and the flag was not there! I scrambled, found it in the storage closet, and proceeded with the meeting. My fellow Board Members, Residents, and I laughed at the situation and the meeting began. Anyway, I hope the Holiday season treated everyone very well. Mrs. Claus did treat me well, no coal in my stocking. As we now progress, the 40th annual Breakfast with the City of Mesa took place on February 13 at La Casita and Sunday in the Park is scheduled for February 24 from 3-5 pm. Lynelle Glysson, our new Community Manager, attended her first Open Session on January 17. She had the opportunity to meet many residents for the first time and participate in the Board’s meeting. The next time you see Lynelle, say hello to her. She is extremely knowledgeable of HOAs and increasing property values. Some residents have asked me about the title of “Community Manager”. Some time ago, we had a workshop with the Bylaws and several Open Sessions dealing with many changes. Arizona statues call Dobson Ranch a Planned Community, as does the government for income taxes. As a Planned Community there are references to “community manager” on the Arizona statues. Your Board of Directors decided to align the title with the Arizona Planned Community statue. We also changed the titles of the Community Manager’s direct reporting employees back to “Manager”. This is also in line with a Planned Community. There is no difference, other than a name, to the responsibilities for those employees for the past 45 years. CC&R’s have been a challenging subject here at the Ranch. When I first was elected in 2014 until the middle of 2018, the main subject of resident discontent at Open Sessions was the minimal CC&R’s enforcement and complaints about neighbors that were not following the CC&R’s. As the temporary Community Manager from June to January, complaints about neighbors not following the CC&R’s were almost a daily occurrence in the office or on the phone. So the Board took an active approach and required the administration to begin enforcing CC&R’s throughout the Ranch. Now the Board is hearing from a very small minority of offenders that do not want to abide by the CC&R’s. If you hear your neighbor complaining about CC&R’s, please remind them that an HOA has CC&R’s and their purpose is to protect property and keep property values high. The Board and I are looking forward to continuing to serve all of you in 2019 and by moving forward in keeping the Ranch the “Best Place to Live!”

Wow! I took the Polar Plunge in January and was that water COOL! Call me “all wet” at this point, but I would like to speak about another type of cool, as in “good”, namely, our financial condition at the end of 2018. The numbers have been compiled and we had another solid year in terms of financial stability. Let me share a few of the bottom line un-audited results with you. (Note: Our audit for 2018 is currently under way and the audit report will be available this coming April.) On the Balance Sheet, we finished 2018 with Total Cash Assets of $4,983,966 with Total Net Assets of $7,440,897. Our total cash for Reserves was $2,130,820 (over 80% fully-funded balance, which is excellent for an HOA our size). In addition to our Reserves as well as our Capital Fund, we had an additional $2,058,420 in available cash. Fantastic! On the Income Sheet, we finished 2018 with a Net Income of $270,043 and a Total Net Worth Increase of $389,818. Approximately $150,000 of the Net Income can be directly attributed to operational cost savings resulting from actions of the new leadership team since June of 2018. Although many line items within the 2018 budget were under-run, of course, a few of them were overspent. This result is normal from year to year due to unexpected events (none of us can fully anticipate future events). Allow me to speak briefly of one of these line items. In the “General Attorney Fees” budget line item, we over-ran our budget by $15,252. About two-thirds of this over-run was attributable to legal issues dating back as far as 2015 that needed to be addressed or resolved (in other words, should have been addressed in previous years, but for various reasons had been left open). The other one-third of the over-run was attributive to higher than budgeted human resource matters. Now that these issues have been resolved, I am reasonably confident we will not experience such an over-run of this line item in our 2019 budget. Also, as is typically the case, this over-run was almost entirely offset by $14,603 of under-run (cost savings) experienced in the “Attorney & Other Collection Expenses” budget line item. Thanks to Carol Stabile, who is responsible for handling our in-house collection efforts, we achieved a positive result for this line item. In summary, although we overspent a few budgeted line items, the overall bottom line was very favorable. We are very conscious of spending your Association funds wisely and efficaciously. Thank you for your trust and support. Have a great month!

Lynelle Glysson, Community Manager The Dobson Association Board of Directors would like to introduce you to our new Community Manager, Lynelle Glysson. Lynelle joined the team at Dobson Ranch on January 2nd and you may have already met her in the office or at various committee or board meetings. Lynelle started her career in community management at The Ritz-Carlton, Dove Mountain in Marana, Arizona. Her interest in community management was sparked by the idea of working with “guests who don’t check out.” From there she went to the flagship residents of The Ritz-Carlton, LA LIVE in Los Angeles, California where she also assisted at several properties within The Ritz-Carlton organization including Toronto, Ontario, Canada and Dallas, Texas. Lynelle then took a position in West Hollywood at an exclusive condominium building; Empire West. Flowers for Sale By Craig A. Wilson Water Management Director

Last New Year’s Eve, I walked into that big box store near us looking for discounted holiday lights only to find all that merchandise had been replaced with flowers, flower seeds and bulbs, potting soil and flower bed fertilizer. And Winter was only eight days old. That was a shock. Needless to say, I did not find what I was looking for, a bag to hold my water conserving artificial tree - forced to go on line again. I should have guessed, all the flower beds around the Ranch have been rejuvenated with new plantings of flowers that bring a breath of color to the Ranch. A quick look reveals the drip lines that keep the flower beds moist. This is essential in this dry land we call home. What the new flowers really mean is that spring will be upon us very shortly. Now is a good time to assess the landscaping surrounding your home. Both inside and outside of the house. Several nurseries and those big box stores are stocked with plants and irrigation supplies to replace broken lines, cracked drip lines and clogged spray heads. While the Maricopa County Home and Garden Show, held January 11-13, is over; consider attending next January. There are two other events coming up that will provide assistance and ideas for revamping your landscape. Both of these expos will provide excellent opportunities to meet representatives from landscaping companies that can help with landscaping questions. One of these events is the Salt River Project Water Expo to be held March 2nd. SRP will again offer deep discounts on a new smart irrigation controller. See the SRP website (www.srpnet.com) or the Dobson Ranch website for details about this expo. On Saturday, April 6, is the Dobson Ranch Spring Expo. See the Dobson Ranch website under “Community News/Water Conservation” for information regarding the smart irrigation controllers offered and find out how the rebate can be obtained. This annual event will be held at La Casita in conjunction with the Senior’s Club Pancake Breakfast. Come and join the children of all ages for the annual Ladybug release. managers to improve the overall community. During her time managing various properties, she obtained her certifications from The Community Association Institute, a national training organization for community managers. Her current certifications include; Certified Manager of Community Associations, Association Management Specialist and Professional Community Association Manager. Lynelle was attracted to Dobson Ranch once she learned of the history and the many amenities. She is experienced in working with residents and board members to improve the lifestyle and overall ambiance of communities. This includes overseeing preventative maintenance of common areas, reserve and capital improvements. She will work on improving processes and keeping close attention to details to maintain Dobson Ranch as “The Best Place to Live.” Lynelle has been married to her high school sweetheart for thirty years. They moved back to Arizona to be closer to their family since all five of their children and four grandchildren currently live in Arizona. She and her husband enjoy spending time with family and outdoor sports. Please feel free to contact Lynelle or introduce yourself. She will be involved in and attend the many activities and events at Dobson Ranch.

Call for Candidates

Do you have time to volunteer and be a servant leader for Dobson Ranch? Then consider running as a candidate for the Dobson Ranch Board of Directors. As a board member, several hours of your time each month will be devoted to Association business, special projects and committees. The primary role of the Board is to conduct the business of the Association, not just by approving the budget, but also developing and enforcing policies. Board members are required to step outside their immediate circle of family and neighbors and make decisions based on the greater good of the community. It isn’t all about policies and tough decisions. Our community is only as good as we make it; establishing and maintaining a sense of community is a part of a board member’s responsibility. Planning and attending functions and being a presence in the community are as important as policy decisions.

BOARD CANDIDATE BIOS Geoff Mackenzie Dobson Ranch owner and resident Do you regularly attend Dobson Ranch HOA board meetings? Yes What is your motivation for running for the Board of Directors? I am running for the Board of Directors because the residents of Dobson Ranch deserve to be represented by a broad spectrum of viewpoints and opinions. I am a progressive minded, fiscally restrained, forward thinking family man who wants to see Dobson Ranch continue to be a premier location to have and raise a family. What activities, events, programs, and/or amenities do you enjoy at Dobson Ranch? I love the fact that many of the amenities and activities offered by the ‘Ranch are geared toward health and healthy living. Among my favorites are the wonderful community pools, the popular tennis courts and the many activities offered at La Casita. The seasonal events create a sense of community and a great opportunity for the residents to get to know each other better. As you look at the Dobson Ranch community, what specific challenges do you see facing the HOA? Dobson Ranch is an older community. Over the years, we have done very well to keep it up. In the coming years, we will face some challenges with ongoing maintenance of the common areas as well as ongoing lake maintenance. One of the biggest challenges we will face is keeping the lakes full. The availablility of water from Lake Mead is coming to an end and alternative and more costly water will pose a major challenge to our budget. Autobiography: My family and I moved to Dobson Ranch in the fall of 2015. We have lived in the East Valley since 2004 when we moved here from Cape Cod, MA. In addition to living in New England, I also lived for a short time in Wisconsin and Colorado. My educational background is in website design and development with an empasis on programming in Visual Basic. I am currently a full time Realtor®. In the past I have been involved with Mortgage Origination and for a period of roughly 10 years, I was a small business owener and a Licensed Contractor. I love spending time with my family. We enjoy travel, hiking, camping and just about anything outdoors. We also love gardening, sketching and painting, and taking our dogs for long walks in the ‘Ranch!

What is your motivation for running for the Board of Directors? I have lived on Dobson Ranch since 1985. I would like to see this community continue to be the “best place to live”. To continue to be a sought-after community it is important to maintain our property values and listen to the homeowners’ opinions. It is also important to be transparent about how the Ranch is run. As a Board Member, I will continue to keep the interest of the Members as my first priority.

What is your motivation for running for the Board of Directors? My family and I have lived in Dobson Ranch since 1999. I still believe now as back when I first moved in that Dobson Ranch is the “Best Place to Live” and I would like to keep it that way. By listening to the homeowners and representing them during the Board of Director’s meetings and events i think is a great way to give back to the community.

What activities, events, programs, and/or amenities do you enjoy at Dobson Ranch? Dobson Ranch has so many events, activities and amenities. We have pools at three locations including our popular Splash Pad at La Casita. We have several tennis courts, well kept common areas, numerous clubs and our wonderful lakes. My family has used most of the amenities on the Ranch including our popular Summer Camp. We look forward to the wonderful fall events with Winter Wonderland and the great Boat Parade. As you look at the Dobson Ranch community, what specific challenges do you see facing the HOA? As I thought about this, it was surprising to me that the challenges really have not changed much since I ran for the Board in 2016. We need to continue to maintain property values, stay within a zerobased budget and maintain our relationship with the City of Mesa. Autobiography: I have been in Mesa and lived on Dobson Ranch for over 30 years. I am married, have two daughters, a son-in-law and 5 grandchildren. I retired from what is now Century Link with 37 years of service in sales and marketing in both Tucson and Phoenix. I volunteer at Paz De Cristo, Seton Catholic School and St. Timothy’s Catholic School.

What activities, events, programs, and/or amenities do you enjoy at Dobson Ranch? Dobson Ranch has so many great amenities that we all enjoy but I personally like the lakes, pools, the tennis courts and many of the events offered by the Ranch at LaCasita. We really enjoy the seasonal activities that are offered for the community. As you look at the Dobson Ranch community, what specific challenges do you see facing the HOA? As Dobson Ranch ages, there are a few cosmetic items that need attention as well as the infrastructure that will need to be watched. We need to keep up on the maintenance of the lakes, pools, buildings etc. so the costs don’t get out of hand when it comes time to fix things. We also need to continue to maintain our property values to keep Dobson Ranch a place where future generations will want to live. Autobiography: I have lived in Mesa since 1987 and in Dobson Ranch since 1999. I am married with 4 children and two granddaughters. I currently work at Dignity Health as an IT Project Manager and am on the Board of Directors of the Help Fill the Toy Closet Foundation where we hold fund raisers to buy toys for children who are in the hospital. My wife and I enjoy traveling around Arizona, enjoying the time with our children and granddaughters during family get-togethers.

Ben Smith Dobson Ranch owner and resident Do you regularly attend Dobson Ranch HOA board meetings? Yes What is your motivation for running for the Board of Directors? I’m running for the Board of Directors to ensure that Dobson Ranch remains one of the best communities in Arizona. What activities, events, programs, and/or amenities do you enjoy at Dobson Ranch? My family and I enjoy all of the events. I think the only one we haven’t participated in is the Polar Plunge. Our Favorites are the Boat Parade and the Ice Cream Socials. As you look at the Dobson Ranch community, what specific challenges do you see facing the HOA? The Dobson Ranch HOA has undergone a lot of changes in the recent

past. While there has been increased transparency in some cases, false information the voice of the few seems to be the loudest. My goal is to bring back the voice of the community. Autobiography: My name is Ben Smith, my wife’s name is Jill and we have three kids; Chloe (16), Cadence (11) and Brody (9). My family and I have lived in Mesa for the past 14 years, and in Dobson Ranch for the past 2. In December of 2018, I wrapped up a year term on the Mesa School Board where I held the Vice President and President position for my final 2 years. During my time on the Mesa School Board, I was a national advocate for public education and have served on a number of Federal Education Committees. In addition to my political experience, I have an MBA and multiple processes and business efficiency certifications. As a member of the Dobson Ranch Board of Directors, I will utilize my education and experience to ensure that our community is properly represented. THE DOBSON ASSOCIATION 5

Green Thumb

Home & Garden

By Jeff Bump Ranchers’ Roundup Editor

Green is certainly abundant in this month’s “Green Thumb” award. Anyone passing by this beautiful home at 2019 W. Nido are sure to notice trees, a lawn and hedges that are in tip top shape. This along the earth tones and brick colors of the home create a picturesque residence. A lot of time and care has obviously gone into this gorgeous property. Thanks to these residents for the delightful view and helping to make it… great at Dobson Ranch! There are so many impressive and well-manicured yards in Dobson Ranch that it’s hard to pick each month. If you would like your yard or a neighbor’s yard featured as a Green Thumb winner, call 480-831-8314 or email editor@dobsonranch.com.

Landscaping Tips By Arizona Landscape Contractors’ Association, the Sustainable Landscape Management (SLM) and the Arizona Certified Landscape Professional (ACLP) programs www.ALCA.org

Citrus in the Landscape One of the famous five C’s of Arizona is our lovely Citrus. While citrus used to be a much larger part of our state economy, it remains to be an important and valued part of our landscapes. If you already have citrus trees to maintain or are thinking of adding them to your landscape this spring (not yet - it’s too cold!), it is good to know that some of the past accepted landscape practices for this group of tropical plants have been proven to be harmful to the trees and may hasten their decline. There are also updated fertilization guidelines that promote healthier growth. As in any industry, sometimes the past standards can take many years or even decades to be rejected and replaced by newer, proven, better practices. Past practice: Prune the citrus tree into a “standard” or lollipop shape, and paint the trunk white. Better practice: Allow newly planted trees to have a more natural shape with lower branches. Only prune dead and broken branches, and minimally to remove weak or crossing branches and for sprout removal. Why? Citrus trees, being tropical plants not native to our desert, are susceptible to sunburn if the trunk is exposed by pruning into an unnatural shape. The white paint was used as a sunscreen. It is a better practice for the tree to retain some lower branches to shade the trunk naturally, and so the white paint will not be necessary. Also, leaving the lower branches has an added benefit to the tree by strengthening the trunk. Over-pruning stresses the trees, requiring more inputs of water, fertilizer and unnecessary trips to the landfill. Past Practice: Fertilize all citrus on the same schedule, 3 times a year - around Valentine’s Day, Memorial Day and Labor Day. Better Practice: Use the updated Citrus Fertilization Chart for Arizona (Glenn Wright) Pub az1671-2015 from the Arizona Cooperative Extension. https://extension.arizona.edu/sites/extension.arizona.edu/files/pubs/az1671-2015.pdf How? First, use the chart to find the annual fertilizer requirement depending on the size of the tree then, divide the requirement by thirds. This is where the guidelines change, depending on the type of tree. You will also notice that the window for fertilization is larger, which is helpful in case you think you may have missed your chance for a seasonal application. Fertilize oranges, tangerines and grapefruit: 1/3 of their annual requirement in JanuaryFebruary, 1/3 in March-April and 1/3 in May-June - so none in the last half of the year! Fertilize lemons and limes with 1/3 of their annual requirement in January-February, 1/3 in March-April and 1/3 in August-September. Citrus uses more water and requires more maintenance than the desert-adapted plants but, as an established part of our landscape, it is in the best interest of sustainability to properly care for them to maximize their benefits to the landscape and minimize their use of resources. 6 THE DOBSON ASSOCIATION

SAVE THE DATE! Spring Expo

Home & Garden

Mark your calendar for the Dobson Ranch Spring Expo on Saturday, April 6th! Dobson Ranch’s Water Management Committee is hosting the 3nd annual Spring Expo, a conservation-themed event that is open to all residents and guests. This is your opportunity to meet with representatives from SRP, City of Mesa, and area businesses to learn ways to conserve natural resources and save money. For example, showers, toilets, and faucets can account for up to 30% of indoor water use. By installing a WaterSense-labeled toilet, you use up to four times less water per flush than toilets installed prior to 1994! The Spring Expo runs from 8:00 a.m.-11:00 a.m. in front of La Casita, in conjunction with the Retiree’s Club Pancake Breakfast. Bring the entire family and enjoy crafts, activities and an Art Show by the students of La Casita Preschool. Back by popular demand is a live ladybug release at 10:30. A great beneficial insect to the low desert, ladybugs eat soft-bodied pest insects that cause unsightly damage to plants. The ladybugs released at La Casita will provide natural pest control. Join your fellow residents for an informative and fun morning on April 6th at La Casita. Together, we can ensure that Dobson Ranch continues as a leader in conservation practices.

Tennis Tips for February

Recreation Happenings

By Kwong Young Dobson Ranch Tennis Professional

Tip#1: Hit and Recover Many players will hit a ball and watch the ball and compliment themselves on the shot. From now on, you must hit and recover. Watch the pros; it actually looks like the pros are recovering in the middle of their hit. Of course, don’t go to that extreme. Just hit, finish and get back into position.

Dobson Ranch Pontoon Tour/Ride Info.

Sit back, relax and take in the beauty of a Dobson Ranch lake on a pontoon ride! Tour fee is $35 per hour with a two hour maximum. Reservations are available through the Recreation Department and require a 7 day minimum notice and are subject to weather and availability. Other rules and restrictions will apply. Don’t forget… a FREE one hour pontoon ride per year per property is available for you to enjoy! Call 480-831-7464 for more information.

Tip #2: Serving Strategy If your opponent appears worn out after a long point, then aim your next serve directly at his or her body. This will throw off your opponent, and this more than likely will be a winning serve for you.

Table and Chair Rentals Make your next at home event great with the convenience of renting tables and chairs right in your community. At the February 4th General Meeting, the Dobson Ranch HOA President, Ron Ricci presented an update to the DRR members on the current state of affairs at Dobson Ranch. He also fielded questions on various subjects and we thank him for taking the time from his busy schedule to meet with us! By the time this Rancher reaches you around the 15th, there will already have been some 8 Retirees activities with another 12 to come in February. These events are all lead by Volunteers, who work hard to provide meaningful and fun activities. Connie and her crew provided us with a nice lunch, another added benefit to Club membership, which is quite a value for $20 a year! Come see what we are all about at our next general meeting on March 4th or check the Retirees schedule adjacent to this article.

Happy Valentine’s Day... The “Out to Lunch” group enjoyed their first visit in a long time at C Fu Gourmet for Chinese New Year. It is the Year of the Pig. On March 1st, we will celebrate St. Patrick’s Day at Rula Bula’s in Tempe. Chris will send out the information. January Bunco was hosted by Vicky and it was so relaxed and fun. We had lots of “roll offs”. A big “Thank you” to Vicky for hosting. The February 22nd Bunco game. will be hosted by Lynn Edmonson. The March 20th game will be at Tanya’s and the April 25th game will be hosted by Lynn Stevens. Laurie will send out emails to everyone with the dates. I am pleased to report that my 1st time to the Rose Bowl Game had my team, Ohio State, winning! Washington was very good; the Pac 12 conference needs to beware! I hope my Patriots did the same thing in the Super Bowl! (So Sorry to all the New Orleans Saints fans. Wish you were in the Super Bowl too!) Happy Presidents Day, Patty

Garden Club

By Rich Bitner

By Donna Chapman Garden Club Coordinator

Touring a Ranch garden is again the agenda for the Garden Club’s Tuesday, March 12 meeting. And what a garden you will see! Linda and Rich Larson have been gardening at their Dobson Ranch home for over 40 years. Linda is a lifelong lover of flowers, Master Gardener, and Faculty Emeritus of Mesa College. Rich is a welder and woodworker and many of his projects have found a home in their garden. Their extensive home garden with art, fruit trees and over 100 container plantings have been included on several garden tours and was featured in Phoenix Home & Garden magazine. For over a decade they have been exploring the world through gardens. Wandering through over 800 gardens on five continents in 31 countries and all 50 U.S. states. Linda shares her insight and discoveries through her blog,” A Traveling Gardener, wandering wondering and noticing…”and writing for several gardening newsletters. Just recently she spoke at the Northwest Flower and Garden Show in Seattle. Their travels inspire many new ideas for their garden. To visit this garden, meet at La Casita parking lot at 5:15 p.m. on Tuesday, March 12. We will caravan to the Larson garden. If you would be willing to “share” your garden with the Club at a future meeting, please email drchap08@cox.net. 22 THE DOBSON ASSOCIATION

United Blood Services is Now Vitalant (Vye-TAL-ent)!

Make a Resolution That Will Help You Have 12 Months of Safety

Start the New Year Off Right By Saving the Humans During National Blood Donor Month

Energy safety is not only one of the easiest resolutions to make and keep, it is one of the most beneficial resolutions to help you protect and enjoy all the comforts of your surroundings. Whether at work or home, resolving to use energy safely is a way to make your new year happy. Maintaining your natural gas appliances is the best way to safeguard your home from a natural gas accident. Always put safety first when using natural gas appliances of any kind. Your natural gas flame should be blue with only a hint of yellow near the tip; a mostly yellow flame may indicate incomplete combustion and is potentially dangerous. Call a qualified contractor if you suspect your appliances are not operating properly. Home Safety Tips…

Vitalant provides an easy way for people to save the lives of others through blood donations in January and throughout the year Arizona Statewide – Jan. 9, 2019 – January is a month filled with new goals, resolutions and hopeful beginnings. It is also National Blood Donor Month, and Vitalant is paying tribute to its dedicated donors and encouraging people to save the lives of others by donating blood throughout the month. To reinforce the effort, Vitalant’s three spokes-animals (an Instagram-famous cat, a French bulldog and a tiny-but-mighty hedgehog) are coming together to encourage people to help others this month through the simple act of donating blood as part of their “Save the Humans” campaign. DO: • Ensure everyone in your household knows how to identify a gas leak and what to do if a leak is present. • Follow manufacturers’ instructions for installation, recommended service, and use of gas appliances and equipment. • Ensure all natural gas appliances have a steady blue flame. If not, the appliances may not be operating properly. Have a qualified professional inspect gas appliances, connectors and lines, and repair or replace if necessary. • Periodically inspect any gas lines you own for leaks and signs of corrosion (rust). This includes piping to your outdoor appliances (grills, pool heaters, fire pits, etc.). If you discover a potentially unsafe condition, it is recommended that a qualified contractor perform an inspection on your system or appliances and complete any needed repairs. • Protect your natural gas meter from vehicular damage (i.e. cars, boats, trailers) by not parking near the meter. Protect against overgrown roots, plants, shrubs, or trees, by keeping vegetation trimmed. DON’T: • Use barbeque grills indoors or use your stove to heat your home. • Store or use flammable objects near natural gas appliances. • Block the vents to natural gas appliances. • Attach anything to a gas meter or pipe. • Allow children to play on or around natural gas appliances, pipes, or meters. If you smell gas (rotten egg smell), hear escaping gas (hissing), or suspect a line break, leave the area and call 480-644-4277(GASS) or 911. For additional home safety tips or information on natural gas safety, visit mesaaz.gov/energy.
