hile the Covid 19 pandemic has been a tragic event throughout the world, it has had a beneficial effect on residential construction in Western Australia. However W the subsequent building boom has also brought with it a number of operational difficulties for those in the industry.

Tallwood Custom Built Homes commenced a residential build in Pelican Point Bunbury in March 2020 just as the pandemic began in Australia. Grey concrete face blocks which had been ordered from the Austral Brick plant in Gympie, Queensland, were normally conveyed by ship to Western Australia. However due to time and Covid constraints they had to be transported by truck.

A nervous wait followed as the truck negotiated various state border closures and threats of quarantine before finally being delivered to the site. Unfortunately another two pallets of blocks were needed and, as there are no similar products manufactured in Western Australia, they had to again run the Covid gauntlet from Gympie to Bunbury.

Home faces river mouth The home itself faces north over the mouth of the Collie River and consists of two stories of living and garage. There are three minor bedrooms, bathroom, laundry, powder and two living areas downstairs with the kitchen, dining, living, master bedroom, ensuite and north-facing balcony upstairs. The first floor kitchen is serviced by a dumbwaiter.

The project was designed by Dane Richardson, principal at Dane Design Australia.

Tallwood managing director, Alex Campbell, said it is very rare to have north facing blocks with water views in Western Australia.

“Dane is such an excellent designer: he utilized the aspect to perfection. His style is Australian Modern which requires sharp lines and exceptional eye for detail.”

The hero elements of the build are the grey split face blocks, Vulcan weatherboards, texture coat render and exposed aggregate concrete.

The clients and designer put a lot of faith and trust in the builder to deliver on time, on budget and to a high level of quality.

The home was a joy to build, Mr Campbell said.

A special time “It was a special time in the building cycle. We have a fantastic team of tradespeople who all worked together to ensure that it was harmonious and built with great care. We started in March and handed over in December.

“I am a strong believer in having flow-on building sites and like to program seamlessly from one trade to another. In my experience, this provides added energy to the tradespeople as they feel that they are part of creating something really special.”

The home has been entered in the 2021 HIA South West Housing Awards in the category of Custom Built Home $1,000,001 to $1,500,000.

Mr Campbell said that as a result of Covid, there has been a dramatic increase in enquiry from people moving into the South West.

“We have learnt that we are no longer locked into formal work environments and, without the distraction of overseas travel, are much more focused on what we really want out of life.

Four most noticeable changes “The four most noticeable things that have changed from this time last year are: a price increase of 25 per cent; clients choosing their builder at the design stage and then working together in partnership; changes in the City of Busselton to allow land with high BAL ratings to be sensitively cleared to allow homes to be designed and built; and, loss of 20 per cent of the building industry workforce to the mining industry.”
