Making the Most of the Season The leaves are turning, the cottages are being closed up for the season, and the Maple Leafs are back on the ice. We hope this issue of The Collection finds you enjoying time with family and friends, and perhaps a little opportunity to slow down. Turning to the real estate market, the third quarter was quieter than the spring. GTA home sales were approximately four percent below last summer’s levels, while the average price was roughly five percent lower than a year ago. Affordability has been improving for more than two years, but many buyers remain on the sidelines, waiting for greater clarity on trade, inflation and interest rates. For buyers, this means more choice, more time and greater room to negotiate. For sellers, it means that pricing matters more than ever. Looking ahead, we anticipate a steady finish to the year. Fixed mortgage rates have edged higher this fall, even with the Bank of Canada holding its policy rate at 2.25 percent, and fewer homes are coming to market. The selection available to buyers today may not necessarily be there in the spring.
On the subject of pricing, we have some exciting news of our own. This fall, we were honoured to receive the Innovation Award at the Who’s Who in Luxury Real Estate conference for the Harvey Kalles Pricing Intelligence Platform, which provides our clients with valuable data and insights to support informed pricing decisions. We extend our thanks to the organizers for this recognition. Inside this issue, our cover features 117 Yonge Boulevard, a newly completed limestone residence in the Cricket Club neighbourhood, featuring a spectacular two-storey dressing room that must be seen to be appreciated. Colin James reflects on a lifetime in music and his new memoir, Playing the Changes. Designers Emily Griffin and Stephanie Houghton make the case for holding on to inherited “brown furniture,” while chef Teo Paul shares the club sandwich he once served at Côte de Boeuf. And, of course, you’ll find the real estate insights and premium listings you’ve come to expect from Harvey Kalles Real Estate. We hope this edition inspires you to make the most of the season.

Mixing h New
With the boomer generation starting to downsize and passing their furniture down, younger generations are inheriting a slew of what people like to call “brown furniture.” And a lot of them simply don’t know what to do with it in their homes. The trend in home décor over the past decade or so has leaned heavily toward a minimalist, modern aesthetic, so the introduction of what we like to call “antiques” can leave homeowners a little stumped. But older furniture has qualities that can be difficult to replicate in something brand new. The warmth of aged wood, the patina of leather, traditional craftsmanship and the little imperfections that come with years of use all add character to a room. Rather than competing with cleaner, more contemporary pieces, these elements can actually make them feel more interesting. Mixing antiques within a modern canvas is a definite trend we see emerging, and it’s one we stand 100% behind as we’ve been practicing it for decades. This aesthetic creates spaces that feel soulful, collected and ultimately more layered… especially when you mix pieces from more than one era. But we understand that it can be tricky, and sometimes daunting, to figure out how to place these pieces seamlessly into a more modern home. It is all about the mix. In our Oxford House project, a beautiful Victorian home in Toronto, we were lucky enough to have clients who already owned some gorgeous antiques and urged us to integrate all of them, and more, into our redesign. It’s a great example of how to master this mix. In the Great Room of this house, there are a lot of different styles and eras playing off one another. A traditional, worn leather chesterfield sits on a Persian rug alongside a very contemporary glass and walnut coffee table. Two contemporary hide benches sit in front of the fireplace, our clients' cherished family piano is tucked into the corner, and an old armchair was given new life in teal blue FALL 2026 | 9
mohair. And that beautiful marble fireplace mantel? It was repurposed from an old Toronto home. The materials are as varied as the eras: leather, richly coloured textiles, dark wood, glass, marble and soft mohair all occupy the same room. Against the richness of the rug, the clean lines and transparency of the glass coffee table feel lighter and more contemporary. Meanwhile, reupholstering the antique armchair in saturated blue mohair gives an older silhouette an entirely new personality. It is a good reminder that keeping an inherited piece doesn’t mean keeping it exactly as you found it. None of these pieces are from the same period, and that is exactly why it works. The dining room feels simultaneously traditional and modern. The breakfront was an existing piece and is decidedly traditional,
10 | the COLLECTION
but paired with contemporary dining chairs and a modern light fixture, it looks regal, not stuffy. This is a great example of why you don’t have to get rid of a piece simply because it feels too traditional on its own. Sometimes it just needs new neighbours. Here, the dark wood of the breakfront gives the room weight and history, while the pale upholstered dining chairs introduce a cleaner, quieter counterpoint. Their simple profiles allow the more decorative antique piece to take centre stage. Overhead, the sculptural light fixture adds another layer, preventing the room from feeling overly formal. Instead of trying to make the breakfront disappear, we allowed it to be the traditional statement in the room and surrounded it with pieces that speak a different language. In the front hall, we grounded the space with an antique chest of drawers that our clients already owned. We took a pair of their old English armchairs and reupholstered the seats in a contemporary patterned velvet. We then brought in some modern elements: an abstract piece of art by a local Toronto artist, which actually is on a pulley system covering a television, and a dramatic vase filled with branches for a bit of whimsy. A mix of modern and traditional art on the walls finishes it off. In the home office, an antique desk, table lamp and office chair contrast beautifully with modern steel and wood freestanding bookshelves, a bold painting and colourful rug. Again, it is the contrast that makes this room work. The substantial wood desk immediately establishes a sense of permanence, but the open bookshelves behind it keep the room from becoming too heavy. The oversized contemporary artwork adds yet another point of contrast, proving that antiques don’t have to live alongside traditional art. In fact, the unexpected pairing makes both feel more distinctive. FALL 2026 | 11
The principal bedroom takes the idea one step further, with a bunch of different styles mixed to create an eclectic and warm space. There is a modern farmhouse vibe in the exposed whitewashed ceiling beams, an Art Deco sofa, a contemporary take on a classic canopy bed, and two antique bedside tables in a two-toned walnut. The slim frame of the canopy bed is a particularly good bridge between old and new. Its shape references a traditional style, but its pared-back form feels current. At the foot of the bed, the green sofa introduces rich colour and softness, while the warm wood bedside tables bring in the patina and character that only older pieces can provide. Together, these contrasting elements make the bedroom feel as though it has evolved naturally rather than being furnished all at once. There really are no rules saying these things should all go together… and yet they do. If you want your home to look lived-in, layered and collected, rather than store-bought, remember that getting the mix right takes time and patience. Don’t feel like you need to furnish an entire room, or an entire house, at once. Keep the pieces you love, even if you aren’t quite sure how they fit yet. Reupholster, refinish and repurpose when it makes sense, and don’t be afraid to put something old beside something new. One helpful approach is to think less about whether pieces are from the same era and more about how their shapes, colours, materials and proportions relate to one another. A room full of antiques can feel heavy, just as a room full of new furniture can sometimes feel a little impersonal. Bringing the two together allows each to balance the other. Give an ornate piece some breathing room, pair dark wood with lighter upholstery, or place something beautifully worn beside something crisp and contemporary. Also display your stuff! Whether it is old books, a collection of found objects, family photographs or things you have picked up on your travels, these are the details that give a home personality. After all, the best rooms don’t look like they were bought in a day. They look like they came together over a lifetime. 12 | the COLLECTION

AT THE AGO, MELISSA AUF DER MAUR’S INTIMATE PHOTOGRAPHS CAPTURE ’90S ROCK FROM THE INSIDE. Somewhere between the stage and the next city, there was a roll of film to develop. For Melissa Auf der Maur, touring with Hole and The Smashing Pumpkins involved a second creative routine: taking photographs, finding one-hour photo labs and slipping the prints into small, puffy plastic albums. While her bass placed her at the centre of alternative rock, her camera gave her a way to make sense of being there. Those albums, reproduced in facsimile, are among the revealing details in Melissa Auf der Maur: My '90s Rock Photographs, now on view at the Art Gallery of Ontario (AGO). They suggest someone trying to hold onto experiences as they happened, assembling a life in pictures while that life kept moving. Decades later, the impulse feels familiar. The process feels wonderfully distant. Featuring more than 200 photographs alongside video, ephemera and music, the exhibition follows Auf der Maur from her Montreal beginnings into a world of concert crowds, motel rooms and tour buses. Co-curated by Sophie Hackett, the AGO’s Curator of Photography, and Jim Shedden, Curator of Special Projects and Director of Publishing, it brings the scale of a musical era down to the experiences of one person living through it. Before the touring years, Auf der Maur studied photography at Concordia University. Her camera accompanied an existing artistic practice into extraordinary circumstances. Working with pointand-shoot 35mm cameras, Polaroids and lo-fi video, she found portable ways to keep that practice alive. The materials suited a life in transit, allowing her to photograph bandmates, friends, lovers and herself between the demands of performing. “My camera and my bass,” she says in the exhibition’s press materials, “they were my north stars amidst the chaos that came from traversing the global stage as part of the musical zeitgeist of our generation.” That sense of orientation is central to the exhibition. The camera offered a position from which to observe, even when Auf der Maur was also part of the spectacle. Empty roads and temporary rooms belong to the same story as the stage. Together, they give the touring life a human rhythm: movement, 18 | the COLLECTION
waiting, company, solitude, then the gathering force of another performance. Her self-portraits make that inward attention explicit. As Hackett notes, Auf der Maur was photographing herself daily long before the selfie became commonplace. The settings range from home to the road: she appears ready for the stage or in the bath with a bloody nose. These are records of a young woman looking at herself through changing circumstances, with room for playfulness and discomfort alike. Hackett places this work in a lineage that includes Francesca Woodman and Auf der Maur’s former Concordia professor, Raymonde April. It is a useful reminder to look beyond the recognizable faces. Celebrity may draw visitors into the galleries, but the photographs also invite questions about selfrepresentation: who gets to make the image, what it reveals and how a woman holds onto her own perspective while becoming a public figure.
melissa auf der maur, courtney love on stage, lollapalooza, 1995. © melissa auf der maur
Courtney Love is another recurring presence. Photographed by a fellow musician and bandmate, Hole’s lead singer emerges through the proximity of shared experience. The exhibition describes a complex figure, fiercely herself and acutely aware of her image, living through some of the most difficult years of her life. Auf der Maur’s vantage point allows those qualities to coexist within a larger portrait of a woman in rock. The audience completes the exhibition’s central cast. Seen from the stage, the crowd becomes a subject in its own right, part of the exchange that makes live music matter. Turning the camera outward gives that collective presence a place in the archive. It also expands the story beyond the musicians whose names appeared on the tickets, acknowledging the people who helped give each performance its energy. There is professional documentation here, too. Auf der Maur photographed Lollapalooza in 1995 and
the Tibetan Freedom Concert in 1996 for SPIN magazine. Her pictures circulated within the music culture she inhabited, even as much of her archive remained rarely seen. The exhibition brings those assignments into conversation with the more intimate work, revealing how closely her roles as participant and observer were entwined. For anyone who remembers collecting developed photographs from a lab, the small prints and albums may carry their own charge of recognition. Film imposed a delay between taking a picture and discovering what it held. The resulting images became objects to arrange, revisit and carry. Auf der Maur’s albums preserve something of that physical relationship to memory, each collection made while the journey was still unfolding. Yet her return to the period carries unease as well as affection. In reflecting on the archive, she speaks about corporate greed and the pressures that eventually drove her away. She also recalls FALL 2026 | 19
melissa auf der maur, self-portrait with billy corgan, side stage, siamese dream tour, club metropolis, montreal, 1993. © melissa auf der maur
the undivided attention and communal experience of music that she hopes to encourage now. The photographs hold both impulses: pleasure in what was lived and a questioning awareness of the forces surrounding it. Those ideas converge in the exhibition’s concluding installation, BASS WOMB ROOM: My '90s 4-Track Demos x Field Recordings. A mirrored pyramid incorporating video and sound, it brings together audio from performances and everyday life with demos Auf der Maur recorded on a four-track tape recorder in her living room during the '90s. A recurring heartbeat connects the elements, evoking her understanding of the bass as a foundational instrument.
Developed with collaborators including editor Neil Gust and filmmaker Jennifer Baichwal, the moving images extend an exhibition rooted in photography into a shared sensory experience. The installation draws the private space of making music close to the intensity of performing it. It is a fitting meeting point for the camera and bass that accompanied Auf der Maur through those years. The pleasure of this exhibition lies partly in that closeness. Recognizable musicians and remembered festivals offer an entry, but the albums bring us back to the person doing the looking. She was making pictures while making a life, often without much distance between the two. This fall, her photographs offer a reason to linger over what she kept: the faces, the quiet intervals and the crowd looking back.
Melissa Auf der Maur: My '90s Rock Photographs is on now until June 2027. Visit: ago.ca/exhibitions/melissa-auf-der-maur-my-90s-rock-photographs for more information. 20 | the COLLECTION

BY TEO PAUL
CHEF TEO PAUL RECALLS THE CHILDHOOD EXPERIENCES THAT SHAPED HIS CALLING I grew up in Toronto on Tranby Avenue. There was a main street at the end of it, with a strip of good little restaurants. In the fall, when the nights were misty and full of leaves, I can remember the smells of food from the hood exhausts of those restaurants. There was a FrenchLebanese restaurant called Arlequin, a few Italian spots, and a steak frites place called L’Entrecôte. As a kid, I felt an intimacy with their kitchens, churning out dinners for the city. I’d imagine the joy and laughter of the dining rooms and the chatter from the little bars tucked on the side. We ate out a lot as a family, and Arlequin was where we went the most.

FALL 2026 | 25
Inside, we nestled in the booth as a family. It was where my father seemed happiest and most engaged, and we all brought our best selves. At home, he’d retreat to his room, and we’d find our own spots as well. So the restaurants around our house, and the smells coming out of them in the autumn air, both calmed me and exhilarated me at the same time. My father left when I was 11. I was a shy kid in the middle of my younger brother, Chasen, who was 6 at the time, and my older sister, Amy, who was 14. Being in the middle, I soaked up my mother’s pain, and her utterances over my dad’s absence. I felt responsible for looking after her, and the heaviness that came with that marked the end of my childhood. I’d meet my dad for lunch in a restaurant once a week, and although it felt strange, those restaurants became my refuge, where I could suspend reality and still feel like my father was a part of the family. I got my first kitchen job when I was 16, at Arlequin— that French bistro around the corner. They had a lunch takeout counter at the front. I worked there, serving cold salads of curried chicken with apples and ratatouille and hummus and baba ghanoush. Six months in, the older well-dressed ladies amused themselves by shaming me with the line “Oh, don’t worry, we know it’s your first day” as I continued to stumble about, awkwardly digging into the platter of hummus to get a good scoop into the takeout container and fumbling with the grilled vegetables before poking and mumbling about the cash register to cash them out. But every once in a while, the owner and chef would let me in the kitchen, hand me a bucket of apricots for jam, and send me to cut and pit in the driveway by the garbage. Later on, he’d come out and scream at me for being back there, until he realized he’d asked me to be. It wasn’t much to begin with, but I got to go behind the curtain and walk through the bustling clash and bang of the kitchen. The fiery-hot line was the first thing you saw, with its big grill and the rolling 26 | the COLLECTION
ceiling heat of the salamander, the lit stoves with sizzling pans, the plates clattering up with steak frites and rabbit Dijonnaise, and the smells wafting out. For a moment, I was part of the frenzy of movement and dance, and I felt a reverence and excitement for what they did. I grew fond of the chef, Chris Mathias, and came to call him a friend. Just having the chance to walk through the kitchen and grab the apricots from the fridge was enough for me to tell myself I’d made it further than I could have imagined. It was only a beginning, but it lit the path that would shape the rest of my life in kitchens. What follows is where that path has led, and the dishes that defined it.
SICHUAN CHICKEN CLUB SANDWICH Makes 2 sandwiches We used to make these at Côte de Boeuf with the leftover roast chickens. We’d pull the meat and toss it with sesame oil, soy, sambal, lime juice, and Thai basil. It turns into a bold, punchy chicken salad that forms the base of the sandwich. Layer it with bacon, tomato, lettuce and toasted white bread, and you’ve got a proper club. It’s the kind of food you make on a lazy Sunday with whatever roast chicken you’ve got lying around.
INGREDIENTS 12 oz (340 g) pulled roast chicken Juice of 1 lime 1 Tbsp soy sauce 1 Tbsp mirin (I like Honteri brand) 1 Tbsp mayonnaise 1 tsp sambal oelek ½ tsp toasted sesame oil Salt and ground black pepper Handful of Thai basil leaves, chopped 8 slices bacon FALL 2026 | 27
INGREDIENTS CONTINUED 6 slices white bread Softened butter 1 tomato, sliced Butter lettuce leaves
TABAC HACK If you have spicy mayo in your pantry, sub it in for the sambal, mirin, and mayo.
To assemble, place one slice of toast on a cutting board, buttered side up. Add a generous scoop of the chicken mixture, spreading it evenly. Top with two slices of bacon and a few slices of tomato. Place a second slice of toast on top, buttered side up. Top with another scoop of chicken and some lettuce. Finish with the final slice of toast, buttered side down. Press the sandwich gently to hold everything together, and slice into four quarters. Repeat with the remaining ingredients to make the second sandwich.
METHOD Place the pulled chicken in a medium bowl. Add the lime juice, soy sauce, mirin, mayonnaise, sambal oelek, and sesame oil. Season with a pinch of salt and a few cracks of black pepper. Mix everything thoroughly. Gently fold in the Thai basil. Taste and adjust the seasoning, if needed. In a pan over medium heat, cook the bacon until crisp. Transfer to a paper towel–lined plate to drain. Toast the bread until golden brown. While the toast is still warm, spread a thin layer of butter on one side of each slice.

Five bedrooms each have an ensuite and custom closet, extending the home’s attention to comfort into its private quarters. In the primary suite, a fireplace introduces warmth, while a two-storey dressing room with a centre island makes an architectural statement of its own. FALL 2026 | 31
A steam shower and freestanding tub bring a restorative dimension to the ensuite. The generous scale makes room for company, while the private suites offer retreat. Each receives the same consideration, balancing hospitality with everyday comfort. The lower level offers a complementary setting for leisure. Radiant heated floors serve a spacious recreation room with a full bar, alongside a home theatre, private gym and additional guest suite. Across the residence, eleven bathrooms support its capacity for family and guests. Outdoors, a walk-out deck overlooks the landscaped grounds and heated Gib-San pool, whose automated system simplifies upkeep. Practical considerations receive equal care:

PLAYING THE CHANGES
COLIN JAMES O N T H E M US IC A N D M O M E N TS T H AT S H A PED H IS C A R E E R
Colin James has spent nearly four decades building one of Canada’s enduring musical careers. In his new memoir, Playing the Changes, he looks back at the years that shaped him, from a childhood steeped in folk, gospel and blues to the chance encounters and hard decisions that set his career in motion. Among them was a meeting with Stevie Ray Vaughan that would alter the course of his life. James spoke with The Collection about discovering the blues, finding his way as a young musician, trusting his instincts, and the people and moments that helped turn possibility into a career. The Collection: You grew up in a house full of records. How much did that shape your sensibilities as a musician? Colin James: All of us kids in the family, four of us, really were reflections of our parents' tastes. They were kind of late '50s beatniks, probably more than hippies initially. Their go-tos were “Peter, Paul, and Mary,” Woody Guthrie, and Pete Seeger. Eventually, our house was like any other house in the '60s, and it was Janis Joplin, Staple Singers, and the Supremes. Then eventually came Hendrix and Cream and the Rolling Stones. Neither could play an instrument, but they sure did love music together. TC: You were exposed to everything from Celtic music to Delta blues. Was there a moment when the blues really became your music? CJ: For a brief time, Celtic music was my thing. I played mandolin and pennywhistle, and from about 13 to 16, all I would listen to was traditional Irish music. But by 16, when I saw James Cotton at the Winnipeg Folk 36 | the COLLECTION

Festival, I think that's really where...he was such a great harmonica player, and a great singer in his own way, too, a great frontman. His band was always just so good, and I think that's when I went, oh, wait a second, that maybe is more me than this Celtic music is. And as much as I loved it, I eventually gave way to my love of blues. TC: The Stevie Ray Vaughan story feels like a turning point when you first opened up for him. You talk about breaking two strings, ending up with his guitar. Take us back to that night and what it meant for your career. CJ: Well, it was magic. I was meeting my hero. But it was this twist of fate. Anything could have happened. I could have not gone home. I could have not gone to Saskatchewan that day. And that whole thing would not have happened. I'd only been home for a day at that point, and my mom said, you got a phone call. I phoned, and they said, can you be there tomorrow? I had to find a band, and nobody I knew could do it. We had to rehearse right before the show, which was nerve-wracking.
Stevie walked into the room where we rehearsed, and he could have walked in and gone, are you kidding? You guys have never met each other? You're not opening up for me tonight. He could have…but he didn't. He was a really giving person. We had a pretty good show, albeit with me in a panic for breaking strings like that, and just the fact that his kindness directed his guitar tech to give me one of his guitars just kind of shows you who Stevie was and what a magic night it was. I did the next night in my hometown and he got me up for the encores. A year later, he came back through Edmonton and Calgary, and somehow, I got that gig. It went really great again, and at that point is when he invited me down to the States, so it was life changing. TC: What do you think Stevie saw in you, and how did that relationship change things? CJ: I think he saw something in my spirit. I think he saw a like-mindedness. He came in the room, I was singing “Tin Pan Alley,” the version that I loved by Ray Agee. I think he was just fascinated that somebody from the FALL 2026 | 37

middle of Canada would have known about Ray Agee. We just became fast friends at that point, and I guess he saw a kindred spirit, or whatever he saw, led to this friendship. It speaks to his generosity and kindness. From that point on, my life changed. Managers started phoning me and asking me if I wanted to work with them, and two or three years later of criss-crossing the country after putting my own band together, we landed a record deal. TC: Your producer had a vision for your first album contrary to your own, and your manager questioned the title “Voodoo Thing.” How did you know when to take advice and when to trust your instinct?
CJ: A lot of my early success was based on these blues purists. I was feeling like I was gonna abandon the people and the idea of who I was that got me there in the first place. When it came to “Voodoo Thing,” yeah, I wrote the song, and I said, I think we got a single. I was trying to save this record that was going so poorly. To get the pushback on the one thing we finally got going well down there was just disappointing, and I pushed back. I just said, I don't agree. It's hard to do that when you're that age, when you're dealing with someone who's older than you and claims to know better, but sometimes you gotta follow your gut. And I was right. TC: Colin, thanks so much. Congratulations and good luck with the new memoir. CJ: Awesome. Well, thanks for the time.

1. Playing With Fire Glassblowing Workshops
Wh e re : Arts c ap e W yc hwo o d B ar ns, Toronto Wh y G o: S h ap e mo lt e n g l as s in a working studio. playi n g wi t h f ir e .c a Glassblowing leaves little room for hesitation. Once the glass comes out of the furnace, it must be gathered, turned and shaped before it cools. At Playing With Fire, beginners work under the guidance of Finnish-born glass artist Minna Koistinen and her team, learning how heat, gravity and breath transform a glowing mass into a functional or sculptural object. The choice of projects makes this more than a demonstration with token participation. Depending on the session, students can create drinking glasses, vases, bowls, oil lamps, paperweights or glass ornaments. Each piece must cool in the annealer after the workshop, so it is collected later rather than carried home that day. Pick your project: Make tumblers, glass balls or vases at public sessions from late October through mid-December. For something more intimate, book a Date Night for two or gather six to nine people for a private workshop.

Under the guidance of facilitator Viyan Petekkaya, participants texture, cut, drill and finish sterling silver before adding embroidery and assembling the components with rivets. No previous metalworking experience is required, and the class is limited to four participants. The appeal lies in the contrast between the materials. Silver is rigid, reflective and cool; thread introduces colour, softness and visible handwork. The pendant can also be made reversible, allowing each side to carry a different composition. The result is less a prefabricated charm than a miniature piece of wearable design. Save the dates: This two-part workshop runs from 6:30 to 9:30 p.m., with no makeup sessions. Register at least 48 hours ahead. 42 | the COLLECTION

Most designs shown on the studio’s website can be adapted into a class, including cardholders, wallets, watch straps, notebook covers and bags. Leather makes a particularly satisfying introduction to handicrafts because the finished piece continues to change. A wallet or cardholder softens with use, darkens where it is handled and develops a patina specific to its owner. Learning how to measure, cut, stitch and finish the edges also reveals why a well-made leather object can last for years. Start small: A cardholder or wallet is an ideal first project. Send NINOX an inspiration photo, and they’ll quote the workshop and find a weekend that works.

Depending on the session, participants might form mugs or bowls, decorate platters or work on sculptural tiles. The studio team handles the subsequent drying, glazing and kiln firing. That delay is part of the education. Clay cannot be hurried from wet form to finished object, and a workshop makes the normally unseen stages of production easier to understand. It also offers a welcome change to Niagara’s familiar tasting route, replacing the sequence of pours with an afternoon spent learning what clay will and will not allow. Good things take time: Pieces are ready in four to six weeks, so ask about shipping. Flying solo? Check the calendar for a Pottery Pop-Up or Clay Club. FALL 2026 | 43

Participants begin with a paddle blank already cut to shape, then work through carving, smoothing and final sanding. No previous woodworking experience is required, and the museum supplies the tools, materials and varnishing supplies needed to complete the paddle at home. The setting gives the project unusual depth. The museum stewards more than 650 canoes, kayaks and paddled watercraft, making it possible to study how blades, shafts and grips vary according to use and tradition before shaping a contemporary paddle of your own. This is not merely a woodworking exercise. It is an encounter with an object refined over generations of travel on water. The payoff: Come spring, test your new paddle on Little Lake after the two-day workshop.

The intimate format gives the instructor time to correct the details that determine whether a vessel rises or folds. The trip becomes more interesting once Muskoka has emptied of its summer traffic. Bare granite, cold water and early dusk replace the familiar dock-and-canoe imagery. Inside, the wheel demands enough concentration to make a few hours disappear. The objective is not instant mastery. It is the pleasure of seeing a usable form emerge from a lump of clay. First spin? New to the wheel? Choose the longer small-group workshop. The shorter lessons work best as an eight-class series. THE NEW ENHANCED HST REBATE What You Need to Know By Mark Weisleder
46 | the COLLECTION
There is plenty of excitement, and confusion, around the Enhanced HST rebate when you are buying a new home or condominium from a builder. Here are five important points to remember. WHAT ARE THE RULES FOR ELIGIBILITY? To be eligible for up to $130,000 in the HST rebate, your agreement with the builder must be signed between April 1, 2026 and March 31, 2027. Agreements signed three years ago that are now ready to close are unfortunately not eligible. Construction must start no later than December 31, 2028. If you are buying to invest, the unit must be completed by December 31, 2029. If you are buying to live in it yourself, the unit must be completed by December 31, 2031. ASK FOR A MATH WORKSHEET AT THE SALES OFFICE
must have these funds available, as you cannot get a mortgage for this amount. It will take about four months to get the money back once you apply. CAN BUILDERS STILL REFUSE THE HST REBATE WHEN I SAY I AM MOVING IN ON CLOSING? In the past, some buyers have lied about moving in and then either sold or rented the unit after closing, resulting in the CRA going after the builder to return the HST rebate. In one situation, the builder saw that a buyer had advertised on a website that their condominium was for lease. The builder refused the rebate. Make sure you have proof you are moving in, with movers, utilities set up, Amazon deliveries and changing your driver’s licence. In addition, if the home is not ready before the deadlines of December 31, 2029, or December 31, 2031, the rebate could be denied. MAKE SURE A LAWYER REVIEWS YOUR AGREEMENT
It is very confusing when your sale price says HST included or HST excluded, and then there are very puzzling schedules attached to your agreement. Your builder should give you a simple math statement, saying this is the amount, including HST, that you will pay at closing, less any deposits you pay before closing.
As you can see, there are many issues you will need to understand before committing to this purchase. Please ensure you review it with a lawyer so you understand your obligations right away and prepare any additional clauses to protect you.
IS IT GUARANTEED YOU WILL RECEIVE THE FULL HST REBATE ON CLOSING?
If you have any questions related to the enhanced HST rebate, do not hesitate to contact me.
If you are moving into the home as your primary residence on closing, you will receive the full HST rebate on closing and just transfer it to the builder. If you are buying as an investment, then you must pay the extra HST, 13% of the sale price up to $130,000, at the final closing. You can then apply for reimbursement after the closing. Note that you
