Tiny Doors Tiny Doors ATL is an Atlanta-based art project bringing big wonder to tiny spaces in Atlanta and beyond. The 7-inch doors are sculptures created by artist Karen Anderson Singer at the invitation of the neighborhood or institution. They are designed to reflect the spirit, architecture, and other unique elements of the surrounding community.

ATLANTA BOTANICAL GARDEN One of the most beautiful places in the city, the Atlanta Botanical Garden is constantly changing from what’s blooming to special exhibits.

GIBBS GARDENS This treasure is “hidden” about an hour north of Atlanta. It is a 292-acre estate, making this one of the largest gardens in the nation.

Not necessarily. In the current market we’re seeing a lot of, multiple offer situations. Buyers must to get pre-approved or formally approved through underwriting and by doing so they can remove the financing contingency which makes their offer much stronger. The cash offers often tend to be less aggressive offers in regards to price. Often the all cash offer has a clause that gives them the right to get a loan.

Talk through the timing – on average how loan does it take to be fully approved from the time you apply? I like to say three weeks to close, from the time we are able to submit the borrowers loan into our system. This is dependent on the customer being prepared and having all the necessary requested documents submitted to us and signing compliance disclosures. Once this is satisfied, we can submit their loan into our system to start the formal approval process.

What are your suggestions for someone that is considering a home purchase?

They need to get pre-approved, get credit pulled, and run it through our DU (Fannie Mae approval system) system. For first-time buyers, I like to start with a verbal conversation. We go over their income, debts, and run numbers so I can provide them with a detailed breakdown of their expected mortgage payment and estimated total cash to close. Once they understand their payment and cash needed to close it helps them to understand if they are looking in the proper price range.

PROSPERITY? Special programs available to Buyers, appraisal process difference, etc.? I would say our technology, and our leaderships commitment to close on time. We are a mortgage lender, not a bank. We aren’t distracted by other loans and processes. We focus solely on mortgage origination. Our technological capabilities allow us to accelerate the loan process. Many times once we run the loan through our DU Fannie Mae system the loan is formally approved day 1.

It’s a 3-step process; 1) Having a verbal approval over the phone referred to as being pre qualified. 2) Submitting an application and having credit pulled for pre-approval. 3) Submitting the loan through underwriting for formal loan approval.

Quick closings are so important these days – how long does the underwriting process take on average for a borrower?

Once we are able to submit the loan into our system it can take anywhere from 1 to 7 days to underwrite for approval.

You do not need 20% to purchase – I would say over 50% of the loan we do the buyer puts down less than 20%.

Bottom Line is that to compete in this market, Buyers need to be prepared – have their ducks in a row. Prosperity can rush appraisals in 7 days if need be, and we always close on time. Competition is tough right now, so we are doing things in shorter timespans to ensure we can nail down those loans fast and help customers’ offers stand out. Buyers just have to be organized and ready to go in order to get acceptance in those multiple offer situations.

That 20% will keep you from paying Mortgage Insurance, but with a Conforming Loan you can put down as little as 3% if you are a first time homebuyer, and for a Jumbo Loan (any loan above $548,250) you can put down as little as 5%.
