Concept + Schematic Design. During this phase we take it upon ourselves to really understand the project and our client’s needs, along with planting the seed for a great overarching concept.

The landscape. Through rigorous research and competitive analysis, our process seeks out similar products and category types that speak to the same audience as your target market. Through evaluation and study, the process seeks to define similar aspects between brand and product in order to determine key aspects or factors that can make our client’s space unique and stand out.

Curating a story. Every project begins with a story and a concept. Working with the client, DesignAgency engages in a thorough exploration of the possibilities for the “project narrative”. This narrative begins to shape the conceptual framework for the project and is a living working document that has the ability to change as the project progresses and develops through the design process.

Circulation and spacial analysis. Numerous plan options are explored developing the programmatic relationships and adjacencies that are determined earlier on in the SD process. Thoughtful sketches developing scale, sequencing, and experiences (both programmatic and visceral) are explored. Collaboration with the client’s consultants and the client is paramount to developing floor plans that are practical and that embrace the concept.

Design Development Moving from Schematic Design to Design Development, the process involves turning those initial concepts into a real design. This is where the project really begins to take form.

Layout options. This process includes finalizing scale, converting all the SD ideas into real operational and design moments within the design narrative. Plans and drawings are developed that allow for R.O.M pricing - key memory points and design features and elements are identified and refined as ideas begin to come to life. Plans are reviewed from a local code and compliance from the Architect of Record, and adjustments made if necessary.

Identifying key materials and quantities. Resolution of materiality and the overall palette is explored and presented in this phase in order for the Client to understand and feel the quality and level of materials that the concept requires. Material samples are proposed, presented, and reviewed as part of the client’s submittal process. Binders of materials and specifications will be submitted for review and approval to proceed to the following CD phase of the project.

Direction and options for furniture, fixtures and lighting. The design begins to take life as FF&E for all areas are proposed to the Client in a clear and concise manner, allowing a clear understanding of furniture and lighting pieces (custom and purchased) and the accompanying design elements that contribute to the overall look and feel of the original Schematic Design documents.

Design Development Visualization. Reality begins to emerge as the visualization process begins to add real materials and real lighting. The design begins to take form as lighting and colors further define the concept. Interior architecture adopts the 3rd dimension, patterns, FFE and mood are conveyed in these renderings fully describing the Interior Design of the space.

Realm Toronto Realm, ADI’s newest project, is located at Thomas Alton Boulevard and Appleby Line in Alton Village in Burlington, Ontario. Slated for a 2024 occupancy, the project comprises two 16-storey high-rise towers and 20 townhomes for a total of 401 suites.

With Realm, ADI wants to offer value in a design-forward environment. For that reason, CORE Architects is bringing a clean-lined, modernist aesthetic and this design is carried indoors, beginning at the lobby concepted by our design team with an indoor garden, wavy low-slung furniture and a series of single-bulb light fixtures draws attention to the double-height ceiling.

The suites and public spaces for Realm include a fitness studio, kids’ zone, work-from-home lounge with office pods and breakout rooms, and an outdoor basketball court and lounge on the sixthfloor terrace.

Highland Commons Toronto Highland Commons is a new development from Altree nestled in Toronto’s east end neighbourhood, Highland Creek. The development is surrounded by the Highland Creek River ecosystem and has panoramic views of lush greenery. The site has direct access to the 401 highway and is a five minute drive to Guildwood GO Station.

The overall design aesthetic of both the interiors and exteriors pays homage to the natural beauty surrounding the neighbourhood by incorporating materials such as wood, concrete, stone, glass, mud plaster, brick and woven upholstery - think Meatpacking District NYC meets the humble Canadian outdoors.

35 Wabash Toronto Our inspiration for the 35 Wabash Condo was the profile of its future inhabitants: people who appreciate contemporary design and aren’t seeking trends, but rather good living and quality experiences. They may not be your typical condo dweller, but they want to live downtown and enjoy the services and amenities that only a condo can provide. We worked with Zinc Developments to present an experience that would reflect the old warehouse neighborhood and its artistic character while also sparking conversation.

As a result, the Sales Center merges qualities of loft style living, a condominium experience and the best aspects of a private home. Aesthetically, our goal was to create a mature atmosphere while also infusing it with a contemporary sensibility so that it’s completely worldly, fresh and comfortable. Warm, textured woods mixed with crisp black and white accents form the basis of the interior, and an easy backdrop for personalization.

1181 Queen Toronto 1181 Queen West is a new lifestyle development being built close to the sought-after Ossington neighbourhood in Toronto. This project is a 15 storey residential development with 112 units. Skale wanted to create an elevated product that had a refined, artful luxury that was different from anything that people had seen in the Queen West area.

This allowed our design team to think about how they would create a luxury product that was inspired by both the city of Toronto and the Queen West neighbourhood. One of the main design principles was the idea of Chiaroscuro, which is an effect of contrasted light and shadow created by light falling unevenly or from a particular direction on something.

Douglas Tower Miami Situated along US-1 at the intersection of Coral Way, Coconut Grove & Coral Gables, Douglas Tower is a 36-story, 421-unit apartment tower ideally located to redefine the area surrounding Douglas Road Station in Miami.

The concept for the interior design of Douglas Tower is informed by the strong linear stepped motif of the building’s envelope. Impactful feature design elements are informed by the building’s use of ascending geometry. A sense of interconnection derived from the building’s location and brand identity is woven throughout the design of each space.

Douglas Tower takes cues from the development’s overall aesthetic while providing residents a more streamlined, elevated environment. The contrast of light wood tones, black metal and geometric patterns combine to create a sophisticated aesthetic.

Pops of coral and warm metal hues set against a clean, neutral backdrop create spaces that are both inviting and refined. WHO 13th Floor Investments

BLVD Miami Located in the epicenter of Miami’s historic MiMo District, BLVD 57 is uniquely poised to set the tone for multi-family housing and further develop the resurgence of retail in this emerging neighborhood.

Taking cues from the building’s undulating eyebrow and Streamline Moderne motifs, the interior of the common spaces offer residents a fresh, artful, and sophisticated take on the MiMo District’s midcentury aesthetic.

A thoughtful mixture of warm, retro tones and clean, light design elements will elevate the interior spaces to suit the more established Morningside residents. Opening up the amenity spaces to integrate the lush exterior surroundings provides a relaxing atmosphere while still paying homage to the energy of Biscayne Boulevard.

East United Toronto Situated on one of Toronto’s oldest streets and close to where the original Parliament Buildings and capital of Upper Canada were once located. Today East United builds on the shoulders of this history.

With the charming architecture of the original Christie, Brown & Co. Stables (which serviced the famed Christie Cookie factory) as an intact anchor at the base of the new building, modern metal, brick and glass will build on this architecture.

This fusion is the formula for the dynamic P-Funk inspired architecture. Change and rejuvenation are the hallmarks of this dramatic 21-storey building, with 10 mid-rise floors topped by 11 high-rise floors enriching Toronto’s skyline in the Downtown East.

Teddington Park Residence Toronto A 1931 Beaux Arts style home in North Toronto, Teddington Park Residence was originally designed by Canadian architect John M. Lyle. A celebrated architect of his day, Lyle was schooled at Yale University and the Ecole des Beaux Arts in Paris, and went on to design some of Toronto’s most notable buildings - including the Royal Alexandra Theatre and Union Station.

The grand house was purchased by a young couple that appreciated its location, spaciousness and historic foundations. The house had been recently upgraded but its original character was maintained, and DesignAgency was asked to layer the historical elements of the interior with a contemporary style more reflective of the couple’s personality.
