C A M B OY D Cam is a broker and former co-owner of Steamboat Sotheby’s International Realty, offering over 37 years of experience in all aspects of Steamboat Springs real estate. After graduating from the University of Colorado, Cam moved to Steamboat Springs in 1985 and worked as a ski instructor while he also began his career in Real Estate. Combined with his love of skiing was his lifetime passion of ice hockey which led him to help Steamboat Springs build their indoor ice arena at Howelsen Hill. He continues to devote time to coach youth hockey and is a regular player in the town’s adult leagues. His love of the outdoors encompasses all seasons with Nordic skiing, bicycling, hiking and fishing. BEN BEREND Born and raised in Steamboat Springs, Ben spent his childhood at Howelsen Hill dreaming of someday competing in the Winter Olympics. He realized that dream by representing the United States in the 2018 Winter Olympics, becoming one of 100 Olympians from Steamboat Springs dating back to 1932. Ben believes in learning from the best, which is why he returned to Steamboat Springs and joined forces with Cam Boyd – former co-owner of Steamboat Sotheby’s and one of the highest producing agents in the country. Together, Cam and Ben lead a team focused on luxury real estate and earning sellers top dollar for their properties. Ben was elected to the Parks and Recreation Commission in 2021, where he continues to serve.

He also volunteers as a ski coach at the Winter Sports Club and leads Olympic Heritage Tours for the local Tread of Pioneers Museum. Outside of work, Ben is known for his grand adventures and multi-sport days on his bikes, skis, paddleboard, etc.

Ben began working for Cam Boyd as a marketing director and buyer’s agent. He proved to be a quick learner, winning the Sotheby’s Rookie of the Year Award during his first year in the business. Although Cam Boyd has a full-time transaction coordinator on staff, Ben insisted on working all his transactions from start to finish for multiple years so that he could deeply understand the details each transaction brings to the table. Paired with his initial role in marketing, and years of working with buyers and sellers, Ben claims this strategy helped him learn the business on a level that few do. Ben’s approach to the business centers around strong communication, building lasting relationships, and bringing a relentless energy to each transaction – which he attributes to his prior career as a professional athlete. Cam has since brought Ben in as a partner to the business, giving birth to The Boyd & Berend Group. Pricing Strategy UNDERSTANDING YOUR PROPERTY’S VALUE The existing pool of prospective buyers determines a property’s value based on: • Location, design, amenities and condition • Availability of comparable (competing) properties • Economic conditions that affect real property transactions Factors that have little or no influence on the market value of a house include: • The price the seller originally paid for the property • The seller’s expected net proceeds • The amount spent on improvements The impact of accurate pricing: • Properties priced within market range generate more showings & offers, & sell in a shorter period of time • Properties priced too high have a difficult time selling

DANGER OF OVERPRICING

• Marketing timing is prolonged and initial marketing momentum is lost • The property attracts “lookers” and helps competing houses look better by comparison

My Job Upon Receiving An Offer NEGOTIATE THE AGREEMENT • Explain the offer to you and answer your questions • Help you determine the best course of action by pointing out potential advantages and disadvantages of the offer and clarifying the choices available to you • Negotiate through the buyer’s agent, and handle possible counter offers, to reach a final agreement that is favorable to you

COMPLETE THE TRANSACTION • Explain to you in detail all the steps that will occur for a successful closing, and answer any questions you might have • Work with the buyer’s broker, settlement officer, title officer and others to help coordinate their activities and keep the transaction moving forward • Monitor progress of inspections, the buyer’s loan and other contingencies as called for in the purchase contract. Resolve questions or problems that might arise, to ensure a timely closing • Arrange for a pre-closing walkthrough of the property • Assist you in handling details required for the completion of the transaction • Communicate with you on a regular basis so that you can stay informed and as worry-free as possible.

FOLLOW UP AFTER THE SALE CLOSES • Confirm that all your real estate-related needs have been met, and provide information on service providers you may require • Offer relocation assistance, if moving to a new area • Help you locate a new home, if remaining in this area

What You Can Do As a Seller GENERAL • Maintain the property in ready-to-show condition • Ensure that the house is easily accessible to real estate professionals (lock box and key) • Try to be flexible in the scheduling of showings • When you are not at home, let me know how you can be reached in case an offer is received • If approached directly by a buyer who is not represented by a real estate professional, please contact me—do not allow them into the property unescorted • Remove or lock up valuables, jewelry, cash and prescription medications • If possible, do not be present when the property is being shown • Securely pen up pets, or take them with you • Be cautious about saying anything to buyers or their sales professionals that could weaken your negotiating position, especially regarding price or your urgency to sell • Collect the business cards of real estate agents who preview your home, pass them on to me • Let me know of any change in the property’s condition that would need to be disclosed to buyers • Be available to review the price/condition of your property if it hasn’t sold in a reasonable period of time • Contact me at any time with questions or concerns PREPARING YOUR PROPERTY FOR SHOWINGS • Disassociate yourself from your home—Remember your house is a product to be sold • De-Personalize—Pack up personal photographs and family heirlooms. Buyers can’t see past personal artifacts, and you don’t want them to be distracted • De-Clutter!—Pack up knickknacks, clean off everything on kitchen counters, put items away in bathrooms, organize closets/cupboards, put away toys • Examine carefully how furniture is arranged and move pieces around until it makes sense • Rent a storage unit if necessary—Almost every home shows better with less furniture. Remove pieces of furniture that block or hamper paths and walkways and put them in storage • Make minor repairs—Replace burned-out light bulbs, patch holes in walls, fix leaky faucets, fix doors that don’t close properly, kitchen drawers that jam, replace cracked floor or tiles • Make the house sparkle—Clean dishes, make beds, empty wastebaskets, vacuum, clean floors, dust, clean out cobwebs, wash windows, re-caulk tubs, showers and sinks, replace worn carpet and drapes • Odors are a no-no—Clean and air out any musty smelling areas, get rid of pet or smoking odors • Consider painting walls neutral colors, especially if you have grown accustomed to purple/pink • Check Curb Appeal—Shovel walkways/plow driveway, mow lawn, trim hedges/shrubs, remove the clutter (toys, yard tools etc.), take care of oil spots in driveway, paint if necessary, park car in the garage/on road
